Replace/Install tank to bowl gasket kit in upstairs hallway bathroom. Current toilet was just rebuilt and is leaking badly from the base of the tank when flushed. Technician performed tune up for 16 year old gas furnace split system. Filter was replaced. Unit is producing an 18 degree temperature difference. Blower housing is clean. Blower motor is pulling normal amperage. Condensate pump is working with no issues. Outdoor capacitor was very weak. Resident agreed to replace capacitor. Pressures were a little low. Resident agreed to add 1 pound of refrigerant. Unit is now at normal pressure levels. Outdoor coil is also clean. No other faults found at this time. Thank you for choosing Keep Smiling! Have a blessed day!

Came out to the smith residence to see if there is indeed another circuit ran inside of the master bathroom and there is not there is only one additionally while I was here the tech replaced a cracked Gfci and a stacked toggle switch.(1 year warranty.)did advise to run a new circuit for the outlet for hair dryer use in the future.

Technician came to replace thermostat and perform tune up. Indoor blower motor pulling normal amperage. Furnace did not have an accessible filter rack so resident agreed to have one put in. Unit is producing 18 degree temperature difference. After replacing thermostat, technician tested thermostat for both heating and cooling and they are both operating. Outside capacitor is in good standing. Condenser was cleaned and washed out. Technician reversed the wiring of the outdoor fan because it was blowing in the wrong direction. Could not get refrigerant pressures because the suction line service valve began spewing out refrigerant when taking the cap off. Technician tightened cap back on to keep remaining refrigerant from leaking. Due to the age of system and outdated refrigerant (R22), it is my recommendation for a system update.

Attempt to clear blockage for bathroom toilet. Business owner pulled toilet prior to our arrival. Keep smiling will attempt to clear blockage with sewer machine. Was able to PARTIALLY clear blockage. Cannot warranty flow due to cast iron piping. Was able to locate problem area in piping with sewer locator. Problem area appears to be directly over a previous repair in the kitchen storage room near freezer. Restaurant owners will contact landlord as the landlord’s plumber is who made the repair. Cannot full diagnose issue with piping as there is too much grease in the line to see clearly on camera. In order to fully diagnose, Keep Smiling will need to jet sewer line. Separate estimate will be provided.

Upon arrival customer stated that they have been experiencing water pooling up on the ground in front of the cabinet that a 30gal electric water heater is in that is 21 years old. Upon my inspection I found that the water is coming from the bottom of the water heater due to a cracked tank and I explained to the customer that the water heater will need to be replaced. She told me that there was another water heater down the hall and was wondering if we could use that one to also feed the kitchen and bathrooms because that’s all the 30 gal was feeding. Upon inspection of the heater down the hall I found that it was a 40 gal electric heater that is 23 years old I explained to the customer that that heater would need to be replaced to have the extra hot water to feed the other side of the office. I gave the customer options for both of the solutions we came to and she decided to get the 30 gal water heater replaced. Today i Replaced the 21 year old leaking 30gal water heater with a new 3

Customer also had complaint that when toilet was flushed, the lavatory faucet would spit at you after inspection it was found that the fill valve fill hose for the bowl that goes into. The top of the flush valve was not properly connected and needed to be replaced. it was causing the sputtering or spitting issue with the faucet.

Discussed hold options with homeowner. Homeowner requested a maintenance tuneup inspection. Performed inspection on one 2016 Amana/Goodman 2.0 ton ac / 80% gas furnace. Arrived at customers house with issue with outlets not working upon inspection found three gfci in kitchen inoperative after replacing them all outlets were working changed one by counter where sink used to be and two on other wall one near stove other by wall near back door but on the same wall

I arrived at homeowners home. I was to work off of estimate to replace approximately 15 feet of 3 inch for the kitchen drain due to it being full of grease and me not being able to clear it. I was out this Wednesday and left him the estimate to get the work done and we set it up for today. I started by removing the old 3 inch and cleaning out what leftover grease I could. I’ve been installed the new 3 inch and connected it on both ends, and made sure that it had proper fall. I then went up to the kitchen sink and filled it up twice with hot water and let it drain to make sure the issue has been resolved and all was well. I’ve been cleaned up and show the homeowner everything and got his approval. Thank you for choosing keep smiling Plumbing and electric heating and cooling. There is a one year parts and labor warranty on all the work that was done today through keep smiling plumbing

At today’s service, Mr. Cable was interested in having a ceiling fan replaced in the living room with one they had supplied. The fan they had purchased was a Hampton Bay 52” Rockport indoor ceiling fan. I provided an estimate for this work to which he agreed to. Therefore, I removed the old existing fan. Mr. Cable informed me they wished to keep this fan and therefore, I did not haul it away for them. I assembled and installed the new ceiling fan back in the same location as the previous fan. This fan is controlled by a single toggle switch. To operate the blades and light independently, this is done at the pull-chains attached to the fan.

Business likely has a slab leak with CPVC piping underneath the slab without sleeving. Turned off all fixtures and isolated system and water meter was still spinning rapidly indicated water escaping. Referred to leak Detection contractor for locating slab leak. Once located, Keep Smiling can go through floor/slab and repair leaking pipe. Will generate estimate when leak is located.

Arrived at home owners home. Homeowner had a kitchen sink that was completely blocked up and was not draining. After talking with the homeowner, he explained that he already had another plumber out but they charged him to fix the P-trap and said that the issue was in the P-trap and now it is backing up again. I gave the homeowner an estimate to run my snake through the kitchen P-trap, with the attempt to clear the blockage. I also explained that it is highly likely that it is a grease blockage, and that he may need to get the pipes replaced. I was unable to fit my machine through the inch and a half P-trap so I went downstairs to the open garage and cut the 2 inch pipe loose then ran my machine from that point. I cleared out about a half a bucket of grease, then security pipe back together and went upstairs to run water, but it immediately backed up again. I explained to the homeowner that we would have to replace the section of pipe due to it being full of grease and my machine not b

Upon arrival, I was greeted by Ms. Bittman. She is currently in the process of selling her home. During this buying/selling process the inspector noted two plumbing issues. The water pressure was high, and the rear hose spigot would not shut off. I double checked and confirmed that the inspector was accurate on both. I provided an estimate to get these parts replaced. With the help of management, we were able to agree on a price. Ms. Bittman signed the estimate, allowing me to move forward. I replaced the original 25AUB pressure valve with an N45 pressure valve. The host spigot was originally a multiturn style. I replaced it with another multiturn style. I also terminated the spigot a few inches away from the wall. This will allow for easy access for replacing it in the future. In order to replace the spigot, I had to create holes on the inside and outside of the wall. These holes were patched using hydraulic cement. I pressure tested everything and found no signs of leaks. I advised

Toilet downstairs was running, causing water bill to be high, turned toilet off and meter not turning and checked valve for pump was broken and leaked when pump came on, cut out and replaced check valve and ball valve for pump and complete rebuild downstairs toilet.tested and working fine.

On arrival, customer claim that her sink was backed up. She started saying that it started whenever they last used the garbage disposal. I told her that the reason it’s clogged is because of all the bends she has in her drain pipes. But I will give her an estimate on it and try to unclog it. Some other company went on top of the roof and unclogged it once. But unfortunately, unfortunately, we do not do this at this company due to liabilities. So I will try to snake from the kitchen drain. After snaking it three or four times I ran hot water at the same time I was snaking it. Perfectly fine. I kept running hot water while I was picking up my tools. No backups were seen. Thank you for choosing keep smiling Plumbing!!!!!
