Job Locations and Reviews
Upon arrival, I was greeted by Mr. Angulo. he has escorted me to the master bathroom to show me the running soaking tub. There was a constant drip exiting the spout. I explained that I would initially attempt to only replace the hot and cold cartridges. Replacing the entire valve and faucet set would be the back up plan if the issue persists. I also discovered that the house has high water pressure along with the expansion tank being bad. I explained this to Mr. Angulo. He called Mrs. Angulo so that I could explain it to her as well. I generated an estimate for replacing all three components. Discussing the estimate, Mr. and Mrs. Angulo discussed what to do and agreed to the estimate. I turned the water off and drain the entire house. Including emptying the water heater. I replaced the cartridges, pressure valve, and expansion tank. Pressurized the system in order to test the work for operation and possible leaks. Everything checks out. I tested and adjusted the water pressure to app
Customer had a bedroom circuit constantly tripping art fault breaker. She then had a friend replaced the breaker with a regular breaker, but the issue continued. After doing diagnostics, I was able to narrow down the issue to the light fixture in the bedroom where I found two nicked wires. One wire was noticeably, pinched by the fixture bracket and upon a closer inspection you you can see copper exposed. The second wire coming from the light fixture itself, was slightly nicked by a knife, potentially creating the slow tripping as opposed, the other wire would trippy immediately when the second switch was turned on. I then wrap both wires with some electrical tape to prevent it from shorting out with metal box now everything seems to be working as it should.
Upon arrival, customer stated water heater was leaking in basement. Bottom of water heater has blown out and causing leak on to basement floor. Customer was left with two estimates one for replacement of the water heater with Keep Smiling supplying the heater and one to install a heater supplied by the customer.
Upon inspection water heater is not leaking. Leak is coming from hvac ducts on top of heater making it seem like water heater is leaking. She just had is replaced a year ago. Going to call company out to see why hvac is leaking.
Estimate
I arrived to the property and the customer had an issue with their waste pump under their cabinet in the downstairs bar area. The customer tried telling me due to me draining the water heaters in their yard, I caused their pump to become defective. Upon arrival, I examined the sewage ejection pump without power going to it, I plugged it in, and the pump started pumping out water. I took off the cover lid to inspect the internal components of the pump, hoping that the float was stuck, and I could easily fix it. However, the pump worked as it should, the check valve was allowing water to pass through back into the pump causing an endless loop. I explain to the customer check valves go bad overtime and sink never being used according to the customer that is the reason it is now acting up. The call was recorded on in case the recording is necessary. Also a video is attached of the pump, fully training the tank, then refilling with no water, running through the faucet due to the check valve
Navien tankless water heater were throwing “736” code which is a communication issue with the two units. Reset communication to heaters to solve issue. No charge under warranty.
I arrived to the property and flushed both of the customers 50 gallon gas water heaters.
Dispatch fee waived by office. Customer not ready to go with work, just getting quotes ahead of time of renovation. Customer is gathering multiples quotes. Kitchen will be ready for work Monday.

Customer has 125amp panel that is 43 years old and needs to be replaced. Main breaker is overheating and tripping. Panel change won’t guarantee that the existing issue will be resolved but based on the amount of heavy loads in the house, it doesn’t seem to be overloading it. I replaced the panel with a 150a main breaker panel. I made sure to size the breakers accordingly to the sizes of the wires. I also made sure all connections were tight and that everything had proper voltage. I then proceeded to label the panel and place the cover back on. We went over everything with the homeowner and she was happy with the results.
Upon arrival I met with Antonio the maintenance guy here at the suites. He stated in one of the lower suites the toilet flange was cracked where the bolts bolted to the flange. After further inspection, I noticed the flange was cracked after removing the toilet. In order to install a new flange, section of concrete has to be chiseled out in order for new flange to be installed
Found break in wire, made the splice and all lights are now working

For office use only: Upon arrival, I was greeted by the homeowner. Many of the logistics for the home are still being handled by the realtor, Yun Park. I plan to gather clarification in the near future for the homeowners name, number, and email for future work. The homeowner asked that I drive by in order to go over with her my findings during my previous visit. They still have a major leak happening from multiple sprinkler heads. Getting these resolved by an irrigation company are the first priority before potentially moving forward with any of my findings. The homeowner plans to contact us back once the irrigation has been resolved. No dispatch fee was charged.
Upon arrival customer claimed that she did not have anymore hot water since I have left. After figuring out what it the issue was. I saw that it was the gas control valve. The gas control valves on Rheems are very notorious on failing. Since the water heater was under its manufacture warranty all I charged today was labor. I saw a that the gas piping was corroded so I replaced partial with new piping. I got the gas control valve from Reece. Upon arrival customer claimed that she had no hot water and that their water heater was not working properly. After checking it out it turns out the pilot light was out. All I did today was turn it back on. I mentioned the warranty to the customer, if it ends up failing again, since it’s under the manufacture warranty we will be contacting Rheem for a new burner assembly. And all he will be paying is labor. I saw nothing that really indicated me with why the pilot light went out, it may be a manufacture defect. Came out to the Marriott hotel to replace the driver for the sign on the building (no warranty .) also supplied another driver for later use.

Replaced flushmate cartridge in 2nd story waiting room bathroom to regain normal flush. Identified failed recirc pump in mechanical room. Turned down temperature switch to stop running and heat buildup in unit. Recommended replacement.
The Mcpheely have an outside kitchen area, they recently noticed that the garbage disposal was not working. I tested the switch, the motor hummed but did not work. After the replacement was installed the disposal worked and I demonstrated it to mrs. Mcpheely
I arrived to the property and the customer had 152 psi on their home. It appeared that they had someone come in and cut out their pressure reducing valve and main water shut off and install a shark bite shut off with no pressure valve. They also had a constant movement on their water meter, that would periodically stop indicating there was an issue with one of their toilets. I then went over how the fill valve and flappers in their toilet was very old and should be replaced. The husband did not agree with me about the pressure in his home nor the thermal expansion tank, which caused tension. I did explain to the customer how I discounted the job from book price significantly. The discounted price will be good for 24 hours and then the discount will be removed and a 5% senior discount can be applied. Attached are pictures and videos of the water meter spinning, the pressure being 152 psi, and I did confirm the thermal expansion tank was oversized and full of water weighing down the copp
Women’s ADA toilet is still backing up. Customer was told that there is a 6 month warranty and wants the tech to come out on 9/6/24.
