Came out to the Zarathe residence to determine why her lights wasn’t working upon diagnostic discovered there was a photocell that had replaced back in may that was stil under warranty as well as the bulbs being blown so the tech replaced the photocell at no charge as well as repalced the bulbs today for the charge.no warranty .

Checked the water heater that Issac installed. Everything looked good except no strap on the thermal expansion tank. Put a strap around the thermal expansion tank to keep it from moving. The pressure on the house was already at 70 PSI when I arrived

KSPEHC was called out for an ejector pump issue. On arrival tech was met by staff and shown to crawlspace access. Customer once tech was able to locate the ejector pump system deep into the crawl space it was clear the pump wasn’t working. Sewage was coming out of the top of basin lid. Tech attempted to troubleshot the float switch and pump power. Both attempts resulted in a the pump not activating. Power was received by the pump however the motor. Was being prevented from rotating. Tech explained this could be a blockage due to debris or a full pump failure. Tech provided options on attempted repair as well as pump replacement. At this time management approved tech to attempt unjamming the pump. Once tech was able to fully remove the pump from the piping system and basin he noticed a large mass stuck in the bottom of the pump. This mass of toilet paper and wipes were causing the motor to not be able to eject the necessary sewage from the basin. Once blockage was remove

Upon arrival, I was greeted by Mr. Ordonez. He brought me to his kitchen to show me the leak happening with the faucet. There is a leak coming from the sprayer hose. Mr. Ordonez has already purchased a replacement sprayer hose. I took a look to see if it could be used for a replacement. It unfortunately does not match the requirements to be installed on the existing faucet. I informed Mr. Ordonez that sprayer connections are typically proprietary, and the only solution would be to replace the entire faucet. Before putting together some solutions, I verified the water pressure in the home. The thermal expansion tank is also healthy. I spent some time with Mr. and Mrs. Ordonez going over the different estimates for replacing the faucet. The pricing was above their budget. I contacted management to assist with negotiating. We were unable to get to an agreement point on pricing with Mr. and Mrs. Ordonez. They are going to seek another quote to compare. The dispatch fee was charged today.

Customer had leak in hot water line under slab,had leak detection done and said was in laundry room,jackhammer slab and was not there,had leak detection come back out and was in garage,jackhammerslab ,found leak in 3/4 copper hot water line under slab,made repair turned water on and no leak,filled in holes and patched concrete.

Arrived at homeowners home. I was out previously in December and did some work with the Jacuzzi drain and now the Jacuzzi jets aren’t working. After talking with the homeowner, I explained that I was out to repair the drain due to it, not holding water, and that I did not mess with the Jets. I explained to the homeowner that I could take the panel off and take a look and see what’s going on, but it has no correlation to the work that was done. I took the access panel off and found the motor. I hit the pressure switch and heard it click inside the motor telling me that the pressure switch is operating how it should. I saw that the outlet had no GFCI so I went to the breaker and found where it was labeled Jacuzzi and flipped it off and on again, then went back upstairs and plug a fan into the outlet to test to see if it had power or not. I plug the fan up and turned it on, and the fan did not come on telling me that the outlet is not working correctly. I explained everything to the home

At todays service, Mrs. Vaughn was having an issue with an outlet in the master bedroom as well as the ceiling fan in the master bedroom where the blades would not spin as well as the light not illuminate. Mrs. Vaughn was not present during the time of service and thus we were walked through everything from her son. While evaluating the system, I determined this electrical issue was the result of a failed connection in the outlet Mrs. Vaughn was having problems with which was causing the fan to not work. I built an estimate to have the outlet replaced while remaking the connections to which Mrs. Vaughns son agreed. The old outlet was removed and it was evident that the neutral connection was backstabbed and from this wiring method it had caused the wire and plastic housing to the receptacle to burn. We cut out the damaged section of wire and spliced the wiring together with a pig-tail wiring method and then wired this to the terminal screws of the new receptacle. With the power restore

Arrived at homeowners home. Homeowner had downstairs toilet that she would hear running and then the sub pump would kick on. After talking with the homeowner, she explained that it was pretty consistent. I opened up the tank and took a look at all the entrance of the toilet, and waited to see if it would do it while I was there and nothing happened. I explain to the homeowner that I would like to check the pressure because a lot of times pressure is a leading cause to this problem. I explain to the homeowner that I would like to check the pressure at the bottom of the water heater so she showed me to the water heater and I immediately saw that it was from 2014 and had a plastic drain. I explained to the homeowner that I would not like to check the pressure there due to those drains Wanting to leak after they haven’t been mess with it for so long. -HVAC diagnostic fee -Replace defrost control board fuse -Tested system On arrival found 2012 model Rheem 2.5 Ton R-410a system not heating. After further inspection found 3 amp fuse was blown. After diagnosing cause of fuse failure found that when the outdoor compressor starts to run under a load it shorts out. Checked continuity between start, run and common, each separately and found resistance does not add up indicating compressor failure at start up. Turned off outdoor unit at disconnect and switched thermostat over to Aux heat allowing the heatstrips to run without fuse blowing. Upstairs has heat only in Auxiliary. Discussed findings with homeowner and presented them with options. Quoted for a WeatherMaker 2.5 Ton HeatPump Outdoor Condenser. Fernando was knowledgeable, kind, professional, charismatic, and accommodating . We have had no problems with the new pex piping and are so much more at ease not depending on polybutylene pipes. My only dissatisfaction is with not being told upfront that I would be left with holes in walls and ceilings that would need to be patched and painted, ultimately increasing my costs. And also not being advised to put tarps or sheets over areas, especially kitchen, where the drywall and ceiling cutting would be done. I’m still trying to clean up all the white powder. Still, I would recommend Fernando. He’s very likable and competent and able to fulfill your needs.

The Harlow’s have been experiencing “Chirping” noises by there water heater, when water is run in home. The Harlows called for a water heater flush. Upon arrival I found that water heater is 11 years old with a rusted thermal expansion tank and chirping PRV. I Advised Mr. Harlow I did not recommend flushing water heater because of there age and I did recommend replacing entire system. Mr. Harlow request options to go over and think about before making decisions. I gave him “good, better, best” options and will follow up next week.

Upon arrival customer stated that they had a leaking toilet and one of the little girls rooms in the classroom upon my inspection. I found that the toilet was incredibly loose and when somebody would sit down on the toilet, it would push the front of the toilet forward and lift up the back of the toilet, when I flush the toilet with some weight on it, I had water seeping out from under the toilet. The wax ring is not making proper seal. Pull up the toilet in the little girls room. And replace the bolts and wax ring to allow the toilet to seal back down to the flange properly 6 month warranty

KSPEHC was called back out for issue with previous job. Once on site tech was informed that a fill valve was replaced in the main floor hall bathroom yesterday 01/15/25 and the toilet will not stop filling up until tank lid is lifted. Homeowner stated that he has tried to lower the float but since it was on the lowest setting he was unable to solve the issue on his own. Tech was able to make the necessary adjustments by lowering the shank setting to allow the top of the fill valve to function without the tank lid obstructing the float. Currently the toilet functions normal. No issues at this time

It was a little slow getting answers from my daughter, who owns the house, as she is a teacher and was at work, but Fernando was patient.
