Upon arrival customer claimed to have the bolts on the bottom of his toilet spinning freely and making the toilet rock. After giving him an estimate on pulling and resetting the toilet hoping it was just a loose bolt and not a broken flange he agreed on it and signed off, after pulling the toilet I saw that both sides of the flange were broken and recommended a flange replacement. After giving him the next steps price he agreed and signed off again, when replacing everything. I set the toilet back and flushed it multiple times to make sure no leaks were seen. Cut out 20 feet of sewer line and temporally cap line for foundation work to be done. Come back and re install sewer line.

Upon arrival customer claimed to have a leak at his meter and wanted us to check it out. I explained my process in doing these things. I will shut off the water on the inside of the house and come back outside and check the meter if it’s spinning. If it is then the customer has a leak on their water line. If not he is leak free and will be the city’s issue. After completing these steps I stayed at the water meter for about 10 min and the dial stayed at the same spot. Lucky enough it was not on their side, and I recommended to call the city for them to come out and check it out, When shutting off the water inside, I saw that the pressure reducing valve is starting to rust and recommended a replacement. I arrived on the job and spoke with Mrs. Knight about what work she would like performed. She showed me the two new fixtures she purchased and where she would like them installed. I wrote up a quote including the direct replacement within the master closet along with the relocation and instillation of the chandelier within the dining room. I presented our price to Mrs. Knight, but we did not come to an agreement today. I left her with the quote and a card to call us if she decides to move forward with our services. At todays visit, I spoke with Mr. And Mrs. Bowman about an EV charger installation and panel replacement. We talked about the different options with car charger installation with Mr. And Mrs. Bowman deciding for an indoor installation beside the panel box. With the panel replacement, we talked about permitted and unpermitted work with the replacement of the panel. Mr. And Mrs. Bowman were not interested in the involvement of pursing the permitted route of panel replacement. We then talked about the variation of breakers that could be installed into a new panel and they elected for standard breakers. Additionally, we talked about a smart main panel installation as well which Mr. And Mrs. Bowman are not interested in. I provided two estimates in total. The first being solely for the car charger using the existing panel box. The second estimate is for having the car charger installed at the same time the main panel is replaced with a new standard panel box. These estimates have been sent

Technician came for leak call on HVAC system. Technician located unit in drop ceiling in office. (20x20x1) filter was replaced. Cleared drain line free of any debris. Unit is now draining properly. Arrived at homeowners home. Homeowner had the left side of the house hose bib that was leaking. They explained that they tried to turn it off by tightening it, but it was hard to turn. They also explained that they had a toilet that took a while to fill up in the master bathroom. After inspecting the hose, I tried to turn it off, but had to turn it really hard and it didn’t shut off, but the homeowner was explaining that they are unable to turn it that hard to turn it off so they would like to replace it. After inspecting the master bathroom toilet, I found if you fill valve was odor and was not allowing enough water through to fill up the toilet in a timely manner. From there I was able to give the homeowner an estimate to replace the hose bib outside, and the master bathroom toilet fill valve. The homeowner accepted. I cut out the existing hose there and replaced it with a new one then turn back on the water to test for any leaks and functionality and all is well. I then went upstai

On arrival customer stated that they received a email note from the city saying that for their gas connecting the water heater had to have a stainless pipe I seen the one that she had in her water heater was perfectly fine and it was up to code I also showed her one that I had in the truck and showed her what it looked from the inside and I explain to her that it was just a plastic coating. I also suggested maybe an inspection so she could be sure that everything is up to code. I asked her if she had done any flush super hot water heater that we replace last year. Customer said she hasn’t done any type of flush I explain to her that a water heater needs to be flush so can you maintain it it could last longer she ended up going with our $48 water heater flush. I arrived on the job to diagnose 5-6 lights in the basement that weren’t working. I found that the dimmer switch controlling them was turned all the way down stopping power from reaching the lights. No issues were found. Dispatch fee was collected.

Supply and Install PRV and Whole House Water Shut Off Valve Previous plumber installed a shark bite pressure reducing valve and never installed a main valve. PRV is way too small for the house and could be causing some of the pressure issues in the home. During install, we will removed all pressurized PEX previous plumber installed above the water heater. After we get PRV and the Main Valve installed, we will install two new pressure balanced shower cartridges in each of the showers. Keep Smiling can install both of these in attempt to clear up some lingering pressure issues. CORRECTION: Ended up not needing to replace shower cartridges, issues were resolved with new PRV and eliminating the PEX-B above the water heater with all full port copper and press fittings. Ran both showers simultaneously and pressure was drastically more consistent. Recorded before and after videos. Had to reroute 1/2” pipe for hose spigot supply above water heater.

