Switches not working in bathroom and in study Installed 4 new switches Tested and wiring properly

Charlie has an issue with fuses getting blown out. He’s explained that there are two window units, and three bedrooms tied into it. Panel is an old fuse box. I provided different options at different price ranges. Ultimately they’re leaning towards the panel replacement option. I explained that it is possible that the circuits could all be tied in at the panel. If this is the case then I’ll simply install them on their own circuit breaker. Currently the dryer is in front of the panel. This will have to be moved in order to install the new panel. They’ll continue to talk it over and reach out on later date.
The electrical technician, Daniel A., was on time to begin and complete the project the same day (12+ hrs). Daniel did a great job. He was very professional and respectful. He was also helpful during the inspection and staying on top of the situation with GA Power to turn the service back on after the completing the project. Project: Upgraded o/s meter; panel with new breakers; updated smoke/carbon monoxide detectors, and ALL that goes with replacing this system.

Technician came out for sub par cooling call. Upon arrival unit was running. After filter replacement, unit was producing a 16 degree temperature difference. Refrigerant pressures were very high. Condenser was very dirty which probably caused the high pressure. After rinsing off with hose, pressures began to lower to normal range. Resident mentioned that some rooms were not receiving airflow. Technician noticed a lot of bends in the ductwork in the attic. Called office to schedule an appointment on July 10th with one of our managers to get a quote for reassembly of said ductwork. I worked on the item’s previously quoted. Removed and replaced the old meter. Now the main breaker is at the meter not the panel. At the meter I have installed a new grounding system along with a whole home surge protector. Replaced the old panel. The new panel now has up to 40 spaces for any future electrical upgrades. In the panel you’ll the new breakers as well. These breakers have more safety features than just the standard overload protection. Inside the all new smoke detectors have been installed. Three have been added. One in each bedroom as required. Two smoke and carbon monoxide detectors have been installed replacing the two previous detectors. Once finished with the work I cleaned up. Now drywall damage was necessary for todays job. Tomorrow we’ll be waiting for the inspection.

At todays visit, I spoke with Mr. Hardey in regard to his power being out in the house. From a recent storm, a tree fell on an overhead cable across the street from his house knocking the power out to the neighbors. When the neighbors had the tree cut up, the tree rolled, and hit the pole which bent his service mast at the roofline. The utility disconnected power saying that it needed to be repaired. With this in mind, I provided an estimate to have the service mast replaced. Mr. Hardey agreed to this. Therefore, I installed a new hub to the meter base. I installed a new 2” stick of ridgid for the mast. On the roof Sid rod the mast, I installed a weather head and a utility overhead wire hanger to the mast. Lastly, I installed a new 200A service cable through this mast. I then wired it back up to the meter. The permit is being pulled by Keep Smiling Co. Once the inspection occurs and passes, the inspector will reach out to the utility to have the power restored.

Issue: customer states that front bedroom isn’t getting any cold air. House has 1 system. Furnace is gas Goodman about 6 years old located in the attic. It has an air filter 14x25x1, explained customer that correct size should be 14x25x1. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 3 tons Goodman about 6 years old located right side of the house with R410a refrigerant. Main reason for the front bedroom not getting enough airflow/cold air is because duct was installed wrong, the duct is laying on the attic floor for about 70% of its length, explained customer that a supply duct cannot be laying on the floor of the attic it has to be raise, I checked it temperature like 4ft before the end of the duct is it loses 5 degrees, also this bedroom has split duct with the hallway so most of the air goes to the hallway, the duct is so stretched that is kink right before it splits from the hallway and bedroom, this doesn’t help to get airflow to the bedroom, thi

Arrived at homeowners home. I was to do work off of estimate to install new customer supplied sink and faucet, and I would do the T&P on the water heater as a courtesy. I started by removing the existing kitchen sink and Fossett, then install the new kitchen sink with the Undermounts and silicone. Then installed the new kitchen faucet. I hooked back up the drains and waterlines, then went and uninstall the existing T&P and installing the new T&P. When work was complete I turn it back on the water to test for any leaks and functionality, and all is well. I have the homeowner come and inspect the new kitchen sink and Fossett to make sure that it is up to her standards and she explained that she really likes the new kitchen sink. Upon arrival, homeowner stated that her toilet was leaking from the tank to bowl bolt. After investigating, I found that the tank bowl bolt was loose and gave the homeowner the option of replacing the tank to bowl bolts with new gaskets. I gave the homeowner the estimate and she did not want to go with it. Landlord Tenant Situation Landlord was on site when I arrived and explained that the only bathroom in the home was backing up. Toilet was full of feces and tub was full of sewage water. No clean out present in the yard or the crawlspace. Keep Smiling had to cut into a cast iron main in the crawlspace while full of sewage to install a clean out. Once clean out was installed, we were able to run large drain machine to restore flow. Large drain machine pulled back roots on the cutting head. Performed complimentary camera inspection to verify root intrusion and location in the front yard. Drains are flowing for now, but if left alone, the roots will reclog the main sewer. Will provide additional estimate for sewer main repair. With no repair to sewer, there will be no warranty for flow on the main sewer.
The condensate drain line for my HVAC system is obstructed, and I also needed to extract water from the return plenum. I received a quotation of $2,600 due to additional services required to complete the task. Ultimately, I requested that they solely clear the clog and remove the water from the plenum, for which the estimate was $600. I declined their service and opted for another technician who completed the work for $185, providing a detailed demonstration of the work performed.

