Separated the refrigerator from the kitchen outlet circuit. The fridge circuit is on a 20 amp dual function breaker as required by code. The other kitchen outlets opposite to that wall are now GFCI protected. The 4 foot fixture has had some flickering problems when trying to turn on. This fixture is now an LED acceptable 4ft fixture. I have also installed 12 foot LED fixture in the place of the previous fixture for over the sink. The disposal is switch operated next to the sink light switch. The disposal is tied in with the dishwasher circuit. They plan to remove the dishwasher entirely, but I have left a junction box with a lengthy 3 feet of wire in case they change their mind. These wires are capped off inside. Everything has been tested before leaving. It is all working properly. If any other changes are to be made electrically in the kitchen, this is the ideal moment to do so because the kitchen is being remodeled and all the cabinetry is being replaced. Upon arrival I was met with the customers daughter she showed me their shower upstairs where water were not cut off and she told me the only way they would cut it off is by turning off the Watermain. She showed me a cartridge that they bought and I would like to be replaced. I gave the customers daughter the price and she called her mom and we came to an agreement and I also added a $50 off coupon. Customer approved my estimate upon taking out the old one and installing the new one. I added plumbers grease on the new one and put all the trim back and then I turned on the water and tested it. Issue: system is leaking water due to a faulty condensate pump. Airhandler is Trane about 14 years old located in the basement. It has a media air filter 16x25x4 that still good. Noticed some oil at suction line by the evaporator and at the evaporator door but when I checked the refrigerant on the system, I found system properly charge so isn’t leaking refrigerant at this time, I did explain customer that if system starts leaking refrigerant then it will be better to upgrade system because indoor unit is 14 years old and outdoor unit is 5 years old. Heatpump/condenser is 2.5 tons Trane about 5 years old located backside of the house with R410a refrigerant. Main reason for system leaking water at the emergency drain pan is due to a faulty condensate pump, suggested to replace condensate pump, customer opted to replace it, I replaced condensate pump and tested it with customer, now pump is operating properly, we also removed some water that was a emergency drain pan but did explained h

I arrived on the job and spoke with Mr. Holt about what work he needed performed. I looked at the fixture he needed the bulbs replaced in and gave home our price to get them taken care of. He liked the price so I moved forward with replacing the bulbs in a ceiling fixture within the garage. Once completed I showed Mr. Holt the completed work and collected payment.

Arrived at homeowners home. I was out previously and left an estimate to re-pipe house with copper due to the polybutylene, bursting and causing a flood. When I arrived, I re-inspected the job and was able to give the homeowner an estimate to just re-pipe the upstairs bathroom. The homeowner accepted. I started by removing the existing polybutylene and shower valve in the upstairs bathroom and then installing the new customer supplied shower valves with all new copper piping going down into the ceiling of the living room fan running over supplying the toilet, then runs over and picks up the vanity and then ties into the main line. At the Dillow residence I’ve noticed very loose outlets that can cause problems with other outlets and lights. Recommended whole home Redevice. At the panel I recommended a panel rejuvenation with whole home surge protector. After replacing all outlets and switches we tested and found them to all be working including the two circuits that weren’t before. No financing was done for this project.

Upon arrival, I was greeted by Mr. and Mrs. Dillow. I was scheduled out for a possible plumbing issue that was recognized by one of our electricians. I was brought to the back of the house where the issue was noticed. There is a section of wood on the exterior that is visibly saturated and possibly rotting. Immediately above the section of wood is the upstairs bathroom. It was believed to be coming from the bathtub. I performed an initial assessment in an attempt to re-create the leak in order to witness it. I managed to do so. I informed them that in order for me to properly diagnose the leak I will need to cut open access through the wood. I provided a diagnostic estimate for this. It was agreed on, allowing me to move forward. They also gave me permission to provide their information to Hampton Restoration in order for them to assess the mitigation side of things. After inspecting the garbage disposal, I found that it was original to the home due to the fact that it was completely rusted. I turned on the power to it, and it just hummed. I explain to the homeowner that if it was just the humm then we could try to unjam it but since it is leaking from the bottom, it is telling me that it has completely rusted out and Hass to be changed out. From there I was able to give the homeowner a proper estimate to install a customer supplied garbage disposal. The homeowner accepted. I did the work. Once work was completed I turned back on the power to the garbage disposal and ran water in the sink to test for any leaks and functionality and all is well. Upon arrival customer stated that he had a high water bill. I checked his meter his meter was moving really fast I informed as the customer I also asked him if he knew where his main shut off valve for houses that he told me he didn’t I told him that I would probably be where his water heaters are you show me where his water heaters at and I saw where he came in at the house and I also found a PRV for the house. I turned off the main shut off and check the meter and the meter was still moving indicating flow. I have found the leak it was on the Watermain. I felt an estimate for replacing the whole waterline. At todays service, Mr. Brian was interested in having an outlet installed where a workbench will be put into the basement in he near future. Given that the use of this outlet would be a miter saw, he requested that the outlet have its own wiring as to not trip an existing circuit from overload. I provided an estimate to which Mr. Brian agreed. Therefore, I installed a 20A 120v dedicated circuit from the sub panel in the basement. An old work box was used as Mr. Brian plans to add plywood to the area and will be cutting the box into the plywood himself. I left approximately 3ft of slack wire in case Mr. Brian would like to move the location of the outlet at all. All parts supplied and installed come with a 1 year warranty.

