Arrived at property. There was a kitchen sink drains that were leaking from where the pipes connect to the basket strainer. After talking with the property owner he explained that this problem has been going on for sometime and that he was just notified about it so he called a plumber. After inspecting kitchen faucet in drains, I found that it was leaking where the drains connect to the basket strainer due missing and broken parts. I explained that while I was here I would like to check the pressure to make sure that it is in working standards. I checked the pressure at the bottom of the water heater and pressure was 50 psi. I inspected the water heater while I was checking the pressure and everything looked well. I gave the homeowner an estimate to replace the kitchen P-trap with a six month warranty. I arrived on the job and looked over which bulbs our client was needing changed out. Once I got a count and wrote up a price I presented it to our client. We didn’t come to an agreement on price so I collected the dispatch fee.
Upon arrival, customer stated that he would like a washing machine box installed in his basement and had a few places that he would like options for also has a hose bib that needs to be replaced in the backyard and a hose bib in the side yard that needs to be screwed to the wall he would Also like a sink that has already been roughed in, the lines are coming through the wall and he needs those lines moved to the left about a foot. Customer was left with multiple options for all of his wants and needs thank you for calling keep smiling, plumbing, electric heating and cooling!
I have confirmed by isolating the inside to the outside of the house, that the leak is, indeed outside. Due to the plausible age of the waterline, customer has decided to go ahead with the replacement of the full line with a five year warranty.
Toilet in the upstairs Jack and Jill bathroom was constantly running, when we open the tank lid, found a piece flush amateur was in sideways. There’s been several instances of this issue occurring and Mr. kable wanted the issue resolved once and for all, so we replaced the 3 inch flush valve with a standard flapper style tested and everything is functioning as it should
KSPEHC was called out for a tub/shower valve with broken handles. Once on site tech was informed that the handles on the valve were extremely loose. Tech was able to tighten the handles and activate the water flow. Once tech turned the diverter handle to activate the shower the handle came loose again. Tech explained this means the threads inside the stem were stripped and needs to be replaced. Homeowner was on site with the tenants and approved tech to replace the entire 3handle tub/shower valve. After installation was completed tech pressurized the home and inspected all connections made for leaks. No issues at this time. 1yr warranty on valve installation
Pull & Reset Master Bathroom Toilet to correct odor issues in bathroom in water closet. Run cable drain machine down lavatory faucet drain to clear blockages, hair, and build up. Was unable to replace faucet cartridges due to handles being cross-threaded onto the faucet body. Homeowner will need to order new faucet and we will return to install. Faucet is a Pfister “Saxton” Polished Chrome Faucet.
Estimate emailed to customer. Leak on ABS in wall. Possible nail, screw or bad fitting. Would need to cut Sheetrock to find leak.
Technician arrived on site, the T&P valve was tripped on the side of the water heater. Primary cause of this is typically high water pressure. I then went to the nearest hose bib and pressure checked the home to find that the pressure was bouncing between 72 and 82+ psi. Step one is to reduce the pressure of the home as the PRV is very old and weathered. There is a 50/50 chance with the infantile age of the heater that the T&P would allow itself to close again. I then changed the pressure reducing valve and have the house set to 55 psi. I also confirmed that the T&P did in fact seal back and no leaks are currently present
Arrived at homeowners home. Homeowner had five toilets and out of the 54 of them would get a black mold ring around the inside of the toilet. Every time he would clean it he said it would take about 10 days and they would be back. He explained that his mother has upper respiratory issues And they have been worse over the two years that they have lived here and they are wondering if it would have any correlation to the problem going on. I explained that they could put cleaning chemicals such as Fabuloso in the take on the toilet that way every time they flush the toilet it would clean the bowl as it flushed. I explained could get his water tested and we could discuss a whole home filter that could take care of the issue. Homeowner explained he will put the cleaning chemicals in the tank and see if that takes care of the issue and get his water tested in the meantime and will call us back if the issue persists. At todays visit, Mr. Tod was expericing an issue with two outlets in his sons room along with the hallway light not working. During the evaluation, we found that the receptacle closest to the door in the son’s room when pressure was applied to the front of it, it was reenergize the affected areas. This is a classic case of a loose connection from the backstab wiring method. Therefore an estimate was presented to Repalce the receptacle and Rewire the connection with a pig tail method. Mr. Todd agreed to this estimate. With the new receptacle in place, power has been restored to the affected areas.