Arrived at homeowners home. The homeowner had a couple things going on. She explained that her kitchen faucet has low pressure and her pipe outside by the water hose leaks. After looking at the kitchen faucet, I found that it was an older Fossett and I could not find the brand name on it, but I took off the air raider and turn on the water, and the faucet had great pressure. I put the air raider back on and the faucet lost pressure again. I explained to the homeowner that the faucet is just older and it’s starting to break down. From there, I went to the outside pipe that was leaking and found that it was the T&P on the water heater. The homeowner explained that the heater is only two years old so she is wondering why the T&P is leaking. After taking a more detailed look at the heater, I found that it was from Lowe’s due to it having a plastic drain and explained that the heater was not built the best. Came out to the Akeya residence to determine why her garbage disposal and dishwasher wasn’t working upon diagnostic discovered the disposal to be improperly wired as well as the motor is blown,the dishwasher not being hooked up as well as a switch that is improperly wired that turns on the outlet and fan same time will come back Monday with plumber to remedy these issues.

Issue: upstairs system leaking water due to clogged condensation drain line. House has 2 systems. Airhandler is Trane about 10 years old located in the attic and it does upstairs. It has an air fitler 20x20x1 that still good. Found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 3 tons Trane about 10 years old located right side of the house with R410a refrigerant. Main reason for system to be leaking water is due to clogged condensation drain line, I also noticed that water isn’t getting at emergency drain pan, the water is actually staying inside return plenum and is already starting to go to return ducts, this is why it is leaking some of the water at the return duct at the master bedroom, suggested to clear condensation drain line and provide better pitch to it, I also suggested to take water out from return plenum. At today’s visit, I replaced the top right lug section of the meter base as the previous one had burnt due to a loose connection. This repair does not come with any warranties. The inspector is scheduled to come out today after lunch time. Once he is out and gives the go ahead, the utility will be contacted for power restoration.

New hose bib New Kitchen Faucet New pressure regulator valve Upon arrival, customer stated that front outdoor hose bib had a constant drip, and also kitchen faucet had similar constant drip. After further diagnostic, determined that due to high water pressure in home of nearly 120psi, kitchen fixture started dripping. Pressure regulator valve failed due to age. Recommended replacement of pressure valve, kitchen faucet, and hose bib. Presented options to homeowner and she decided to have every issue fixed today, new double union pressure regulator valve was installed, new hose bib was installed and secured, and new kitchen faucet was also installed. I arrived on the job and spoke with Mrs. Grier about what work she needed performed. After looking over the issue I found that they simply overloaded the circuit in question and there was no actual damage. I informed them on how to avoid this issue again and wrote up some quotes for repairs if the issue persists. Dispatch fee was collected.

Upon arrival customer stated that there is a shower valve upstairs and the cold side is not turning off. Upon my inspection I found that the stems used in that valve were not the correct ones for replacement and I explained to the customer that theres are two options to get this fixed one would be to replace the seats and stems and the other would be to replace the valve using an over sized Moen plate and a new Moen shower valve and he chose to Replace the 3 handle Moen shower valve with a new single handle Moen shower valve by cutting out a section of tile around the existing 3 handle shower valve and using an over sized plate to cover the hole. 1 Year Parts And Labor Warranty Thank you for choosing Keepsmiling plumbing, electric, heating and cooling!

All look clean checked everything electrically and mechanically capacitor tested good contactor was not pitted System cooling properly at this time.

Issue: system isn’t cooling due to faulty thermostat and faulty blower motor run capacitor. Furnace is gas Rheem about 25 years old located in the attic. Thermostat isn’t operational, it has a lot bugs and buttons and screen aren’t responding, I had to bypass thermostat to test system, suggested to replace thermostat. It has an air filter 16x25x1. Furnace is in really bad shape, there is a lot of rust and water damages. Found blower motor run capacitor really weak reading .3 out of 15mfd, explained customer that capacitor is so weak rust it can’t start blower motor, suggested to replace capacitor but explained customer that there is a high chance that motor might be faulty too or if it starts it will die in the next couple of days because windings might have gotten damaged by trying to operate the motor with a really weak run capacitor, I also suggested to replace blower motor. Found blower wheel really dirty, usually we offer to clean it but this is beyond cleaning, suggested to repl

Issue: system isn’t cooling due to faulty transformer. Furnace is gas Goodman about 1 year old located in the attic, it supposed to be zoned with 2 thermostats to do upstairs and main floor, found zoned board disconnected and dampers disconnected, all low voltage wires also disconnected from the system, found 2 other Zoneboards on the floor and a transformer with couple of burned fuses, suggested to replace Zoneboard, replace two 10” dampers and a dedicated transformer to Zoneboard and dampers. Technically the system isn’t zoned anymore, it is currently only connected to main floor thermostat, upstairs thermostat won’t control anything because isnt connected to anything. Found condensation drain line installed wrong and leaking some water, suggested to rebuild up to 8ft of condensation drain line, also suggested to install an inline float safety condensation drain line as an extra protections in case condensation drain line gets clogged. Upon arrival, customer claimed that he had a water heater that was leaking and wanted to know if there could be any repair done. After inspecting the heater and looking at the leak. The leak was coming from the inside of the water heater. That was an immediate indication that there can’t be a repair done. I mentioned this to the customer and recommended what could be the best choice. The customer said that the heater was installed four years ago. And it’s from the year 2015. I gave him our price to install a heater and he said he is going to call around more to get more quotes.

At today’s service, I installed two outdoor receptacles. The first location is on the front porch. The power for this receptacle was pulled from a duplex receptacle on the inside wall of the living room. The outlet installed is a gfci outlet with an in use bubble cover protecting it. On the back patio, another gfci outlet was installed. Power for this outlet was pulled from the crawl space where an existing power source was utilized. This back patio outlet also has an in use bubble cover protecting it. All parts supplied and installed come with a 1 year warranty.
