Arrived on the job and spoke with our client about what work they would like done. After writing up a quote to change out three fixtures and diagnose a camera doorbell I presented the positions to him. He requested them be sent over to his email then paid the dispatch fee.
Upon diagnosis found that water service line, running under concrete in basement, is leaking causing water to bubble up through floors. Gave quote to remedy issue and collected diagnostic fee. Will credit diagnostic fee back if work is performed.

Arrived on the job to see what is needed for the EV Charger instillation. After writing up a price and presenting it to out client I emailed them the quote and collected the dispatch fee.
Upon arrival, customer stated the shower faucet was not turning on or off. After further inspection, I noticed the issue was the set screw was loose on the hot and cold side as well as a diverter. I tightened up the screws and it worked perfectly fine.
Electrical Diagnostic - After Diagnosing The Electrical Outage at 2054 Pinnacle Point Drive I found 2 GFCI’s that were no longer functioning, 1 Corroded Receptacle, and 1 Receptacle with improperly done connections.
Water off to the home, she claimed the diverter was onto stopping the water, I informed that the outside two stems are what controls the water, but that all 3 will need replacement. She said she did not have the money for the dispatch fee

Mr Valentine said his toilet was leaking from the bottom of the toilet downstairs n the basement bathroom. After further inspection I noticed the water was coming from the tank to bowl bolts. They were rusted and corroded. I gave options to reset the toilet and put new tank to bowl kit or to replace toilet with brand new. Customer went with replacing the toilet due to how old it was. I remove the old toilet and checked the flange. The flange was good and intact. I removed the old wax and bolts and put new plastic bolts and new wax ring. I reset the toilet and checked for leaks. No leaks. I re sealed the bottom of the bowl with clear silicone. 1 year warranty.
KSPEHC was called out for drains backing up. On arrival tech was told a family member would be on site soon to explain the issues. When water is used upstairs it causes water in the toilets downstairs to gurgle and water leaks out from under the toilet. Downstairs shaker also has standing water in the drain. Tech was able to find an access point inside the home with limited access that a sewer machine may be able to get into. This would save the cost of having to remove the toilet in order to create access to the drainage system. There is a county clean out near the street but there is no standing water in this cleanout which means the problem is between the house and this access point. This was explained to the customer and proposal was given to gain acces to the drains inside the home and use as large sewer machine to attempt clearing the blockage. Customer then asked about having a camera inspection performed. Tech explained that the camera tech is not available and that
Full tank rebuild on Eljer toilet including emergency stop Previous bolts were completely rotten and rusted and had begun to leak. While preforming the work I vacuumed as much additional water from the floor and baseboards as possible. While preparing to begin work I went to shut the emergency stop off and water began to spray out the top of the valve. All parts of been replaced and leak check has been performed with three flushes to ensure proper function

We agreed on a price and I moved forward with the work. After repairing the fixture and looking at all the outlets I wrote up a new quote for replacing the old outlets as well. The customer agreed upon the price and allowed me to replace the outlets. Once completed we talked a little while wrapping up payment. After that I packed up and headed out.

Upon arrival, I removed the broken flush valve from the Kohler one piece toilet and installed the new flush valve. I turned on the water and filled the toilet and flushed multiple times to test. The toilet is now operating properly. Thank you for choosing keep smiling plumbing!
Found that the coil is leaking caused by a cracked pan from poor workmanship of the newly added coil last year. We recommend to replace the entire coil and reseal the supply plenum and charge system up. -Installed new evaporator coil. Rebuilt supply plenum up to trunk lines. Rerouted condensate drain line to accommodate new coil and cabinet. Sealed evaporator coil cabinet with tape and then mastic to ensure no air loss. Checked refrigerant charge, subcooling temperature at factory recommended 9°. Checked deltaT and have a temperature split of 20° between return air and supply air temperatures. Pull toilet in kids bathroom to retrieve item from inside trap of toilet. Install new flapper on toilet we pulled. Re install toilet back properly with new wax ring and bolts. Comes with 1 year warranty
KSPEHC was called out due to lack of water being produced at multiple fixtures. Men’s handicap toilet does not fill properly. Thuan is usually due to a bad fill valve or a failed emergency shut off or a combination of both. All faucets in men’s and women’s restroom leak water from the handle when activated. These faucets need to be repaired or replaced. Tech provided options on necessary repairs. Management gave approval for tech to replace emergency shut off valves and rebuild all restroom faucets as well as replace emergency shut off valve and replace fill valve for men’s handicap toilet. Once all repairs were completed tech pressurized building once again and verified nothing was leaking. No issues at this time
Itemized proposal for replacement of leaking/non functional ball valve and commercial PRV Replaced prv and main building shutoff at road to correct building pressure and stop the leak on the valve.
On arrival inspected system for leak. After pouring 20oz of water directly into evaporator coil drain pan found that the drain pan is cracked in the far back causing leak. It looks like evap drain pan was cracked possibly during installation of new evaporator coil. Recommendations are to replace evaporator coil pan if available, if part not available full evaporator coil and cabinet replacement strongly recommended. Also furnace is very outdated and possibly has compromised heat exchanger due to age and visible rust. It is recommended to replace both furnace and evaporator coil at the same time. KSPEHCwas called out for a urinal constantly running. On arrival tech was shown to the men’s restroom. There are two urinals in this restroom. The urinal on the left is the one constantly running. Tech was informed that the other urinal had similar issues about a year and a half ago. It was also explained to the tech that workers tried to turn the Sloan emergency stop off but it never stopped turning so the water was unable to be turned off at the urinal. After a lot of searching tech was able to locate the main water shut off to the unit. This shit off valve is located in the men’s restroom in the wall near the floor of the first toilet stall on the left hand side of the toilet. Once this was locate tech was able to perform necessary repairs to the Sloan valve. After installation was completed tech pressurized the building and inspected work for leaks. At this time urinal cycles and stops as it’s designed. No issues at this time.
Kohler 1044458 flush valve kit, will be special ordered. Once the part comes in, will come to install onto the Kohler one piece toilet.
Replaced single handle shower cartridge and tub spout in upstairs guest bathroom. Customers water heater at 16 years old, his expansion tank is blown and I suspect his PRV is also bad. With a 16 year old heater I was uncomfortable performing a pressure test, and customer has no hose bibbs. Customer understands that with a blown expansion tank we cannot warranty the shower valve.
On arrival found water on floor around ac/utility closet. After further inspection found two possible causes, one being dirty evaporator coil causing water to drip directly off evaporator coil and through furnace down into return air plenum, two possibly low on refrigerant. Spoke with owner and we decided to clean evaporator coil in place. Once thoroughly cleaned we checked refrigerant pressures and found it was slightly overcharged, recovered approximately .5 lbs from system. Subcooling temperatures recommended from manufacture is 9° plus/minus 3° . After recovery then temperatures dropped from 19° to 11° subcooling. Vacuumed water from floor and inside return plenum. Checked air cleaner per owners request and found there was no filter , possibly the cause of dirty coil. Installed and dated new 14x25x1 media filter.
