I returned to the Lokahsani home to attempt to find a leak. When I arrived I first doubled checked the ceiling in the garage and felt no moisture and could not locate any type of drip. I tested the stability of the toilet and it was solid, I tested the overflow drain in the tub and still no signs. There is a wet spot in the son’s bedroom however it’s only wet not soaked. I contacted Scott for assistance and we came to the same conclusion that if the Lokahsani sees any type of drip coming from the ceiling to contact KSPE so that we can get to the root of the problem.

On arrival found wet ceiling in garage and wet floor in neighboring upstairs bedroom, (ceiling dry in bedroom) no signs of leaks. Checked both hvac systems in attic and found no signs of leaks from condensate drain lines, safety pans completely dry, and no signs of leaks from anywhere. Technician noticed from water heater the home was built with cpvc which is very brittle and it is possible that the leak could be coming from cpvc between floors and spraying upwards under pressure causing the flooring in bedroom to get wet and dripping onto garage ceiling. We will be sending a plumber to further inspect. They may have to cut out Sheetrock in ceiling. Thank you for choosing Keep Smiling. Have a great day.

The Lokahsani family has signs of water damage in the garage. I performed a diagnostic during which I test each fixture in the children’s jack and Jill bathroom upstairs which consists of 3 sinks, one tub, and one toilet, I was unable to recreate the leak. Mr. Lokahsani Stated that he did have a hvac tech out two days ago and found water in the pan, the units were on while I was at the home and neither condensate lines had any discharge coming out. Will transfer to our hvac department.
