Job Locations and Reviews
Customer wanted a second observation and opinion to compare to the original technicians visit. The original technician was Tom. The concern is in regards to a significant water pressure drop when the water passes through the house filtration. I spoke with Tom about his original visit and fully agree with his assessment. The filtration needs to be taken out in order to have consistent flow. Customer asked if I could adjust the psi from 60 to 65 while here. The dispatch fee was not charged today.
Came out to the Corley residence to determine why her outlets in the dining room where not working working upon diagnostic discovered the breaker to be faulty as well as the outlet in the kitchen haveing a crack in it also the Gfci on the same circuit by the dock haveing char marks where it was catching on fire over and over.The tech repalced the tandem breaker and the outlet but cut off the Gfci where it was burnt off.Did also discuss the benefits of a whole home surge protector.When I was inside the panel did hear some buzzing going on and some double tapped breakers which she said she will fix at a later date.(1 year warranty.)
Upon arrival, I was greeted by Mrs. Corley. She brought me to her gas fireplace while describing to me how she believes to have been smelling gas recently. I informed Mrs. Corley that I am able to inspect for leaks and that the fireplace itself would require a fireplace contractor. Mrs. Corley agreed to a minor diagnostic fee for the leak inspection. I used my gas leak detector to inspect the key valve, the connections in the fireplace, and the black iron within the below drop ceiling. The only leak I found is correlated with the key valve. I clarified to Mrs. Corley to contact a fireplace contractor to help with this. I provided her with the information for JR Bolton. I left the gas shut off leading to the key valve in the off position per Mrs. Corley’s request. * No Warranty on inspections.

Descaled 2 Rinnai tankless water heaters located in basement
KSPEHC was called out for low “pressure” in fixtures. While on site tech was shown multiple fixtures experiencing volume drop when another fixture is activated. Tech explained this is usually due to a pressure regulator that has failed. Tech was able to check pressure on the bottom of the water heater located in the basement. Pressure reading at this time was 105-110 psi. Tech explained that this means the regulator has failed and could be a contributing factor into the volume drop. An insert filtration system was also noticed on the wall near the water heater. After Prv Installation tech tested water and the volume drop was better until a fixture with high flow was activated. At this time tech went and bypassed the two filters and the volume drop went away and the water production was back to normal. Upon arrival, I was greeted by the tenant of Mr. Dinesh. The tenant escorted me around the home to show me what they’ve been experiencing. During the visit, I noticed a multitude of things. The thermal expansion tank had failed, the upstairs hallway toilet needs a new fill valve, there is a small extent of crossover happening within the plumbing, and I suspect that the soaking tub and stand in shower in the master bathroom need to be re-piped. I explained to Mr. Dinesh my suspicion about the soaking tub and stand in shower. I believe the tub only has cold water ran to it while the shower only has hot water ran to it. The crossover issue is caused by one of two components. Possibly both. The shower valve or cartridge may need replaced in the upstairs hallway shower. Possibly multiple showers. The mixing valve in the master bathroom might also need replaced. I discussed with Mr. Dinesh about each of these issues in depth. For the moment he wants estimates sent to him to look over. The di
Supply and install new six year 50 gallon gas water heater in maintenance closet for building E. Install includes two new brass ball valves for hot and cold inlet and outlet. Install includes new thermal expansion tank.
At today’s, visit, Mr. Jim was shaving a problem with the lights in the basement where they were not working. During the evaluation, the breaker was observed to be in the tripped position. The breaker was pushed to the off position and back to the on position which restored the power. I asked them a series of questions and we were able to determine the breaker had tripped from running multiple space heaters at the same time. I instructed them that at max they could only run one space heater in the basement.
At today’s visit, Mrs. Annie had recently had a home inspection on the home for the sale of the house. The home inspector had cited that there are double tapped wires on the neutral and ground bus bars in the panels inside the theater room. During the evaluation, I examined both panels and determined the only panel in this room with the issue was the larger panel on the right. This panel did indeed have 4 double tapped neutrals. This panel has many double tapped ground wires however, ground wires are permissible to be double tapped as they are non current carrying conductors. The only grounding problem evident was triple tapped grounds which is not permissible. Therefore, to rectify these problems, an estimate was proposed to have the double tapped neutrals relocated to their own individual terminal screws along with relocating grounds so that there would not be anymore triple tapped grounds. The Baker’s have been experiencing high water bills. Upon diagnosis found that upstairs hall bath toilet was silently running. Performed a minor toilet rebuild to remedy issue

