Cut and remove both water heater as needed to replace the failed 40 gallon RHEEM water heater leaking from back side of tank at the base Install a new 50 gallon tall gas Bradford white water heater with 10 year warranty installed to code Rheem water heater vent has a slight back fall to it as well, wil correct this issue with the install as well Customer has requested a hard copy of his invoice to be mailed to him. Job has been completed and tested no leaks were found

At today’s visit, I spoke with Mr. Jones. He informed me that he had pulled down a detector in the unfinished utility room as it kept chirping. He had a hard time getting the battery door to open all of the way as a tab inside of it was stuck up keeping the door from sliding all the way out. He had also purchased a replacement unit. Therefore, with the existing detector not operating appropriately, I provided an estimate to Repalce the detector to which he agreed. Therefore, I installed the customer supplied carbon monoxide/smoke detector. It is to note that the wiring for this detector does not have a communication wire connected with the rest of the detectors in the home.

Technician performed tune up for 2 systems. Both filters were replaced. Both units blower housing is clean. Both indoor motors are pulling normal amperage. Both units are producing a 15 degree temperature difference. Both outdoor capacitors are in good standing. Both outdoor pressures are in normal range. Noticed water coming from around water heater. Install new 50 gallon Bradford white water heater in basement. Comes with new thermal expansion tank and ball valve. Re connect T&P back properly. Comes with 6 year tank warranty 2 labor warranty.

Technician came out for leak call. Upon arrival, technician tested float switch that was already installed. It was wired in correctly, and it is working after testing. It was not level with pan which may have been the reason it didn’t catch the overflow. Technician then cleared drain lines with pump. Used shop vac for residual water in pan. Checked condenser capacitor outside and it was reading below nameplate range. Refrigerant levels were also low. Low refrigerant caused indoor coil to freeze, which then melted when unit cycled off, which in turn explains excess water buildup. After informing resident of situation, he agreed to replace capacitor and add 2 pounds of refrigerant. No other issues found at this time. Technician also got resident in touch with one of our subcontractors about the damage to the ceiling. They will be coming out tomorrow between 4 and 6 for an assessment. Issue: upstairs system isn’t cooling due that compressor isn’t operating. House has 2 systems. Furnace is gas Goodman about 20 years old located in the attic and it does upstairs. It has a clean air filter 16x25x1. Found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 2.5 tons Goodman about 19.5 years old located left side of the house with R22 refrigerant. Main reason for system not cooling is due that compressor isn’t operating, customer said that he replaced capacitor himself last week and still didn’t work then replaced contactor and system still not cooling even though that outdoor unit is operating, I explained him that system isn’t cooling because compressor isn’t operating only the condenser fan motor, I noticed that customer used a 2 pole capacitor instead of 1 pole capacitor, I also noticed that contactor is wired wrong and I also found a wire not connected

Upon arrival and inspection of the upstairs hall bath that is utilized by the kids, it was found that somewhere along the line in history, the toilet has been rebuilt, the rebuild was done incorrectly not allowing the toilet tank and bowl to be properly filled, thus leading to the on going issue of the last year that the homeowner has owned the home, of frequently not flushing completely and or possible back ups, tech also noticed and explained to the homeowner, that that there is a possible flange and or floor elevation issue as well. When facing the toilet in question the gap at the toilet was very tight and small from the back of the toilet and down the left side when facing the toilet, and much larger across the front and going down the right side, indicating a possible floor elevation problem and or flange issue, or both. Tech will provide estimates per customer request Customer would like to discuss options with the wife once she gets home from work

Upon arrival I was met with the tenant she showed me where the water heater was and where they said the leak was it was leaking from a CPVC fitting and also the water heater had ruptured from the bottom there was water underneath the tank and there was water coming out as well from the bottom. Once I I came up with some options for the homeowner. I called him and explain those options to the customer. He just wanted a new water heater installed. I went and installed a Bradford white electrical 50 gallon water heater upon completing the installation of the new water heater. I tested for any leaks there was no leaks. Upon arrival, homeowner stated that there was a leak coming from the laundry box. After investigating, I found that there was a pretty significant leak on both of the hot and cold sides of the laundry box. I also found that there was no PRV on the property so the house was getting full street pressure. I also noticed that the drain line connected to the bathtub was leaking and the drain lines near it are not plumbed in properly. I gave the homeowner an estimate to replace the laundry box and replumb it. Replumbing the drainage piping coming from the tub and toilet along with the P-trap that has the dishwasher coming towards it. Also for plumbing in a PRV with a new shut off valve. The homeowner also wanted me to contact Hampton restoration so they can get a quote for fixing the damages that have occurred. At todays visit, I installed a ring camera to the front of the garage which Mr. Tim supplied. Additonally, inside the house, the single pole switch that previously controlled this fixture location has been bypassed so that the ring camera is hardwired.

