Came out to the Throckmorton residence to replace a surface mount light that was flickering.(1 year warranty.)
Upon arrival, I was greeted by Mrs. Omotayo. She escorted me to the upstairs master bathroom toilet and expressed her and her husband‘s interest in replacing it. I briefly assessed the location and got the rough-in measurement. It requires a 12 inch rough-in. Mrs. Omotayo brought me to her water heater do that I can check the water pressure. The pressure is at approximately 120 psi. Mr. Omotayo joined the conversation, so I explained to them what having high-pressure means for the home. I assured them that the thermal expansion tank is also most likely bad due to the extent that the high-pressure is at. I put together multiple estimates for them. The only difference between the estimates are the items for the toilets. They did not expect these items all at once. For the moment that are wanting to think on it. Mr. and Mrs. Omotayo asked to have the estimates emailed over. The dispatch fee was charged.

Active leak determined under the slab on the hot line. I observed the meter moving, I also felt the ground in the kitchen and front hallway, and both were hot to the touch. I gave National Leak detections number to them, as well as gave a rough synopsis of the insurance process that they will be going through. I am writing a generalized slab leak quote providing that the leak is in the middle of the kitchen and no cabinets need to be removed. Estimate is for In the open space of the kitchen only. Provided no cabinets need to be removed, This is for the cutting and slab leak, with concrete put back only; KSPE is not responsible for replacing the tile We will plastic the entire kitchen, doorways, and cabinets before beginning to sawcut and jackhammer the floor
The current water services running completely underneath the house to the rear laundry room. In order to properly re-run the waterline, I would need to run the water line around the house, roughly 200 feet and re-penetrate into the laundry area. To code I would be adding a whole house, shut off, a pressure reducing valve, and then tying it all back in. In order to perform the work, I will need to uninstall the water heater, move it out-of-the-way while I rework the copper in the area in order to tie the new water service in properly. I would add a yard hydrant in the front at the corner of the house instead of in front of at the walkway in order to still provide a water source to the front of the house for watering purposes, this would also need a gravel bed in order to bleed the water out of the hydrant properly, as well as concreting in the top of it to keep it stationary and in place. Visually Inspected old r22 outdoor condensing unit. Took pictures of new system to be installed and serial numbers to ensure it was a match up replacement for existing system. System will also require a filter rack, current system has filter inside furnace. Changed customer supplied 12.5x16x1 media filter at homeowner request. Informed homeowner we would work up an estimate for install and let him know what costs will be. Per homeowner he would like a call or text as he currently does not receive email. Talked with William and came up with a cost of $3,400.00 to install with a 1yr labor warranty, no parts warranty due to it being customer supplied equipment, and homeowner would have to have it registered with manufacturer. Mrs. Barabino stated that she had water leaking from her toilet. Upon my arrival the bathroom floor was dry. I checked the toilet, the shutoff valve and the supply line and did not find a leak. I performed a pressure test which was in range at 72 psi.
The Winn family had a leaking faucet sprayer when I arrived. I took a closer look and noticed that the handle had become loose and needed tightening. Once the leak in the handle was fixed I noticed that the faucet still had water coming out of the head at the same time as the sprayer which is not proper function of the faucet. I performed a pressure test and the static pressure was 110 psi. I recommend replacing the prv and emailed an estimate to Mr. Winn.
Homeowner had a shower valve installed incorrectly by remodel contractor. Customer needs plumber to uninstall existing shower system and reinstall the system the correct way based on Kohler’s diagnosis of the issue. Customer is also having issues with the shower valve downstairs the contractor also put in. This valve appears to be installed incorrectly, may be missing parts, and could be the wrong valve all together. When pulling spec sheets for Kohler Purist Shower Systems, the valve in the customer home does not appear to match the valve system on the Manufacturer spec sheet. Suggested homeowner call Kohler for this issue for resolution. Dispatch fee waived by CSR/Office Homeowner had recent remodel work performed and the upstairs shower valve system was installed incorrectly by previous contractor. Will require Keep Smiling to remove valve entirely and reinstall correctly. Will install backer board so the valve is properly supported. Will have to cut more drywall to access tub
On arrival found bathroom vent not blowing cool air. After inspection found kinked ductwork and water in blocking air flow. Removed ductwork and allowed water to drain, then reattached properly. Also inspected for causes of excessive dust buildup in home and found two return ducts that had significant holes allowing dust, dirt, and debris into system. Sealed holes with foil tape and mastic. Arrived at homeowners home. Homeowner had a 50 gallon gas water heater that he wanted replaced with a customer supplied water heater. After talking with the homeowner and inspecting work, I was able to give the homeowner a proper estimate to replace 50 gallon gas water heater with customer supplied 50 gallon Rheem gas water heater. Water heater would come with a one-year warranty on the installation, but not the heater. Homeowner said to give him an hour and he will call us back with an answer. Upon arrival customer claimed she was looking for prices on either replacing her toilet or fixing her toilet issue. Before taking me to her master bedroom bathroom she told me that the right side on her kitchen sink was clogged up after inspecting it. I assumed there was just debris inside the pvc pipe since it was only on the right side and both sides were connected to one p trap. She then took me to her restroom and showed me the issue she was having with her toilet. As soon as I opened the lid, I instantly noticed the flapper being corroded. I brought it to her concern and told her I was going to give her a couple estimates for her to decide on what she wanted. She also wanted an estimate on a new kitchen faucet if she supplied it. At the end she said she will be supplying the toilet and faucet soon and will be calling us back when she gets it. I tried to check pressure at water heater but she said it was fine since she had a mess in the garage that will take days to clean up. Tha
Upon arrival Costumer stated while they were showering they heard a gurgling noise coming from the toilet. They also said the pump in the basement kept kicking on and off. After further inspection and flushing all toilets and running the showers, the line got cleared. The reason why the pump is kicking on and off is because it needs it own ventilation system. Costumer is only living there temporarily, so when homeowner is back in town she was call us back to address the problem as well as installation of an outside cleanout
Upon arrival costumer stated he had a leaking shower down spout. After further inspection i noticed it was a faulty cartridge. Costumer approved estimate to replace cartridge. After repair was made I turned the water back onto to the home to make sure my repair was free of leaks.
I replaced a 3 pole 90 amp breaker because the original one had failed by seizing up. All the lights were working properly once the breaker was replaced.
The Mattocks family currently have a pressure issue in the home. Mrs. Mattocks stated that water temperature fluctuates and that they hear a banging noise when fixtures are in use. I inspected the water heater and prv, and provided the Mattocks family with different options to take care of there plumbing needs.

