Upon arrival the homeowner stated that she wanted a stop put in on the refrigerator. After investigating, I found that it was possible to put a stop under the refrigerator, but I would have to go get the part. After writing up an estimate and talking to the homeowner about the estimate, she decided to go ahead with the work After work was completed I re-pressurize the home and tested for leaks, and everything worked properly. Upon arrival, customer stated that he was contacted by water company that water meter showed a continuous flow on customer side. After further inspection and testing by isolating home plumbing and main water line, was able to determine that water leak was on main water line from meter to home. Found wet and soft spots on both sides of sidewalk in front of meter. Presented quote to customer on whole line replacement or digging and attempting to find failed section and repair. Customer decided to have line exposed to find leak. Started digging next to side walk on furthest side of meter and found main water line with water continuously filling whole. Failed section of blue poly was found on the edge of side walk. Telecommunications pipe was ran directly above main line and caused water line to bend down and cause stress to pipe which over time caused water break. Cut out failed section, replaced with pex piping and properly connected. Turned water back on and tested, no leaks were detect

Performed cooling maintenance on 2 systems. House has 2 systems. First system, furnace is gas 40k BTUs American Standard about 6 years old located in the attic and it does upstairs. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. It has a media air filter 20x25x4 that is dirty, suggested to replace it, customer said that he thought he had extra filters, he will order it and replace it himself. Flushed condensate drain line. Found flexible gas line inside furnace by code and safety there cannot be flexible gas line inside furnace, it has to be hard pipe, suggested to install hard pipe at gas line inside furnace. Evaporator is 3 tons ADP about 12 years old. Condenser is 3 tons Lennox about 12 years old located right side of the house with R410a refrigerant. Checked voltage, amp draw, capacitor, contactor, condenser fan motor, condenser coil, and refrigerant pressures. Found system low on refrigerant about 1 to 1.5 pounds of R410a refrigerant, there is n

I was met on site by Ms. Patterson. An appointment was scheduled with Keep Smiling due to possible water damage in the hallway bathroom next to the kitchen. Ms. Patterson and her granddaughter had both noticed puddled water in the bathroom after coming home from a trip. It was just a question of where the water was coming from. During my assessment, I inspected the water, pressure and thermal expansion tank. The water pressure was within the appropriate range, but it was a very old pressure valve. The thermal expansion tank was in a failed state. I explained the purpose and risk regarding the expansion tank. I emphasized with the pressure valve that while it is still regulating within the appropriate range, its age put it at a risk of failing at any point. Patterson agreed to receive pricing for consideration. It took some patience but the leak in the bathroom was eventually discovered. The wax seal for the toilet was compromised. I was met on site by Mr. James. An appointment was scheduled with Keep Smiling due to a leak that was recently noticed on an isolation shut off. It is an isolation shut off that is in the utility room that is in line with a spigot. The type of shut off is a gate valve. The leak was coming from the packing nut. I assessed the area to strategize how I would have to go about replacing it. I’m spending time doing so I organized an estimate to go over with Mr. James. I explained that in order for me to perform the job I would need to cut open the drywall in the laundry room for the proper working access. He understood and already has a handyman contact for repairing the drywall. Mr. James signed the estimate, allowing me to move forward. I cut out and removed as much sheet rock as necessary for working access. I removed the shut off along with about a foot of original 1/2” copper pipe. I was met on site by Mrs. Kingston. An appointment was scheduled with Keep Smiling due to her desire to have the upstairs guest toilet replaced. She had already purchased the toilet herself. I took a look at the bathroom to assess what it would take to perform the replacement along with checking the water pressure. The water pressure is within the appropriate range. There wasn’t anything else that Mrs. Kingston needed me to look at. I provided an estimate for installing the customer supplied toilet. She was aware of the possibility of having to address the emergency shut off and/or toilet flange once I begin my work. A manager approved price was provided and agreed-upon, allowing me to move forward. I began working and ended up addressing the emergency shut off. At the Lucas residence I’ve returned to complete the project. Panel has been replaced. Voltage is normal 120v on each phase. Panel has been labeled according to the previous panel. Surge protector is on the top right of the panel. I minimize as much as I could on drywall damage. Replaced the two old smoke detectors in the home. Fixed the issue with the outlet that is switch operated. The device was simply failing and making contact internally which would turn the light on even with the switch in the off Position. Replaced the light above the sink. I did inform them that this is tied in with the disposal circuit. This will cause it dim slight when activated. The best solution is to pull power for the sink light to avoid this small flicker. The other fixture previously would have one burnt bulb. That was simply the fixture needing to be replaced. Before leaving the home still mentioned the home needs a Redevice in the future when they’re ready.

