Arrived at homeowners home. Homeowner’s water bill tripled And she does not know what is going on. After talking with the homeowner she explained that her water bill is normally around $60 but this past month it has tripled. I explained that we would start by cutting off the main shut off and taking a look at the meter to see if it has stopped, or if it is still spinning and that will tell us if the leak is inside or outside of the house. When I took a look at the meter the meter display would not turn on. I went back to the homeowner and explained that I could not get any information from the meter due to it not working correctly and explain that she would have to call her water company to have the meter replaced. I explained to the homeowner that I could take a look at every thing in the home and see if I can tell if anything is dripping or has been leaking . After inspection there is a small active leak on main water line in crawl space and pressure is 100 psi to home. We will do a small repipe to install new prv and reconnect back to main water line. Customer is also interested in monthly service agreement.. customer also has a ton and a half heat pump system that does not work and would like estimate on replacement at a later date or possibly included in the system. Homeowner has a roof leak that was originally thought to be a plumbing leak. During inspection, we did find that the PRV has started a small leak on the housing. This leak is far too small to be the source of homeowners leak, but should still be addressed to prevent it from getting worse. Keep Smiling will install new whole house pressure regulator to correct issue at hand. While replacing PRV, we will install/replace existing hot water heater as it is 14 years old. Arrived at homeowners home. Homeowner was having trouble with an upstairs toilet flushing, saying that it doesn’t have a strong flush and we get clogged up most times. She explained that she also did not like the tub and shower trim in the same bathroom. I asked the homeowner how long they have lives in the home as she explained they have lived in the home for four years and that the house was built in 1999. After inspecting the toilet, I found that the tank had a crack in it so I rub my hand on the underneath part of the tank and found that it has been dripping water. She could order a new tank, but since the toilet already doesn’t have a great flush to begin with, and she should think about a replacement, and that I would be installing a, good quality Kohler toilet and it has a really nice flush and then I would do the shower trim as a courtesy. Arrived at homeowners home. I was out previously in May and took a look at their drains due to them not draining, I came to the conclusion that it was the septic tank that needed to be pumped out. While I was out, I took a look in the crawlspace, and found that where the ABS meets the cast-iron going out of the house, there is a fern co-that has rotted away and has caused sewage to leak into the crawlspace. Now homeowner has got the septic pumped out and this morning the pipe repaired. I Crowder Neath the crawlspace and found that it was full of sewage, and the pipe was still leaking in the same place. I took a video of it and showed it to the homeowner and explained that I would have to put plastic down in order to work under there, and that I would have to cut off a section of the ABS and replace it along with the Fernco. I explained that while I was down there, I could also stick a camera into the cast-iron to see the condition of it and let him know, I explained that that would be

At today’s visit, Mrs. Rustaye had a tree limb fall on her overhead cable which ripped the heat of the service cable off the house along with the eye bolt. Also when this occurred, it ripped the sheathing of the service cable where it pokes out of the attic space. It was proposed to push the damaged section of sheathing back into the attic and tape up the insulation as a means of keeping water from entering the cable. The weather head would be replaced and the service cable remounted to the home. A new eye bolt would be installed. A permit would also need to be pulled as Georgia power requires a permit when any work is performed on a service. Georgia power could be called before the inspection occurs for a temporary power reconnection. Mrs. Rustaye declined to have the work performed today. The estimate has been emailed over.

After inspection we will need to remove old 1/4 copper supply line. They are having a new refrigerator installed. We will install a new braided supply line to the refrigerator. To be able to do so we will need to drill 3 holes through the cabinets to reach refrigerator. No warranty due to pressure being 100 psi.

Upon inspection water heater piping is corroded and had a leak on it in the past. No leak is preset at the moment. The previous leak was coming from the gate valve. Also thermal expansion tank has been compromised and is full of water. The nipples coming out of the tank are very corroded and need to be replaced as well. We recommend to do a full water heater repipe in copper to bring heater up to code and to support thermal expansion tank properly. We had to rework vent on water heater as well. Pressure in home is at 85 psi. The pressure is to high for plumbing system and we need to replace prv (pressure reducing valve) to bring pressure back to proper working pressure at 68 psi. install comes with 1 year parts and labor warranty.

Replaced of the the delta handle cartridges in the downstairs powder room and the downstairs master bedroom. Confirmed with the customer that they are easier to turn and do not have a drip anymore. The upstairs master bathroom has a leak where the glue joint for the tubular to pvc adapter had separated. Removed the old adapter and glued on a new one. Filled the sink multiple times to confirm the leak was fixed.

Opening up the panel, boxes in the master bedroom, under cabinet lights, and doorbell system to find the best fixes for each.

Dispatch fee for today’s visit. Homeowner ended up having a roof leak right above the water heater area where it was soaking through in two spots. Gave recommendations on two plumbing repairs.

Homeowner currently has a sewer main with two separate root intrusions. One intrusion right at the penetration of the footer and a smaller intrusion approx 10 ft down the line in the yard. Keep Smiling will excavate area near driveway and house to access the compromised pipe. We will attempt to repair both intrusions from outside for the standard spot repair price of $4980. If we are unable, we will have to jackhammer slab in corner of garage to gain access underneath the slab. Arrived at homeowners home. Homeowner had upstairs hall bathroom toilet that was continuously running. After talking to the homeowner he explained it last night. He woke up and noticed that the toilet was starting to overflow from the tank and we caught the handle due to the fuel valve, not shutting off, so he shut off the emergency valve, but the toilet fill valve still did not stop. After inspecting work, I found the fill valve indeed, would not shut off along with the emergency stop. I explain to the homeowner that a lot of times pressure can be the leading cause of this situation, so I would like to go and check the water pressure at the bottom of your water heater. After homeowner showed me the water heater, I explained that water heaters tend to only last 8 to 12 years and his is going on about 21 years. I explained that I would not be checking the pressure at the bottom the water heater because a lot of times they will leak after you mess with them. I explain to the homeowner th

Customer advised me that her bathroom exhaust fans were old and loud and would like to replace them with new ones that don’t have the light combo like the original. We then went over the options and agreed to take care of the 2 upstairs. One was located in the master bedroom and the other was in the hallway bathroom. Once installed, I made sure to re secure the vent to the units that lead to the outside.
