Returned to customer from Sunday. He purchased a new rinnai RE180i tankless water heater. He bought the modern version of what he had so everything will line right back up. I literally just turned water off, and cut hot and cold water lines and disconnected vent and gas line. Hauled away old unit. Installed back on wall his new unit and couplinged water lines back together. Installed new 3/4 gas flex connector and reconnected existing venting. Plugged unit in and started right up. Ran hot water several minutes and verified working properly. While here customer had me replace the pressure reducing valve that is not working. Pressure is in normal range but he said it won’t go down when he tries to bring down. Installed same watts 3/4 AUB regulator in basement ceiling. No leaks on repair. 1 year warranty on all labor from me and parts supplied by me. No warranty on customer supplied water heater. Water pressure is set to 65psi. I credited back diagnostic from Sunday and brings total charg

Installed new Bradford white 50 gallon electric tall water heater. Install included hot and cold piping up top with ball valve shutoffs, expansion tank mounted, relief line connection and drip 90, reconnect power to top of unit. Turned on water and checked all work for leaks and proper function. No leaks found at this time. All work comes with 1 year warranty parts and labor. 6 year manufactured warranty on heater. Issue: main floor system is making loud noises coming from condenser fan motor for the outdoor unit. House has 2 systems. Furnace is gas Armstrong about 22 years old located in the attic and it does main floor. It has an air filter 16x25x1 that still good. Blower motor has been replaced with a universal blower motor, blower motor bearings are starting to wear out, suggested to replace blower moto with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with a resistor that has been overheating, suggested to replace control board. Found furnace door switch bypassed, suggested to replace furnace door switch. Condenser is 4 tons Lennox about 3 years old located left side of the house with R410a refrigerant. Main reason for outdoor unit making loud noises is due to condenser fan motor bearings worn out, suggested to replace condenser fan motor and fan blades because sometimes fan blades also get out of balance when they operated with a motor

Upon arrival, homeowner stated that he had clog in his downstairs toilet. After talking with the homeowner, we determined that there was a toilet paper blockage in the trap of the toilet, causing the clog. After determining that I wrote him up a an estimate to hand auger the toilet and clear the blockage within the trap. After presenting to the homeowner, he wanted me to perform the work. After work was completed I made sure that there was no leaks, and that the blockage was completely cleared. Everything was running properly at time of departure. Upon arrival, customer had toilet that was malfunctioning and water pressure in home was way too high at 105 psi. Changed shutoff, supply line, fill valve, and tank bolts on upstairs hall toilet. Replaced prv, turned water on, set pressure at a healthy 65 psi for copper water lines in home. Checked all work for leaks and proper function. No leaks found at this time. Arrived at customers home And customer stated that his water heater was leaking out the top line. After examining, I solve that PTMP was active. I arrived and spoke with Mr. Seard about what work I would be performing and what paths we could take to accomplish the work. We came to an agreement on repairing the wire and leaving the existing disconnect. I collected a signature to perform the work and got to work. Once completed I showed that the A/C disconnect worked as Intended. Payment was collected before leaving.

Pump water out of meter box to cut the water off. We will need to dig up meter box to locate leak. Once leak is located. We will make the proper repair to fix the leak. After leak is repaired we will turn the water on and check for leaks. Leak is on old meter nipple . Replace meter nipple install new check valve and connect to 1 inch pipe 2 feet away. If no leaks are preset we will fill the whole back with dirt. We are not responsible for landscaping. Plumbing comes with 1 year warranty.

Install new Prv in garage with new ball valve for whole house. Also reconnect outside hose bib line back to main line with new ball valve before prv. Install new thermal expansion tank on water heater in attic. Pressure is now 60. It was at 100. Prv and thermal expansion tank comes with a 1 year parts and labor warranty.

