Replaced 15 year old RL94 Rinnai tankless water heater with RE199 Rinnai located in difficult access crawlspace.

Building #1 - On arrival began to inspect warehouse (poison room) for no heat. Found a Carrier RTU heatpump not heating. After further inspection found only heat strips were engaging. With temperatures dropping below 32° F it is very difficult for heat strips alone to keep up. Found there was a failure in compressor relay and replaced. System now heating as it should. Technician inspected remaining five RTU systems for main office. Found that 2 out of the 5 have failures. RTU1 has a malfunctioning furnace control board (ignition module) failure. RTU2 has a failed gas valve (solenoid not engaging). Customer states he would like to repair at least one of these two at this time. Left estimates for either repair. Building #2 - Inspected all thermostats. After gaining access to rooftop inspected 2 out of 4 systems. RTU1 has a gas valve that has failed. After moving on to RTU4 found that gas meter at building is possibly turned off. Inspected meter and found one of six gas leads into buil
At today’s visit, Mrs. Kimberly is looking for an estimate to have her smoke detectors replaced in the home with new hardwired detectors as the existing ones are past expiration. As she has an attached garage, it warranted the carbon monoxide protection as well for the residence. The carbon monoxide/smoke detectors would be located in the common areas of the home specifically the living room and upstairs hallway. The bedrooms would get regular smoke detectors. This estimate was worked up and a first time customer coupon of 50$ was applied as well. This estimate has been emailed over.
At today’s visit, this Havertys location is having an issue with a single recessed can in the women’s restroom. The ballast has failed and needs to be replaced. The part will need to be ordered. KSPEHC was called out for possible recall/warranty work. Previous tech was out on 11/22/24 to clear main line blockage. Previous Tech had to remove toilet from the floor in order to gain access to the blockage. Today tech on site was informed by previous tech that the bathroom with toilet on the right side was the one pulled. Today’s visit is for the toilet in the other bathroom leaking from the base. Wax seal for this toilet must have been compromised due to the sewage back up forcing its way into the bottom of the toilet. When this happens the wax seal becomes compromised and can start allowing water to escape from under the toilet when flushed. This is no fault of the previous tech since this toilet was not touched by KSPEHC. This toilet will need to be removed in order to replace the wax seal and then reinstalled with new supply line. Tech informed management of necessary repairs and pricing. Management contacted the owner of the store and the owner chose to opt out of se
Upon arrival costumer stated his toilet was leaking into the unit below him. After further inspection I noticed the leak was coming from the tank to bowl gasket. Costumer approved estimate to replace the toilet. I installed a kohler round bowl chair hight toilet. After new toilet was installed I flushed it multiple times to make sure the toilet was free of leaks.
KSPEHC was called out for low water flow in upstairs bathrooms. During investigation tech determined the lav faucet needs to be replaced and shower valve needs to be rebuilt. Tech disconnected faucet supply lines and activated shut off valve into a bucket. Flow came out good and strong as it should. This suggests an internal fixture issue. Shower valve in same top floor bathroom was having similar issues. After replacing shower cartridge assembly and replacing lav faucet in top floor bathroom water flow was normal again. Tech also replaced 1” prv on system to guarantee safety for the entire system. After all installs were completed tech pressurized home and inspected all connections for leaks. No issues at this time. Faucets are functioning normal once again.
Customer requested I tighten the faucets little bit more.
3 heating units didn’t have any power. I did a diagnostic on it to determine what needed to be done to restore power to the units. I traced down the wires made sure breakers were on and checked for proper voltage once power was restored.
At todays recall, Mrs. Stephanie was still expericing the same issue with the previously installed smoke and carbon detectors with the 10 year worry free sealed battery from Kidde. To remedy this issue outright so no future issue would arise, every Kidde detector was removed and replaced with BRK Smoke detectors and combination detectors. Here new detectors are hardwired as well with a 10 year battery backup as well. I have left the instruction manual for these as well with Mrs. Stephanie.
Arrived at homeowners home. Homeowner had water heater in basement that he was wanting replaced with a customer supplied water heater. After talked with the homeowner, he explained that a tree fell on his house so while they are making the repairs on the roof, he wanted to go ahead and get all the work in the basement done. after inspecting work, I gave the homeowner an estimate for a customer supplied water heater. Homeowner wanted me to look at a couple other things. He was wanting to add a bathroom in the basement, I explained that he would have to have a sub pump, installed to pump the sewage water up and out of the basement. And homeowner was also wanting to get the old cast-iron removed and new PVC drains installed. After I was done inspecting all the work, I was able to give the homeowner an estimate to get everything done. I explained that for the bathroom we would have to cut the concrete and jackhammer it out Stall the basin for the sub pump and the drains for the bathroom.
Replace 13 thermostats. Found two systems with bad ignition modules and need replacing. Technician will call for price and availability. Also found 3 units without power and have an electrician scheduled for Friday morning. HVAC will need to return as well to get units with no power up and running. Thank you for choosing Keep Smiling. At today’s service, a customer supplied whole home generator was installed along with a customer supplied transfer switch. The old sub panel was removed and the wiring for this was brought back into the main panel box. The generator was installed onto a pea gravel pad on the side of the home. When utility power is lost, the generator will automatically start up and perform a transfer of power with the transfer switch. Should the need ever arise, there is a manual stick to manually transfer the power in the transfer switch. All parts supplied and installed by Keep Smiling Co. Come with a 1 year warranty.
