Technician came for no cooling call. Upon arrival, technician turned unit on. Both indoor and outdoor units were operational. Checked refrigerant pressures which were very low. Informed resident of leak in indoor coil. Resident agreed to add refrigerant. After adding 3 lbs , unit began producing a 18 degree temperature difference. Arrived on site today to install two new frostproof hose bib‘s one in the backyard and one in the front yard For the front yard I cut out the old shut off valve for the front yard hose bib and replaced it with a new quarter turn ball valve and re-ran the line to the new frostproof hose bib and for the back one I cut in capped The old copper line, going to the backyard hose bib from the crawlspace and stubbed the new frostproof hose bib into the kitchen cabinet with a new quarter turn shut off for ease of access One year parts, and labor warranty! Upon arrival, customer stated that he was trying to reconnect his fridge but he had some issues and he told me he couldn’t reach down and reconnected. He tried putting some Teflon tape, but what needed to be done was replace the compression nut. I don’t turn on water and there was no further leaks or dripping I asked the customer if it was fine if I checked for sure just make sure everything else was fine customer said it was OK that his pressure was good I charged is this test results are use no parts customer had everything there. I was met on site by Ms. Everhart. An appointment was scheduled with Keep Smiling due to a leak that was happening at a sink that I previously performed some work on. Upon inspection, I noticed that the leak was coming from a part that was separate from my work. The leak was happening on the bottom side of the pop-up assembly. Ms. Everhart also mentioned a minor leak happening on the hot water emergency shut off. The leak is extremely minor as the shut off was wet, but the leak did not occur during the visit. I suspect that it is happening on the adapter between the supply line and shut off. I put together a multitude of options for Ms. Everhart to consider. For this visit, she has opted to just have me work on the pop-up assembly. She signed the estimate, allowing me to move forward. I removed the original assembly and took the new one out of its packaging. One thing I noticed is that neither of these pop up assemblies are properly designed for this sink. Upon arrival customer stated that water would be coming out of the diverter every time they would click on it I turned on the water and I seen that it was leaking from the diverter customer also showed me her lavatory in her master bedroom it had a slow drain on it customer said it’s been happening only to that sink I gave the customer a couple options they ended up going with the drain cleaning and also replacing the diverter. I switched out the delta diverter and replaced. It was a new one and then ran my drain snake and cleared line. there is a 30 day warranty on the drain cleaning. I arrived on the job and spoke with Mrs. Davis about what work she would like performed. We looked at the attic fan currently installed while she explained to me that after she replaced the belt it started making noises. During the explanation I found that the motor mount popped a weld and was no longer secure in place. Previous repairs were attempted, but unsuccessful. I took some photos to show Mrs. Davis, in which she requested a proper repair or replacement. I explained to her that we do not perform repairs of that nature so I wrote up a quote for replacement along with a quote for another option she was uninterested in. I presented the price, but it was more than she anticipated. No work was performed today so the dispatch fee was collected.

Arrived at property. After talking with the tenants, they explained that the master bathroom toilet backs up every now and then. I proceeded to flush the toilet a good five times and everything flushed fine. After asking the homeowner when’s the last time that the toilet backed up she explained that it backed up last Thursday and Friday and then again Monday and Tuesday. After talking with the property manager, he explained that he has not had the septic tank pumped out in He doesn’t know how long so he is wanting to know if it can be a septic tank issue. I explained that it could due to the amount of rain we have had in the past couple weeks. I explained to the homeowner that I could pull the toilet and run my snake and camera to investigate the line and see what is going on with the homeowner is going to get the septic tank pumped out first and will give us a call back if there are any further issues. Customer had copper line running from kitchen shutoff to dishwasher. They are getting dishwasher repalced and needed a new shutoff valve. Turned off water to home, replaced stop, left line where installers can remove, turned water back on and checked for leaks and proper function. No leaks found at this time. Issue: upstairs system not cooling because emergency drain pan is full of water due to a clogged drain line so the drain pan float safety cut off power to system to prevent water to overflow. Airhandler is Trane about 19 years old located in the attic and it does upstairs. It has a media air filter 16x25x4. Main reason for system not cooling is because emergency drain pan is full of water due to a clogged drain line so the drain pan float safety cut off power to system to prevent water to overflow, suggested to remove water out from emergency drain pan and to clear condensate drain line, customer said that will take water out from emergency drain pan himself, I temporarily removed drain pan float safety to test system and then I put it back once I finished testing the system. I also tested condensate pump. Found blower motor bearings wearing, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Upon arrival, customer stated that master bath toilet had a bad fill valve due to tank not filling up quickly and also flapper would get stuck. After further inspection, found that fill valve needed replacement and flapper was deteriorating and needed replacement as well. Checked water pressure to home and found to