Mr Styles just moved in and is wanting to have the kitchen faucet replaced, add a garbage disposal and add an ice maker connection in the garage for an additional fridge. Keep Smiling will install a customer supplied kitchen faucet and customer supplied disposal, then drain down the house to cut in an ice maker valve at the water heater and run a braided supply underneath garage storage system. 1 year parts and labor warranty During kitchen faucet replacement, new faucet had built in supply lines as well as the kitchen emergency stops. Had to replace both hot and cold emergency stops for kitchen faucet install. Normal price per valve was $269. Manager approved discount.

Upon arrival customer stated that they had three hose bibs that were leaking they had tried to fix one by putting a shark bite but they wanted a professional to do it I checked pressure to the house I explained to the customer how this could be a sign of high pressure since they had three hose bib leaking. Upon checking pressure to the house I seen that they had over 90 psi. I wrote up a couple estimates but customer decided to get the three hose bibs replaced and the pressure reducing valve for the house replaced as well for one of the hose bibs I had to cut on the backside of the hose bib to get it replaced the other two I had enough slack on the pex pipe to do it from the outside. I replaced the Zurn PRV with a watts 25 AUB. Upon finishing work, I will check pressure again. Pressure was back at 70. There is a one year warranty on the pressure reducing valve. Technician performed tune up for 2 systems. One was for the 3rd floor(Carrier), and the other was for the main floor (Trane). Both units filters were replaced. Both indoor motors are pulling normal amperage. Both units are draining properly. Both outdoor capacitors are in good standing. Both outdoor pressures are in normal range. Both systems have at least 20 degree temperature difference. No faults found at this time. Comfort Consultant is scheduled to come today to give quote for Lennox system that supplies Master bedroom. Recommend a full system replacement for main level system. This system has a Freon leak. Customer stated that he just wants to try to get by for the summer. Adjusted Freon charge added 2 pounds of our 410 a Freon to system. System is running and cooling properly at this time 2 pounds of R410 a Freon

Wo# 71726916 At today’s visit, The data room, the UPS panels, as well as the outlets down the length of the warehouse space were all without power due to a recent power surge from Jackson EMC. While on site, we traced out these circuits back to panels, panels back to distribution panels while testing everything thru and thru. In the data room, a battery UPS system was located and it was evident that this UPS was providing power to the data room. Upon identifying this, we observed that the system was not in the on position and therefore promptly, turned the key to the on position which then restored power to the affected areas. Note: It was told to the maintenance man and IT guys that the power to the ups system was bypassed. This is not the case. Power still runs through this system and then feeds out to the other panels. To truly bypass the system, the wiring must be removed from it and spliced thru.

I was met on site by Mr. Gardner. An appointment was scheduled with Keep Smiling due to a yard leak of some kind. Water was visibly gushing out from the ground. I was brought over to the meter so that I could assess the situation. The leak was coming from within the meter box. I turned the water off And confirmed that the leak is after the meter shut off valve. I partially opened the shut off and felt around in order to find where the leak is coming from. The leak was coming from the city side of the meter. I had Mr. Gardner call his water company right then so that this could get alleviated ASAP. I gave a bit of advice on how to read his meter after the city employee finishes his work. This is so that Mr. Gardner can verify if he has any other hidden leaks. Customer had his whole kitchen cabinets replaced. And wanted quote to install over the mount sink and re plumb all drain lines underneath sink. After looking at the work area I made an estimate and brought it up to the customer, they agreed and signed off. The Customer wanted to use the faucet they originally had on the old sink but due to the new sink not having enough holes for the separate sprayer, a faucet replacement was needed. After bringing this up to the customer I added on the faucet replacement to the estimate and had them sign off again. After completing work I tested all 3 basins on the sink. Everything was functioning well except the tank for the filter. It seems like it has some sort of leak, they will either have a filter specialist to come out or have Brandon give them his thoughts. Arrived at homeowners home. Homeowner was wanting to do some pre-maintenance on his house by changing all the packs, poly supply lines to new, braided steel supply lines. After talking with the homeowner, he explained that his neighbor had a flood due to their plastic supply lines, breaking and causing the flood. After talking with the homeowner, we walked through his entire house and checked every supply line and made a list of how many supply lines we would have to change. In total there was 14 lavatory supply lines and for toilet supply lines. From there, I was able to give the homeowner a proper estimate to get the work done. The homeowner accepted. I started by removing all the supply lines and reinstalling all the steel braided supply lines. When work was completed, we turned on Water to test for any leaks and functionality, and all is well. Customer had three heat pump air handler systems. One was vertical in the basement for the main floor. The second one was horizontal in the attic through a knee wall upper ladder that was for the upstairs and then the third was a bonus room above the garage, also in a knee wall Customer provided her own air filters except for one 16 x 20 x1 that I provided installed all new air filters check everything electrically and mechanically check Freon pressures sub heat and super cool units are 10 to 12 years. Old and units are right at the end of their life expectancy however for their age, they seem to look good physically all capacitors are working order indoor and outdoor so I have deduced that all systems are working properly at this time for AC mode