Upon arrival customer claimed to have a leak on her shut off valve for her hose bib. She said when turned on it leaks until it’s shut. I took off insulation around the pipes and also saw her main water shut off was leaking too. She then took me upstairs and claimed her shower drips constantly. (Cartridge) After gathering everything I set up an estimate for all three things to be repaired. I then saw that the water heater was from the year 1999 and also saw a little corrosion on the heaters nipples. Customer called us out to home for leaking faucets. Upon inspection to our surprise there was only one leaking faucet. Preformed pressure check on home and found that home has 60 psi. Estimate to replace delta shower cartridge in upstairs master bathroom. To complete this job we will be required to shut the water off to the home and purge all water from shower lines. We will then dissemble the shower valve and remove existing components. Once remove we will clean the inside of the valve body and replace failed components. She stated she just wanted to upgrade her restroom because all the goal just looked outdated. I informed her that it would be an easy swap out from the gold trim to a chrome trim. I then explained to him about high pressure and how this can be due to high pressure cause all these fixtures to fail. He took me down in the basement where the water heater was at and I checked pressure. It read 90 psi. I gave a couple of options but advised him that getting the pressure reducing valve changed should be his number one priority. He went with fixing everything at once. Taking apart the faucet was difficult due to the age. After fixing the faucet I put new emergency stops. I then put a new prv and turned water back on and checked for leaks. There was no leaks. On arrival, customer stated that she would have hot water and then it would turn cold after five minutes. She informed me that we had install recirculating pump on the water heater. After listening to the recirculating pump I tapped on the recirculating pump and the noise when away upon doing that I knew right away that there was air on that recirculating pump after that I checked pressure it to make sure that was good. After checking the pressure it was at 80 and could be the cause of the faulty recirculating pump. I informed this to the customer they told me that they had to wait. I was also informing the customer that they needed a flush their water heater every single year, just to keep it maintained. I gave her an estimate to flush the water heater. She approved my estimate to flush it. After flushing the water heater, I checked everything the water heater was plumbed right I need to know other fixing except for a new PRV. Homeowner has a Reverse Osmosis that is due for maintenance. Homeowner has all filters on site along with a new membrane. Keep Smiling will install all new filters and membrane for RO system. Informed homeowner that with swapping the membrane out, she cannot use the system. She has to wait for system to fully regenerate and dump two full cycles. Replaced all filters and membranes for homeowner. Unfortunately, this was the first time replacing the membrane and it does not come with a new O-Ring for the membrane canister. So when we re-pressurized the system the membrane canister sprung a small leak at on the cap with the existing o-ring. Informed homeowner and advised her to get a new canister, o-ring, and cap if possible. If only installing O-ring, Keep Smiling will only charge a trip fee. If replacing the canister, o-ring, and cap, Keep Smiling will only charge a basic diagnostic fee ($188.75).

Technician performed tune up for AC system. Filter was replaced. Blower motor is pulling normal amperage. Blower wheel is clean. Outside units capacitor is in good standing. Informed resident that his unit is low on refrigerant. Suction line at indoor air handler and outside condenser is bare and requires insulation. Upon arrival customer stated that she had a tub diverter that would divert the water to the showerhead but still had water coming out of the tub spout and very low water pressure going to the showerhead up on my inspection I found the cause of this issue was because the pressure on the home was at 120 psi I also noticed that the water heater that is in the home was 15 years old and had very dark black water coming out of the drain where I took my pressure test. I explained to the customer over the phone that the issue in the bathroom was caused by the high pressure on the home and that would mean that the pressure regulating valve would need to be replaced as well as the tub spout. I also gave the customer the option to get the tub spout and pressure regulator plus the water heater replaced. She decided to just get the pressure regulator and tub spout replaced today. I don't trust the estimate. There may be some rock blocking trench digging for an exterior link. The technician could not find the water pressure reduction valve that exist. No detail on the estimate to breakdown the cost. No mention of warranty in writing. Enough said, but I could go on...
