At today’s visit, I spoke with Mr. Craig. He informed me that the bath fan in the master bathroom was not venting and that he would like it replaced. Additonally, he had two fixtures in the kitchen he wanted removed and two new ones installed which he has already purchased. I provided an estimate to install a 110cfm bath fan and Repalce two customer supplied fixtures to which he agreed. Therefore, I installed a Broan-Nutone Roomside Series bathroom exhaust fan rated at 110cfm with a LED panel built in. This was connected to the existing 4” ducting. Additonally, it was also wired so that the first switch controls the light of the exhaust fan and the second switch controls the fan itself. In the kitchen, I removed a 1x4 flat panel led and 1 surface mount fixture. I installed the two fixtures Mr. Craig had provided. Upon completion, the lights were tested and in proper working order.

I returned after multiple assessment visits to perform work on a couple findings. Replacing the shower valve for the master bathroom shower and the P-trap for the Jacuzzi tub. I had to remove some drywall in the backside of the shower in order to work on the valve. With the new shower valve and P-trap installed, I pressurized the system in order to inspect the work. The fittings showed no signs of leaks. The shower valve operates properly. I applied a layer of caulk around the trim plate. Another leak showed up when running water. The shower drain has a leak. I updated the customer about this. A proposal for the shower drain had been sent over. Each of these leaks are small leaks that can add up together as a grander issue within the ceiling below. These are connected to the mold within the respective ceiling. I advised the customer to contact Hampton Restoration again for further advice as this is under an insurance claim. I returned for one final trip in order to replace the leaking

Installed new panel. Previously the panel was almost max out but also had visible damage by the lugs. New panel has the ability to have 60 circuits. The framing around the panel does not allow the cover to fit. I’ve discussed this with Mr Winn and he said he’ll be taking care of it. For now the panel cover remains off until this will be fixed. The labeling was transferred over to the new panel as it was before on the old panel. All breakers working properly. In the morning the 50amp breaker was malfunctioning but after replacing it with another new breaker it worked just fine. This caused the ac for the second floor to not work. I’ve also installed one dedicated circuit for the car charger. This did require cutting drywall in the garage. I have placed the pieces back. Mr Winn knows that we don’t repair the drywall. I was met on site by Mr. Olmstead. An appointment was scheduled with Keep Smiling for a couple of reasons. There were two faucets that had active drips out of the spouts. Mr. Olmstead also purchased a dedicated icemaker that he wanted hooked up. I assessed the icemaker to brainstorm how to create the connection. This version that Mr. Olmstead purchased is a drainless model. So I needed to cap off the existing half-inch copper used for the previous model’s discharge. When examining the faucets I found that they are the Moen brand. I also inspected the water pressure and both thermal expansion tanks. The water pressure was exceedingly high at above 120 psi. Both thermal expansion tanks had also failed. I explained the functions and risks related to each item. After discussions were concluded, Mr. Olmstead wanted to doublecheck other faucets to see whether or not they were dripping. Mr. Winn would like an ev charger installed in his home . Preferably the garage on the right side. I’ve inspected the areas and discussed options. Vehicle is a ford lightning flash. It doesn’t have the generator option but if it did I’ve advised not to use it. Using that feature will harm the home and vehicle. This will be a level 2 car charger preferably a chargepoint. The car charger can easily be located in their website. Once you get on their website select the ev charger that is for hardwired. When inspecting the panel I noticed the the left and right side of the main breaker damaged from wear and tear. The discoloration was one part of the other were the loose breakers. When pushing down on some breakers it would arc. I’ve explained that I can make it work and install the car charger but it would add more strain to this panel. Accelerating the discoloration. Client called us out to home for a few plumbing issues to be assessed. Estimate to rebuild faucet in master bathroom. Also the drain in the kitchen sink has backed up. Will snake kitchen and master bathroom drain. Estimate includes all labor and material. Preformed drain clearing in kitchen sink and master bathroom. Upon arrival, homeowner stated that there was damage to basement ceiling and underneath kitchen cabinet. After further inspection, determined that kitchen faucet sprayer had failed and would cause water damage underneath every time fixture was being used. Customer already had a replacement fixture. Provided quote for replacement and customer agreed. Shut not hot and cold valves off, removed old fixture and replaced with new Moen faucet. Properly tightened fixture and connected supply lines. Upon diagnosis found significant lime scale build up on heat exchanger. Also vent is ran incorrectly causing moisture to build up in vent. Recommended replacement of entire unit. Mr. Praturu decided to replace unit on Wednesday 8/13/2025

Upon arrival, customer stated that he noticed water puddled around toilet located on main level half bath. After further inspection, determined that supply line had failed and caused water damage to flooring. Stated that replacement of supply line was recommended and customer agreed. Client called us out to provide estimate for a tankless water heater. Client declined diagnostics and has a quote for 3k from his contractor. Discussed options and our bottom dollar cost on this job but client was not interested. No work preformed on this visit.

