Arrived at homeowners home. Homeowner had hall bathroom that the three handle tub and shower valve. The cold handle broke off. After taking a look at the valve, I found that the grooves that the handle sits on snapped off. I explained to the homeowner that we would have to replace the seats and stems on the inside. That way the new handle would screw on without slipping, causing the screw to strip out. I gave the homeowner an estimate to replace the seats and stems on the three handle tub and shower valve in the hall bathroom. The homeowner talked it over with his father-in-law and they came to the conclusion that they were going to try to fix it themselves. Arrived at homeowners home. Homeowners son mistakenly poured candle wax down the garbage disposal, and now it is not working. I took a look at the garbage disposal and saw all the wax and let the homeowner know that it would be easier to replace it than to get all the wax out. I gave the homeowner an estimate to replace the garbage disposal and see if the wax made it to the p-trap. The homeowner accepted. I removed the garbage disposal and installed the new one. I took a look at the p-trap and saw that there was no wax in the trap. I put all the drains back together, then ran Water to test for any leaks and functionality, and all is well. Customers toilet in main level guest bedroom is constantly running at full flow. The fill valve is not turning off. I recommended to do a minor rebuild of toilet. Toilet is generic Lowe’s brand aquasource toilet. It is modern 1.28gpf toilet. Customer approved repair and I replaced fill valve, flapper and the braided steel supply line. Old supply line was badly kinked as it was too short. They have bidet seat attached to toilet. Water is back on and no leaks on my repairs. Flushed toilet several times and works and turns off properly. 1 year warranty on repair. Water pressure on home is good at this time, it is on high end at 75psi but still normal range. Total quoted charge paid today via credit card is $202.75

The power of a customer stated that they had a valve leaking in the garage I soon as I saw it was coming from the pressure reducing valve leaking from the top of the housing. She also told me that the toilet that I rebuilt occasionally would turn on randomly. I checked pressure to the house pressure was sitting at 100 psi not only was the pressure reducing valve leaking from the housing but it has also spiked up on pressure. She showed me a paper where is shoulders replacing a waterline back in 2017 unfortunately it was out of warranty. I gave her a price to replace the pressure reducing valve. I was met on site by Mr. Elliot. An appointment was scheduled with Keep Smiling due to a running toilet. More specifically the hallway powder room. Mr. Elliot noticed that the fill valve was not shutting off properly. As soon as I walked into the powder room, it was immediately noticeable that this was the case. I further assessed the toilet in case there were other issues going on. Everything else with the toilet is healthy. I inspected the water, pressure and the thermal expansion tank in case they could be the cause of the fill valve failing. The water pressure is within the appropriate range, and the thermal expansion tank is healthy. Mr. Elliott didn’t need anything else inspected. I provided the estimate for replacing the fill valve. Will have to break tile and concrete in master water closet and replace piping. This estimate include pipe that was inspected all the from water closet into hallway bedroom (12 feet). Mr. and Mrs. Richmond were on their way to Savannah during the appointment. I was escorted downstairs so that I could assess the situation. The sewage basin was completely full while at the same time the base of the nearby toilet was leaking the excessive sewage. Upon arrival customer stated that their shower would not turn off so they had to turn off water at the street upon turning water on to the whole house again I seen that the shower kept on running even if it was on the of position. I explain to the customer that it could be a sign of high pressure or it could just be the age I checked pressure at the back hose bib and found out that the pressure to the house was around 50 psi. I gave the customer a price to replace only the cartridge. They approved my estimate and upon completing the installation of the new cartridge I seen that showerhead was clogged up with something I took it out and installed it back again, and it was still not letting water come out. I had one in my truck from a past shower valve installation and quickly just installed that for them. I tested it that it turns off. There is no further leaks in the shower. It has an air filter 14x25x1. Found water at emergency drain, customer said that he will take it out, he has been doing it for a few days. Found return duct in really bad shape. Found blower motor bearings wearing out and blower wheel dirty. Burners and heat exchanger are rusty. Condenser is 2 tons Concord about 20 years old located right side of the house with R22 refrigerant. Main reason for system not cooling, freezing up and water damages on the wall is due that is low on refrigerant about 3 pounds of R22 refrigerant but this refrigerant is phased out, we no longer carry it. System currently cooling with a Delta T of 7 degrees at this time, explained customer that a normal working condition system should be cooling with a Delta T between 18 to 22 degrees. System is beyond life expectancy

Issue: garage apartment system not cooling due on a faulty thermostat. Airhandler is Lennox about 20 years old located in the attic and it does the garage apartment. It has a clean air filter 15x20x1. Found blower motor run capacitor weak reading 5.5 put of 7.5 mfd, this is putting more stress on the blower motor, suggested to replace capacitor. Found blower motor bearings wearing out, suggested to replace blower motor. Found blower wheel dirty, suggested to pull it out and clean it. Found evaporator coil really rusty, it can start leaking refrigerant at any time. There is biological growth inside Airhandler, suggested to install Iwave-R to purify indoor air, help with biological growth, viruses, bacteria, allergies, germs, etc… Heatpump/condenser is 2 tons Lennox about 20 years old located backside of the garage with R22 refrigerant. Upon arrival, homeowner stated that her hose bibs were shooting out from the side and had an icemaker stop that was leaking from the diaphragm. After investigating, I found that the reason why the hose bibs were shooting out from the side was due to a faulty vacuum breaker on both of them and the icemaker stop was compromised at the diaphragm. I gave the homeowner an estimate to drill into the vacuum breaker to break it free and replace them and replace the icemaker stop that was connected to Soft copper. The homeowner wanted the work to be done. After work was completed, I tested everything for leaks and to make sure everything was functioning properly. Sandra accidentally misunderstood the pricing for the work that was going to be done. The price previously quoted was to have two fixtures installed but while being there she changed her mind. Now she wanted a chandelier. I’ve previously provided an estimate for either situation and totaled to be at the previous price quoted. While installing she wanted me to pause and explain the price so I did. I explained that chandeliers are more of a process to them length desired and assembly of the fixture. Ultimately we came to an agreement for 200$ even instead of 352$ In the future this will not be the price for future chandeliers. I still managed to help her secure the repairs of her panel, and home Redevice with her insurance company. Unfortunately we’re not in the network. They’ll send their own contractor.

I arrived on the job and spoke with Mr. Genus about what work he would like performed. He showed me to the front room where a light was installed. He also showed me the fan he would like installed there. The fan comes with a fan control switch so I wrote up a quote for replacing the existing light fixture within the front room with a fan and the switch controlling said light fixture with a fan control switch. We came to an agreement after some negotiation. I then got to work. Once completed I showed my work to Mr. Genus and collected payment. 1 Year Warranty.

Customer has leak in middle of their yard. Obvious spot where water is coming out. Customer was concerned because another company just installed a water heater on Saturday and then they noticed this the next day. Unfortunately it looks like a coincidence as this is completely separated from water heater. The line is original to home and as far as customer knows there have never been repairs on it. I is obvious that there was a tree at one point where water is coming up. Customer said tree was removed years ago. I gave customer options for spot repair and complete replacement.
