Technician came for no cooling call. Upon arrival, resident already had thermostat calling for cooling and indoor unit was still off. After inspection, found units breaker tripped. After resetting , unit came on and began cooling. Observed unit for a few minutes to see if it would trip again. Unit continued to cool with no issue. Arrived at homeowners home. I the homeowner has already talked with management and management pre-quoted him 250 for the drain underneath the vanity in the master bathroom. I started by removing the old P-trap and gluing on a new P-trap adapter and installing a new P-trap. When I was done, I went to test water, but the Fossett did not have any pressure to it and when I turned on the stops. The cold side had a drip to it so I turned it back off and left the hot side on. Looking at the age of the Fossett. I could tell that it was at least 20 years old. I explain to the homeowner that we could try to find parts, but it would be a lot harder and he would be spending money on an old Fossett versus buying a new one and having me install it with a new warranty and new parts. I also explained that while I was replacing the Fossett, I could cut off the old stops due to them starting to leak and just replace them for no additional charge. At today’s service, Mrs. Mary Ann explained that she’s had an ongoing issue with her chalk bathroom lighting, master bedroom lighting, attic lights, and basement lights randomly tripping off. I evaluated the areas and determined a diagnostic would need to be performed to get into the wiring to troubleshoot the issue. During the diagnostic I found that the afci breaker protecting the circuit was tripping from a neutral to ground connection. I opened up multiple devices and determined the ground to neutral connection was coming from the bathroom vanity fixture. The socket had previously broken from its base and when a bulb was replaced it caused the wires to twist and rub against the grounded frame of the fixture eventually leading to the neutral and ground connection. I disconnected the fixture and recommended that it be replaced. While in the fixtures outlet box, I also saw a loose splice with the hot wires. I observed this connection arc. Mr.Tipu’s A/C was not working properly due to a damaged disconnect. This disconnect is marked number 1. I found the disconnect in pieces inside. A combination of factors have caused to overheating. The flexible seal tight conduit was too small to for the three wire. The other problem was the disconnect failure. This is equipment failed more than likely due to the poor connection. The other disconnect had no visible damage. It was cool to the touch unlike the other circuit. Once replaced the unit was turned back on and working properly. Voltage at 240v for the 60amp breaker and 30 amp breaker. I cleaned the area up after work was completed. 1 year warranty on parts and labor.

Upon arrival, I noticed extreme high water pressure. The water pressure had made the icemaker line blow out of the back of the refrigerator for moment. I thought I had it fixed and reconnected but before I could leave, the icemaker kicked on and with 125 PSI going through it it began to leak again at that connection that I thought I had made correct but that’s why it blew off and that’s where her so-called slab leak was emanating from was behind the refrigerator, I have been pulled back into the house disconnect the icemaker line and put a cap on it .using a ice maker stop ..high pressure has also caused an Insta hot under the kitchen sink to go bad and it has been dripping for sometime now she just had me unplug it, and I was going to try to cap it off, but I realize with all that pressure I can’t w warranty any thing that I do.old supply lines will start leaking.

KSPEHC was called out for unknown leak from laundry room. While on site tech was able to determine leak coming from hot side laundry box. Tech checked pressure at bottom of water heater located in garage. Tech noticed water heater was 16 yrs old. Tech provided options for homeowners on replacing valves for the laundry box. Homeowner approved this task. After replacements were completed tech pressurized the home and inspected all connections made for leaks. As tech made it back to the laundry room he notice the sink was filling up with water. The plug was left in the sink and water overflowed onto the ground. Most of the water was able to be soaked up with a towel. A portion of the water did seep through into the basement area where it was also able to be soaked up with a towel. No active leaks at this time.

Upon arrival customer stated that Hampton restoration had been out to put in fans to dry out the area and they also cut open the ceiling to expose the leaking pipe. I saw that the main 3 inch drain line was leaking out of the back side of a wye fitting. The wye was in between two floor joints so a large section of pipe need to be removed a replaced. Came out to the Neely residence to detmernie why there main sub panel breaker tripped upon diagnostic discovered the ac breaker was tripped as well when further investigated found there to be a burnt up disconnect in the mechanical room where the water heater,panel and 2 units where located left 2 estimate to replace.no warranty.

Upon arrival, I was greeted by the mother of Mr. Stewart. He was away at work during this visit. She brought me to the dishwasher to show me what’s been going on. Two issues are happening with the dishwasher. The dishwasher will not drain for some reason, and the water is inappropriately running from an orifice when the dishwasher is off. What’s happening with this dishwasher goes beyond the scope of the plumber. The issues appear to be internal with the dishwasher itself. The water supply and the drain hose appear to have no issues. The filter was also removed before I arrived. I found a couple of appliance contractors who serve the area and provided their information for his mother to take note of. The dispatch fee was charged today.

On June 22nd 2022, we installed a Navien240A2 tankless water heater for the Edenfields. As of yesterday(March 10th 2025), they began to experience luke warm or tempered water out of the hot side faucets throughout home. Upon inspection found that water was not achieving the set temperature at water heater(127 degrees). Upon further investigation of water heater found that water leaving heater was only around 100 degrees. This indicates that the internal check valve or back flow preventer is not working properly, allowing too much cold to mix with exiting hot water. Internal check valve must be replaced. Navien gives a 5 year manufacturers warranty on parts. We had a replacement check valve on our truck. However labor warranty is up after 1 year. We also recommended a basic service to the Navien, including a descale, igniter cleaning and filter cleaning. Mr. Edenfield optid to just replace check valve at this time.

Customer had rodents in the attic. Her pest control technician found chewed wires in the attic while trying to remove the rodents. This is a common problem in attic with rodents, due to the fact their teeth never stop growing, making them chew on things to keep their teeth at bay. There was multiple wires damaged that would need to be repaired with new connections made inside of junction boxes.
