Arrived at homeowners home. Homeowner was having issues with the back bedroom bathroom flushing. After talking with the homeowner, she showed me to her bathroom much was the hall bathroom and showed me that it had a strong flush, then she showed me back to the back bedroom, bathroom, where the toilet had a very weak flush, and if you were to flush solids down, they would not flush. I explain to the homeowner that I would like to check the pressure to make sure the pressure is still in working range. I checked the pressure and the pressure was 55 psi. I explained to the homeowner that that is perfect that it is supposed to be between 50 and 75 psi. I asked the homeowner how old the toilets were and she explained that they were original to the home. I explain to the homeowner that overtime throughout the years of using the toilet they get a lot of calcium buildup on the inside and do not flush as well. Customer stated that toilet was backed up. I ran a camera and cable down the line after pulling the toilet. After pulling the cable back out of the line, I discovered there was a lot of roots. Due to this, we cannot warranty the line. I recommended to the customer that she lets us locate where the roots are and have them cut out and replaced that part of the line. NO WARRANTY DUE TO ROOTS. Upon arrival, homeowner stated that they wanted their rubber gasket replaced on a shower stem that was leaking in the guest bathroom on the cold side. After talking with the homeowner about the process and what exactly he wanted to be done, I gave him a couple different estimates one of them, including replacing only the rubber gasket on the old stem and putting it back. After presenting the estimates to him He wanted me to just replace the old gasket because that’s where he knew it was leaking from. After collecting signatures I began to work. After work was performed I tested to make sure that everything was running properly and that there were no leaks(there was none). Estimate to run 2 separate gas line, first gas line will be for a tankless water heater that will be located on the outside of the home. This will require drilling through concrete. The second gas line will be for a gas cook top. Both gas lines will come with new shut off valves and will be pressure tested to ensure to leaks. Estimate includes all labor and material.

Returned on Thursday to rebuild existing shower valve which I thought was speakman. It had speakman handles and it’s a rare valve so I found rebuild kit to the one style of speakman there is. However when I removed stems they did not match the kit I had. They do not look anything like a speakman. I am wondering I the handles were not meant for this valve and added at a later time. I have no idea of the stems,they look like central brass but the diverter does not match central brass. Customer decided to just have me replace the whole valve. I returned on Sunday and cut sheet rock in bedroom closet on back side of shower. Removed old valve in wall. Installed new 3 handle chrome tub/shower valvewhich is glacier bay. Reattached copper to existing copper and connected new trim kit and lever style handles. Water is on and no leaks in wall. Valve works properly. I put caulking around base and advised to let dry rest of day. I also swapped out cartridges in old delta widespread lavatory faucet

Came out to the Collins residence to change out the 60 amp disconnect inside of the basement for the ac unit. Installed a type2 surge protector inside of the panel . Replaced 4 breakers from square d to Eaton br that should have been there to begin with. 1 year warranty.

I was met on site by Mr. Parker. An appointment was scheduled with Keep Smiling due to interest in relocating the rear hose spigot. Nothing is actively defective with the spigot, Mr. Parker would just like it in a more convenient location. He brought me to the crawlspace to assess if it’s possible and what it would take to perform the work. I spent the time doing so along with brainstorming thoughts with each other. I inspected the water pressure and thermal expansion tank as well. Both parts need replaced. The water pressure is exceedingly high at over 120 psi. I explained the importance and risks of both items. Once the assessment was completed, I organized the options and presented them to Mr. Parker. I also collaborated with management during this visit. For now, Mr. Parker is going to hold off and wait for a plumbing friend to get back in town. He asked for these estimates to get emailed over to him in case he changes his mind. Upon arrival, customer stated he needed to have a customer supplied smart toilet installed. Presented quote for installation and customer agreed. Removed old toilet, cleaned area, placed new wax ring and installed new toilet. Turned water back on to toilet, turned power on and tested. I arrived on the job and spoke with Mr. Hemani about what work he would like performed. He showed me to the master bathroom where he would like to have an outlet installed for his new smart toilet. I wrote up a price according to the agreed upon location and got to work once the signature was collected. Once completed I tested the outlet to confirm it worked and showed it to Mr. Hemani. Customer has toilet fill valve that the top blew off and broke. It won’t clip back on and fill valve will need to be replaced. Quoted to replace fill valve and supply line only. I honored their 75 dollar coupon from hvac and gave a senior discount to try and help them. I checked water pressure on home and it is 125psi. They do have full street pressure coming into home which likely caused toilet issue. I can definitely get toilet fixed today so they can use it but if they don’t replace regulator as soon as possible fill valve can fail again and void warranty. They definitely are not able to do regulator replacement today and it will be quoted on invoice. I swapped out Fill valve in back bathroom and put new braided steel supply line. Flushed toilet several times and it works properly with no leaks. 1 year warranty on repair unless compromised by water pressure. Total paid today via check#2749 is $167.06

