I was met on site by Mr. and Mrs. Kent. An appointment was scheduled with Keep Smiling due to a leak that has recently happened on one of their toilets. I was escorted to the master bathroom to be shown the specific toilet. The leak is coming from the tank to bowl connections. Mr. Kent explained that he attempted to fix the leak himself before calling us. He tried applying JB weld, silicone, and anything else he could think of. I explained that the likely cause is the rubber washers deteriorating due to age. The toilets are from 1971. We discussed the possibility of replacing this toilet and possibly the hallway toilet. Mr. and Mrs. Kent were interested in the pricing to do so. I put together some options and discussed the details with them. They agreed to one of the estimates for replacing both toilets, allowing me to move forward. I purchased the toilets and any other necessary material from a nearby Home Depot and moved forward with the work. Mr. Kent was gracious enough to undo th

Working off of estimate that was given on Wednesday the 10th of June 2025 which includes re-plumbing the PRV with a new shut off valve, re- plumbing the water heater and adding a thermal expansion tank, cutting and capping the thermal expansion valve. While cutting and capping the line I went ahead and replaced the old hose bib shut off valve with a new quarter turn ball valve. While replumbing the water heater the temperature and pressure valve (T&P) started leaking. Because I was already working with the heater and had it drained. I decided to replace the temperature and pressure valve (T&P) on the water heater for free and tie it back in to the line. After everything was plumbed back in to the system we tested everything that we worked on and there was no leaks. When the whole home was re-pressurized I tested the water pressure of the home and it was sitting at a safe 75 psi. The replumbing of the PRV, replumbing of the water heater, and the capped line has a 1 year parts and labor

Upon arrival homeowner stated that the were hearing loud noises coming from there basement coming from there plumbing system. After further investigation I found that the loud noises coming from the plumbing were a combination of the check valve on the sewage ejection pump starting to fail and having to high of pressure at 105 psi making the pipes rattle within the home. After I figure this out the homeowner mentioned that there was a leak outside from a pipe. After investigating it I found that it was a thermal expansion valve that had gone bad inside the wall due to high pressure. After investigating the issue, I brought it up to both homeowners and explained that they would need to cut out the thermal expansion valve, replumb the water heater, and add a thermal expansion tank, and replace the PRV to stop the leak on the outside. I also mentioned to the homeowners that the reason why there pipe are shaking is because the pressure is at 105 psi. I warned the homeowners of the dangers
He was very polite. Made sure I understood what he had done.

Found blower wheel dirty, suggested to pull it out and clean it. Found motor bearings wearing out, suggested to replace blower motor with its capacitor. Heatpump/condenser is 2.5 tons Ameristar about 8 years old located backside of the house with R410a refrigerant. Main reason for system to be leaking is due to clogged drain line, I noticed that all 3 condensation lines are connected to one line outside of the house, so since all 3 lines are connected to the same line out all system technically have a clogged line and the reason why customer see basement system leaking water is because is the system with the lowest drain line and also this system doesn’t has a ptrap at condensation drain line, explained him that all Airhandler need a p trap at condensation drain line, explained customer

Armando was a great technician and provided excellent service. Although he couldn’t repair the tub completely because I wasn’t able to pay, at least when he left, my faucet wasn’t running on full blast like it was when he came. It is still dripping because it is old, rusted and corroded and needs to be replaced. I can deal with that because it has been running continuously for at least 4 years. I give Armando an A+ for his knowledge and professionalism.
