On arrival found condensate drain line clogged. Discussed options with homeowner and he has decided to have drain line cleared and flushed. Once drain line was flushed with two gallons of water technician added condensate drain tabs to prevent future clogs. Also found condensate drain line outdoors was sitting directly on the ground after coming out of exterior brick wall. Adjusted 3/4” pvc drain so it will drain off to the side in the future. I arrived on the job and spoke with Mrs. Ward about what work she needed done. She explained to me that one of the smoke detectors would beep, indicating low battery, at random times. I offered to replace the batteries in all the detectors, but she informed me the rest were all recently installed. So I wrote up a quote to replace the battery for the smoke detector located within the upstairs bedroom and presented it to her. We came to an agreement so I moved forward with the work. At today’s visit, Mrs. Simpson was looking to have a Siemens car charger installed to the home. We looked through and talked about the different variations and ultimately decided on installing the unit outside as it did not require as much drywall cutting. Therefore, I created an estimate for the work to which she approved. Therefore, I installed a 60A breaker into the panel box. After this I cut one hole at the panel to give me access into the next wall cavity. I then installed the 60A wiring from the panel box and drilled it outside. I then mounted and installed the customer supplied Siemens car charger and wired it to the new circuit. The installation comes with a 1 year warranty.

Upon arrival customer claimed her vanity sink was leaking constantly and did not know what it was. After inspecting, I saw that it was leaking from the union on the mixing valve. I recommended the customer to let us start off with replacing gasket first before going into the whole valve, I gave her both estimates for her to know the price and she agreed. On arrival inspected upstairs unit for needing refrigerant. Found upstairs 2017 Goodman 80% gas furnace / 2010 ComfortMaker 2.0 AC. Downstairs has a 1994 80% gas furnace / 2010 WeatherMaker 2.5 ton AC. After inspecting upstairs system found a significant refrigerant leak in evaporator coil. Replaced one 16x25x1 media filter. Checked all electrical and mechanical components. Checked thermostat, ductwork, flue pipe, blower motor and blower wheel, voltage , amperage, and capacitance. Performed electronic leak detection on upstairs evaporator coil as a courtesy. Checked outdoor condenser coil, refrigerant pressures to verify they are in fact low. Found weak capacitor out of manufacturer specifications, and Contactor pitted. Homeowner states downstairs does not work at all. Gave options to charge upstairs system but we do have a comfort advisor scheduled for this morning at 10am and homeowner may replace both systems. Thank you for choosing Keep Smiling. Upon arrival customer claimed he needed his water heater and prv replaced and that he was trying to get quotes to do so. I saw he had bought everything and just needed me to put everything in. He mentioned he had another company come out and quote him 1000. I told him that’s around the price he will pay for. And that our company charges 1200. He went inside and talked to his wife. At today’s visit, Mrs. Carmen was looking to have a mirror with built in lights installed to the hall bathroom on the second floor. The room has been tiled along the wall and would require drilling through for the installation. I informed Mrs. Carmen that the installation runs the risk of breaking tile to which we do not perform repairs on. With this in mind, she agreed to the work. Also, Mrs. Carmen had Han issue with her master bathroom receptacles not working and only in that bathroom. I prosed diagnostic work for this to which she agreed. For the receptacles, I determined that previously, a contractor had replaced the master bathroom receptacles to grey and when doing so, the connected the receptacle circuit to the lighting circuit by means of the hot connection. In doing so, I’m sure that this caused the breakers to blow due to a short between phases. Their solution to this, was to go into the hall bathroom and disconnect the wiring feeding the master bathroom receptacles. By disc

