Arrived at homeowners home. Homeowner had a garbage disposal that was leaking from the basket strainer, and he also wanted a filter installed on the cold side of the master vanity. After inspecting everything I was able to give the homeowner a proper estimate to get the work done. I gave the homeowner an estimate to install a customer supplied filtration system up underneath the master vanity, and take a look at the garbage disposal to see what is going on with it. The homeowner accepted. I started by cutting off the water so that we could remove the emergency shut off valve on the cold side of the master vanity due to the supply line being manufactured into the stop, and for the filter, it came with its own supply line. While I was turning off the water, the homeowner asked me some questions about the water heater, like how to maintain and prolong the life of the heater, and I explained that by flushing it flushes out all the sediment and it prolong the life of the heater. At today’s visit, I replaced the breaker controlling the pool pump circuit from a double 30 to a double 15. I did change the wiring as it was previously wired for 240v, and the pump being a 120v pump I converted the wiring to 120v. In the shop area of the basement, I installed a gfci outlet to protect the pool circuit. At the pool, I installed a junction box above the pump and hardwired the SO cord to this box. I ran UF wiring from the junction box back to the disconnect/knife switch and reconfigured this knife switch to turn off all wiring associated with the pool with the exception of the line wiring coming into the disconnect. With the power back on, the pump is back in working order. All parts supplied come with a 1 year warranty.

Upon arrival, homeowner stated that kitchen drain was backing up on both sides of sink. After further inspection and testing, recommended that we attempt to restore flow to drain by running drain cable through p-trap, presented quote to homeowner and he agreed. Removed drain trap and was able to determine that carrot shavings were the cause of the back up. Cleared trap, ran drain cable and reassembled drain. Today at Ms.Walker’s house I provided an inspection of the electrical system for the house. She did mention that when her disposal is turned on the light in the kitchen flickers. This is because they’re on the same circuit. Separating them will fix this. I did recommend that Georgia to come out and take a look at the meter or their own connections because voltage difference was noticeable at the panel and outlets. 128.8 and 120.8 these are the readings I had. For today we took of separating the neutrals. My other recommendations Replace all outlets and switches. Poor connection cause resistance and therefore could raise voltage,and temperature under load. Panel replacement due to the corrosion, wear on bus bar, and the bent lug. Disconnect should be replaced because the mounting of the plastic that holds the breakers in place is broken on one side If the piece breaks it will short out. The lid will not close because of this. At todays visit, Mr. Derek showed me to the fire alarm panel where the fire alarm technicians were actively servicing the unit. They explained to me that the voltage coming into the fire alarm panel is consistently fluctuating and they are currently readying 30v neutral to ground, 70v ground to hot and 120v hot to neutral. Given this issue, it is indicative of a loose/broken connection in the circuit. The panel was evaluated and the connection was not located within this electrical panel indicating it is further downstream from the breaker. With this information, I proposed to Mr. Derek two options to proceed. The first option consisted of backtracking the existing conduit from the electrical panel until the hidden/buried junction box was located so that the connection could be restored but this would consist of an unknown amount of holes needing to be cut to locate the box. Client called us out to the home for a minor issue that has become a significant inconvenience. Upon arrival we inspected the kitchen faucet. Client informed me his son just installed a few years prior. Preformed diagnostics on faucet by disassembling the faucet and inspecting the cartridge. On arrival inspected 2017 Lennox 3.0 Ac / 90% gas furnace for not cooling properly. After inspection found that the compressor had been replaced last year and filter dryer was not changed out with compressor. Found that the pressures were off indicating blockage in piston and/or filter dryer. It is likely some trash or noncondensables are in system is causing blockage from previous repair. Discussed findings with homeowner and he has decided to go with repairs which include pumping down refrigerant, replacing filter dryer, clearing piston at evaporator coil, pressures testing with 300+ psi of nitrogen, checking all welds and compression fitting for leaks, vacuuming system to 500 microns, topping off refrigerant with 2lbs due to loss when opening up system after pumping down. Also replaced one 16x25x4 media filter. Checked deltaT and have a 20° split between return air and supply air temperatures. System is cooling as it should at this time. Upon arrival customer stated he had a leaking valve in his basement. After further inspection I noticed the valve to the outside spigot was leaking. Coustumer approved estimate to replace the valve. I replaced the old multi turn valve into a 1/2 inch pro press valve. After repair was completed I turned the water on to make sure my repair was free of leaks. Parts and labor have 1 year warranty.