Upon arrival, customer stated down in the basement where he was currently staying at, the pump was kicking on and off constantly. After further inspection, I noticed that there was no check valve on the discharge line, which was the reason why the pump kept kicking on and off. Customer approve a three-quarter inch brass swing check valve after the repair was made, and the glue was dried back on to our work. Pump was now working correctly and free of leaks. Parts and labor have one year warranty.
Arrived at tenets home. Tenet had Georgia gaslight out because they were smelling a gas smell coming from the downstairs utility room. Georgia gas light turned off the gas to the heater and said it was the gas valve. After talking with the tenet and inspecting work I found that it was indeed the gas valve and that the heater was from 2006. Telling me that the heater is at least 18 years old. Homeowner was also informed by Georgia gaslight that for their sediment traps on the gas piping. They just had a close nipple with a cap. They were wanting to see if I could redo that and also replace the gas valve on the gas piping because it is really old and you have to have a pair of channel locks to turn it off. I talked with Mr. Ned the property manager and informed him on everything that is going on and let him know that it was the gas valve and that I can replace the gas valve but I would not recommend it because the heater is 18 years old and you could be spending this money now , and then
At today’s visit, Mrs. Gail was looking to have an outlet installed in the garage for a garage door opener. This was done by removing the existing ceiling fan and repurpose ink the wiring from the fan to the new outlet box where the constant power source was acquired. Also, with the garage actively being built at today’s visit, she also needed the car charger outlet relocated into the new garage. This was done by pulling the wiring back down into the basement where it was spliced to extend it to reach the side wall of the garage in the shelves. The receptacle was mounted into this shelving area. In the front of the garage their use to be receptacles which had been on the front wall which were removed for where the garage door would go. This wiring needed to be removed which in turn would disconnect power to those receptacles and lights on the side wall of the garage. These needed to be refeed from a constant power source. This power source was chosen to be the garage door receptacle. T

Mr Byron has two dripping tub and shower Kohler faucets. One upstairs and one downstairs. I sent an estimate to change 2 kohler tub and shower one handle cartridges.
