Completed a full service upgrade to the home. New meter with whole home surge protector, and grounding system. New panel has been installed and new breakers with dual function. Panel has been labeled three circuits couldn’t be identified. Breakers remained in the on position. New weather proof boxes and a new dedicated circuit for the table saw. Inspections has already passed its final.

Upon arrival customer stated that he has bought a new drip in sink and a new kitchen faucet and that he would like them installed. I inspected the area and took measurements to make sure that the sink he got would work and i found that it will work perfectly. Upon inspection leak was not coming from the faucet it was coming from dishwasher hose where is connects to the garbage disposal. We will Replace a section of dishwasher hose. Comes with 6 month warranty.

This is an owner/tenant home. The tenants report that they were out of town and came home to flooded bathroom that had water go into kitchen below. They said toilet tank was overflowing. Water was off to toilet when I arrived and tank was filled way too high. The bowl was not holding water. I asked how long they were gone and they said a few weeks. The trap dried out but usually takes longer than a few weeks. When I flushed toilet water gushed out between tank and bowl. This tells me again toilet hasn’t been used in a very long time as tank to bowl gasket has dried out. I explained my findings to the owner Mr Johnson. Gave him options for toilet tank complete rebuild and replace toilet. Both options include replacing the cheap plastic pop up style shut off valves. Owner declined work and said he didn’t realize it would be so much and he will just go through his home warranty company. Customer has water coming from relief line in backyard. She had a high water bill and learned of it recently. Water heater is 18 year old whirlpool. I told customer we can replace relief valve but due to the age I definitely recommend replacing water heater. Water pressure is right at 80psi with relief line running so I know pressure is high on home. Regulator is original to home in front closet. Her water heater is putting out scalding water too which doesn’t help relief valve. The thermostat is not even all the way up. Customer is prepared to replace and has had multiple quotes. She said mine was the highest. I told her I can try and see if my supervisor will match price but if he does he will likely say I need to install immediately. She was ok with that and supervisor approved customers request. I drained old water heater and hauled away. I installed new 50 gallon gas Bradford white tank with all components to install to code, new expansion tank, quarter turn water valve, gas flex

Upon arrival, found that 2in pvc drain located in utility closet was clogged. Presented quote on attempting to clear drain and customer agreed. Used flex shaft drain machine and was able to restore flow to drain. No warranty on drain clearings, thank you for choosing Keep Smiling Plumbing.

Mr.Abrams would like to update the panel but also add an additional circuit for a table saw. I provided multiple options that would take care of this problem. His choice is to upgrade the system. This will take care of the meter, panel,circuit, and outside outlets. I’ve also made the recommendation to trim some of the branches that are somewhat resting on the power lines coming to the home. For today I’ve collected the deposit to proceed with the permit for the job. It is nonrefundable. Currently Mr.Abrams will discuss with his wife what dates work best for them. Once I’ve received that we will contact Georgia power to schedule the shut off on the day that aligns with Mr.Abrams. Firstly we will work on the permit. I’ve recommended that can stay at hotel or family while the homes being worked on. Two nights to be safe.

Upon inspection heater has to much gas flow. We adjusted the gas flow to get heater lit. After talking with HTP. The heater will need a combustion analysis done to fix the problem for good.

At today’s visit, I spoke with Shawn who showed me around the house the the different areas they are having problems in. In the dining room, he pointed out that there was an outlet not working in the dining room. Upon further inspection, it was noted that none of the receptacles in the dining room were working. In the kitchen, the gfci was pointed out as it would not reset. Upstairs, there was a two gang receptacle box that was cited from the home inspection as not having power to it whereas the rest of the room did have power. With all of this information in mind, I provided an estimate to troubleshoot each individual area to which Mr. Christopher approved of the work. Therefore, in the dining room, I determined that the first receptacle on the left when needing from the kitchen had a loose connection to the hot terminal screw. It was resting in the perfect position as to not allow power to flow to the remainder of the receptacles. I remade this connection and got function back in the

Technician came out for no cooling call. Upon arrival, system was off. Technician turned system to cooling, indoor unit came on but outdoor unit did not. After diagnostic check, technician found blown capacitor. After replacement capacitor, outdoor unit began operating. Refrigerant pressures are in normal range. Informed resident that they no longer make R22 refrigerant anymore. System is still in working condition, but once that refrigerant leaks out, it will be time to consider a system update. Ms Edmond’s property had an issue with the disposal not coming on. I provided a complimentary panel check along with the work. Very beginning of the visit I walked her through the inspection. I provided estimates for the panel and options. I’ve explained as well why either options would be great with one being more of a bandaid. Challenger have lost their UL listing for issues known that start with the breakers. In this panel I did point out the slight dislocation on the edges of the bus bar. I would recommend replacing because it’s highly possible at the moment of selling the home it be brought up if the home inspector is knowledgeable. After providing the inspection I walked her through the repairs and explained as went along. Simple and very common problem with the switch. The switch was backstabbed as I’ve said this is purely for fast installation and will likely fail prematurely. These connections lead to arcing,overheating and burning. I replaced it and got the disposal working

Main sewer is backing up for the third time in the past 6 months. Asked restaurant manager is they have gotten landlord involved as we advised during last visit. Sewer line is likely compromised. Landlord had another plumber make a repair under kitchen area, but it appears the repair is not holding up or the system needs more repairs. Landlord has their own plumbing contractors they use for these repairs. Talked to landlord for the manager and explained the reoccurring issues. Landlord will have his plumber come out and evaluate the issues and previous repair.

