Issue: upstairs system is leaking water at the ceiling due that condensation drain line is clogged. House has 2 systems. Furnace is gas Ruud about 24 years old located in the attic and it does upstairs. It has a clean air filter 16x25x1. There is some water at emergency drain pan and inside furnace, suggested to take water out, customer said that he will do it himself, he showed me the bucket that he had been using to take water out. Found blower motor bearings wearing out, suggested to replace motor with its capacitor. Found blower wheel dirty, suggested cleaning it. Found control board with some resistors that had been overheating, suggested to replace control board. Condenser is 2.5 tons Ruud about 24 years old located left side of the house with R22 refrigerant. Found contactor pitted, suggested to replace it. Upon arrival customer stated that she was using the garbage disposal when she heard a loud metal sound and she turned it off immediately and when she went to turn it back on it just hums. Upon inspection i found that the motor is no longer making contact with the blade assembly and the unit will need to be replaced to regain a functioning garbage disposal. Customer also said that the faucet in the kitchen is spraying water out of the sprayer hose. I found that the hoses integrated rubber washer has failed and is no longer sealing the water inside of the hose. I presented the customer with options to get these issues fixed and she chose to. Replace the garbage disposal with a new insinkerator badger 5 1/2 horsepower disposal Also replace the sprayer hose for the American Standard kitchen faucet. Technician came out for leak call. Upon arrival unit was running. Resident informed me that the leak is coming from the humidifier. Technician found dirty filter which is most likely the probable cause of extra condensation. If replacement filter (resident provided) , does not resolve issue, technician informed resident of pricing to reinsulate ductwork coming from supply($300). Upon arrival customer stated that he has a leak on the toilet in his bathroom upon inspection I flushed multiple times and didn’t see a leak until I saw a drip fall from the tank. I felt around the tank to bowl bolts and gasket and no water was there that’s when I noticed water dripping down from the fill valve gasket meaning the gasket has failed and not holding water in the tank anymore and the fill valve will need to be replaced. I also made the customer aware that the water heater in the home is 15 years old and that it would be a good idea to keep a close eye on it because this is the age range that you’ll start experiencing issues. I presented the customer with options and he chose to Replace the fill valve in the master bathroom toilet that is leaking on to the floor through the tank. 90 day warranty

Upon inspection there is not leak coming from shower. Customer said this happened 3 or 4 months ago. Then it stopped. Then happened again last night. Ran shower for 30 minutes to try to re create leak and could not. Town homes built in 2020.

Replaced outlets and switches throughout the home. Added GFCI protection to the areas needed. While redevicing I did try to reuse as many of the decorative wood plate covers. Replaced 30 year old gas water heater with new 50 gal gas including 10 year warranty

Mr. Tipu’s Temperture/pressure(T&P) valve from water heater, was leaking outside. Upon diagnosis found that water pressure on home was 130psi. Home water pressure should not exceed 80psi. T&P valves are designed to pop open when pressure get over 125psi. T&P valves are safety devices to protect water heater from excessive pressure. Once water pressures exceed 80psi this indicates that the pressure reducing valve(PRV) is malfunctioning. Recommended replacing PRV to remedy high pressure and replace T&P valve to stop leaking outside. T&P is under warranty, however PRV is not. Mr. Tipu agreed to quote I provided for him and we replaced PRV and T&P. Water pressure is now 70psi

I was met on site by Mr. and Mrs. Mcreed. An appointment was scheduled with Keep Smiling due to an unknown ceiling leak. There are obvious water stains on the ceiling and the wall within the dining room. The room above is a guest bedroom. There are two bathrooms on the second level, but neither are near this ceiling leak. I briefly entered the attic to glance at the HVAC unit. I did not notice anything obvious with the unit. Inspected the water pressure and thermal expansion tank. The water pressure is within the appropriate range, but the thermal expansion tank had failed. I explained the function and risks regarding the expansion tank. I also explained that I will need to charge a diagnostic fee in order to properly diagnose the ceiling leak. I presented options that included the diagnostic and replacing the thermal expansion tank. Mr. and Mrs. Mcreed agreed to have me deal with both. The estimate was signed, allowing me to move forward. Performed minor toilet rebuild in powder room

Came out to the McGhee residence to rewire a fluorescent fixture to led as well as install a dimmer for the fluorescent in the kitchen.(1 year warranty .)

Replaced condensation pump with line in basement

Installed customer supplied laundry sink and faucet. Install included cutting baseboard so sink mounted flush to wall, mounting sink with anchor bolts to drywall, connecting supply lines, installing new p trap and basket strainer and studor vent. Turned on water and checked all work for leaks and proper function. No leaks found at this time. All work comes with 1 year warranty parts and labor. Thank you for choosing keep smiling.