Customer recently had a tree fall in yard accross driveway. After tree was removed they noticed water coming up at the edge of driveway. Customer has a pvc water line. He already knows for a fact he made a repair in the spot that water is coming from about 10 years ago. I told him it’s like.y leaking at repair. Customer wants to replace the entire line since he has had multiple issues but for now wants t get water back on for I’m mom that stays at house. He approved spot repair. Dug up spot and exposed 1 inch pvc pipe with water spraying out of couplinged that he put in years ago. Tree must have broke it loose. I cut bad section of pipe and replace with a telescope coupling. Waited 1 hour for glue to dry. Water is back on and no leaks on repair. No movement at water meter. Flushed out line at hose bib. Backfilled hoe as best as possible but we are not responsible for landscaping. 1 ear warranty on repair. Customer will likely replace whole line before then. Total quoted charge paid to

Found fill valve supply tube that leads to the flush valve had failed in upstairs bathroom. This caused water to leak around the toilet and cause water damage on the ceiling below. Issue: condensation at some ductwork and E1 error code at Aprilaire humidifier. House has 1 system. Furnace is gas Trane about 13 years old located in the basement. It has an Aprilaire 410 media filter that still good. Condenser is 3 tons Trane about 13 years old located backside of the house with R410a refrigerant. Fond contactor pitted, suggested to replace contactor. Found system slightly low on refrigerant, I don’t think is leaking refrigerant, I think system was never properly charged, suggested to add half to 1 pound of refrigerant, I quote for 1 but it might be less or a little more than 1 pound. Main reason for condensation at some ductwork it is because supply ducts should always be insulated, there is a wall stack supply duct that should be exposed, it has to be covered with sheet rock, there is part of the supply duct for the humidifier that is exposed, suggested to replace humidifier supply 6” duct instead of just reinsulate it, the is another 6” supply duct that had cond

Ms. King has a small black mold stain on ceiling of laundry room , right below master and hall baths. Upon removing drywall in laundry found significant water damage on sub flooring. Upon running several test in both master and hall baths found no active plumbing leaks. The majority of water damage is around drain vent that goes through roof. We Entered attic to inspect roof and did find some water damage in the area of the vent but not exactly around it. My diagnosis is that it is not a plumbing issue. It’s either a roof issue, in which I recommend a roofer to inspect or water could be existing shower when shower when shower is taken. Customer has hose bib next to garage that constantly dribbles. He knows it needs replaced and to do that I have to cut in crawlspace and put new bib through. He was concerned about his water pressure and I checked it at the hose bib. It reads 120psi which is full street pressure. I will have to replace the pressure reducing valve in basement. It is located in basement ceiling of bedroom area. Customer approved repairs and I turned water off to home. Cut out old regulator and installed new zurn 3/4” pressure reducing valve. Pressure is set to 60psi. I figured out hose bib is actually just above floor. I had to cut wall behind washing machine in laundry room to access. I cut old hose bib out and put new 1/2 hose bib in place and couplinged to existing copper in wall behind washer. We are not responsible for repairing sheet rock. I taped wall up for now. Water is on to home and no leaks on my repairs. I put silicone around hose bib. It goes on white and dries clear. Everything is working

Arrived at homeowners home. We were out previously to figure out why they were not getting hot water. We were able to determine that the gas meter was locked. We explained to the homeowner to have the gas company come out and and unlock the gas meter. They were able to get the gas meter unlocked and the gas company was able to light the heater but it went out again. When I arrived, I took a look at the heater and found that it was a Rheem gas heater. I explained to the homeowner that I would charge him to relight the heater. He accepted. I started by bleeding out all the air by opening up the flex line, then securing it back down and I was able to get the heater lit. But the heater was flashing a red code seven telling me that it is a bad gas valve. I explained to the homeowner that we would have to replace the gas valve. Arrived at homeowners home. Homeowner had a leak in the dining room ceiling. After talking with the homeowner, he explained that he noticed it around 1 July. He explained that he noticed the water spots on the ceiling and the discoloration of the drywall. He explained that he was trying to go through his warranty company, but they were pulling him around that he eventually called us. The homeowner showed me the stains on the dining room ceiling and then showed me the shower located in the master bathroom above the dining room. The homeowner explained that the shower drain will backup sometimes and take a while to drain out. He explained that he has had advice from other people that have told him to check the shower pan so he wants to make sure of that, the shower pan is not the issue and that subfloor wood integrity is still holding.
