Technician came to inspect no cooling call. Upon arrival, both indoor and outdoor units were operational. Outdoor suction line missing about 2 feet of insulation. Checked refrigerant pressures and they were low. Informed resident of pricing for refrigerant. Resident informed me that they will be out of town all of next week and will return the following Monday. Resident paid $89.00 deposit, and will contact us when they return to have job completed. Cleaned out PVC drain line for upstairs system system is cooling and working properly at this time

Upon arrival, customer had what seemed to be a soft tissue clog on kitchen side of the house (affected kitchen and bathroom above). Ran camera through kitchen drain and found clog was roughly 25-30’ inside main line. Ran sewer machine with cutter head multiple times and restored flow to the pipe. There is still heavy grease buildup and debris in pipe. Customer will have to get line jetted to completely clear pipe. We do not offer this service. Ran water in bathroom and kitchen for 20 minutes with no more backups. Highly suggest not using disposal or upstairs toilet until line is jetted. No warranty on drain clearing. Arrived at homeowners home. Homeowner had wash machine hose bib that was leaking. After talking with the homeowner he explained that it is the hot side that is leaking so he has put a towel down to catch the water. After taking a look at the hose bibs, I found that they looked relatively old so I asked the homeowner how old they were, and he explained that they have been here since they have been here, so they are at least 30 years old. I explained to the homeowner that it would be in his best interest to replace the hose bibs. I gave the homeowner an estimate to replace the two hose bibs to the wash machine. The homeowner wanted to know if I could just tighten up the packing nut to see if they would stop the leak. I tightened up the packing nut and the leak stopped. I explained to the homeowner that the leak did stop, but I showed him the corrosion on the vowels and explained that the leak will happen again. The homeowner explained that he will give us a call back if they start leaki

Upon arrival customer stated that the upstairs hall bathroom shower diverter was not letting water go to the shower head. Upon my inspection I found that it is a 3 handle Moen shower valve and I explained to the customer that there is two routes that we can go with this repair 1 way would be to repair the stems inside the valve in order to restore functionality or we can replace the shower valve with an over sized plate and a new moen single handle shower valve with a tub spout diverter. Customer also expressed that while I was here she would like to have a whole home plumbing inspection. Upon my inspection of the home I found that the master bathroom flapper is beginning to shred apart aswell as the downstairs hall bathrooms flapper. I also found that the thermal expansion tank has failed and it full of water. After noticing that the thermal expansion tank had failed I took a pressure test on the home to find that is sitting at 85psi which is more pressure than the fixtures inside th

Opening the microwave outlet, and the panel find if there is an issue with the electrical or the microwave itself. I found very quickly that nothing was wrong with the circuit and that the microwave has failed. I informed the customer about the issue and lowered my original price due to the ease in which I found the issue.

Upon arrival, customer stated that there was a leak under kitchen sink and also he had a kitchen faucet that needed to be replaced and two shower heads replaced. After further inspection, found that leak was coming from basket strainer on left side of sink. Also, kitchen fixture customer had comes with integrated supply lines and there were no service stops for supply lines. Old faucet had pex pipe ran straight to fixture with adapters. Presented quote to customer on installation of customer supplied kitchen faucet, two customer supplied shower heads, and replacement of both basket strainers provided by us and installation of service valve for hot and cold lines for kitchen faucet provided by us. Issue: main floor system isn’t cooling due to really weak blower run capacitor and low on refrigerant, upstairs system isn’t cooling due that is really low on refrigerant. House has 2 systems. First system, Airhandler is Goodman about 15 years old located in the crawlspace and it does main floor. There isn’t an air filter, suggested to install an air filter 14x25x1. Found blower wheel not spinning, I checked blower motor run capacitor and it is really weak .5 out of 10 mfd, capacitor is too weak to start motor, suggested to replace run capacitor, I manually help spin the wheel so I can check the rest of the system and motor was able to spin the wheel after I help, I also suggested to replace blower motor because there is a chance that windings are damaged already and even with the new capacitor the motor might go bad in the next few days. Customer has a small hair blockage on the right hand master sink cleared at no charge Customer has a slow drain on kitchen sink After evaluation it was found that the kitchen drain is flat and needs to be elevated to obtain proper fall and function of the drain Tech will have to disassemble the drain in kitchen cabinet to gain access to the main drain to insure that it is clear before cutting in and making needed repairs Tech will the need to replace the p trap once the proper elevation has been achieved All repairs have been made. Technician ran a total of 6 feet of 2 inch drain and a total of 8 feet on 3 inch drain to remove failed drain line due to total grease blockage. There is no warranty on blockages. Or clearing of lines, however, All other warranties are clarified on each individual line item, Customer does plan to put home on the market soon warranties are not transferable to new ownership. I was meant on site by Mr. Joel. An appointment was scheduled Keep Smiling due to a high water bill. He believed it was caused from a particular toilet possibly running. We looked at the basement toilet as Mr. Joel only noticed anything with this one. Upon inspecting it, it was noticed that the fill valve had malfunctioned. The flapper was healthy. It was also noticed that the emergency shut off was not 100% closing. I inspected the water pressure and the thermal expansion tank in case those could’ve been factors. The water pressure Was within the appropriate range, but the thermal expansion tank had failed. I spoke with Mr. Joel about the purpose and risks regarding the thermal expansion tank. While here, Mr. Joel asked if I could examine his garbage disposal. He admitted that it’s something that he had forgotten about. The garbage disposal is no longer functioning. With nothing else to inspect, Mr. Joel agreed to let me put together pricing for all of the previously mentioned items.

Arrived at homeowners home. I was to dig up waterline that goes to apartment above garage where it comes out of the crawlspace next to the air conditioner and make a repair due to it leaking. When I dug up the waterline and exposed it, I turned on the water to see if I can find where it was leaking, and there were no visual signs of a leak. I went to the meter and check the meter to see if it was spinning or not, and it was. I went back underneath the crawlspace and turned off the shut off valve, for the waterline went back to the meter and the meter stopped moving. I then went back underneath the crawlspace and turned it on and went back to the meter and the meter started spinning again Telling me that the leak is on that waterline. I waited a while to see if the hole would start filling up with water and after about an hour and a half it did. Telling me that the leak is somewhere underneath the air conditioner or sidewalk. I explained to the homeowner everything that was going on and

Airhandler is 5 tons Goodman about 10 years old located in the attic, it is zoned with 2 thermostats to do upstairs and main floor. It has a clean air filter 20x24x1. There isn’t a ptrap a condensation drain line, airhandler are required to have ptrap at condensation due to negative pressure that system has, suggested to fix codensation drain line and install a p trap at it. Found blower motor run capacitor weak reading 21.4 out of 25mfd this is putting more stress on the blower motor, suggested to replace capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Heatpump/condenser is 4 tons Goodman about 10 years old located backside of the house with R410a refrigerant. Found dual run capacitor weak reading 3.8 out of 5 mfd at the condenser fan motor side , and 16.8 out of 45 mfd at the compressor side, this is putting more stress at condenser fan motor and compressor, suggested to replace
