Came out the Vaughns residence to determine why 3 outlets where not working upon diagnostic discovered that the panel had a bunch of scorch (burnt ) marks on it which where causing the breakers to not make proper contact so we replaced the panel and restored power additionally we installed a outlet as well as a new Gfci on the left side of the sink.( 1 year warranty.)(not responsible for drywall damage.)

Performed cooling maintenance on 1 system. House has 1 system. Airhandler is Lennox about 4.5 years old located in a closet, it is zoned with 2 thermostats to do upstairs and upstairs. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and Delta T. There isn’t a service electrical disconnect, I had to go to garage to turn OFF the breaker to service the unit, explained customer by code there has to be a service disconnect near the unit or unit needs to be 6ft away from the main panel which it this case is not because the unit is upstairs in a closet and the breaker panel is at the garage, suggested to install a service disconnect. Replaced air fitler 18x20x1 provided by customer. Flushed condensation drain pump. I noticed that condensation drain line is sweating, suggested to install insulation to condensation drain line to help condensation with the sweating, customer said that he will do it him self. Heatpump/Condenser is 3.5 tons Lennox about 4.5 years old locate

Customer wants some new fixtures installed in home. She has 3 new faucets and 2 shower valves. I got clarion the shower valves and realized customer wants to just update trim. These are Pfister valves and will not match the existing moens. I offered to replace the entire valves but let her know walls on back sides of tubs will have to be opened. She is going to hold off on showers at this time until her and her husband talk it over now that she knows there are the 2 options. If she chooses to get trim kits only she needs moen positemp valve kits. I also told her waste and overflow trim is separate but that is universal if she wants that done also when I come back for valves. Today I put 3 new center set Pfister lavatory faucets in all 3 bathrooms.included the pop up drain assemblies and I included new braided steel supply lines. Downstairs bathroom has a new vanity. I made sure it was secure and faucet and drain connected on it. Everything is working properly with no leaks. Water press

Upon arrival customer stated that she has no hot water in the electric a.o smith water heater I explained to the customer that there is a diagnostic fee to take all the panels off of the heater to dive deeper to find out what the issue is and she agreed. I took the panels off of the heater and found that the top thermostat is getting power but the bottom thermostats and both elements were not getting power. I explained to the customer that the issue is being cause by the thermostats not sending power to the rest of the unit I gave the customer the option to get the thermostats and elements warranty swapped or to get the whole unit warranty swapped and she chose to Warranty the whole water heater. Take out the old heater and take it to the supply house to get it warranty swapped and come back to install a brand new a.o smith water heater. 1 year labor only warranty Thank you for choosing Keepsmiling plumbing, electric, heating and cooling!

Jackie had a problem in the crawl space. Specifically with water collecting below because the pump was not running. This can be located at the furnace. The outlet at the furnace is fine. It wasn’t getting any power. I tracked the wire back to the switch at the crawl space door just as you enter. I had no power there so I went back further. The outlet above that’s in the room powers the crawlspace. I’ve replaced that outlet with a Gfci because it’s required for damp locations such as crawlspaces. Outlet is working now just fine at 119v. I’ve explained that if any other problems occur. They will be able to reset at the Gfci in the bedroom. If it were to be something that persists then we can diagnose whether it’s the pump going bad or something else. At this moment it’s working fine and I will return the 31st to take care of the panel.

Upon first inspection noticed unit PVC drain line was clean. There was no water in a pan upon further diagnostic. It was determined that customer had a popped low-voltage fuse due to low voltage. Short thermostat wire. replace pot fuse. thermostat, low-voltage, rewire and indoor unit control board system running and cooling properly at this time. So because it was a new issue, I replaced a fuse and did that rewire.

Arrived at homeowners home. Tenants were just moving in after the house was vacant for a year and the gas meter being off. They have a gas company turn on the meter, but was unable to get the stove to light. I explained that I would have to charge an 89 diagnostic fee to take apart the gas piping to lead out all the air. I put the gas pipes back together, then went to the stove and ignited it. The homeowner wanted me to look at the heater in the living room as well to make sure that it was still in operation. I arrived on the job and spoke with Mrs. Brown about what work she would like performed. She showed me to a fan she would like installed within the living room on an existing box. I wrote up a quote and presented it to her. She liked the price so I got to work building and installing the ceiling fan. Once completed I tested the fan to confirm it functioned and collected payment. 1 Year Warranty.

