Upon arrival, customer stated that downstairs bath vanity was draining slowly, and also he wanted shower drain for same bath checked out. Presented quote for restoring flow to drain for vanity and customer agreed. Cleaned up p-trap and removed some hair from shower drain. Upon arrival customer stated that she has a leak coming from the 2nd floor break room that is dripping down into the ceiling of the 1st floor lab area upon inspection I removed 2 of the drop ceiling tiles and could see water stains on the sub floor of the 2nd floor. I explained to the customer that we will need to go upstairs to find out what is leaking. Upon inspection of the break room sink I found that the faucet it self is leaking from the internal copper supply lines meaning the faucet will need to be replaced because those lines cannot be repaired. I gave the customer a price to replace the faucet and she agreed. At today’s visit, I spoke with Mrs. Le. She is looking to up the safety standard of the home by installing gfci’s in the required areas. She was also wanted me to take a look at the panel and check for any deficiency’s prior to the fall/winter season. I inspected the panel and determined that it lacked whole home surge protection as well as it had multiple double tapped neutrals. I provided an estimate to install 8 gfci’s throughout the house in various areas as well as to install whole home surge protection and correct the double tapped neutrals. Mrs. Le agreed with this estimate. Therefore, I installed gfci’s in the following locations. 1)Second floor front bathroom 2)second floor back bathroom 3) 1st floor back patio 4) in the kitchen to the left of the sliding door(this protects the outlets in the dining room at shin height. 5)On the coffee bar (this gfci was added from scratch and wired in from an existing power source below it. 6)kitchen counter top to the right of the stove (

Performance cooling maintenance on 1 system. Townhouse has 1 system. Furnace is gas Ruud about 18 years old located in a closet. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. Found batteries at thermostat corroded, suggested to replace them, customer said that he will replace it himself. Replaced air filter 16x25x1. Flushed condensate drain line. Found about 6 ft of single wall at flue pipe by code and safety flue pipe has to be double wall pipe, suggested to replace 6ft of single wall pipe to double wall pipe. Found gas line without out a sediment trap by code gas line has to have a sediment trap, suggested to install a sediment trap at gas line of the furnace. Found blower motor bearings wearing out, suggested to replace motor with its capacitor. Found blower wheel dirty, suggested to pull it out and cleaning it. Very hard worker and respectful

Technician performed tune up for a 7 year old and 14 year old gas furnace split systems. Both filters were replaced. Upstairs system(7yr), blower motor bearings are good but the wheel needs cleaning. Igniter and flame sensors are clean. Unit does have safety switch. Completed heating cycle with no issues. Producing at least 50 degree temperature difference in heating. Outdoor condenser capacitor is getting weak. Coil also needs to be cleaned. Suction line insulation also needs replacement. Downstairs system is also producing a 50 degree temperature difference in heating. Blower motor bearings are very loose. Motor will need replacing as well as run capacitor. Blower wheel also needs cleaning. System does also have safety switch. Outdoor condenser capacitor has 2 capacitors wired parallel. Unit only needs 40/5. Contactor also looks to be dirty and pitted. Upon arrival, customer had tub/shr valve that was leaking constantly into the tub. Turned off water, replaced cartridge, turned on water and checked for leaks, reinstalled handle. Worked all air out of line. Checked all work for leaks and proper function. No leaks found at this time. Water pressure in home at a healthy 70 psi. I came back to replace ECM blower motor with its module and furnace control board that I found faulty yesterday on the system that does main floor, replaced ECM blower motor with its module and furnace control board, tested the system and now blower motor is coming ON when it needs to and turns OFF when it needs to. I also removed water out from emergency drain pan. System is currently cooling with a Delta T of 15.5 degrees at this time, explained customer that a normal working conditions system should be cooling with a Delta T between 18 to 22 degrees. Now that blower motor is operating I was able to checked refrigerant on the system and found it slightly low on refrigerant about half to 1 pound of R410a refrigerant, customer declined this recommendation at this time, he said that he doesn’t think he might be living here much longer. Upon arrival it was the pump that I installed over 2 months ago. There was baby formula poured down the line. We vacuumed sink empty took out pump cleaned it and reinstalled it. Everything is working properly at this time.

Issue: customer states that main floor system blower motor didn’t stop blowing air until he power cycle the furnace breaker but then blower motor never came ON. Furnace is gas Rheem about 14 years old located in the basement and it does main floor. It has an air filter 16x25x1. Found blower wheel dirty, suggested to pull it out and clean it. Found water at emergency drain pan, suggested to remove water out from emergency drain pan. Evaporator is Rheem about 9 years old. Condenser is 2.5 tons Rheem about 14 years old located left side of the house with R410a refrigerant. Main reason for system no cooling is due to a faulty ECM blower motor, it is currently getting low and high voltage power but motor isn’t spinning, suggested to replace ECM blower motor but at the same time I also suggested to replace furnace control board because is corroded and since customer said that before the motor wasn’t stopping so I explained him that there is a chance that board is also faulty too. Performed cooling maintenance on 1 system. Townhouse has 1 system. Airhandler is HEIL about 14 years old located in the attic, it is zoned with 2 thermostats to do upstairs and downstairs. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and Delta T. Replaced air filter 16x25x1 but cut it down to 16x22x1 the correct size should be 17x22x1 advised customer to get correct size air filter from Amazon, he said the he will order it to have it ready for next time. Found downstairs damper disconnect, customer said that he had issues with dampers in the past and he was told now to only use upstairs thermostat because downstairs thermostat won’t do anything, I explained him what they did is that they disconnect it downstairs damper probably because it went bad and that is why downstairs is also blowing air when upstairs thermostat is ON, suggested to replace downstairs damper motor. Upon arrival, homeowner stated that they had a leak underneath their kitchen faucet and they wanted to cap a refrigerator line. After investigating it was found that the supply line connected to the faucet was leaking and the refrigerator line was connected to a saddle valve that was unable to be capped off. After talking it over with the customer, I gave her a couple of options for replacing that saddle valve and replacing the supply line so that there would be no more leaks underneath the kitchen sink. After explaining the options to the homeowner she wanted me to replace the saddle valve and stop that was under the kitchen sink and replace long the supply line that was leaking. After getting signatures, I began work. After work was completed I made sure that there was no leaks and everything was working properly( it was). Tighten nut underneath sink in upstairs hall bathroom. Install new customer supplied water line to dryer for steam function. No warranty