There is some water at emergency drain pan and inside furnace, suggested to take water out, customer said that he will do it himself, he showed me the bucket that he had been using to take water out. Found blower motor bearings wearing out, suggested to replace motor with its capacitor. Found blower wheel dirty, suggested cleaning it. Found control board with some resistors that had been overheating, suggested to replace control board. Condenser is 2.5 tons Ruud about 24 years old located left side of the house with R22 refrigerant. Found contactor pitted, suggested to replace it. Upon arrival customer stated that she was using the garbage disposal when she heard a loud metal sound and she turned it off immediately and when she went to turn it back on it just hums. Upon inspection i found that the motor is no longer making contact with the blade assembly and the unit will need to be replaced to regain a functioning garbage disposal. Customer also said that the faucet in the kitchen is spraying water out of the sprayer hose. I found that the hoses integrated rubber washer has failed and is no longer sealing the water inside of the hose. I presented the customer with options to get these issues fixed and she chose to. Replace the garbage disposal with a new insinkerator badger 5 1/2 horsepower disposal Also replace the sprayer hose for the American Standard kitchen faucet. Technician came out for leak call. Upon arrival unit was running. Resident informed me that the leak is coming from the humidifier. Technician found dirty filter which is most likely the probable cause of extra condensation. If replacement filter (resident provided) , does not resolve issue, technician informed resident of pricing to reinsulate ductwork coming from supply($300). Upon arrival customer stated that he has a leak on the toilet in his bathroom upon inspection I flushed multiple times and didn’t see a leak until I saw a drip fall from the tank. I felt around the tank to bowl bolts and gasket and no water was there that’s when I noticed water dripping down from the fill valve gasket meaning the gasket has failed and not holding water in the tank anymore and the fill valve will need to be replaced. I also made the customer aware that the water heater in the home is 15 years old and that it would be a good idea to keep a close eye on it because this is the age range that you’ll start experiencing issues. I presented the customer with options and he chose to Replace the fill valve in the master bathroom toilet that is leaking on to the floor through the tank. 90 day warranty

Upon inspection there is not leak coming from shower. Customer said this happened 3 or 4 months ago. Then it stopped. Then happened again last night. Ran shower for 30 minutes to try to re create leak and could not. Town homes built in 2020.

Replaced outlets and switches throughout the home. Added GFCI protection to the areas needed. While redevicing I did try to reuse as many of the decorative wood plate covers. Before leaving I did make to turn everything back on. If there are any that have been missed please don’t hesitate to call. 2 year warranty on part’s labor

Mr. Tipu’s Temperture/pressure(T&P) valve from water heater, was leaking outside. Upon diagnosis found that water pressure on home was 130psi. Home water pressure should not exceed 80psi. T&P valves are designed to pop open when pressure get over 125psi. T&P valves are safety devices to protect water heater from excessive pressure. Once water pressures exceed 80psi this indicates that the pressure reducing valve(PRV) is malfunctioning. Recommended replacing PRV to remedy high pressure and replace T&P valve to stop leaking outside. T&P is under warranty, however PRV is not. Mr. Tipu agreed to quote I provided for him and we replaced PRV and T&P. Water pressure is now 70psi

I was met on site by Mr. and Mrs. Mcreed. An appointment was scheduled with Keep Smiling due to an unknown ceiling leak. There are obvious water stains on the ceiling and the wall within the dining room. The room above is a guest bedroom. There are two bathrooms on the second level, but neither are near this ceiling leak. I briefly entered the attic to glance at the HVAC unit. I did not notice anything obvious with the unit. Inspected the water pressure and thermal expansion tank. The water pressure is within the appropriate range, but the thermal expansion tank had failed. I explained the function and risks regarding the expansion tank. I also explained that I will need to charge a diagnostic fee in order to properly diagnose the ceiling leak. I presented options that included the diagnostic and replacing the thermal expansion tank. Mr. and Mrs. Mcreed agreed to have me deal with both. The estimate was signed, allowing me to move forward. They also agreed to let me pass their informat
