Arrived homeowners home. Homeowner had a coupon for a $38 toilet tuneup, and he was wanting his upstairs two toilets to be looked at. After inspecting the toilets, I found that both the flappers were the issues of the toilets leaking. In his daughters room, the flapper has been torn due to the way, the chain has been pulling on it, and now the flapper we caught on the chain, causing it to constantly run. As for his son’s bathroom, the flapper is too small and it allows the water to just barely sleep through causing it to leak. After explaining everything the homeowner had two flappers that he wanted me to install. I gave the homeowner an estimate to install the two flappers that are customer supplied. Upon arrival customer stated he had a kitchen faucet in the bathroom faucet that you wanna install I gave him the price he excepted my price and I got started with the work I had to cut the kitchen faucet because the night was really corroded on it and I cannot get it off. I tested in the kitchen faucet worked fine. I also replaced bathroom faucet as well and check for any leaks when I’ve got finished. There is a six month warranty. Upon arrival, customer stated that they had a weird noise anytime they would be running water. After having customer run Some water I started to hear the noise. I went out to the garage and check the water heater and pulled the temperature pressure relief valve and the noise went away. Upon trying to close it it took some time for it to stop dripping. I informed as to the customer. Then he showed me a toilet that kept running upon further inspection. I saw that it was not making a proper seal, and It was just making the fill valve to turn on. Customer said if it was easy and he would do it himself. You show me the shower where it was draining slow but it was still draining. I gave him a price to snake it he told me he was surprised of the price and was just hoping it would’ve been $100 I told him I would bring it down to $300 he still said it was too much. Upon arrival, I was greeted by Mr. Gillis. He scheduled an appointment with Keep Smiling due to the hot water boiler drain for the washing machine not turning off. He brought me to it so that I could assess it. I confirmed that the boiler drain was not completely shutting off. The cold water boiler drain operated properly. Mr. Gillis wasn’t aware of anything else happening in the home. The water pressure is perfectly fine. Mr. Gillis is moving out of the house tomorrow. I offered two estimates. One for replacing only the failed boiler drain, and another for replacing both. Mr. Gillis opted to just replace the one. He signed the estimate, allowing me to move forward. I cut open a section of drywall immediately below the washing machine box in order to have access to the copper pipe. I cut out the original boiler drain and attach the new one. I pressurized the system and inspected the new connections. There are no signs of leaks. The new boiler drain works properly. Mr. Gillis is aware

Upon arrival customer claimed that the toilet I sealed/caulked is turning brown and wants to know the issue behind it. After looking at the seal I saw that it was in fact turning brown and there was water on the seal. I mentioned to the customer this may be the same issue going on from last visit just in the other restroom. But first I asked her to take me to the crawlspace so I can see if there’s an actual leak going on beneath. There in fact was a leak. I gave her my first option on replacing the wax ring first and if I see any issues with the flange I will bring it up before I do anything else. She agreed and signed off. After taking toilet off from floor I saw more water underneath the toilet and floor. I also saw the flange half an inches below the floor level. ( I explained last time I came it’s supposed to be flush to the floor) I then went to the crawlspace again to check the bathroom floor to see if I can screw on a new flange there. Upon arrival, I was greeted my Mr. Zhang. This is a commercial location. Keep Smiling was scheduled due to an issue with one of the toilets. Mr. Zhang showed me the toilet in which I took a moment to assess. What’s happened is the flushometer to this toilet is not operating. I explained to Mr. Zhang the usual causes for this. I presented a couple estimates for him to choose from. One was to replace a couple of internal parts, while the other was to replace the entire valve. Mr. Zhang opted to have me replace the couple of internal parts. I informed him that if this does not alleviate the issue, then I will need to replace the entire valve. He agreed to the estimate, allowing me to move forward. I gathered the matching parts from a nearby supply house and quickly swapped them out. The toilet now flushes properly. Mr. Zhang flushed it himself as well. No other issues were brought up during the visit. It was advised to double check the work over the next few days. It was a pleasure help

Upon arrival, homeowner stated that he recently had downstairs bath remodeled and was left with a sewer smell in bathroom. No other area in home had this smell. Contractor came back and siliconed around base of toilet but smell was still present. I was able to detect a faint smell in bathroom. After further inspection, stated that I detected faint smell coming from lavatory pop up assembly, and also that smell could be due to a failed or incorrectly installed wax ring. Shower had no smells. Recommended that we could pull toilet, inspect seal and reset with new wax ring, and also recommended rebuilding lavatory drain assembly, existing drain was an accordion style p-trap. Presented quote and homeowner agreed. Pulled toilet, found that wax ring was placed more to one side than the other, which could crest sewer gases to leak into room. Cleaned flange and placed new wax ring and reset toilet. Sealed around base of toilet. Removed old accordion style drain assembly and installed new pvc p-

Keep Smiling Plumbing provides excellent service. Armando was on time, friendly, professional, and very good at fixing my plumbing problem. I had a very slow shower drain. Armando cleared the a hair clog with a snake, then completely cleaned out a bunch of grout that the contractor who installed the shower sloppily left in the drain. He snaked the drain a couple more times to make sure he got everything cleared out. Keep Smiling prices are on the high side, but I’ll continue to use them for plumbing repairs because they provide excellent service and warrantee their work. They also provide HVAC and electrical service.