At today’s visit, Mr. And Mrs. Carson are looking to have a chandelier installed as well as a ceiling fan. Both fixtures would be installed on a 18’ceiling with the chandelier in the foyer and the fan in the living room. The ceiling fan would need a 6’ down rod. An estimate was provided for the installation of the two fixtures.
Upon arrival, I was greeted by Mr. Kim. I was previously here earlier during the week installing a new garbage disposal. During that original installation I forgot to remove the plug for the dishwasher drain hose. I generated a zero dollar recall estimate to quickly alleviate this with Mr. Kim’s approval. He signed it, allowing me to move forward. I quickly removed the disposal and other connections in order to safely remove the plug. I put the disposal back in place and reattached all relevant connections. I dumped multiple liters of water down the disposal in order to test all of the seals. No leaks were noticed. I activated one of the cycles on the dishwasher to allow for a proper test of the drain hose for Mr. Kim to witness. We will be called again if necessary. * Original craftsmanship warranty still applies.

Upon arrival, I was greeted by Mr. Kim. He has escorted me to his kitchen to show me the malfunctioning garbage disposal. I attempted to reset and test the disposal, but confirmed the disposal has failed. It was both leaking and not operating. I informed Mr. Kim that the only solution is a full replacement. Mr. Kim allowed me to check the water pressure and inspect the thermal expansion tank. I noticed that the pressure exceeded 80 psi. The thermal expansion tank was healthy. This pressure valve had previously been replaced by a former Keep Smiling technician in 2020. Mr. Kim agreed to get pricing for the garbage disposal and pressure valve to be replaced. I presented multiple solutions which we discussed. Mr. Kim agreed to one of the solutions, allowing me to move forward. I had to drive out for a couple of supplies before performing the work. Once I had everything, I shut the water off to the home and drained the water in order to replace the pressure valve. The plumbing system was
The Blassingames have been experiencing high water bills. Upon diagnosis found that there is an underground leak on water service line. Gave the options to remedy issue and they optid to replace entire water service line
Came out to the Winn residence to determine why the 2 fridges in the garage kept tripping Gfci upon diagnostic discovered they had multiple additional outlets on the circuit so the tech pulled from a different source in the garage to add a additional outlet where they can plug the fridge separately from each other.The island in the kitchen had a outlet that had failed so the tech replaced it and restored power.(1 year warranty.)(not responsible for drywall damage.)
Upon arrival customer claimed to be wanting his faucet replace with one he already bought. I gave him the price to replace and he agreed on it. After taking the old faucet off the hot side emergency shut off was not closing properly and I gave him price to replace it he agreed and I did the cold side out of courtesy. Arrived at homeowners home. Homeowner had hall bathroom toilet that his boys use that is stopped up. Homeowner explained that this is the first officer he has ever had that he wasn’t able to clear himself, he explained that he has tried to use a plunger tried to pour baking soda and vinegar down. It try to use some drain cleaner, and nothing is working. After inspecting toilet, I flushed it and it backed up immediately. I explained that I could try to auger it with an attempt to clear the blockage and if that is successful will be good, but if it is unsuccessful, then I will have to pull the toilet and try to clear the blockage that way. Homeowner agreed. I gave the homeowner an estimate to auger hall bathroom toilet with the attempt to clear the blockage. Homeowner accepted. I did the work.
