Ran flex shaft down entirety of drain pipe from the outdoor sump pump to the street, there are no clogs or blockages. The pump was running almost constantly before I got there and when I got it to finally empty the pit, the water and pump were both extremely hot. The pump is in the beginning stages of going out/burning up due to high usage. They are going to look over our estimate to replace the pump and call us back. Thank you for choosing keep smiling.

Ms.Trammell had a Gfci that was tripped. I confirmed that it has power before recommending any changes. I advised that we replace now with no troubleshooting. The device was an older model and its likely to trip again just being a nuisance trip. The wiring was fine going into the Gfci. The replacement gfci works fine and trips when tested. The two outlets to the right are being protected by this Gfci. The other two outlets were added after. These outlets did have some damage on them. Especially the one before the laundry room. This one was backstabbed and had wires that over heated. This made the wire brittle. When I removed it the wire broke off. This home has outlets that are backstabbed so I’ve advised to replace them all in the future. Doing them all at once will help save on cost. Outlets have been replaced and it’s working properly. Arrived at homeowners home. Homeowner had the back hose bib that was leaking. He tried to replace it himself but when he tried to unscrew the hose bib from the pipe, he accidentally twisted the pipe. He shut off the shut off valve for the hose bib right above it, but was unsure if it actually shut off all the way, so he shut off the water to the whole home. I started by taking a look at the hose bib and the homeowner had already bought replacement parts so from there I was able to give the homeowner an estimate to install the customer supplied hose bib. The homeowner accepted. I cut out the existing shut off valve and hose bib then installed a new shut off valve and hose bib. Then when work was completed, I turned on the water to test for any leaks and functionality and all is well. Issue: customer states that blower motor doesn’t come ON and makes a lot of noise when is trying to turn ON. House has 1 system. Furnace is gas Ruud about 43 years old located in the crawlspace. It has 2 air filter 16x20x1. Found about 22 ft of single wall flue pipe by code and safety flue pipe has to be double wall pipe, suggested to replace about 22 ft of single wall pipe to double wall pipe. Found burned marks coming from the burners and reaching to electrical components of the furnace, explained customer that that this isn’t normal and usually this is a sign of a compromise heat exchanger, newer systems have safeties that can Dexter flames rolling out but this furnace is too old to have this type of safeties, advised customer no to use the furnace for heating until she gets the furnace safety check for heating, I didn’t offer today because is too hot to do it. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 3 tons Ruud about 27 years old located righ

At today’s visit, I spoke with Mr. James. He informed me he had his security system disconnect for the home and since this, the system has beeped periodically. I provided Mr. James an estimate to disconnect the power to the system to prevent it from beeping to which he agreed. Therefore, I disconnected the transformer which powered the system. I also verified that the battery in the security panel has been disconnected. With this done, the system no longer has power and won’t beep any longer.

Upon arrival, customer stated that he had some HVAC work done and after it was done, there was no hot water upon my inspection. I found that the gas control valve on the water heater had been turned to pilot and never turned back. At todays visit, I spoke with Mrs. Wallace and she informed me that she had lost the power in the master bathroom in its entirety. With this, I examined the room and saw that the gfci was not tripped. She then showed me to the panel box, where a single pole breaker was tripped. Upon resetting, the breaker held and I walked back to the bathroom and saw that it had power back to all areas. Note: A breaker in the on position will be pointing inwards towards to adjacent breaker. A tripped breaker will be pointing away from the panel. A breaker in the off position will be pointing away from the adjacent breaker.

Customer has a new modern kohler tub shower valve and tub spout diverter. After it was installed they had everything removed to put new tile on wall. After tile was put on the tub spout keeps leaking at wall when diverter is pulled. It has been looked at a few times but doesn’t stay fixed. Kohler has awful design for spouts. It is a slip style. I attempted to change. Ring but either spout is no good or pipe is not completely round but I can’t get it to stop leaking. We used a new tub spout that is threaded. This one is guaranteed not to leak at wall and will seal much better. I cut pipe as low as possible and put male threaded adapter. I screwed new matte black tub spout on and put caulk around base. It irks properly with no leaks. I advised to try not shower for rest of night to allow caulking to dry. Total paid via credit card is $200.32. Water pressure is normal.

Cut and remove both water heater as needed to replace the failed 40 gallon RHEEM water heater leaking from back side of tank at the base Install a new 50 gallon tall gas Bradford white water heater with 10 year warranty installed to code Rheem water heater vent has a slight back fall to it as well, wil correct this issue with the install as well Customer has requested a hard copy of his invoice to be mailed to him. Job has been completed and tested no leaks were found

At today’s visit, I spoke with Mr. Jones. He informed me that he had pulled down a detector in the unfinished utility room as it kept chirping. He had a hard time getting the battery door to open all of the way as a tab inside of it was stuck up keeping the door from sliding all the way out. He had also purchased a replacement unit. Therefore, with the existing detector not operating appropriately, I provided an estimate to Repalce the detector to which he agreed. Therefore, I installed the customer supplied carbon monoxide/smoke detector. It is to note that the wiring for this detector does not have a communication wire connected with the rest of the detectors in the home.