Sewage Ejection pump was covered under manufacturers warranty, but no remaining labor warranty. Keep smiling will pull existing pump and take it to warranty center for homeowner and receive new pump and do new install with new pump. Correction: when pulling pump and performing field test on it, foreign objects and debris were flushed and lodged into the impellers which caused the pump to fail and burn up. Pump manufacturer will not cover pump for this reason. Will have to install brand new pump. Keep Smiling will Supply and an install new sewage ejection pump. 3 year warranty via Manufacturer 1 year warranty on labor

At today’s service, the 50A circuit was removed along with the buck booster transformer. This material ant the request of Rampf,was left on site at the docking bay door. Installed today, was a 90A 208v circuit from panel (LT-Panel) to the stand alone oven. This circuit was ran in 1.25” conduit from the panel to the oven. After the work was complete, the oven was turned on and brought up to temp. The oven is a 78A 208/240v appliance and this information has been written on the control box of the appliance as from the manufacturer it does not have a name plate.

At today’s service, I installed the 208v circuit from the 120v-208v LT-Panel. This was ran approx. 15ft to a buck booster transformer that was supplied by Keep Smiling Co. At this transformer, the voltage was changed from a 208v supply to a 240v supply. From this location, conduit was installed from the transformer to the control panel of the Davenport Custom Coating Machine. The wiring pulled in all portions of the circuit is 2 hots a neutral and ground. Upon completion of the wiring, the system was tested. The voltage was measured at the machine to be 238v between Leg 1 and Leg 2. The machine was then turned on and tested and working properly.

Upon arrival, customer stated that water meter box was full of water. Inspected area but could not determine where water was coming from without digging area. Presented quote on minor diagnostic which includes digging and exposing pipe in front of meter to determine location of leak. Customer agreed. After digging and exposing pipe, was able to determine that water was dripping from meter fitting and check valve. Presented quote on repairs and homeowner agreed. Shut water off at meter, cut out section of pex pipe and removed old meter fitting and check valve. Installed new meter fitting and new dual check valve and reconnected to existing pex pipe. Turned water back on and tested. No leaks were detected. Back filled dirt to rough grade. Upon arrival, homeowner stated that water heater was making loud noises. She also stated that toilets started making weird noises in the past couple weeks, around the same time that water company was working around the area of residence. After further inspection, found that t&p valve had failed and was making loud humming noise. Also found that water pressure in home was over 170psi. All fill valves in toilets of home had been affected by high water pressure, and expansion tank had failed as well and had filled with water. Stated o homeowner that due to water company working nearby, caused pressure regulator valve to fail, which caused other issues in home. Presented quotes on recommended repairs and homeowner agreed. Replaced pressure regulator valve in basement, turned water back on and set pressure at 62psi. I was met on site by Ms. Debra. She is the tenant of the property. Linda is the owner. An appointment was scheduled with Keep Smiling due to a leak under the kitchen sink. Debra escorted me over so that I could assess the source of the leak. I determined that it was coming from the garbage disposal rather than a connection. The disposal was still operable. So power was not an added issue. I also inspected the water pressure and thermal expansion tank. The water pressure is within the appropriate range, but the thermal expansion tank had failed. I spoke with Linda about both of these issues and provided options for alleviating them. She chose to let me replace both parts during this visit. I gathered the approval signatures, allowing me to move forward. I took the time necessary to replace both parts and to test everything. The new disposal operates properly with no signs of leaks. I arrived to the site shortly before Mr. Townsend showed up. I took a picture of the information label for the drinking fountain and removed the front shield in order to assess what is specifically leaking. There are three things going on. The solenoid valve is leaking when the shut off valve is turned on, the compression nut for the emergency shut off and copper pipe has a steady drip, and the P-trap is disconnected from the union joint. The primary issue is the solenoid valve. I communicated with a supply house that carries the drinking fountains and provided an estimate that was approved by management. Mr. Townsend is declining the service for now but has requested that I email the estimate to him. I left everything the same with the drinking fountain as I found it and put the front shield back on. Provided an estimate for running a circuit to the oven. The one complication that I ran into is that the voltage for the machine needs to be 240 V. The panel to the left nearest to the oven is a 480/277 panel the other panel to the right is a 208/120 V panel. On either side that we connect to we will need a transformer for the machine to operate. I provided multiple estimates, and the estimate with the transformer. I’ve informed Piotr the price can vary depending on the transformer cost. When ready give us a call so we can order the transformer ahead of time.

Arrived homeowners home. Homeowner had a coupon for a $38 toilet tuneup, and he was wanting his upstairs two toilets to be looked at. After inspecting the toilets, I found that both the flappers were the issues of the toilets leaking. In his daughters room, the flapper has been torn due to the way, the chain has been pulling on it, and now the flapper we caught on the chain, causing it to constantly run. As for his son’s bathroom, the flapper is too small and it allows the water to just barely sleep through causing it to leak. After explaining everything the homeowner had two flappers that he wanted me to install. I gave the homeowner an estimate to install the two flappers that are customer supplied. Keep Smiling Plumbing provides excellent service. Armando was on time, friendly, professional, and very good at fixing my plumbing problem. I had a very slow shower drain. Armando cleared the a hair clog with a snake, then completely cleaned out a bunch of grout that the contractor who installed the shower sloppily left in the drain. He snaked the drain a couple more times to make sure he got everything cleared out. Keep Smiling prices are on the high side, but I’ll continue to use them for plumbing repairs because they provide excellent service and warrantee their work. They also provide HVAC and electrical service.
