Upon arrival, customer stated that toilet in hall bath was not functioning properly. Top of flush valve had broken off and also handle was difficult to push down on. Same issue with guest bath toilet, handle was difficult to push down on. Also found that both service stops were not shutting off completely. In kitchen sink, found that there was a small leak coming from basket strainer. Stated that we could reseal with putty and properly tighten strainer. Customer already had parts for toilets. Upon arrival, customer stated that she noticed carpet was wet in office room, and cleared area out. After further inspection, and cutting access in drywall, was able to determine that pvc condensate drain for ac unit in attic had a hole and was causing water damage to carpet and drywall. Pipe was drilled into from exterior of home. Stated to customer that I would need to cut out section of pvc pipe and run new piping to exterior of home. Also, while inspecting bathrooms in home, found that fill valve and flapper needed replacement in master bath, and also in upstairs bath, flapper needed replacement on toilet and tub drain was clogged. Upon arrival, customer stated that his kitchen faucet wasn’t working properly. After further investigation, I found that the cartridge on the hot side was damaged and leaking due to high pressure in the home. The pressure is at 130. I gave the homeowner two options one for just the kitchen faucet replacement with no warranty and the other for a PRV replacement and kitchen faucet install. The homeowner decided to just do the kitchen faucet install and I’ve began working. Issue: system isnt cooling because compressor isn’t operating due to really weak capacitor. House has 1 system. Furnace is gas Ducane about 18 years old located in the attic, it is zoned with 2 thermostats to do upstairs and downstairs. It has an air filter 16x25x1. Found blower motor bearings wearing out, suggested to replace motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with a resistor that has been overheating, suggested to replace control board. Evaporator is Ducane about 18 years old. Condenser is 4 tons Aire-Flo about 13 years old located left side of the house with R22 refrigerant. Found contactor pitted, suggested to replace it. Main reason for system not cooling is because compressor isn’t operating due that is capacitor is reading 0 out of 50mfd, the condenser fan motor is operating but capacitor still weak for it too, it is reading 6.5 out of 10mfd, suggested to replace dual run capacitor but explained custo

Set new water pressure from 40 to 60 psi, which is healthy for pex and copper lines in the home. Water line is about 32” deep near hosebib at front of home. We will dig down in flower bed, expose pipe, bore new hole through foundation at roughly 18-24” deep, seal new and old holes with hydraulic cement, stub new 3/4” pex line through wall and connect to pex inside and poly outside. I was met on site by Mr. Toba. An appointment was scheduled with Keep Smiling to provide pricing for a bathroom that is part of a larger renovation project for the house. This includes an initial phase for roughing everything in with a follow up phase of setting all of the fixtures. Inspected the water pressure and thermal expansion tank during the visit as well. The water pressure is extremely low, but the thermal expansion tank is healthy. After doing a thorough assessment and brainstorming, I collaborated with management about a proper estimate. Pulled and reset master toilet. Due to yellow substance coming out the bottom. She knows it her husbands urine but wanted to make sure there was not a leak. She also claimed it to have a weird smell. Technician came for no cooling call. Upon arrival thermostat was off. After replacing batteries, technician turned system to cooling. Tried to get temperature difference at furnace but unit was blowing hot air. Checked refrigerant pressures outside and the system is bone dry. Due to system age(22yrs) and refrigerant type(R22) technician recommends system update. Informed resident of situation and she agreed to meet with our Comfort Consultant tomorrow. (10-12pm). Technician came for no cooling call. Upon arrival unit, indoor unit was on but outdoor unit was not. After inspection, found blown capacitor. After replacement, unit began operating again. Unit is now producing a 20 degree temperature difference. Informed resident that it will be an hour or an hour and a half before the temperature goes back to normal. Replaced flush valve in toilet that I worked on previously. When undoing the tank on the toilet, I saw that the flush valve was broken on the bottom, causing the toilet to fill up constantly. After replacing the flush valve, I let the water fill up all the way, then I turned off the water on the emergency stuff for if the water level goes down inside the tank, I will know something else is wrong. I stayed at the toilet for around 10:15 minutes and everything looks good. Customer also said that her toilet and the master sometimes leaks on the back of the bottom of the toilet. It didn’t do it when I was here, but she said if I can come by Wednesday and do what I recommended. (Pulling and resetting toilet) 2-6pm

Installed and supplied 50 gal gas water heater with thermal expansion tank, pressure reducing valve and back outside hose bibb.

Today we came out to complete Quote of repiping all water lines in home with pex pipe. Two full baths on main level of home, master bath roman tub, kitchen sink, washer machine box, new shut off valves for fixtures, new pressure regulator valve and isolation valves for home, and both hose bibs. Will need to cut access behind both showers for repipe, and also for Roman tub. Basement has drop ceilings so not so much drywall needed to be removed. After all access holes were cut, new piping was installed and removed about 90% of old grey poly pipe. All piping was secured to studs. After all pipe was ran and properly connected, and new washer machine outlet box and master bath shower valve was installed, turned water on, pressurized lines and tested. No leaks were detected. Customer had cpvc line fail and flood basement.upon searching,found it was directly after the shutoff for front hosebib. Upon arrival, homeowner stated that they had a leak on their water meter. They called the city and the city determined it was not on their side. After investigating, I determined that the leak was on the check valve on the water meter it failed due to old age and corrosion. After that was found, I gave the homeowner two repair options. One for just replacing the section that is leaking and another for replacing the section and adding a quarter turn ball valve. The homeowner decided to go with the repair and the ball valve just so they wouldn’t have any problems in the future. After work was completed I tested to make sure that everything was running properly and that there were no more leaks. All work that’s was performed today has a 90 day labor and parts warranty. I was met n site by Mr. Kossi. An appointment was scheduled with Keep Smiling because he and his wife believe they have high water pressure. He turned on the kitchen faucet to show me. I agreed that it appeared to be operating under high pressure. I asked to be escorted to the water heater so that I can inspect the pressure. The home was operating under approximately 120 psi. The original pressure valve was installed with two union connections. However, it was a different brand than typical. I discussed with Mr. Kossi about two scenarios for replacing the pressure valve. One: attempting a straight swap out with hopes that the threads of the two different brands would match. Two: having to cut the wall open and re-pipe the set up if the brands do not match. Prices for both scenarios were provided. It was agreed to attempt to swap out first, then move on with the backup plan if necessary. The estimate was agreed-upon, allowing me to move forward. Mr. Scott called us out because he saw water running down side of home. Upon arrival found that water hose was left on causing leak. I also performed a complimentary water heater and pressure inspection, which I found water heater is over 10 years old as well as pressure reducing valve. Water pressure on home 70psi
