Opening the lights on the front of the garage, along with the switches inside to confirm if I can use the existing wiring. After diagnosing the wiring for the lights I installed a junction box within the attic to feed the lights from the switch down the wall. After doing so I installed two of the three lights. The flood light Mrs. Baity purchased was for wall instillation only. She will be purchasing a new fixture and contacting us once she’s ready for us to install it. 1 Year Warranty

Client has an issue with the set up on the basement thermostat location, it is located in the upstairs hallway. we suggest to leave the existing state in place, we will on hook it from the air handler and install a new thermostat wire up to 20 feet in length down the hallway so we can add a new smart thermostat in the basement. The land lord will have full access to the thermostat will be able to download an app to there phone and keep an eye on things. This may resolve the issue with the complaints of the tenants on there comfort. Electrical: Install 100 amp sub panel and move basement circuits into the panel and install separate Power reading device to be able to see how much power is consumed in basement. 03-24-25 Pulled new thermostat wire to hallway for new thermostat. Repaired thermostat wire to condensing unit. Wired everything properly. KSPEHC was called out for possible back up inside home. On site homeowner explained she originally thought it was a dishwasher issue but relaxed sewage was also coming up in the bathroom. Tech opened cleanout cap in back yard and didn’t see standing water. Tech explained this means the blockage is inside the home and a sewer machine can be ran as an attempt to clear the blockage and allow smooth flow once again. Homeowner approved this task o be performed. Once blockage was cleared a lot of black stagnant water came rushing past. Tech then flushed multiple toilets multiple times. Video was recorded of water flowing past cleanout access suggesting blockage is cleared.

On arrival inspected water heater flue pipe. Found flange at ceiling was not secured properly to ceiling. Adjusted flue pipe and secured flange to ceiling. Discussed furnace maintenance inspections on homeowners two gas furnaces. Performed maintenance inspections on one 2001 Carrier gas furnace and one 2021 Trane gas furnace. Checked all electrical and mechanical components. Checked media filters. Checked inducer motor, pressure switch and pressure switch tubing, igniter, gas valve, burners, flame sensor, heat rise, voltage, amperage, and capacitance. On Carrier gas furnace found that the safety backup pan had surface rust only, found no visual evidence of any rust holes through pan or pan being compromised in any way. Upon arrival customer claimed he had a leak coming from his his restroom onto his first floor ceiling. After going upstairs to check the restroom I saw the shower head leaking water. It wasn’t noticeable since the water was running down the shower wall. I then saw the shower valve leaking on the inside . Going down to the first floor ceiling. Customer is very lucky this happened while they were awake. I recommended the customer to replace the shower valve since it was leaking at a spot I can not repair. After talking about pricing. The customer signed off on the estimate and I began work today. I replaced the shower valve into a newer delta shower valve. Everything comes with a one year parts and labor. Technician performed Tune up for 6 year old heat pump. Blower motor is pulling normal amperage. Filter was changed out. Condensate pump is working. There is a 20 degree temp difference. KSPEHC was called out for customer supplied R.O. Install for kitchen sink. On site tech evaluated installation area and determined installation was possible. Proving was provided to perform task. Hit and cold shut off valves needed to be replaced in order to complete installation. Existing valves were contractor style with no way to remove attached supply line. Homeowner approved job to be done. After all installations were completed tech pressurized system and flushed out the new R.O. system and inspected all connections for leaks. No issues at this time. Tech included picture of the filter change schedule from the owners manual so it can always be easy to find

After looking over the panel I wrote up a price for replacing a faulty arc-fault breaker with a new standard breaker. We didn’t come to an agreement on the price so no work was performed. Technician performed tune up for AC unit. AprilAire filter was replaced. Blower motor pulling normal amperage. There is a 20 degree temperature difference. Outside compressor pulling normal amperage. Pressures were in ok range but unit was not reaching target subcooling. After receiving permission from resident, technician proceeded to add 2 lbs of R410A. Unit is now reaching target subcooling. I arrived on site today to install a new hose bib because the existing ones handle had broken off and was continuously leaking out in the backyard. And also install a new toilet flapper in the hallway bathroom. The old flapper was causing the customers water bill too be more expensive than usual because the old flapper was allowing water to seap into the toilet bowl causing the toilet to continuously flush and fill up over and over again. Today I Reworked cold water line underneath the master bathroom vanity in order to remove the old hose bib in the backyard and install a new one with a new 1/4 ball valve. And also replaced the old toilet flapper in the hallway bathroom that was causing the high water bill. 1 year warranty

Upon arrival, I was greeted by Mrs. Phelps. She escorted me to the master bathroom to show me the toilet that is potentially running. There were two things going on with this toilet. The fill valve had failed and was constantly running water, and the toilet was loose at the base. No other issues were found with the toilet. I inspected the water pressure and thermal expansion tank in order to confirm whether or not those are relevant to the toilet fill valve. The pressure was exceedingly high, and the thermal expansion tank had failed. I spoke with Mrs. Phelps about the function and importance of both. No other issues were going on in the home that Mrs. Phelps could recall. I presented Mrs. Phelps with a variety of options to choose from. What she decided on was to have me replace the pressure valve, thermal expansion tank, toilet fill valve, and to reset the toilet. She signed the estimate, allowing me to move forward. On arrival inspected ductwork for repairs needed due to leaking pipes. Found one 10” supply trunk line split via a Y into 8” and 6” duct run to supply boots. It is recommended to replace entire flex lines from supply plenum to supply boots. Added estimates for full replacement also for repair including reattaching flex and wrapping with insulation. Upon arrival customer stated that he had tried to install a new pressure regulator in his basement but didn’t realize that the threads for the nuts were different between brands. He had threaded a watts prv into a Zurn nut and o ring. I explained to the customer that the Zurn pressure regulators have fine threads and watts have course threads and that I would need to take out the whole prv and rerun it with new fittings and gave him a price to do so. He agreed to the price so today I Discounted the pressure regulator supplied by the customer and put on the correct nut and o ring with a new pex male adapter. I also took out the male shark bite adapter on the street side of the prv and replaced it with a new pex male adapter as well. Turn on the water to the house at the street and came back in to test for leaks. Upon arrival customer showed me under his sink where every time he ran water it would spill due to the gasket not being on right. I think you hear water running in after further inspection I saw that the toilet kept on running due to a bad fill valve. I informed the customer that this could be a sign of high water pressure I first checked at the back hose bib but that was after a PRV so it red city pressure. I then checked at the water heater and read 70 PSI. I informed the customer that replacing the fill valve would be in their best interest. They approved estimate to replace fill valve. Upon arrival, customer showed me his washer machine and were backed up. He also told me that it was backing up and going into his kitchen sink. I am formed him that I would need to snake the line through a clean out in the basement. He signed off my estimate to stun my snake. After running my snake for a couple minutes and pulling it back, I Came across a bunch of grease and kept hitting blockages of Greece. After further conversation with the customer he informed me that they would throw a bunch of grease down the drain lines. I told him not to throw any more grease down the drain lines. It just creates bigger issues and could stock for future blockages. There is no warranty due to vast amounts of grease thrown into the drain line. Thank you for choosing keep smiling plumbing.

Upon arrival we put a pressure gage on the water heater and turned the faucet on. Stagnate pressure is 70 Psi but when you turn more than 1 faucet on it drops to 20 psi. We will need to install a new pressure regulating valve in the basement to fix the issue. Also upstairs hall bathroom has clogged tub toilet and sink. We would need to do a drain cleaning do fix that issue. Gave multiple estimates to fix the issue.
