Arrived at homeowners home. Homeowner had the upstairs bedroom bathroom that the handle broke off in the toilet. Homeowner was also interested in a home inspection. I started by looking at the toilet handle and found that it was indeed broke. I didn’t check the pressure at the back hose bib and the pressure was 60 psi. I found that the homeowner has a tankless and I asked when’s the last time they had it flushed and they explained that they have not had it flushed since it was installed. I explained that you’re supposed to flush them every year. I was able to create the homeowner an estimate to do a yearly maintenance on a tankless and if they went with it, that I would do the toilet handle as a courtesy. The homeowner accepted. I did the work. When work was done I turn the water back on and tested for any leaks and functionality and all is well. Thank you for choosing keep smiling, plumbing, and electric heating and cooling.

Supply and install new hot, cold, and diverter stems for three handle faucet. Install will include installing new seats inside the valve. Valve has already been rebuild twice according to the homeowner. 6 month parts and labor warranty

Today we came out to complete job of repairing hot water line under concrete slab. Leak detection company located location of leak on previous day. Homeowner signed estimate for work before starting. Demoed tile floor and concrete floor in area where it was marked, dug out dirt but was not able to find pipe or leak. Kept on demoing more concrete and removal of dirt. After turning hot water on, was able to determine that failed section of pipe was over 3ft from marked location in an area that had close to 2 feet of concrete. Was not able to located failed section but did find hot water pipe. Explained to homeowner the situation and stated to him that we were going to reroute the line instead from underneath the water heater to pipe he exposed. Ran pex pipe behind Sheetrock and bored down into concrete slab to connect to 3/4 copper pipe. After connections were made, we capped old line that was bypassed and tested. No leaks were detected and hot water was back on. Poured concrete to rough

Upon arrival, customer stated he had a leak in his basement inside the bathroom. Customer stated he was trying to remove the supply line and put a little bit too much pressure and cracked the CPVC pipe. After further inspection,I noticed the pipe cracked behind the sheet rock. In order to assess this issue, We will have to cut open the sheet rock wall in order to expose the pipe. Customer approved estimate to repair the CPVC pipe and install a new angle valve. I transitioned from CPVC into copper in order to install a new angle valve. After the repair was completed, I turned the water back on to make sure my installation was free of leaks.

Estimate to pull and reset toilet in master bathroom.appears toilet could possibly be leaking. Pull and reset toilet to ensure proper seal has been made. Estimate includes all labor and material. Any flange repairs are additional Pull and reset preformed with no leaks after repairs. Thank you for choosing Keep Smiling

Arrived at homeowners home. Homeowner had a couple of things that she wanted me to look at, she had to upstairs hall, bathroom faucets, that she has already pot replacements for that. She wants an estimate to replace them, in the same bathroom she wants to replace the showerhead and she’s already bought the new showerhead, in her master bathroom she has two vanity faucets that constantly drip. Her front hose bib also constantly runs. We started by taking a look at the two vanity faucets in the hall bathroom and showerhead then we went to the master bathroom to take a look at the two faucets that were leaking, and I found that they were moen. Then I explain the process that we would have to do in order to replace the front hose bib and the homeowner was asking if there was a shut off valve for it. We went down to the basement where the water heater was to finally shut off valve and I noticed that the water heater was a general electric from 2009 I explain to the homeowner that water hea

Customer called us out for piping installation. Installed new copper piping from basement to upstairs. No leaks after repairs. Thank you for choosing Keep Smiling

At today’s service, they had a fixture on the front porch that was not working and had recent,y stopped roughly 2-3 days ago. This fixture had a dusk to dawn sensor built into it as well as the switch was noticeably loose. As they are currently in the process of getting the house ready to sell, they were looking for the most economical repair. I proposed a diagnostic for this switch/fixture to which they agreed. During the diagnostic work, we determined that the single pole switch was wired with a backstab connection method that had failed and the wire popped out of its slot thus not allowing the fixture to energize. We replaced the single pole switch under the diagnostic and once this was complete power was restored. They had a 50$ electrical coupon which was applied to today’s work. I have also left estiamtes for various work around the house that should be addressed and or will come up in a home inspection when they are ready to sell the home. This consisted of double tapped neutr

