Technician came for leak call. Upon arrival drain pan was full. Used shop vac to vacuum condensate and clear drain line. Used pump outside to clear primary drain as well. Technician came for no cooling call. After inspection, noticed outdoor fan was not running. Checked capacitor which is getting very weak on the compressor side, but the fan side was just fine. Fan motor has a shorted winding which needs to be replaced. Resident agreed to replace both capacitor and fan motor. Will have to wait for supply house to order from manufacturer due to age of system. Will notify resident once the part is in. Thank you for choosing Keep Smiling! Customer was complaining of lukewarm water in the home. Bypassed relief loop and water got fully hot in all fixtures. This means internal check valve in pump went bad. Added check valve on cold incoming and return loop on top of water heater, turned on water and checked for leaks and proper function. No leaks found at this time. I was meant on site by Mr. Gutierrez. An appointment was scheduled with Keep Smiling due to a possible ceiling leak in the bottom level of the house. It showed me the part of the ceiling in which they witnessed water running out of. I discussed with Mr. Gutierrez about the process of cutting open necessary drywall in order to perform such an inspection. A diagnostic price was presented and agreed upon. The authorization signature was provided, allowing me to move forward. I spent a long time cutting open a large section of the bottom level ceiling in order to perform the inspection. It got to a point in which nothing was making sense. There is coincidentally a loose toilet on the main level, but there are no signs of it leaking on the subfloor beneath it. This same toilet is also far away from the location of the ceiling leak. Mr. Gutierrez and I regrouped and had a discussion. He remembered that they have an HVAC unit within their attic. Replace Fill Valve in guest/hallway bathroom. While replacing the fill valve, Keep Smiling will also drain down entire house and replace failed emergency stop for the same toilet. After replacing emergency shut off and toilet fill valve, Keep Smiling will replace the Pressure Reducing Valve for the home in the water heater room. Upon arrival, customer stated that they were trying to install there on cartridge on their delta faucet in the master bedroom, they told me that they couldn’t close off the emergency stops and stop them from proceeding with replacing the cartridges. They also showed me their shower where it would drip occasionally I told them that we would need to replace a cartridge for that one as well I gave them a price to replace the shower cartridge and since they were already halfway with the cartridge on their Fossett I did that free of charge. I was met on site by Mr. Abdul. An appointment was scheduled with Keep Smiling due to a no hot water issue. Mr. Abdul has utilized us before for another property that he is involved with. Today’s visit is at his personal home. He explained that he had tried to reignite the water heater utilizing the instructions on the label. I attempted to reignite it myself and confirmed that there is an issue. I double checked the age of the Bradford White water heater and confirmed that its manufacturing date is November 2019. I spoke with Mr. Abdul about the process of calling Bradford White in an attempt to replace the gas control valve through their manufacturing warranty. I further clarified that I would subsequently provide an estimate to cover our labor for replacing the part. I also took a moment to inspect the water pressure and thermal expansion tank. Issue: system isn’t cooling because compressor is not operating due to faulty dual run capacitor. House has 1 system. Airhandler is Lennox about 12.5 years old located in the attic. It has an air filter 18x20x1. Found blower wheel dirty, suggested to pull it out and clean it. Found evaporator coil really rusty, it can start leaking refrigerant at any time. There is biological growth inside airhandler, recommend to install Iwave-R to purify indoor air, help with the biological growth, viruses, bacteria, allergies, germs, etc… Heatpump/condenser is 3 tons Lennox about 12.5 years old located left side of the house with R410A refrigerant. Found contactor pitted, suggested to replace it. Came out to the Batton residence to determine why the garage,hallway and bathroom wasn’t working upon diagnostic discovered the neutrals where connected into a keyless light fixture and where burnt up as well as 2 faulty GFCIs.Also while the tech was here installed a whole Home surge type 1.( 1 year warranty.)

Upon arrival the homeowner stated that her tub was leaking even when water was turned off to it. After talking to the homeowner I went to investigate why the water was not turning off in the tub. While looking at the tub I realized that the cartridge had gone bad in the shower valve. While looking at the shower I heard the toilet was running and ask the homeowner about. She informed me that she had recently replaced the fill valve on it. I then asked her when the last time she had her pressure checked and she didn’t know. I then informed her that the two issues could be correlated and could be a result of high pressure. The homeowner then lead me towards the water heater so that I could check the pressure on the home. The pressure reading at the water heater read 155 PSI which meant that her pressure regulator value had gone completely bad and her house was receiving full street pressure. Arrived at homeowners home. Homeowner was having issues with the master bathroom toilet due to it leaking. After talking with the homeowner, he explained that the toilet constantly drips from where is the tank connect to the bowl. After inspecting the toilet, I found that it was indeed dripping from the tank to bowl bolts. From there I was able to give the homeowner an estimate to replace the tank to bowl, bolts and gaskets. The homeowner also wanted me to remove the old caulking and replace it. I gave the homeowner an estimate to do the work. The homeowner accepted. I did the work. When work was complete I turned on the water to the toilet to test for any leaks and functionality and all is well. After some discussion, Mr, de la Vara-Nava made an appointment to return the next day (today) and accomplish the repairs. At all times the personnel sent to accomplish this job were friendly, courteous, and did not hesitate to show me what had been done, what was in progress, and what they intended to do.
