I was met on site by Mr. Thacker. An appointment was scheduled with Keep Smiling due to adjustments required under the kitchen sink. Mr. Thacker explained that he is having a dishwasher installed by the company he purchased it from, but they acknowledged to him that the drain pipes need adjustments and another emergency shut off needs installed. I glanced under the sink and brainstormed a plan of action. Mr. Thacker allowed me to inspect his water pressure and thermal expansion tank. The water pressure is within the appropriate range, but the thermal expansion tank had failed. I explained to Mr. Thacker the function and risks associated with it. Mr. Thacker asked additional questions regarding a whole home filtration for future reference. I provided multiple options that were discussed. Mr. Thacker chose to have me just focus on the aspects required for the dishwasher today. He agreed to the estimate, allowing me to move forward. On arrival checked for leak and found evaporator coil drain pan not level inside cabinet. The weight of evaporator coil has caused drain pan to twist and water is leaking over side before it has a chance to reach 3/4” drain line. Homeowner stated they had someone install new evaporator coil inside cabinet and they would call him to have him make necessary repairs. Technician recommended installing condensate pump to help with drainage issues as the primary and secondary drain line tie in together before dropping down through wall and out to exterior of home. Arrived at business with complaint of lights blinking after inspection found it was not light that was fixed last time. Repaired light on aisle # 5 this time

Upon arrival customer claimed to have a leak from under his kitchen sink. He said it’s been going on for a while but has now gotten worst. After inspecting I saw that both p traps under the sink were very loose and not glued in and when the faucet was used, water would leak underneath sink. And since the p traps were loose he would have small bugs inside his cabinet. After bringing this up to him while giving him option he agreed on the estimate I gave him. Issue: customer wants to add refrigerant to 6 out of 7 mini split systems, the only mini split that customer didn’t want me to check was system #6. House has 7 mini splits systems ( 5 have single indoor heads and 1 have two indoor heads). Upon arrival customer was performing vacuum on system #1, he told me that he wanted me to add refrigerant to all systems except #6, I explained that is not normal just to add refrigerant because the systems might be a leaking refrigerant, I also explained that to properly charge a mini split all the remaining refrigerant needs to be recover and then we add refrigerant based on the data plate of each system, he said that will be expensive and that previous tech that works for us, he always add refrigerant so that’s all he wants me to do, I talked to my service manager and he gave the ok just to add refrigerant. I added 3.5 pounds of R410a refrigerant to system #1, system #2 was on on refrigerant, added 1.5 pounds of R410a refrigerant to system #3, a

Replaced fill valve and Mansfield flapper ring in downstairs hall bathroom toilet. Tightened tank bolts and replaced 3” flapper on master toilet. Upon arrival customer stated that the toilet is running every so often and has been for a little while now. They said that they had changed the flapper about a month ago and it’s still doing it. Upon my inspection i saw that the flapper was installed properly and was making a good seal but the water is still leaking into the bowl. I came to the conclusion that the flush tube has a crack in it and the whole toilet tank needs to be rebuilt. Upon arrival, customer stated that they had a faulty toilet upon further inspection. I seen that it was a more older toilet without a traditional fill valve and a traditional flush valve. And then she showed me another faucet that seemed like it was leaking from the base. I then checked pressure to the house pressure to the house was at 150. I gave the customer a couple options including replacing the toilet and replacing the Fossett and replacing the pressure reducing valve to bring the pressure down to a safer pressure. After talking to the customer and reaching out to an agreement we decided to just charcoal the pressure reducing valve first. Upon taking the old one, and installing a new one, I had to re-pipe a section of it, because there was a T right next to the PRV. She thought that it was something to do with the drain and it being clogged upon turning on the dishwasher and running a cycle. Arrived at homeowners home. About a week ago they found out that their master shower pan is leaking. They have restoration out cleaning up the mess and have dehumidifiers down to collect all the moisture and throughout the week they have been coming back in checking the moisture levels and they came back today and said that it is still collecting moisture telling them that there is still a leak on something. The homeowner explained that he has been taking showers in the bathtub so he believes that it is one of the bathtubs if not both. Ms.Ordu wanted a total of three fixtures installed to being floodlights, and the third a ring light. Provided a visual panel inspection and noticed neutral wires should be separated. Flood light on the has been giving problems even though it’s only been in for three months. Previously there had been a ring flood light in that location but water damaged it twice from water. I told her I believe water could be getting into the light box. The only way to know for sure is taking it down. The center is where the ring camera was but unfortunately it did fall off and break. Customer believes it was not properly secured.

Inspected one 2022 Rheem 2.0 ton ac 80% gas furnace and one 2020 Comfort Aire 80% gasfurnace / 3.0 ton ac. Checked all electrical and mechanical components. Checked thermostats , DeltaT, ductwork, refrigerant pressures, subcooling, super heat, water washed condenser coil, voltage, amperage, and capacitance. Homeowner would like to relocate toilet in basement bathroom downstairs and remove raised concrete block that original toilet was sitting on. New drain will be installed for toilet that will be centered with the surrounding walls/shower wall. Upon arrival, homeowner stated that water heater located in crawl space has not been inspected in a while and wanted us to inspect it. He also stated that hot water was running out quicker and it would take longer for water to get hot. After further inspection, found heater to be 17 years old and stated to homeowner that heater was due for replacement due to age.