be at a safe reading of 62psi. Presented quote to customer on recommended repairs and he agreed. Shut water off to toilet, removed old fill valve and flapper and installed new replacement parts. Turned water back on and tested. No leaks were detected. Upon arrival customer that she had heard running water and thought that it was just the dripping faucet upstairs but when she had come down to the basement she realized that the entire basement was flooded and that she thought a pipe headfirst in the ceiling upon my inspection I found that the leak was coming from A polybutylene waterline that was running from the top of the water heater to a bathroom in the basement that was no longer being used because there was a leak behind the wall of the bathroom, they had shut down that line to the bathroom via a polybutylene quarter turn shut off valve but the leak was coming from before the valve. Customer also stated that they have had a leak on the drain line going out of the house for quite some time and would like that repaired as well as the leaking faucet upstairs. I found that the leak on the drain line was coming from a crack in the 90° elbow that picks up the main drain line and sends it outside, and the leak from the upstairs faucet

I was met on site by Ms. Everhart. An appointment was scheduled with Keep Smiling due to an issue. She was having with a couple of her p-traps. One P-trap had a piece that broke off while the other one had a leaking connection. Both are associated with the upstairs master bathroom. The one with the broken piece would require an entire replacement of the P-trap assembly. This would include cutting into the rough in. I told me it was ever hurt that I would attempt to disconnect and reconnect the other P-trap at no extra charge. If that’s all that would be required. Otherwise, I would provide another price to replace that second P-trap. One of the faucets is also leaking from the body . We discussed getting this one replaced. Ms. Everhart is going to hunt down a new faucet. For this visit, she agreed to an estimate for dealing with the pee traps, allowing me to move forward. Arrived at homeowners home. Homeowner was wanting there Roman tub valve replaced, and their shower cartridge replaced due to the shower head constantly dripping. After talking with the homeowner, he explained that the Roman tub valve that is there now is too high up so we want one That’s a little bit lower. After inspecting the Roman tub valve, I explain to the homeowner that we would have to remove tile in order to gain access to the piping underneath. As far as the shower cartridge, I would have to go to a supply store to pick one up. From there I was able to give the homeowner an estimate to do the work. The homeowner explained that they did not want to go with the estimate at this time and will call us back if they want to move forward with the work. I left the estimate with the homeowner. Arrived at homeowners home. Homeowner had kitchen faucet that was leaking and he did not know from where. After talking with the homeowner, he explained that he noticed water dripping out from underneath the kitchen sink, so he looked underneath in the cabinets to try to find the source, but was unable to. I have the homeowner turn on the kitchen faucet and immediately saw water coming from the Fossett underneath and dripping down. I explain to the homeowner that the faucet is leaking when you turn it on. I explain to the homeowner that I could try to check the cartridge to see if that is the issue and it was not. I asked the homeowner how old is the faucet is and he explained that the faucet is original when they moved in telling me that it is at least 6 years old. I explained that it would be best to replace the faucet with a new moen faucet. The homeowner accepted. Upon arrival, customer stated that they had a leak and their floors are buckling. They told me that they suspected that it was a dishwasher because all the damage was around the dishwasher and in the basement right where the dishwasher was there was obviously some wet spots. I took the plate off under the dishwasher and ran the dishwasher for a couple minutes and I seen that the leak was coming from the actual dishwasher not any type of plumbing I gave the customer a couple options. Upon inspection there was no leaking coming from plumbing in upstairs shower . Tested for 15 minutes and could not get a single drip. Check pressure it was a little over 75 psi. We will Install a new prv in crawlspace to bring pressure back down to 60 psi. Also do a water heater flush on plastic marathon water heater. Upon arrival customer stated that she had a dripping showerhead and she had went out and bought a delta cartridge. I then explain to her that this could mean issue with high pressure and I would verify that by checking pressure to the house she showed me her hose bib at the back and I checked pressure and it gave me high reading. I showed this to the customer and explain to her that this would be the reason of the cartridges going bad she had told me that she had already replaced the cartridge and I told her that it would keep happening if we didn’t address the high pressure she told me how could we fix it I told her by replacing the pressure reducing valve I explain to her that it would probably be next to her water heater she showed me where her water heater was and I found the PRV. Upon arrival, customer stated that their water heater was leaking from the bottom. As soon as I got into the garage, I seen that the water heater was burst from the bottom and there was no repair that could be done. I gave the customer a price to change out. The water heater price was a big factory, so I called Scott and with Scott we discussed a price the best fitted the customer. We agreed on $2000 was just a six year warranty on water heater. Customer approved the estimate and I’ll begin by taking out the old water heater and prepping the new water heater as soon as the old one stopped draining I started piping in and put a new expansion tank. Upon completing the installation of the new water heater, I turn on the water check for any leaks there was no leaks.