Upon arrival, I noticed customer had water damage to ceiling. Referred her to Hampton LLC for restoration upon further diagnosis. It was determined that customer has a clogged PVC drain line along with a dirty filter. Did a PVC drain line clean out added a three-quarter inch coupling to PVC drain line Unfortunately I do not have the size filter that they need for replacement. Customer will have to provide that no electrical or mechanical damage system is running and cooling properly at this time.

At today’s visit, I spoke with Mr. Griffin in regards to a breaker tripping that controls his family room along with an outside outlet powering a water feature and greenhouse. With this, he informed me that he had done some diagnostic work into identifying the issue. He was able to determine that the breaker did not trip every time, and if certain things were unplugged, the breaker would hold. With this, I inspected the areas, and I determined that the cable feeding the pond and greenhouse has failed and has a short in the dirt thus causing the breaker to trip. I recommended that it be replaced but Mr. Griffin was not interested. We did discuss adding a gfci to the outside outlet to give it the ground fault protection it needed. Mr. Griffin did agree to this work. While working on this, I observed the breaker providing power to this outside outlet was a 20A breaker and the wiring at the recept. Is 15a wiring. I informed Mr. Griffin of this and recommended either downsizing the breaker

Technician came out for no cooling call. Upon arrival, found fuse blown. After diagnostic check, determined outside contactor shorted out the thermostat, which in turn blew the fuse. After replacing thermostat and contactor, unit began operating without tripping on overload. Checked refrigerant pressures which were very low. Issue: basement system isn’t cooling because outdoor unit isn’t operating due to breaker was tripped. House has 4 systems (3 split systems and 1 mini split). Airhandler is Armstrong about 26.5 years old located in the basement and it does basement. It has a clean air filter 14x20x1. Found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Reattached drain pan float safety to emergency drain plan, it was on the floor of the drain pan. Evaporated coil is rusty, it can start leaking refrigerant at any time. Heatpump/condenser is 2 ton Armstrong about 26 years old located right side of the house with R22 refrigerant. Found contactor pitted, suggested to replace it. Found dual run capacitor weak at the compressor side reading 31.8 out of 35 mfd, this is putting more stress at the compressor, suggested to replace capacitor. Set sewer ejection pump in basin, ran new vent and ejection line, installed quiet check valve and shutoff. Installed new lowboy electric water heater that supplies the bathroom and laundry room. Included hot and cold lines with ball valve shut offs, expansion tank mounted, pan, relief line and trap primer ran into p trap on vent for sewer ejection. Had to brake up slab from the bathroom all the way to new kitchen location, roughly 35’ of concrete. We got rid of all cut out slab. Roughed in basement bathroom (toilet, shower, Lav) all water and drain. Ran drain from bathroom through laundry room, installed laundry box and vented back into utility room with studor vent, and all the way into the kitchen where they will have a corner cabinet placed. Ran hot and cold water lines to washing machine box and kitchen sink. Also ran Line and installed ice maker box at fridge location. Turned on water and checked all work for leaks and proper function, no leaks found at this time. Moved

Technician performed tune up for 2 systems. Both filters were replaced. Both units blower housing was clean. Both motors are pulling normal amperage. Upstairs system is producing an 18 degree temperature difference and downstairs is producing 20. Both outdoor capacitors are still in good range. Downstairs units refrigerant pressures are in normal range but upstairs is running a little low. Informed resident that we cannot service this type of refrigerant (R22). Unit is still cooling and the indoor coil is above freezing temperature. System will eventually run out. Resident would like to see the rest of this summer through before getting a system update. Technician performed tune up for 2 heat pump systems. Technician replaced downstairs filter only because resident recently changed upstairs. Both units were producing a 20 degree temperature difference. Both indoor coils are clean as well as blower wheel housing. Both indoor motors are pulling normal amperage. Technician cleared drain line for both systems. Both outdoor capacitors are still in good standing. Downstairs refrigerant pressures are in normal range. Resident said upstairs unit was not cooling very well at night. After checking refrigerant pressures, found it to be a little low.
