I arrived on the job and spoke with our client about what work he would liked performed. He showed me to four smoke detectors he would like replaced with smoke/carbon combos. I wrote up a price to provide and install said combos, but we were unable to come to an agreement. Dispatch fee was collected.

($310 will be collected when we return for Reinstallation of pedestal sink)

Upon arrival homeowner stated that the were hearing loud noises coming from there basement coming from there plumbing system. After further investigation I found that the loud noises coming from the plumbing were a combination of the check valve on the sewage ejection pump starting to fail and having to high of pressure at 105 psi making the pipes rattle within the home. After I figure this out the homeowner mentioned that there was a leak outside from a pipe. After investigating it I found that it was a thermal expansion valve that had gone bad inside the wall due to high pressure. After investigating the issue, I brought it up to both homeowners and explained that they would need to cut out the thermal expansion valve, replumb the water heater, and add a thermal expansion tank, and replace the PRV to stop the leak on the outside. I also mentioned to the homeowners that the reason why there pipe are shaking is because the pressure is at 105 psi. I warned the homeowners of the dangers
He was very polite. Made sure I understood what he had done.

Installed ground rod and block by low volt system

Issue: basement system leaking water due to clogged drain line. House has 3 systems. Airhandler is Maytag about 8 years old located in the basement and it does basement. It has an air filter 12x20x1. Found blower wheel dirty, suggested to pull it out and clean it. Found motor bearings wearing out, suggested to replace blower motor with its capacitor. Heatpump/condenser is 2.5 tons Ameristar about 8 years old located backside of the house with R410a refrigerant. Main reason for system to be leaking is due to clogged drain line, I noticed that all 3 condensation lines are connected to one line outside of the house, so since all 3 lines are connected to the same line out all system technically have a clogged line and the reason why customer see basement system leaking water is because is the system with the lowest drain line and also this system doesn’t has a ptrap at condensation drain line, explained him that all Airhandler need a p trap at condensation drain line, explained customer

Outdoor pressures are in normal range. Both indoor and outdoor coils are clean. Only issue found was that both indoor and outdoor capacitors were getting weak. Informed resident capacitors might not make it through the summer. Resident gave permission for replacements. No other faults found at this time. Thank you for choosing Keep Smiling! Set water pressure to a healthy 55 psi for cpvc lines in home. All work comes with 1 year warranty parts and labor. Thank you for choosing Keep Smiling.

Run toilet auger down hall way bathroom toilet to clear line. Flush to make sure everything is working properly. Could not get toilet cleared with auger. Something is stuck on the inside of the toilet. Gave estimate to pull toilet retrieve item and reinstall toilet.

Ms.Redman had two tasks that needed to be done. One is to replace the ceiling fan upstairs. The second was to replace a ceiling fan with a basic fixture. The upstairs fan is working properly. I’ve installed the blades closest matching color to the headboard. No issues here while installing. Downstairs ceiling fan was installed with fan box or switch that operated it. This came as a surprise when uninstalling it. There was a wire loose up the that arced and caused the breaker to trip. This wire was exposed in ceiling so I have closed and extended the connections. Unfortunately no light could be installed here. I have provided an option for recessed light and one basic pendant.

Upon arrival, customer stated that when bathrooms upstairs were being used, it would back up into downstairs toilet. Customer stated that this happens when it rains. Home is on septic system. Gave options on pulling toilet and attempting to clear blockage if any. Also recommended he contact a septic company due to field lines might be failing, which causes septic tank to fill with water when it rains and to back up into home. Customer declined t quote for today, but will call us if needed after contacting septic company. Thank you for choosing Keep Smiling Plumbing.

Armando was a great technician and provided excellent service. Although he couldn’t repair the tub completely because I wasn’t able to pay, at least when he left, my faucet wasn’t running on full blast like it was when he came. It is still dripping because it is old, rusted and corroded and needs to be replaced. I can deal with that because it has been running continuously for at least 4 years. I give Armando an A+ for his knowledge and professionalism.
Clearly knew how to troubleshoot then fix our sink problem.

At today’s service, Mr. And Mrs. Dudley were interested in having a chandelier installed in the dining room, a surface mount led fixture replaced in the downstairs hallway, a bath fan added to the upstairs hall bathroom from scratch as well as the bath fan/heater combo in the master bathroom replaced. I provided an estimate for this work and Mr. And Mrs. Dudley elected to proceed with everything with the exception of adding the bath fan from scratch in the upstairs hall bathroom. Therefore, Keep Smiling supplied the LED surface mount fixture for the downstairs hallway as well as the bath fan/heater combo for the master bathroom as well as the light bulbs for the dining room chandelier. The new bathfan is a selectable CFM at 80-110. The light color is also selectable as well. The bath fan and light portion are tied together on the same switch and the heater has its own switch. I installed the chandelier in the dining room where the previous one was located. I installed new 40W dimmable

Kitchen sink was clogged upon arrival. Ran small tub gun down roughly 20’ and cleared hat seemed to be a soft tissue clog probably due to debris from age. Replaced p trap because old one broke when reinstalling. Ran hot water for roughly 10-15 min with no more backups. Thank you for choosing Keep Smiling.

Upon arrival customer stated that one of their children had taken off the shower handle and plate and they wanted to know if it was broken. I was met on site by Mr. Bryan. An appointment was scheduled with Keep Smiling in order to perform the annual flush on his tankless water heater. He showed me the location on the exterior wall. It has been operating properly for him. Mr. Brian also asked if I could help out with the tub/shower drain in the basement. It drains a bit slow. There appeared to be some hair and grime immediately under the cap. I told Mr. Brian that I would clear out that grime for free and retest the drainage. I provided a price for using a cable if it ended up being necessary. The estimate for flushing the unit was agreed on, allowing me to move forward. I set up my equipment and performed the flush. As that was happening, I cleared out the tub/shower drain and retested it. It drains properly now. Once the flush was complete I purged the system of any extra vinegar. The unit did not code out or malfunction during this visit. Mr. Brian is good to go until next year‘s annual flush. It was a pleasure helping

Upon arrival customer stated that he had a leaking shower/standing tub after turning on water again to the house I seen that it was not shutting off all the way. I told the customer that we would need to replace the stamps. He told me that he had a plumber come out about a year ago and he tried to take them out but was unsuccessful. I asked them why he told me that there was a bunch of concrete upon trying to take out the stems I seen that it was really rusted because it’s been leaking and causing more buildup. I tried taking out the stamps, but was unsuccessful due to all the corrosion and buildup overtime. I gave the customer an option to replace the valve. I tried financing with the customer. I was unsuccessful with getting him approved. Icustomer an option to replace the valve. I tried financing with the customer. I was unsuccessful with getting him approved. I suggested using Turns but he told me that he would hold on and try to move some money around. I verified the email and cha

Upon arrival customer claimed to have a leak coming from her dishwasher and wanted to get it checked out. After looking for the issue I saw that it was coming from a dishwasher part where the supply line is connected to. Unfortunately it was something I couldn’t repair. He did mention his valve was hard to turn when trying to shut off the water which is why it was still leaking when I got there. I gave him a quote to replace the valve and he agreed and signed off. Since there was damage done to the wood floor, restoration was called out here for them to do an assessment on what was damaged. And will come by 5/19 from 12-2pm After replacing valve I checked if functional and left it off so the leak on the dishwasher will not get worst Thank you for choosing keep smiling plumbing !!!!!!