Ran hot water directly from tankless into the main line after the grease trap for 15 minutes with no backup or issues. Customer is going to get grease trap cleaned then we can follow behind and clear out all the residual buildup in the lines. Today’s charge will be taken out of the return visit. Customer stated upon arrival that he would like a AC tuneup upon inspection. System is from 1999 to 26 years old straight AC gas furnace upflow in a closet system has R 22 Freon indoor air filter change out 20 x 20 x 1“. Approximately 15° between Supply and return. Checked all electrical and mechanical components system is running and cooling at this time.

Upon arrival kitchen faucet was broken. We will install a new kitchen faucet. Faucet comes with 1 year parts and labor warranty.

Customer has 2 toilets acting up in home. Main level toilet in 1/2 bathroom is a Briggs toilet with all original parts. Wood floor is warped around the toilet. I found water on left side in back and it was dripping from tank to bowl bolt. It’s completely rusted. While looking for leak I can hear toilet constantly running too. I recommended complete tank rebuild on this toilet. Master toilet upstairs is also running. This toilet has had tank to bowl bolts replaced at some point. There are rust stains on tile floor around but bolts look brand new and no rust build up in tank. I just recommended a minor tank rebuild on this toilet which is filled with valve, flapper and supply line. Customer approved repairs but he wants to go through home warranty company. He had me call their claims number as he already put a claim in. I had to let them know the total of my repairs for approval. They did approve and customer will be paying me for work with the home warranty company reimburseing the cust

Customer has leaking basket strainer on right basin of kitchen sink. It’s been leaking for awhile underneath and everything is rusted. Customer does have older porcelain finished cast iron sink. The rust marks on the porcelain surface will unfortunately be a permanent stain. I advised customer that I can’t get rid of the rust from cast iron but there will be a new strainer and nothing will be leaking and rust will not further spread. Customer approved repair. I removed old basket strainer and steel tailpiece. Installed new deep stainless steel basket strainer with pvc tailpiece and trap. Made connections with pipe dope. Due to how thick cast iron sink is I had very little threads to hook up tailpiece. Looks like I had just enough room. I ran water several minutes and observed no leaks and everything draining good. 1 year warranty on repair. Water pressure on home is good. Total paid today is $277.92 via credit card.

Upon arrival customer stated that she has a toilet that keeps backing up and has had this issue a couple of times. Upon my inspection found that it is a soft tissue blockage in the back of the toilet. I asked the customer if she was on city or septic and she said she did not know so I took a walk around the house and found out that she is on city sewer. I asked the customer if she uses any type of flushable wipes and she said she did and I explained to her that no wipes are flushable and this is more than likely the reason you have been experiencing this issue. I presented a price to the customer and she agreed. Customer had her own auger that a previous plumber had left and asked if she could have a little bit of a discount and I can use her auger. I gave the customer a $40 discount for having the tool I needed in reach. Today I cleared the toilet by hand auger and flushed multiple times with no issues. No warranty due to wipe blockage.

Upon arrival customer stated that the toilet in the guest bedroom bathroom continues to run and that the emergency shutoff valve for the toilet will not turn off. Upon my inspection I found that the kholer flush gasket had a bubble in it allowing the water to flow through the flush canister and down into the bowl and not filling up the tank. The fill valve was also leaking out of the diaphragm when the only water dispensed should be going through the water line from the fill valve to the canister. The emergency shutoff valve will not even budge. It has corrosion welded open and will need to be replaced as well I presented a price to the customer to get these issues fixed and they agreed to Replace the fill valve and kholer flush gasket And also replace the emergency shutoff valve that supplies water to the toilet as well as the supply line 1 year warranty parts and labor

Issue: system isn’t cooling, customer states that it stop cooling after he had ducts clean. House has 1 system. System is dual fuel (gas+heatpump), Furnace is gas 90% Carrier about 14.5 years old located in the crawlspace. It has an air filter 20x20x1. Upon arrival customer informed me that he tried installing nest thermostat but system still not cooling, he said that system stop cooling after he had ducts clean, he said that the duct cleaning company came the next day and replace capacitor to outdoor unit and they couldn’t figured out why system isnt working anymore, I explained him that nest thermostat is installed wrong, he said that there is another thermostat for upstairs and that one doesn’t work at all, when I went to check furnace on the crawlspace, I noticed that Zoneboard doesn’t has a thermostat connected to zone 2, explained customer that upstairs thermostat won’t work because is not connected to the Zoneboard, it has 3 dampers that I don’t know if they are working but th

I arrived on the job and spoke with Mr. Zugay about what issue he’d been having with the light we replaced this morning. After doing a brief diagnostic I found there was a lack of power to the light fixture. Nothing was wrong with our connections nor the instillation so I charged for a switch replacement and corrections of the circuit. Once the switch was replaced and the neutrals tightened the light worked as intended. I then collected payment. 1 Year Warranty.

Upon arrival customer stated that he has 2 showers upstairs that he would like the handles and shower heads replaced. Upon my inspection I found that the trim that he had bought will not work with the shower valves that he has in the shower. I explained to him that the kits he bought do come with the valves and we can replace them by cutting out some Sheetrock behind the showers. He expressed to me that he doesn’t want holes everywhere right now so he would just like a price to replace one shower valve in the hall bathroom and replace the shower head in the master bathroom. I presented a price to the customer and he agreed Today the customer chose to Replace the shower valve in the upstairs hall bathroom with a customer supplied delta shower valve And replace a shower head in the master bathroom shower with customer supplied shower head 1 year warranty labor only Keep smiling is not responsible for any sheet rock repairs. I arrived on the job and spoke with Mr. Zugay about what work he would like performed. I wrote up a quote to replace the existing vent hood above his stove, along with replacing the light fixture above his sink. He liked the price so me and Robert got to replacing the fixtures. Once completed we presented our work to Mr. Zugay and collected payment. 1 Year Warranty.