Installed new duct to kitchen and basement bathroom. Added bath fan duct to basement bathroom. Replaced blower motor in air handler.

Arrived at homeowners home. I was to do work off of estimate to replace 1 1/2” 45 that goes to vent for master vanity due to water spot in living room ceiling. We started by cutting out and replacing the 45. After inspecting the 45 I found that it had water stains on the 45 telling me that it is a roof leak. I explained that I would put flex seal around where the vent goes through the roof. The homeowner also asked if we could remove one of the master vanity faucets due to them not being able to, and they will re-install the new one. Technician performed tune up for gas furnace/ split system. Unit is cooling at 61 degrees. Filter was recently replaced. Blower motor pulling normal amperage. Drain line was cleared of debris. Outside pressures in normal range. Both indoor and outdoor capacitors were weakening. Informed resident of situation. Resident would like estimate to be emailed for future date. Technician came to inspect no cooling call. Upon arrival, unit was only producing 5 degree temperature difference. Technician replaced filter. Both indoor and outdoor capacitors are in good standing. Indoor coil is showing signs of corrosion. Outdoor pressures are very low. Refrigerant is more than likely leaking from indoor coil. Due to system age and refrigerant type (R22) technician recommends system update. Resident agreed to meet with our comfort advisor to discuss options for possible update. Upon arrival, customer stated that he had a leak under his sink. Upon looking at where The leak was coming from it was just a washer that was not even on and causing the leak. I added washer and tying it up and tested for any leaks. There was no leaks. Customer had also told me that he was hearing his toilet running at night I Diagnose that it was a fill valve. I gave them a price to replace the fill valve, but he was in saying that he could do it himself. I looked over the PRV that we had installed a couple days ago. Upon inspection there is no water in floor drain causing sewer gas smell. Pour water down drain. There is also a leak from the tank to bowl bolt on pressure assisted toilet. There’s not suppose to be water in the tank on a pressure assisted. There is a small leak on black bladder inside tank. We will replace tank to bowl bolt with new washer on each side to fix immediate leak. Toilet will need to be replaced in the near future due to leak on bladder inside tank.

Upon arrival tenant wasn’t home, but I was allowed inside by the other tenant. I went in the basement and saw where there was a bunch of water damage and then went to turn on water to the house, and I saw the PRV leaking from the top of the housing, and it seemed like he had just rusted out. I then called the homeowner. Karen was the first one I spoke to, and went through. What happened and what I had to do to stop it from leaking. I explain to both Karen and her husband, Brian, what I would do what PRV I was going to put in and I was also going to put a ball valve as well. We agreed to a price and I cut out the old PRV installed a 25 AUB watts pressure reducing valve and I also pressed on a ball valve upon completion of new pressure reducing valve. I turned on the water again tested for any leaks there was no leaks. I checked the pressure to the house. The house was at 70 psi. There’s a one year warranty on the pressure reducing valve. Replaced 3’ of 2” gas line behind stove assembly

I was met on site by Polly. She is an employee of the location. Sean is the primary contact and is located out of state. Polly brought me to the bathroom with the issue. A P-trap has fallen off from the sink. She added that they have tried to put it back on themselves, but it keeps falling. Polly also asked if I could turn on their gas meter. She explained that the gas company told them to get a plumber or HVAC company to do it. I put together a couple of options to discuss with Sean. They were emailed over as well. Sean declined the work due to pricing. After some discussion, I got a revised price from management to provide. Sean discussed the situation with his boss, and his boss is electing to have the maintenance worker for the building put the p-trap back on. The dispatch fee was collected.

Arrived on site today to install a new sub meter in the MEGA Hair salon. I started work with taking down the shelves in the laundry/utility room in order to get to the water pipe that is feeding the unit I then cut off all the water to the unit and drained everything down and cut out the tee joint that was feeding the utility room and reworked the waterlines to add a loop line that drops the meter down towards the drop cieling making the meter easier to read. Installed sub meter with loop line 1 year warranty

Came out to the Sullivan residence to install new Gfci with bubble cover on the other side of one of the master bedroom outlets on the outisde.(1 year warranty.)