Upon arrival, customer stated that their shower was draining slow in after 2 or 3 minutes running a water they would be standing on 3 inches of water. Upon inspection, I seen that there was a bunch of buildup of some sorts. The customer told me the previous tech from our company for some reason used grout on the shower strainer. I gave an estimate to snake through the shower drain and clean up the excess grout that the previous technician left. Upon running my sewer machine and I ran into some hairs and that seemed to have saw his issue I also tried to scratch off all the grout that the previous technician left. Upon arrival, I was greeted by Mrs. Antul. The reason an appointment was scheduled with Keep Smiling was because of cautions she had about possible running water or leaks. She wanted an inspection of the home to confirm whether or not this was the case. I provided an estimate to reflect a basic house plumbing inspection that Mrs. Antul agreed to, allowing me to move forward. I began at the water heater and confirmed that the water pressure and thermal expansion tank are fine. From there, I inspected every fixture including the water heater to see if there were any visual signs of leaks or other types of running water. A few things were found during the inspection. The upstairs hallway toilet was constantly running. The fill valve for it is defective. The flapper is fine. This toilet is the primary culprit for them having an increased water bill. Upon arrival, I was greeted by Mr. Hofer. He scheduled with Keep Smiling because of a possible thud coming from his pipes. His primary concern was whether or not this thud sound is something that he should be concerned about. I performed a basic assessment for re-creating the sound. I only managed to hear it associated with the main level hallway toilet. Mr. Hofer added that it would happen with a couple of other toilets. Unfortunately, I was only able to re-create it with the previously mentioned toilet. The sound I heard was a subtle thud. It was never a loud, violent noise. I do not believe that it is straightforward water hammering. I believe it is more likely associated with the toilet fill valve. I emphasized that these kinds of situations are never quite obvious as to the cause. Mr. Hofer allowed me to inspect his water, pressure and thermal expansion tank as well. The water pressure is perfectly fine, but the thermal expansion tank had failed. I informed him about the function

Upon arrival, met with homeowner and she stated that she wanted to have shower knob in master bath replaced. Homeowner had purchased a replacement knib and also a delta cartridge that she wanted replaced as well. After further inspection, found that delta cartridge that she had purchased was not the correct cartridge for this shower valve, and also found that new knob would not work on shower valve. Presented quote on replacement of cartridge provided by us and installing existing knob properly and she agreed with quote. Checked water pressure in home and found to be within range of recommended pressure. Shut water off to home, drained lines, removed old cartridge carefully and installed new OEM cartridge. Applied valve grease to help prevent seizing in the future. Installed existing knob properly and tightened. Turned water back on to home, pressurized lines and tested. On arrival customer stated that they had a new faucet that they wanted to be installed in the kitchen. To tell me that they had some emergency starter they would like to replace just because we couldn’t close one they also told me about a hallway restroom where they would like to change out The flex piping in the drain. I gave them an estimate and told them if they went with my estimate since it was just a fast easy little repair in the hallway restroom. I would do that for free. They agreed on starting the word the old sink was really hard to get out. I also went back with some quarter turn emergency stops. Upon completion of work I tested for any leaks as well on the drain. I arrived on the job and spoke with Mr. Carlan about what work he would like performed. After looking the job over I wrote up and presented a diagnostic. We came to an agreement so I moved forward with diagnosing the outlet by the furnace to find the cause of the issue. After some searching I found that the wire feeding the outlet came loose from its starting connection. I corrected this within the diagnostic fee and presented my work to Mr. Carlan. He was pleased so payment was collected.

Customer wanted a fan installed in one of her rooms. The room currently had a regular light and I advise her that we would have to change out the junction box for a fan rated box. she also wanted two outlets replaced in her bathrooms as well as some switches. Customer also had the front door light hanging from the wires so I replaced the fixture. Customer supplied the fan, the outside light, and the dimmers.

Installed a 480v 3 phase safety disconnect and a brand new 40a circuit. I also installed a new 120v socket.

Upon arrival, customer stated he had a bathroom inside his office that would not flush. The toilet was a commercial toilet with a 1.8 GPF Sloan valve. It was faulty due to age. Customer approved estimate to replace the entire slone valve. After remove old slone valve and installing new one, we turned the water back on to make sure our repair was free of leaks

Technician performed tune up for 2 systems. Both units have a 20 degree temperature difference difference. Blower wheels are clean. Filter was changed out. Both indoor motors pulling normal amperage. Outdoor units both show normal pressures. Downstairs condenser capacitor was weak but resident declined services to replace. Upstairs condenser suction line was bare. Upon removing toilet in basement bath, found toilet flange to NOT be broken or in improper position. However wax seal was almost completely eroded away. Replaced wax seal and bolts. Reset toilet and caulked around base, to remedy issues

Uppon arrival customer stated they wanted to get there toilets checked and there hose bibs checked because they were shown a high water bill compared to the one last year I told him I would need to charge a diagnostic fee customer improved my estimate. Upon looking around, I did not find no leaks. Pressure was still good. I found no issues. All of the plumbing is good.

Point arrival customer stated that she could have a leaking water heater into the water heater and then saw that it was leaking from the expansion tank not the water heater I explain this to the customer I also explained why are you expansion tank dies and I also explained how a pressure reducing valve works upon doing that I checked pressure to the house it was like around 130. I gave her an estimate to replace the pressure reducing valve and to change out the expansion tank, and I also flushed her to water heaters for no charge. She approved. I went back with a watts 25AUBPRV I had to put a new ball valve due to a seized up Union on the PRV. I flushed both water heaters and put a new expansion tank. Turned on water again check for leaks. The Baker’s are selling home. Buyer had private inspection performed. Upon inspection, inspector flagged basement shower for reversed hot/cold and low volume. Upon my own inspection found that hot and cold were reversed and shower volume was slightly lower than normal. I also found upon inspection than basement sink faucet, hot side is extremely low. Flipped shower valve body and cleaned out debris in shower head to remedy shower issues. Replaced emergency shut off valve and supply line to hot side of sink faucet, to remedy sink issues.