I was met on site by Mrs. Ambort. An appointment was scheduled with Keep Smiling due to a possible ceiling leak. Prior to our visit, she has already gotten air quality and mold testing along with filing an insurance claim. There is a section of the bottom level that has water stains on the ceiling. No other areas of the house has these stains. This area is immediately beneath the master bathroom. I initially ran water in an attempt to re-create a leak. I also utilized dye tablets when running the water. A steady drip was eventually noticed on the ceiling below. After confirming this, I presented a diagnostic estimate for cutting the ceiling open in order to locate the source of the leak. Mrs. Ambort agreed to the estimate, allowing me to move forward. I cut open multiple areas of the ceiling below in order to gain visual access for the diagnosis. What I found is the P-trap for the soaking tub has a defective glue joint that is leaking water. $1473.10 non-refundable deposit towards water service replacement. Total job cost of $7365.50. Remaining balance due on August 1st $5892.40. Homeowner has a leak on their water service main near the house and the side entrance sidewalk. Gave them the option to cut and remove sidewalk for a spot repair or an option to replace them entire water service. Homeowners decided to replace entire water service.

At the Perkins home they were having issues with a few GFCIs and install a new floodlight. While working on the first GFCI and noticed the other two circuits were not Gfci protected as well. I installed two more. One next to the double ovens and the other on the end of the island. The one at the end of the island has the Gfci and not the first one where the cooktop is connected. Reason being the manufacturer requests a normal outlet preferably on its own circuit. In this case they share the same circuit. The other GFCIs were installed in the master bedroom. Unfortunately both needed their own because it’s tied with the bathroom lighting. If I protected at the breaker it would have to be reset at the panel box instead of the outlet. The last Gfci was outside. The outdoor box it had was still in good condition so I reused it. I applied silicone to also better protect it against moisture. Upon arrival, customer stated that hose bib located in front of home was not functional. Found that handle had corroded off and there was a minor leak from hose bib. Also, he stated that pressure from back hose bib was low. Tested and found pressure in home to be at 65psi. Customer uses a pressure restricting hose, this is why pressure seems lower. Presented quote on replacement of hose bib and customer agreed. Shut water off to home and drained lines. In basement ceiling I had access to cut out section of 1/2in copper and remove old hose bib. Installed new hose bib and transitioned to pex to make connections to new hose bib. New shut off valve was also installed. After installation was complete, turned water back on, pressurized lines and tested. No issues were detected. Cleaned up work area and secured and sealed new hose bib. I was met on site by Ms. Brady. An appointment was scheduled with Keep Smiling due to her master bathroom toilet running. She has scored me to it so that I could assess what could be malfunctioning with it. I confirmed that the flapper is healthy as of this visit, but the fill valve was not shutting off. I inspected the other toilets as well. They are, fortunately, healthy. I inspected the water pressure and thermal expansion tank. The thermal expansion tank had failed. The water pressure was at the maximum threshold of the pressure range per plumbing code. It also had a 35 psi drop when using a fixture. I explained the importance and risks regarding both with Ms. Brady. A further explained that the pressure valve has not failed yet, but the current status indicates that it is close to failing. Remove & Reset Jammed Disposal, existing unit tripped and is still jammed. Zero warranty on disposal. Drain for kitchenette is too high so previous plumber extended the trap to make it work. This is causing water to sit in the disposal, which in turn is making the disposal to rust and fail prematurely. Cannot warranty disposal or drain it’s attached too. Recommend homeowner has kitchenette drain replaced from kitchenette to the sewage ejection pump. Homeowner has leak on Newer PRV that was installed by another plumbing company. Informed homeowner we can attempt to reseal leak. There will be no warranty since we did not install or provide existing PRV. If homeowner would like a repair with warranty, we would need to replace the PRV. ($650, normally priced at $880) Was able to replaced defective Union on PRV and the Union seal. Union appeared to have hairline crack. New Union installed and no more leak.
