Noise in pipes when water is turned on and pressure valve is leaking and is causing noise,cut out and replaced pressure reducing valve.

On arrival, customer stated his kitchen sink detached from the countertop. He also stated the right side of the sink was not draining properly. After further inspection, I noticed the striker boards for the sink had fallen off, which was the cause of the sink detach from the countertop. Customer proof estimate to remount the sink as well as clearing the kitchen drain. After removing the old drain, I noticed the issue was not drain, the issue was the garbage disposal that is faulty. After remounting the kitchen sink and waterproof tight seal, I ran water to make sure repair was free of leaks. Will Providing customer and estimate to replace the disposal.

Upon arrival customer claimed his motion sensor faucet was not working even after replacing the batteries on it twice. I saw it was a delta faucet and knew it was the solenoid causing no water to pass by. He said he wasn’t looking to replacing it since it was pretty new. I gave him 3 options on the faucet. We started with the simplest one by bypassing the solenoid. And it worked Thank you for choosing keep smiling plumbing !!!!!
Jered again was prompt,courteous,and thorough. He diagnosed the problem which was in the crawlspace and not the faucet. I was impressed by the new tools to connect copper line without soldering. His work was very impressive and he left his card, which will be used if we have any other problems with our plumbing.

Upon arrival customer stated that he has one more bathroom in the house that still has the old style 3 handle shower valve and would like it replaced he showed me that he has already bought the shower valve, oversized plate, tub shoe and overflow kit. I took a press test at the water heater in the crawlspace and found the pressure on the home to be 120psi which is almost double what the fixtures inside the home are rated for. I presented options to the customer to satisfy his wants and needs and he chose to Replace a 3 handle tub shower valve by using a customer supplied valve. We will need to cut out a section of tile and use a customer supplied oversized back plate to cover the hole Also replace the tub shoe and overflow plate And replace the pressure regulator that has failed and causing 120psi inside the home 1 year warranty

Upon inspection there was no current leak on the faucet. So we decided to check pressure to see if that had anything to do with it. Pressure was 120 psi. which double the regular pressure indicating the prv has gone bad. We will need install a new prv in basement on copper. They also have the original gate valve. Which we will be replacing as well to a ball valve. After prv install pressure is set at 60 psi. Comes with a 1 year parts and labor warranty.

Client called us out for clogged drains in the home. All bath tubs were clogged as well as a couple sinks. Cleared all tub drains as well as 2 lavatory drains. All drains are now flowing properly and free of debris. Thank you for choosing Keep Smiling

Upon arrival customer stated that she has been smelling gas in her back yard by the grill. The grill is hard piped to the gas system from a 3/8 inch copper gas line I tested for leaks after digging up the gas line and could not find anything on the line itself. I then started testing all the fittings and connections to the grill and still didn’t find a leak. After a second of watching for bubbles to form during my leak test on the grill I could hear gas running that’s when I found that the single burner on the grill was constantly on and would not turn off and there is no valve on the gas feed to the grill. I explained what was happening to the customer and let her know that the safest course of action would be to cap off the gas line that’s next to the porch and if she decides to get a new grill later on that we could come back to run a new line to it and gave her a price to do so and she agreed. Today I capped off the gas line next to the porch that is feed the leaking grill. And t

Install a new 3/4 pex water line from meter to the inside of crawl space with new main shut off valve. Also after main shut off we will install a new prv on new water line. New water line is approximately 90 feet long. We will need to hand dig in some areas where there are major roots and utilities crossing. After we install new water line we will check for leaks and cover up the ditch. Comes with 5 year warranty.

At todays visit, two fixtures in Mr. Osakwe’s office were not working had had stopped working independently over a period of time. We discussed three options in regards to fixing the fixtures consisting over replacing the ballast, converting to LED bulbs and installing an LED driver, and lastly converting to direct wire LED’s and eliminating the ballast from the equation. Mr. Osakwe decided to have the direct wire LED’s installed. Therefore, I supplied 4 Toggled LED ballast bypass bulbs in the 5,000k color temperature. These bulbs individually are 2,000 lumens consuming a total of 16watts individually. I unwired and removed the old t-12 ballasts and pin sockets. I installed new pin sockets and wired these for 120v to power the new bulbs. Once complete, the two fixtures powered on and illuminated. The installation of the bulbs comes with a 1 year warranty.

Came out to the Throckmorton residence to determine why the smoke detectors wouldn’t be quite upon diagnostic discovered 2 of them to be faulty but she wanted to move ahead and replace all 5 with the 10 year worry free.(1 year warranty.)

Client called us out to home for no water pressure in bathroom or kitchen. Preformed diagnostics to determine cause. Was able to restore flow to bathroom however kitchen still has low flow. Came out to the Francis residence to determine why the Doorbell wasn’t working upon diagnostic discovered that the transformer and the chime had malfunctioned so had to replace.(1 year warranty.)

Preform a diagnostic to locate where the leak is coming from causing a high water bill. Upon inspection leak is in yard between house and main shut off in crawl space. Collect deposit for water line installation.