New Light Switch - Hallway Light Switch Timer Rebuilt into a Decora Light Switch and Flipped 1 Light Switch in the Kitchen that was installed Upside down. Plus Estimates.
Upon arrival, I was greeted by Mr. Campbell. He escorted me to his kitchen to show me the garbage disposal that was previously installed by another Keep Smiling technician. Mr. Campbell expressed that there is some kind of leak happening. After taking some time to assess the situation, I discovered that the leak is coming from the strainer component of the garbage disposal. It was not secured down properly by the previous technician. This was officially a recall. I wrote up a zero dollar estimate in order to alleviate this issue. Mr. Campbell agreed to it. Once I began working, I also noticed that the 2 inch P-trap union was cracked. I acknowledged to Mr. Campbell that this most likely happened when the previous technician reinstalled the P-trap once the disposal was in place. Mr. Campbell agreed to let me rework the drain piping during this visit. I got the necessary materials and cut out the original drainage. With the new PVC connections in place, I reinstalled the garbage disposal.
Adjusted kitchen faucet aerator
The dishwasher drain hose was not cut to the correct size for the discharge pipe. Cut the drain hose to the correct size and tightened down on the teeth to make water tight. Ran a cycle multiple times on the dishwasher and filled and drained the kitchen sink to confirm the leak was fix.
Upon arrival, customer stated she had a bathroom faucet that was leaking in her upstairs master bathroom. After further inspection, I checked the pressure and it was 100 psi which was the cause of the faucet leaking. Customer approved estimate to replace the pressure regulator valve as well as swapping out both hot and cold cartridges from the bathroom faucet. I used a new three-quarter inch Zurn Wilkins for the pressure regulator valve. Then used 1224 Moen cartridges for hot and cold side. After both repairs were made, I turned the water back onto the home to make sure both my repairs were free leaks. Parts and labor have one year warranty.
Upon arrival leak was coming through foundation. Did a small diagnostic. Leak is coming from waterline. We gave a Estimate for dig and repair/water line install and prv. Pressure is 75 psi. We also recommend to change the prv.
Replaced prv in crawlspace to restore normal water pressure. Pressure previously was 120 psi. It is now 60
Running a few tests and seeing what I am able to do to repair the plug in lights. After testing the lights and making minor adjustments to the socket I got both lights working properly and made sure the third was okay as well. Customer was pleased so payment was collected.
Informed Mrs. Jean that the existing drain line will work with the new dishwasher.
Upon arrival, customer stated that the Toilet that I installed a new fill valve and flapper in would occasionally Gargle and flush every 12 minutes or so upon further inspection, I found that the flapper I installed, was defective and had bubbles on the bottom of it, where it sealed off the water to the flush tube, allowing water to seep in and fill up the toilet bowl, causing it to flush I swapped out the defective flapper for a new flapper
Upon arrival, customer stated that the valve and drain I installed for Costco to come hook up a dishwasher was not enough for Costco to hook up the dishwasher. They also needed dishwasher Drain hose and supply line. Ran to where the dishwasher is going to be set today I ran dishwasher drain and supply line from valve and tail piece extension over to where the dishwasher will be connected 1 year warranty
The overnight static pressure on the house is building up to where it is a sudden blast in the morning. A sign that the pressure regulator is starting to fail. Replacing the pressure regulator will fix the issue and get the plumbing system back in good health.
Upon arrival, customer claimed that there was Still A leak coming from the Toilet, we pulled and reset. They said they saw water at the same spot and was thinking the issue was still going on. Me and the homeowner ran for about 15 minutes, flushed the toilet 5 times and no water was visible. I told the customer that if they see any Sort of water in the next couple days to give us a call back and to be more attentive to see what faucet is being used when the water shows up. Upon arrival customer stated that he had a toilet that would fill up and when it did fill up sometimes it would cut off and a faucet in the same bathroom was leaking. Upon further inspection I found that the toilet was running because the fill valve had failed and the flapper was deteriorating and the faucet had failed internally customer was presented options to fix these issues and he chose to replace the fill valve and flapper today and he would like to go pick out his own faucet and will call us back to install at a later date Today I replaced the fill valve and flapper in the upstairs hall bathroom 90 day warranty Thank you for choosing keep smiling plumbing, electric, heating and cooling and have a very merry christmas!