Got to Mr stamps house ran Ethernet wire through to three ports one in his grandsons room one to his office and one to his wife’s office through seal tight on the outside of the house. At the Bozza residence the problem started in the middle of the night. A loud bang in the middle of the night set off the smoke detectors along with the alarm. In the moment of the alarm’s constantly going off the wire was clipped and battery removed. I’ve recommended several options and explained the each option. The best being replacing all along with panel protection. Replacing all would avoid any nuisance tripping from incompatible smoke detectors. The panel protection would help protect all electrical devices for the home from big or small. The option choose was to use a crimp splice and crimp tool all provided by Mr.Bozza even down to the ladder. The risk with this option is that the device could or could also not work. Even if it does work there’s no guarantee that it will last for a long time. I’ve explained that it’s internal parts could’ve been damaged. I’ve reinstalled the smoke detector with splice and tested. Replace single handle, Moen shower cartridge, located in upstairs bathroom in the man cave

Found two filters in system. One in unit and one in ceiling. One in ceiling was clogged and in very poor shape. I removed the one in the ceiling. System is not designed to have one there. Unit is froze up due to this. Turned A/C off and turned the fan on to thaw. Told tenant to leave it like this until the morning to give it a chance to thaw out. If not left like this the system will never thaw.

At today’s visit, Mr. Don was expericing an issue with the refrigerator tripping the breaker. This had occurred shortly before my arrival and Mr. Don left the breaker in the tripped position for me. The breaker itself was a 20A cutler hammer gfci breaker. I did reset this breaker as it had the diagnostic light built into it. The diagnostic code given was that of 6 blinks in sequence meaning the breaker is tripping due to a self test failure. I proposed the breaker be replaced to which Mr. Don agreed. Therefore, I supplied a new 20A CH GFCI breaker and replaced the existing one. I left the paper instructions for the breaker as well in the door of the panel cover as this goes over the different codes and sequences of the flashing LED built into the breaker. The new breaker comes with a 1 year warranty from Keep Smiling Co.

Customer has a leaking tub faucet in upstairs guest bath,checked water pressure and was 60 psi,removed and replaced single handle tub/shower cartridge,turned water back on, tested and no leak.

Customer states banging sound when water ran on cold side of her sink and not throughout other fixtures,checked water pressure and was 63 which is fine,could not get to make noise,customer to monitor.

At today’s visit, we tested the incoming feed to the fire panel in the fire pump room. The incoming voltage was measured at 480 between all incoming power supply terminals. As the incoming power supply is correct, I am recommending that a fire control system specialist to be called out to evaluate further.

On arrival inspected system for no cooling upstairs. Found both thermostats in off position. Tenant mentioned she turned them off due to not cooling. Checked both zones individually and simultaneously, checked deltaT and have a 23°-24° temperature split between return and supply air temperatures, which is great. Also checked refrigerant levels and subcooling. SC is at 7° and manufacturer recommended SC is 9° +/- 3°. These numbers are within factory specifications. After speaking with tenant it’s determined she accidentally had downstairs thermostat still set to heat when she initially turned upstairs to cool.