Client called us out to home for an unknown leak under the kitchen sink. Preformed diagnostics and found leak coming from a failed faucet sprayer. Leak would only appear when sprayer was removed. When sprayer was in place water would build up and drip below the faucet into the cabinet. No other leaks detected at this time. Upon arrival, I was greeted by Mr. Fair. We were called out due to a possible ceiling leak that he has experience. I was first escorted into the garage to be shown the water stain on the ceiling. Mr. Fair then brought me to the bathroom above that location. He wasn’t sure of the source, but was confident that it was correlated to his bathroom. More specifically his toilet. Mr. Fair explained that the leak subsided when he closed the emergency shut off to the toilet. I did a full inspection of the toilet. It does not run, it is secure to the flange, it did not leak at the base, and the shut off works properly. The only thing that was noticed was the connection for the fill valve was dripping. The water pressure was inspected as well in case it was correlated. The water pressure was within the appropriate range. I provided an estimate for replacing the fill valve. Mr. Fair agreed to it, allowing me to move forward. I quickly swapped out the fill valve and I also replaced the supply line

Client has a few issues, Johnathan found one with low on refrigerant and the other has an issue with a blower wheel, systems are 22 years old and the recommendation is to price and options to replace both system by customer request Day 1 of 2

Upon arrival, customer showed me the water heater that was upstairs in a little closet. She told me that the gas control valve kept turning off she just would like a new water heater. I gave her a price. I also give her a discount she wanted a price also for her to get a water heater and me install it so I told her that I will drop the price a little bit and she agreed to my estimate. I installed a Bradford white 50 gallon tall water heater, gas. I also included an extended warranty on it. Upon finishing installing a new water heater and tested for any leaks, there is aI also included an extended warranty on it. Upon finishing installing the new water heater and tested for any leaks, there was no leaks. I also checked pressure and pressure was set at 70. KSPEHC was called out to provide estimates for customer supplied disposal install. Tech provided pricing option on site to install a disposal. No disposal is currently in place. The drain assemblies for the kitchen sink would need to be altered in order to accommodate a disposal install. Homeowner approved tech to perform install. After installation was completed tech filled sink with water multiple times to ensure nothing was leaking. A power outlet was already installed under sink. When tech plugged in the disposal to verify the motor activated it immediately turned on. Tech had to unplug it to turn it off. Tech was unable to find a switch to control the outlet under the kitchen sink. Tech explained that a switch will need to be installed in order to have the disposal plugged in at all times. Disposal does work and does drain properly without leaks. Homeowner stated his father in law was able to install a switch.

Upon arrival customer stated that he has a kitchen in the basement and he was using it the other day when he started to hear water dripping in the cabinet. Upon my inspection I found that the leak is coming from a joint that has popped loose due to negative fall on the pipe. I explained to the customer that it would be the best idea to cut out all the piping in the cabinet and rerun the drain lines to improve water flow and to make sure this does not happen again I gave the customer a price to fix this issue and he agreed Today I Took out all the drain lines underneath the basement kitchen cabinet and rerouted the 1-1/2” pipe to regain fall and rigidity. 1 year warranty Thank you for choosing Keepsmiling plumbing, electric, heating and cooling!

At today’s visit, Mr. Jones was looking for an estimate to install a 60A Tesla car charger in the detached garage at the back of the home. I took a look at the available power sources and determined the best path to come from would be the main electrical panel in the basement. Given that the joists run directly back to the back wall of the house, we would be able to drill the wiring outside by the back porch, sleeve it in conduit to enter the garage where we would wire in a disconnect box, and wire in the customer supplied car charger. I presented this estimate to Mr. Jones to which he declined to have performed citing that he had had an estimate for 1600$ for the installation and elected to go with Treehouse Electrification Co. The estimate and receipt has been emailed over.

Upon arrival, I was greeted by Mr. and Mrs. Davis. They informed me about the recent ceiling leak that was discovered. They believe the source of the leak is coming from the main level hallway bathroom. The reason they believe this is because the leak happening from the ceiling in the downstairs bathroom is immediately below this main level bathroom. After some discussion and a brief assessment, I determined that the leak is coming from the toilet. Either the toilet would need to be reset, or the flange would need to be replaced. I told them that I would begin with the reset and only replace the flange if it’s broken. We discussed the pricing to do so and found and agreed price. They provided their approval signatures, allowing me to move forward. I removed the toilet from the flange and scraped off as much of the original wax as I could. No obvious defects were noticed with the flange. I proceeded to reinstall the toilet with a new wax seal and closet bolts. I performed four test flu

Upon arrival customer stated that she had a leak coming from her roof and when she had that fixed the roofer noticed that the water heater was leaking. Upon inspection I found that the leak is coming from the temperature and pressure relief valve on the water heater and is being cause by the high pressure on the home of 140psi I explained every thing that is going on to the customer and asked her if she knew where the main water comes into her house. She stated that she has had someone out here before that has looked for it but has never been able to find it after taking a look around I came to the conclusion that the main water shut off must be buried behind some sheet rock some where. I explained to the customer that in order to find the regulator to replace it we would need to cut some sheet rock in various places around the house and she expressed that she did not want to cut any holes in her house. We came up with the idea to dig up at the meter and install a new pressure regulat

Replaced front hose bibb. Water pressure on home is 65 psi. I was able to replace hose bibb from outside. Checked pressure front back outside hose bibb. Customer met me out front. I never went inside home.