Hose bib was previously ran from the hot line. We will need to Cut out old T on hot line and reconnect pipes back. Cut into cold line and install a new T to re connect old hose bib line to cold instead of hot. Hose bib now sprays cold water instead of hot. Comes with 1 year warranty.

Customer had another HVAC company to check her system because it was leaking but she didn’t like their service because the tech only wanted her to replace the system and not fix her condensation drain line, the tech just ended up putting pvc glue over where condensation line is cracked but system continue leaking water, customer didn’t call the company back because she can’t afford to upgrade system at this time, she just want her condensation drain line repair, customer call us and send us pictures of her condensation drain line and where is cracked and wanted a price over the phone to repair it because she can’t afford to upgrade system at this time, our service manager gave her a price of $300 to repair condensation drain line and install a ptrap at it, when I got here I cut the line and found out the line is also clogged so I explained customer that it will have to be a different price from what she was quoted over the phone because she said to repair the cracked line not the line

Replace internal horizontal condensation drip pan in air handler. Coil will have to be removed which involves back pumping the unit and cutting it loose. This will make it necessary to pressure test and vacuum system linesets. Price of repair and parts $2100. cannot guarantee.

Justin did the maintenance service a few days ago and discovered a leak underneath my sink. He competently explained the issue and answered all my questions patiently. When he came to replace the leaking pop-up drain, he got the job done very quickly and professionally. Very friendly, very competent.

Returned to replace pop up drain assembly. Removed the leaking pop up from guest bathroom on 3rd floor under lavatory sink. Installed new solid brass chrome finished pop up assembly with new gaskets and putty. Made sure it was nice and tight and reconnected ptrap. Ran water several minutes even filling sink all the way up and then releasing drain. Verified no leaks on my repair. 1 year warranty on repair. $265 total paid today via credit card

Upon arrival homeowner stated that her hose bib was leaking. After further investigation, it was found that the hose bib was not closed all the way, causing a leak, but it looked old so I talked to the homeowner and gave her an estimate for replacing that hose bib. After that she lead me to her shower, her toilet and her water heater. Her shower was leaking from the shower valve in the wall. Her toilet was not filling up properly and her water heater is from 2009. After talking with the homeowner and investigating everything I explained my thoughts on all the matters and gave her my opinion on what she should do next. I wrote her up a couple estimates for replacing the three things that I mentioned for accident prevention. Customer called requesting inspection on multiple commercial toilets. Upon inspection of the men’s bathroom, we determined two repairs needed on a urinal and toilet. Urinal needed a new flushometer with handle, as well as a toilet needed a new flush valve and flapper. Upon inspection of the Women’s bathroom, We determined a toilet required a new seat. Customer agreed to all repairs recommended by technician. We replaced flushometer on the urinal in the men’s bathroom, and the flush valve and flapper on the toilet. We also replaced the seat on the toilet in the women’s bathroom. We then tested both repairs and found everything to be working properly, and efficiently. Cleaned up all work related debris. Upon arrival, the homeowner brought us to the garage to take a look at a marked leak under the slab, a leaky gate valve, and the 2 female connections at the top of the water heater that were corroded and they wanted replaced. After a short time of negotiations, we settled on $2,500.00 for all the work. After a run to the supply house, we began working on the gate valve, which was simply a tightening of the packing nut that stopped that leak. Then we cut the 2 copper lines on top of the water heater and unthreaded the old females. We applied thread tape and some thread sealant to ensure no future leaks, then threaded on some new females and connected them to the existing pipes using couplings. We then started jackhammering the slab and digging down to the leaking pipe. After confirming where the leak was on the pipe, we cut it out along with a little wiggle room on either side. For the repair, we put copper x PEX adapters and created a PEX swing joint due to the lack of space to work.

We were called out to diagnose a P-trap in the ceiling of a classroom on the 2nd floor which was bubbling. We ran water in the 3rd floor bathroom directly above the leak. We then checked water pressure on the home, gauge read 110 PSI. Customer agreed to replace PRV, which we did. along with part replacements on both toilets. Replaced fill valve and flapper in downstairs powder room toilet. As well as replaced flapper in upstairs guest bathroom toilet. We then tested each repair and insured proper function.