Repipe gas line going to generator
At today’s visit, Mr. Guerra was looking to have light bulbs replaced in several different chandeliers in the home. Mr. Guerra had already procured the bulbs to go into each fixture. An estimate was provided for having all the bulbs replaced in three chandeliers. Mr. Guerra wished to cut out two of the chandeliers and only have the one chandelier’s bulbs replaced in the back living room area. The estimate was reworked for this to which !r. Guerra agreed. Therefore, 18 customer supplied LED candelabra base bulbs were installed into the chandelier.
At today’s visit, Mrs. Parks the tenant was expericing an issue with two outlets. One in the living room and the other in the kitchen controlling the gas stove. During the evaluation it was observed the breaker controlling the circuit was tripped. Through questioning I determined the cause was from running a space heater. The breaker was reset and the power has been restored. Should the issue continue, the next step to prevent this problem would be to have a dedicated circuit installed to power the space heater. An estimate was provided for this. It is also recommended that the receptalce the space heater was plugged into be replaced due to the age and condition of the device.
At today’s service, Mr. Smith was having an issue with the garbage disposal that was replaced yesterday. The new disposal would not turn on. During the evaluation, I checked for tripped gfci's and tripped breakers that could be causing the power loss however everything was on and working. It was recommended a minimum diagnostic be performed on the appliance and associated wiring to locate the point where power is lost. The estimate was presented to Mr. Smith to which he agreed. During the diagnostic, I was able to determine the garage disposal was loosing its power supply in the two gang switch box containing the switch that controls it as well as a gfci. The hot connection had split apart thus not allowing the electricity to flow. To correct this, I cut out the old splice and remade the connection in its entirety. With the connection remade, power has been restored to the disposal.
Upon arrival, I was greeted by Mr. Smith. He escorted me to his kitchen so that I can assess the garbage disposal. Informed me on the recent timing of the disposal failing. I attempted to activate the disposal so that I can witness whether or not it was working. The disposal had indeed become failed. I proposed a couple of solutions for Mr. Smith. One was a replacement for the standard 1/2 horsepower disposal, the other was for an upgraded 3/4 horsepower disposal. After some brief discussion, Mr. Smith chose the upgraded 3/4 horsepower replacement. I picked up a model at the nearby Home Depot and moved forward with replacing it. After getting everything connected, I tested the new disposal. It did not activate. I hooked up another disposal from of my van and attempted to activate it. It also did not activate. I spoke with Mr. Smith about this and informed him that the wiring needs to get looked at. He agreed to have me text dispatch so that he can get scheduled for one of our electrici
Install 3/4 gas line for generator. Upon arrival, the Arthur family needed installation of a 3/4 gas line for their new generator. Installed gas line using black iron piping. After completion, I turned the gas back on to the house and tested for leaks; no leaks on new gas line found at this time. Next, I went to the water heater and relit the pilot light; the water heater is functioning properly at this time. I took a pressure reading at the water heater which was 45psi, this is a little low. I discussed my findings with the Arthurs who informed me that the PRV was recently replaced. I advised them that they could contact the company that installed it to adjust the pressure if needed. 1 year parts and labor warranty on the new gas line for the generator.
KSPEHC was called out for a leak in the garage ceiling. Previous repairs were made in the same area by KSPEHC. Tech provided option to access/remove Sheetrock ceiling in order to locate failed pipe and make necessary repairs. Tech also explained if the leak now is from the previous repairs then there would be no charge for the day but if the leak is anywhere other than the repaired spot the charges would apply. Homeowner approved to having Sheetrock removed in order to locate source of the rupture pipe. Once Sheetrock was out of the way tech noticed a pinhole spraying straight up to the subfloor above the pipe and dripping back down. This pinhole is located about 1.5 feet away from previous repairs made by keep smiling. With the location of this leak tech explained to homeowner that he would cut out right passed the repaired section as well as the new failed section to minimize the amount of fittings I. Dispatch fee for coming out. Business owner was not able to make a decision on drain clearing. Both bathrooms and restaurant are backed up with sewage, overflowing out of the floor drains. Clean out will not allow us access into bathroom grouping due to pipe layout. Keep smiling will have to pull toilet and run sewer machine from bathrooms in attempt to clear blockage. Warranty determined by Camera inspection No warranty Cannot warranty due to belly on bathroom lateral. Collected $39 cash for dispatch fee, but customer decided to proceed with work prior to us leaving. reallocated $39 of cash towards $795 drain clearing estimate.
Arrived on the job and spoke with our client about what work he would need performed. After looking over each GFCI I wrote up a diagnostic to find out what was causing them to fail. Once completed with the diagnostic I wrote up a second quote to replace each GFCI. Once we agreed upon a price I moved forward with work. Once completed I collected payment. 1 Year Warranty.