Upon arrival, I was greeted by Mr. and Mrs. Tom. I was brought to the master bathroom to be shown the issues. The toilet is filling up slowly, and the hot water of the left hand faucet has low flow. I inspected the water pressure and thermal expansion tank to see if they could be relevant for causing these issue. The water pressure was high and the expansion tank had failed. I explained the importance and risks related to both items. When further inspecting the faucet it was noticed that both emergency shut offs were defective. Mr. and Mrs. Tom agreed to have pricing put together for the previously mentioned items. Including one for the emergency shut offs for the right hand sink in the master bathroom. We discussed each of the options in depth. Mr. and Mrs. Tom wanted to go ahead and replace everything that was discussed. They signed the estimate, allowing me to move forward. KSPEHC was called out for master bathroom sinks not draining. During investigation tech noticed a lot of build up in pop up drain and down piping. Tech provided option to remove drain assemblies for both master bathroom lavatories and clear blockages within. Homeowner gave approval for this to be done. After clearing both drain assemblies and pop up down piping water was still not draining. Water would begin to drain and then stop suddenly. Tech then sent flex shaft machine through the line in an attempt to break up sludge build up inside piping behind wall. This also didn’t cause any relief as the lines just pass through each other with a double sanitary tee fitting. At this point tech advised the homeowner that further steps will be required since this turned into a more problematic job than anticipated. Tech provided another option to access the wall in a closet which backs up to the lavatories. From here tech can access the 2” drain line to clear a more heavy duty bloc

At todays visit, Mr. Todd was experiencing an issue with with the outside lights, garage lights, hall lights, and garage door all not working stemming from the breaker tripping. I identified that the breaker was not tripping from an internal fault which is common amongst that type of breaker but rather it was tripping due to an issue in the wiring. I proposed an estimate for troubleshooting work to go through the circuit to locate the problem to which Mr. Todd agreed. Therefore, during my troubleshooting, I was able to identify the issue as a neutral conductor being cut into by a piece of sheet metal from a fixture in the ceiling. This was located in the center garage light fixture. I cut out the damaged section of neutral conductor and spliced on new wiring to resolve the issue. With the breaker turned back on, power was restored.

On arrival customer stated that they couldn’t flush the toilet on further inspection I seen that the flapper was just broken off I informed the customer that be better just to replace the whole flush valve she agreed she approved my estimate I also checked pressure to the house it was sitting over 80 I told her that she should look into replacing the pressure reducing valve. She told me that she just wanted to get the toilet up and running today I warned her that there would be no warrantee due to the high pressure she agreed upon completion of work I tested for leaks there was no leaks there is no warranty due to high pressure at the house. Provided estimate to repipe the home Removing the old grey polybutylene from the pressure reducing valve to the to the rest of the home and replacing it with cold expansion Pex. ( sections of Sheetrock will be cut out through out home, primarily through the main floor,to gain access to the pipes that are coming through the wall. All Sheetrock repairs will be on the home owner) Removing the CPVC connected to the toilet and sink in the addition bath room and replacing it with cold expansion Pex piping. Cutting the CPVC piping as close to the shower pan in the addition bathroom and re-plumbing it with cold expansion pex piping and tying back into the CPVC that was cut. Arrived at homeowners home. Homeowner had hall bathroom toilet that was leaking from the base every time that they would flush it. After inspecting the toilet, I found that it was indeed leaking from the base. I explain to the homeowner that I would have to pull the toilet to investigate the wax seal and flange. I gave the homeowner an estimate to pull and reset the hall bathroom toilet. I explained to the homeowner that the only way that the price would change is if the flange is damaged beyond repair and I would have to replace the flange. The homeowner accepted the estimate. I pulled the hall bathroom toilet and cleaned off the old wax and inspected the flange for any damages and all is well. I took a picture of the flange and show the homeowner then set toilet back and turned on Water to test for any leaks and functionality and all is well. KSPEHC was called out for a ruptured water line near the meter. In arrival tech noticed the meter full of water and spilling over running down hill towards the home. Tech provided pricing for making necessary repairs to the water service line. Homeowner approved repairs to be made. After excavating soil around meter tech cleared the standing water and exposed the water piping. At this point tech activated meter just enough to expose the failed section. Connection point between meter nipple and gate valve had corroded enough to cause separation in the piping causing water to finally burst through the pipe. Tech removed dual check and gave valve assembly to allow access for repair. New dual check and meter nipple were installed along with a new ball valve shut off. Tech then reinstalled valve box to protect ball valve shut off and finished covering up the excavation area. Due to the amount of water there is no dry dirt and the covered site is nothing but mud. Upon arrival Coustmer stated he had two faucets that were leaking inside his master bathroom. After further inspection I noticed they were leaking due to high pressure. I tested their pressure at the water heater and it was at 110. Their water heater was from 2009 and had never been maintenance. I provided multiple estimates to coustmer. He went forward with the bundle deal that included the new water heater with expansion tank as well as a new PRV and 2 new faucets. I used a new AO SMITH 50 gallon gas water heater. We also installed 2 new kholer faucets. I used pro press fittings and copper piping to Install the new water heater that was located in the garage. After all repairs and installation were completed, the water was turned on to the house to make sure our installation was free of leaks.

Arrived at homeowners home. I was out previously and installed a toilet in the hall bathroom, when I got done installing the toilet it had a slight rock to it. I was not able to send it that day due to me not having any shims so the homeowner called me back today to deal with her kitchen sink, draining slow, and also to shim the toilet. I started by taking a look at the kitchen sink and finding out that it backs up almost immediately, and then slowly drains out. I explained to the homeowner that I could take apart the P-trap and try to sneak out the drain with the attempt to clear what is blocking it. the homeowner accepted. I snaked out the kitchen drain through the P-trap and was able to remove a good bit of built-up gunk throughout the P-trap and throughout the tea that is behind the wall.