Customer attempted to have a new refrigerator delivered and delivery company would not install until up to code. They currently have soft 1/4” copper line behind fridge going through floor into unfinished area of basement to old saddle valve. Saddle valves are against code now and delivery people will not touch them. I gave quote for what would need to be done for repair and customer approved. I remove all of 1/4 copper tubing. I drilled hole through floor bigger and put new quarter turn stainless steel valve on new 1/2” copper and put through hole. In basement I attached to it and brought section of copper pipe accross to closest section of copper pipe. I put a tee in and attached together. Saddle valves are against was actually always away and I just removed it and put a coupling in its place where valve punctured pipe. Turned water back on and no leaks on repair. Upon arrival, customer stated that after the last tech was finished with the work Which was installing a customer supplied faucet the water volume went down anytime. They ran a faucet for a couple seconds. I checked around the house and it happened to each fixture. I checked pressure to the house pressure was still had a good pressure and then went to the meter and seen that the last tech did not fully turn on the water, and that’s why we were seeing a lack of water volume. Upon turning on the faucets The Faucet that we installed that the customer had bought did not come with a hole to put in a pop-up assembly I gave them an estimate to install a push one. Customer approve my estimate. I also talked to them about a halo ion and left them an estimate for that as well. Upon completion of work I checked for any leaks there was no leaks. Arrived at homeowners home. Homeowner head upstairs master bathroom, vanity that they would like to replace the faucet. After talking with the homeowner, they explained that they already had the Fossett and we’re just like a price to install it and remove the existing one. They also explained that in their sons bathroom his toilet will run, every now and then, but it is pretty consecutive. After taking a look at the Fossett in the master bathroom and the toilet, I was able to give the homeowner an estimate to install a customer supplied vanity faucet and replace the flapper in the sons bathroom toilet. The homeowner accept it. I uninstalled the existing Fossett, then start the new Fossett then went and replaced the flapper for the sons bathroom toilet. Technician came for no cooling call. Upon arrival, indoor unit was running but outdoor unit was not. After inspection, found blown capacitor. After informing resident, technician replaced said capacitor. Outdoor unit is now operational. Technician came for no cooling call. Upon arrival, technician turned unit on. Both indoor and outdoor units were operational. Checked refrigerant pressures which were very low. Informed resident of leak in indoor coil. Resident agreed to add refrigerant. After adding 3 lbs , unit began producing a 18 degree temperature difference. Arrived on site today to install two new frostproof hose bib‘s one in the backyard and one in the front yard For the front yard I cut out the old shut off valve for the front yard hose bib and replaced it with a new quarter turn ball valve and re-ran the line to the new frostproof hose bib and for the back one I cut in capped The old copper line, going to the backyard hose bib from the crawlspace and stubbed the new frostproof hose bib into the kitchen cabinet with a new quarter turn shut off for ease of access One year parts, and labor warranty! Upon arrival, customer stated that he was trying to reconnect his fridge but he had some issues and he told me he couldn’t reach down and reconnected. He tried putting some Teflon tape, but what needed to be done was replace the compression nut. I don’t turn on water and there was no further leaks or dripping I asked the customer if it was fine if I checked for sure just make sure everything else was fine customer said it was OK that his pressure was good I charged is this test results are use no parts customer had everything there. I was met on site by Ms. Everhart. An appointment was scheduled with Keep Smiling due to a leak that was happening at a sink that I previously performed some work on. Upon inspection, I noticed that the leak was coming from a part that was separate from my work. The leak was happening on the bottom side of the pop-up assembly. Ms. Everhart also mentioned a minor leak happening on the hot water emergency shut off. The leak is extremely minor as the shut off was wet, but the leak did not occur during the visit. I suspect that it is happening on the adapter between the supply line and shut off. I put together a multitude of options for Ms. Everhart to consider. For this visit, she has opted to just have me work on the pop-up assembly. She signed the estimate, allowing me to move forward. I removed the original assembly and took the new one out of its packaging. One thing I noticed is that neither of these pop up assemblies are properly designed for this sink. Upon arrival customer stated that water would be coming out of the diverter every time they would click on it I turned on the water and I seen that it was leaking from the diverter customer also showed me her lavatory in her master bedroom it had a slow drain on it customer said it’s been happening only to that sink I gave the customer a couple options they ended up going with the drain cleaning and also replacing the diverter. I switched out the delta diverter and replaced. It was a new one and then ran my drain snake and cleared line. there is a 30 day warranty on the drain cleaning.