Customer had expansion tank burst last night. The weight of it being water logged broke solder joint on fitting sticking out from tee. Water did shoot all over under stairs and into garage. This is an electric lowboy water heater under stairs of slab home. Water heater is 20 years old. I strongly recommended replacing it due to age and expansion tank will be included with an install. I also suggested new pressure regulator since it’s right there and also original to home. Pressure was reading normal at this time. Customer approved repairs and financed work. Financing was approved and loan docs signed. A new lowboy water heater was delivered to me and I hauled away old tank. Installed new 47 gallon electric lowboy in aluminum a with new quarter turn water valves, new expansion tank properly secure and new pressure reducing valve with main water valve. Water is back on to home and no leaks on repairs. Power is on and water heater works properly. 6 year manufacture warranty on tank and 1

Issue: customer states that main floor system isn’t cooling and that upstairs system isn’t cooling enough. House has 2 systems. Found blower motor run capacitor weak, reading 6.1 out of 7.5 mfd, this is putting more stress on the blower motor, suggested to replace capacitor. Found blower motor bearings wearing out, suggested to replace blower motor. Found blower wheel dirty, suggested to pull it out and clean it. Evaporator is ADP about 6 years old. Condenser is 2 tons Carrier about 3 years old located left side of the house with R410a refrigerant. Found suction line by condenser poorly insulated, suggested to install 3ft of insulation to it. System isn’t cooling at this time, it is just blowing air at 80.1 degrees at this time. Customer has approx 15 year old rinnai tankless water heater in basement. It is giving an error code 12 immediately when hot water turned on. He just flushed his unit last week and didn’t have any issues before that. I attempted sanding down flame rods and that did not work. I called tech support and went through some diagnostics. They suggested removing burner and doing a thorough cleaning of it before moving on as that was likely issue. Customer didn’t realize unit was 15+ years old. I did give the recommended of replacing unit due to age as he has never flushed it all these years until last week. His setup was installed very well which would make swap out easy and cheap for him. He wants to provide the unit as he works for a company that can get them. He installed this one himself all those years ago. Quotes are given below. $179.31 total paid today for diagnostics.

Arrived at homeowners home. Homeowner had a week from the upstairs hall bathroom that was coming through the ceiling of the living room. After talking with the homeowner, he explained that he replaced the tub spout, trim kit for the handle as well as the showerhead. He explained that his father-in-law was taking a shower in the hall bathroom this morning around nine when he got done he came downstairs to eat breakfast and that’s when they noticed all the water coming through the living room ceiling. From there, I explain to the homeowner that I would have to charge a diagnostic fee to cut a hole in the living room ceiling to find out exactly what is going on. The homeowner accepted. I cut a hole in the ceiling around the wet spot to find out what is going on and the first hole that I cut I could not find any pipes. Upon arrival customer wanted to go through an estimate that I left a couple months ago to replace the shower cartridge the pressure was still good so warranty is good for one year it was a price Pfister that I changed out after changing out the cartridge I made sure they had hot water and it would turn off completely. The Gammon’s have had a recent high water bill. They did have some pressure washing done, and have been running irrigation systems more than normal, in the last month. However they want to make sure there’s no leak. Upon inspection of water meter, found no movement, indicating that there is no leak. I recommend monitoring it next month, but I feel that high bill is due to usage. Collect $39

I was met on site by Mr. McGowan. An appointment was scheduled with Keep Smiling due to a yard leak. Mr. McGowan explained how around a year ago he had a large section of his service line worked on by another contractor. This made us both assume that one of the fittings used had failed. I isolated the service line confirming that it is the source of the leak. I provided a fee for digging in the yard to diagnose what is specifically happening. I clarified that a price to repair the leak will be provided once it’s found. Mr. McGowan agreed to the price, allowing me to move forward. I hand dug in the yard, eventually exposing the pipe. To our surprise, the leak was from a sudden rupture from the pipe. I provided the additional price for performing the repair. Mr. McGowan agreed and re-signed the updated invoice. I repaired about a 1 foot section of black poly and pressurized the system. The new fittings are holding up and there are also no other leaks indicated when observing the meter.

Customer had whole house backup and the water was coming up from the bottom of the master toilet, causing water damage throughout the room. Referred water restoration to come look at damage. Gave customer option to remove toilet and run camera down the line, they opted to have the septic serviced before we do this to make sure it’s not filled (hasn’t been emptied out in almost 4 years). Returned to customer to replace shower trim kits. She returned whole Pfister valve kits and got moen positemp to match what she has. She got 2 nickel colored kits. Master is more decorative with larger shower head. Removed old trim and cleaned fiberglass as best as possible without scratching or chipping. New kits are on which include plate, handle, tub spout diverter and shower heads. Put new caulking around both. Tested and works properly with no leaks. No warranty on customer supplied material, labor only. Quoted charge of $267 paid today via credit card. No parts used from truck stock.