On arrival inspected 2018 Carrier 80% gas furnace / 2.0 ton and 2.5 ton ac with new Ecobee6 thermostats. After inspection found faulty thermostat wire upstairs not reading the W wire for heat, Rewired properly to correct issue. Also found upstairs has a faulty furnace control board with internal short causing inducer draft motor to run constantly and causing the blower motor to come on intermittently without thermostat calling for heating, cooling, or fan. This has caused customers power bill to rise since January 2024. Thermostat needed to be reset and reprogrammed to recognize W wire for heating. It is recommended to replace furnace control board. Downstairs system needed thermostat mounted more securely as terminals were not making contact to thermostat, once secured downstairs began to run properly. Arrived at homeowners home. Homeowner had the hot water heater in the garage that the T&P was leaking, they turned the main shut off valve off and turned off the breaker to the water heater and then called us. After talking with the homeowner, he explained that the house was built in 2019 and they were the original owners. The heater was manufactured in 2019 telling me that it is six years old. From there I turn the main shut off valve back on to test everything and everything pressurized and there was no leaks. I had the homeowner go and turn back on the breaker so we could heat up the water in the heater. Then I proceeded to wait about 15 minutes for the water to get hot and have the homeowner go and run the kitchen faucet for about 10 minutes to see what would happen and all is well. I left the homeowner with an estimate to replace the T&P relief valve. I explained that if it happens again to call us back and we will move forward with the work. Mr.Rougier has been experiencing higher than normal electricity bills. When I arrived both panel covers were off. One panel primarily appeared to have 240v circuits while the other had all 120v circuits with a few 240v circuits. At the moment he does not want to proceed with troubleshooting. I did advise him to get with the power company just to ensure everything is ok on their end. I did notice his water heater was constantly drawing power while I was there. The a/c systems were turned off before my visit and haven’t been running. The changes that have happened over his time while living here is with the hvac system and transformer from the utility company HVAC system has been worked on but it’s been a little over a year. Only a dispatch fee for today.

I was out previously in February and installed a whole house filtration for Ms Mech, she owns another house on the same property that has the same old filtration system that she is wanting replaced as well. When I was out in February, I replaced hers and then we scheduled it for me to come back in April today to remove and install a new whole house, filtration system in the other property. I started by making a material list and going to the supply store to pick everything up, then came back and removed the old filtration system and installed the new filtration system. When work was done, I turned on water to test for any leaks and functionality, and all is well. I explain to the homeowner that she would have to call me back in six months in order to change out the filters. Client called opus out to home for a leak in basement coming from water pressure regulator. In addition while inspecting the water heater that the temperature and pressure relief valve was hissing indicating a leak. Customer indicated he want the problems solved. Estimate to replace water pressure regulator located in the basement.estimate includes all labor and material. Will clean up all job related debris. New pressure will be set to 60 psi to ensure a healthy plumbing system. In addition we will be replacing the t&p valve on the water heater. Mrs.Robert informed that no power was getting to the upstairs bedroom nor bathroom. I did a full panel inspection for them. I found no fluctuations in voltage as I went through each breaker. The breakers at fault were two 15 amp afci breakers . These are more sensitive but worth the extra protection they provide. I was able to reset both breakers and they do. I still have to say I recommend replacing them just strictly to maintain and preserve the life of the panel. Still be mindful of the amperage of the breaker being only 15amps this will max out at 1800watts any beyond should trip your breaker. The main break I recommend replacing. It has visible wear. damage from loose connections or faulty main breaker. I have provided a quote to take care of this and to separate the neutral wire. The other quote is to completely replace all breakers, main breaker and separate neutral wires. This will increase the efficiency and longevity of the panels life.

The Collins had a leak on a 3/4” pipe behind water heater. Upon inspection found that water heater is 11 years old and passed the life expectancy. The Collins optid to replace entire water heater. We Repaired leak this evening and will return to replace water heater tomorrow. Collected a $500 deposit for pipe repair and will give credit tomorrow towards replacement.

At the McNeil residence I have removed two fixtures and installed two new ones. One is a chandelier that I left with an extra amount wire in the light box above. I’ve left them with the extra chain so if in the future they want to lower a few inches we can do so. The other fixture for the foyer is workin properly and I’ve explained how to remove the glass for cleaning purposes. The other issue is in the bathroom. The light vanity isn’t firmly place so it does move some . It won’t fall off. The best way to fix this is by getting to the light box and securing that and then reinstalling the vanity light. I’ve left an estimate for that.
