Upon arrival customer claimed he thought he had a leak coming from his water heater which we put in in 2022, my first thought was it’s rare for a commercial grade heater to fail after 3 years. So after the customer took me the work area. I saw water on the floor where the heater was but I also saw Polybutylene pipe coming from underground. I asked the customer to give me a couple min for me to try to find the leak and make up an estimate. I kneeled down and heard a hissing noise but wasn’t sure if it was he pilot light or a water pipe leaking. I turned off the pilot light to make sure and I still kept hearing the hissing noise. I then advised the customer what he has is not a leak at the water heater but a leak from an underground pipe. I explained what polybutylene pipes have done in the plumbing world and I gave him an option of me calling leak detection to find the leaking pipe and he agreed to start off with that route. I will be calling leak detection and give them the customers

Customer wanted a quote for a whole house surge protector. We went over some options as we were standing near the panel and I noticed it was an ITE panel. ITE has been discontinued for years now, and I could tell the panel has been in there for a while. I opened it up to inspect it and noticed some discoloration on the bus bar, indicating excessive heat is being produced, most likely over time. Panel is highly recommended to be replaced.
I performed an annual electrical inspection. Everything thing seemed to be functioning properly and up to date. GFCI were checked as well as the outlets throughout the house. Inside of the electrical panel, everything seemed to be working properly with no signs of aging. I also inspected the the meter bank outside. Customer has surge protection through power company.
At today’s visit, a 60A sub panel was installed directly beneath the existing main panel box. Two circuits were relocated from the main panel down into the sub panel to create space for the 240v breaker acting as the main disconnect for the sub panel to be installed. From this new sub panel, a 30A 240v circuit was installed into the crawl space for a water heater. A pull out non-fusible disconnect was installed next to the water heater. A wire whip from the disconnect was also wired up and coiled for when the plumbers come out to install the new water heater the wiring is present for them. Additionally, during today’s work I noticed a single pole breaker in the main panel which had two wires coming to the terminal screw. One was 12 gauge romex and the other wire was 14 gauge. From the size difference of wiring as well as the loads being generated on the wire, the 14 gauge wire was in the process of burning and had visible discoloration from heat. On arrival visually inspected one 1998 Payne 80% gas furnace and 1998 Rheem r-22 air conditioner for no heat. Gave customer options for replacement of full system, Due to age we recommended replacing full system. Customer stated he is getting quotes and will letter s know his decision soon. Arrived at homeowners home. homeowner had a leak from the master bathroom, leaking into the kitchen ceiling. After talking with the homeowner, he explained it he noticed a dripping sound when he would run the vanity in the master bathroom. After inspecting the kitchen ceiling, I found a brown spot where water has caused the ceiling to turn brown. I asked homeowner if he could show me the vanity he took me to the master bathroom and turned it on. I noticed that the vanity was slow to drain. But when it finally drained, I heard a dripping noise behind the wall. I explain to the homeowner that I would have to cut a small hole in the kitchen ceiling to stick my head up and figure out exactly what is going on. They gave the homeowner an estimate for a diagnostic fee. Homeowner explained that he hast to talk to his wife and he will call us back if he wants to move forward with the work. I asked homeowner if he had anything else that he would want me to look at while I am here and he explaine
Upon arrival customer stated two toilets one upstairs in the hall bathroom and the other downstairs in the hall bathroom were constantly running and sometimes wouldn’t run at all they also stated that the master bathroom shower gets very low water pressure. Upon my inspection I found that the toilet downstairs was running constantly because the fill valve had failed due to high pressure of 120psi on the home. The toilet upstairs is running constantly due to high pressure aswell but will sometimes not run at all because the float is getting stuck on the toilet handle bar. And the shower with low pressure has a failed shower cartridge due to the high pressure aswell. Came out to the Johnson residence to diagnose why his microwave stopped working upon doing a diagnostic discovered the breaker to be faulty so the tech replaced and restored power to microwave.Also mentioned the benefits of a whole Home surge protector.(1 year warranty.)
Upon arrival customer claimed there was still a leak going on after the p trap. And after looking inside the vanity I also saw the emergency stop, I went ahead and replaced both things under warranty, after replacing it I turned water on to test, no leaks were seen. Upon arrival, customer stated that she had a leak in her basement coming from underneath the kitchen cabinet somewhere upon my inspection. I found that the kitchen faucet is leaking from the integrated supply lines. Inside the faucet. Customer also explained that her garbage disposal kept tripping the breaker customer was left with multiple options to fix these issues.
Arrived at homeowners home. Homeowner had his vanity in the downstairs full bathroom that he had replaced a year ago and now the drains are leaking. Explain that it has been going on for quite a while but he’s put a bucket under there in the meantime, but he wants to get it taken care of. After inspecting work, I found that it was the drains where the tee met the coupling. I explained that I can cut off below the coupling and replace the pipe in between. I gave him an estimate to replace the drains up underneath the vanity sink. Homeowner accepted. After I did the work, I tested the drains to make sure that nothing was leaking and everything was well on the drains, but I did notice that the hot supply line work next to the Fossett was dripping. I tried to tighten it up and it did not solve it. I let the homeowner know, and he explained that he will put Teflon tape around it himself. Mr. Anderson has a 18 year old 50 gal gas water heater, with T&P valve constantly running. He has purchased an electric tankless water heater. However his home is not set up for an electric tankless. Mr. Anderson stated that he wanted the cheapest option possible. Upon putting together options 2 other plumbing companies showed up. I presented Mr. Anderson his options, however he stated that he could not afford our services and asked me to tell the other plumber to come in. No charge
Return meter turning,now there’s water in meter box,was not the other day,dug up and found section of poly with a pin hole,cut out and repaired ,turned water back on and meter not turning.repaired as a courtesy.

Main water line is leaking. We will replace water service from meter to main copper line coming out of the home. We will have to bore under 2 foot side walk. Also cement foundation where pipe does though so water does not coming into home. Test for leaks. Install comes with a 5 year parts and labor warranty.
Leak under slab from grey poly main line, jackhammered slab in closet and dig down and bore from outside into house and installed new main shut off and pressure reducing valve .rechecked meter and meter not moving with main shut off but moves when on advised that there is another leak in polybutylene pipe to a fixture,customer to call leak detection

Customers water line was replaced up to house and is still polybutylene under slab and is still moving with main valve off.
Upon arrival, customer stated she heard dripping noises in her upstairs hallway bathroom ceiling. After further inspection and turning on the water from the shower and sink, there was no noises of water dripping.
On arrival to no heat call inspected both systems. Found upstairs 2014 R-410a Goodman 2.5 ton heatpump system has a failed thermostat keeping fan to “ON” position at all times, recommended new ProT721 thermostat. Also found outdoor condenser has a failed defrost control board and Contactor. Added estimates for all. On downstairs 2003 R-22 heatpump found thermostat had a blank display. Checked for voltage and confirmed we have 24 volts, it is determined thermostat has failed. Replaced with Pro T721 thermostat. Downstairs system is now heating at this time.
