On arrival inspected two systems for no cooling. One 2016 Rheem 3.0 ton r410a heatpump and one 2001 Lennox 3.0 ton r22 heatpump. Found upstairs Rheem with no refrigerant and after speaking with homeowner he stated that another hvac company performed leak detection and determined the evaporator coil has failed and needs replaced. Basement Lennox system checked resistance across common, run, and start and found the compressor has failed with open windings. Recommended two full system replacements. I was met on site by Mr. Mitchell. An appointment was scheduled with Keep Smiling due to a running tub/shower. Mr. Mitchell escorted me to the upstairs hallway bathroom to show me the running water. There was a steady stream of water running from the spout. I verified the style of shower valve and confirmed to Mr. Mitchell that I can attempt to replace the cartridge as a first step. Replacing the entire valve would be a back up plan, if necessary. I attempted to inspect the water pressure despite the running water. The pressure reading was not overly high in spite of the running water. It will need to be verified after the issue is alleviated. The thermal expansion tank is also positioned in such a way that it cannot be inspected. I had a conversation with Mr. Mitchell about the purpose and risks with the expansion tank. Finding what isn’t working to find out why it’s not working.

At todays visit, Mr. Chris was having an issue with flickering lights throughout half of the home and he noted that the breaker controlling the circuit that was flickering was also making an audible ticking sound. With this in mind he was wanting to have it replaced to prevent any time of electrical issue from occurring. I provided an estimate to replace the tandem Homeline square D 15/15A breaker with a new Siemens tandem 15/15 breaker as it is the correct one for the specific panel Mr. Chris has within the home. He agreed to the estimate and therefore I supplied the Siemens tandem 15/15A breaker. Upon removing the old breaker, it was evident that the breaker was extremely hot to the touch. Upon further examination, it was to note that the bus bar where the breaker had gotten its connection, had burned and pitted the metal. I informed and showed this to Mr. Chris and explained the problem with it. He did wish to continue with the installation of the new tandem 15/15 as a band-aid fix

Technician came to perform tune up on a 4 ton gas furnace split system. Filter was replaced. Unit is producing a 19 degree temperature difference. Blower motor is pulling normal amperage. Observed condensate pump during operation and it is draining properly. Fan capacitor is good. Outdoor pressures in normal range. Upon arrival customer stated that they had a leak at their meter city came out and left a note saying that a shark bite was leaking as soon as I opened up the meter box I could see the leak coming from a shark bite I didn’t give the customer a price to cut that out and replace it customer approve my estimate I had to put a new dual check valve. Upon arrival, customer stated she had a kitchen sink that would drain slowly. She stated it’s been a minute since the kitchen would train slowly but now it was completely stopped up. Customer approved diagnostic fee in order for me to pull the P-trap to make sure the clog was not inside of it. After further inspection, I noticed the clock was not up, but it was grease inside of the line. I went down to the basement to inspect the sewer line and it was back pitched. I cut out a section of pipe and ended up seeing the whole 3in abs was filled with grease approximately 50ft of pipe. Customer approved estimate to replace the whole 3 inch pipe with PVC at the correct pitch. I removed the old ABS line in sections. After installing the new 3 inch sewer line with new hangers. I used a torpedo level to make sure the pipe had the correct pitch. After my repair was completed I ran the sink for multiple minutes to make sure it was draining properly

Arrived at homeowners home. Homeowner had kitchen sink that was backing up. The homeowner tried to plunge himself, but was unsuccessful in clearing the obstruction. From there I was able to give the homeowner an estimate to run a dream machine through the P-trap and attempt to clear the blockage. The homeowner accepted. I did the work. I was able to clear the blockage and filled up the sink twice and proceeded to dump. It was really hot water to see if it was back up and all is well. Estimate to replace about 80-90 of cast iron sewer line located in the furthered part of crawlspace. Access is very limiting providing restricted mobility while working with heavy piping. With estimate new PVC sewer line will be installed for both the kitchen and laundry room. Venting for washing machine will have to be reconnected and a new vent will be installed under kitchen sink. All PVC connections will be completed using manufacturer recommended and approved fittings. Piping will be properly pitched and supported to prevent future issues. I was met on site by Mrs. Terry. An appointment was scheduled with Keep Smiling due to a recent high water bill. I had performed some work a couple months prior. She was curious if that had anything to do with it or if it’s a running toilet. Mrs. Terry also asked if I could increase the water pressure. I adjusted it to approximately 65 psi. My previous work was still healthy, but we did find a toilet that was running. It is a Mansfield style toilet that is leaking into the bowl. The fill valve appears to be fine. We discussed what a repair entails and also spoke about replacing the toilet. I provided some options and went over the pricing. For now, Mrs. Terry is going to hold off on doing anything since it is a hallway bathroom that only gets used when they have guests over. She has left the emergency shut off in the off position. Upon arrival, found drywall ceiling had already been cut out by front door underneath tub upstairs. Tenant stated that when someone is showering, water starts dripping downstairs. After further inspection, determined that plumbing was in good condition and was not the cause of water leak. When shower is in use, water leaks from corner of tub, down to tile floor, and seeps downstairs. Recommended contacting a tile company to inspect tile and grout. Customer stated that whole house sewer line had a blockage, when toilets were flushed upstairs, water would overflow in main level bath toilet. Stated to homeowner that best option would be to pull toilet and run drain machine from there. There is no outdoor clean out. Customer flushed toilets and water was not draining into septic tank. Customer agreed with quote. Pulled toilet, ran drain machine multiple times but was unsuccessful. Was not able to restore flow. Ran camera but could not see anything due to dirty water. Was able to pull some grease on cable. Recommended that a clean out needed to be installed outside before septic tank so we can have better access to run bigger drain machine. Also recommended he contact a septic tank company due to water stared overflowing when we had all this rain in the beginning of the week. Could have issues with leech field. Estimate to preform flange replacement in powder room by garage as well as install a new Kohler heater closet.Existing flange is warped making it impossible to properly seal toilet to the round. With installation new flange, a new wax ring, and new flange bolts will all be installed. New concrete will have to be installed and cured to allow bolts to secure flange to the floor.