Remove all plumbing in wall and completely re pipe new shower valve and diverter. Comes with 1 year warranty labor/downstairs bath

Zelma would presented to me what is going on with her light fixtures. These fixtures are approximately 10yrs old she stated. There appears to be a loose connection on the rotating switch stick on the lamp. I’m able to get the fixture on but not remain on. Another thing is the flood light fixtures. They’re not working properly or functioning with the programmed settings. I’ve recommended replacing both fixtures because it’s not responding to the settings. I’ve left a quote for repair on the matter and the lamp. If customer would like to book sometime with the week I won’t charge for repairing the lamps. Customer will consult first before proceeding.

Technician performed preventative maintenance on HVAC system. Units filter was replaced. Blower housing is clean. Unit has a 20 degree temperature difference. Motor is pulling normal amperage. Outside pressures are in normal range. Outside capacitor is in good standing. No faults found. Thank you for choosing Keep Smiling! Have a great day!
Victor was very professional and prompt… He is an awesome technician

Upon arrival, homeowner stated that ha previously had a flood in home that caused water damage. He had the water heater replaced since he saw water coming from under the water heater platform. After heater was replaced and water turned on, he noticed water still surfacing from concrete slab under the water heater and in laundry room which is behind water heater. Homeowner had hot water side turned off when I arrived. After further inspection, was able to determine that there was water surfacing mainly from concrete slab underneath water heater where copper piping stubs out. Water took some time to surface from around pipe which can mean the failed section of pipe under slab could be anywhere around surfacing area. Recommended that we contact a leak detection company so they can pinpoint failed section of pipe. After its pinpointed, we could return and provide a quote on demo and repairs. We will have homeowner in contact with leak detection company then he will contact us after they lo

Upon arrival, I was greeted by Mr. Jackson. He scheduled an appointment with Keep Smiling because of some kind of leak at the kitchen sink. I took a look as to what may be going on and found one leak happening. It is coming from the basket strainer seal. I explained to Mr. Jackson that the seals can gain a defect as they age. I showed him that it is a simple solution to resolve. Mr. Jackson also allowed me to inspect the water pressure and thermal expansion tank. The water pressure is lower than the range per plumbing code (45-80 psi) at less than 40 psi, and the thermal expansion tank had failed. I informed him that the low water pressure can have a risk for future problems regarding the pressure valve eventually allowing high water pressure. I also let him know the function and risks related to the thermal expansion tank. I presented some options to choose from. Mr. Jackson opted to let me replace the thermal expansion tank and install a new basket strainer for the sink. For now, he
Once again, Jered was prompt, diagnosed the issue, and with the water heater got the heat on.

Upon arrival we went to water heater in crawl space to try to re light water heater. We were successful on relighting heater and code is blinking normal operation at the time. Heater is over 10 years old and could have components in the heater going bad. If this continues to happen we recommend installing a new water heater in crawl space.

Ms.Ashkar needed help with two items in the home the bath fan and dry receptacle. As I took a look at the dryer receptacle I noticed that the reason why it didn’t work was because it was for a 50amp and not a 30amp dryer. I’ve told her she can return the item she bought for the dryer. The dryer was already wired all I had to do was replace the receptacle to get it powered. Once replaced, I plug the dryer and it was working just fine. While being down there at the panel, I did inspect and noticed two breakers are oversized for two of the circuits inside the home. These wires were 12 gauge and they’re only capable of holding 20 A maximum and they were placed on a 30 amp breaker. I’ve also replaced these two breakers. I have also informed the customer of a wire that runs on the surface of the drywall. For the bath fan I went ahead and replaced all internal components. Previously the bathfan would turn on and run Normally, but then would rattle after a certain amount of time. While rep

Good service from Fernando. He was on time, on point, professional and very courteous.

Upon arrival, customer stated he had a leak in his basement shower and did not know where it was coming from. Customer approved diagnostic fee in order for me to determine where the leak was coming from. I removed the sheet rock that there, in order to expose the tub and the plumbing. After further inspection, I noticed the leak was coming from the tub itself due to caulking work. Customer did not approve estimate to remove and install new caulking. Customer said he was going to do it himself.