Technician performed tune up for 2 systems. Both filters were replaced. Both units blower housing is clean. Both indoor motors are pulling normal amperage. Both units are producing a 15 degree temperature difference. Both outdoor capacitors are in good standing. Both outdoor pressures are in normal range. Noticed water coming from around water heater. Install new 50 gallon Bradford white water heater in basement. Comes with new thermal expansion tank and ball valve. Re connect T&P back properly. Comes with 6 year tank warranty 2 labor warranty.

Technician came out for leak call. Upon arrival, technician tested float switch that was already installed. It was wired in correctly, and it is working after testing. It was not level with pan which may have been the reason it didn’t catch the overflow. Technician then cleared drain lines with pump. Used shop vac for residual water in pan. Checked condenser capacitor outside and it was reading below nameplate range. Refrigerant levels were also low. Low refrigerant caused indoor coil to freeze, which then melted when unit cycled off, which in turn explains excess water buildup. After informing resident of situation, he agreed to replace capacitor and add 2 pounds of refrigerant. No other issues found at this time. Technician also got resident in touch with one of our subcontractors about the damage to the ceiling. They will be coming out tomorrow between 4 and 6 for an assessment. Issue: upstairs system isn’t cooling due that compressor isn’t operating. House has 2 systems. Furnace is gas Goodman about 20 years old located in the attic and it does upstairs. It has a clean air filter 16x25x1. Found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 2.5 tons Goodman about 19.5 years old located left side of the house with R22 refrigerant. Main reason for system not cooling is due that compressor isn’t operating, customer said that he replaced capacitor himself last week and still didn’t work then replaced contactor and system still not cooling even though that outdoor unit is operating, I explained him that system isn’t cooling because compressor isn’t operating only the condenser fan motor, I noticed that customer used a 2 pole capacitor instead of 1 pole capacitor, I also noticed that contactor is wired wrong and I also found a wire not connected

Upon arrival and inspection of the upstairs hall bath that is utilized by the kids, it was found that somewhere along the line in history, the toilet has been rebuilt, the rebuild was done incorrectly not allowing the toilet tank and bowl to be properly filled, thus leading to the on going issue of the last year that the homeowner has owned the home, of frequently not flushing completely and or possible back ups, tech also noticed and explained to the homeowner, that that there is a possible flange and or floor elevation issue as well. When facing the toilet in question the gap at the toilet was very tight and small from the back of the toilet and down the left side when facing the toilet, and much larger across the front and going down the right side, indicating a possible floor elevation problem and or flange issue, or both. Tech will provide estimates per customer request Customer would like to discuss options with the wife once she gets home from work

Upon arrival I was met with the tenant she showed me where the water heater was and where they said the leak was it was leaking from a CPVC fitting and also the water heater had ruptured from the bottom there was water underneath the tank and there was water coming out as well from the bottom. Once I I came up with some options for the homeowner. I called him and explain those options to the customer. He just wanted a new water heater installed. I went and installed a Bradford white electrical 50 gallon water heater upon completing the installation of the new water heater. I tested for any leaks there was no leaks. Upon arrival, homeowner stated that there was a leak coming from the laundry box. After investigating, I found that there was a pretty significant leak on both of the hot and cold sides of the laundry box. I also found that there was no PRV on the property so the house was getting full street pressure. I also noticed that the drain line connected to the bathtub was leaking and the drain lines near it are not plumbed in properly. I gave the homeowner an estimate to replace the laundry box and replumb it. Replumbing the drainage piping coming from the tub and toilet along with the P-trap that has the dishwasher coming towards it. Also for plumbing in a PRV with a new shut off valve. The homeowner also wanted me to contact Hampton restoration so they can get a quote for fixing the damages that have occurred. At todays visit, I installed a ring camera to the front of the garage which Mr. Tim supplied. Additonally, inside the house, the single pole switch that previously controlled this fixture location has been bypassed so that the ring camera is hardwired.

Technician performed tune up for 2 systems. Both units are producing at least a 15 degree temperature difference. One units filter was replaced. Technician took photos of filter replacement sizes for future reference. Both indoor motors pulling normal amperage. Both blower housing units are clean. Both units are draining properly. Both outdoor refrigerant pressures are in normal range. First unit condenser capacitor was good. The second one was getting very weak. Found blower motor bearings wearing out, suggested to replace motor with its capacitor. Found blower wheel dirty, suggested cleaning it. Found control board with some resistors that had been overheating, suggested to replace control board. Condenser is 2.5 tons Ruud about 24 years old located left side of the house with R22 refrigerant. Found contactor pitted, suggested to replace it.
