Upon arrival, homeowner stated that there was a hammering noise coming from the faucet. After further investigation, it was found that the sprayer attachment was not connected all the way, causing it to vibrate the faucet because air was entering the system. After explaining this to the homeowner he then tighten down the sprayer and stop the rattling going on. After talking with the homeowner a little more, I then advised them that it would probably be in their best interest to look at replacing that kitchen faucet and getting rid of that spray to prevent this issue again. He told me that might be a good idea in the future, but not at this current time. After checking everything in the house, including water heater, main service line and PRV everything looks up-to-date and functional. I was met on site by the caretaker. She informed me that Mr. Carswell was currently at work. An appointment was scheduled with Keep Smiling due to an issue with the main level powder room toilet. She brought me over to assess what’s going on with it. What’s going on with this toilet is the fill valve is not allowing proper water flow for filling up the toilet. The flapper is not defective. I also inspected the water pressure and thermal expansion tank during the visit. Both are healthy. The caretaker clarified that there are no other issues throughout the house that they’ve experienced. I put together the estimate for replacing the fill valve and contacted Mr. Carswell. He agreed to the estimate and gave the caretaker permission for providing signatures. I spent the time I needed for replacing the fill valve for this toilet. I flushed the toilet several times to test for operation. The new fill valve works properly with no signs of leaks. I advised the caretaker to keep an eye on the

Installed one 50 amp receptacle for a ev charger. Car charger is a chargepoint with a 14-50nema attachment. I’ve left all instructions in the box. This dedicated circuit is labeled in the panel.

Customer wanted her plumbing looked at for 1/2 bathroom in home. They recently bought home that was flipped and were told not to use bathroom as it will clog. The bathroom is clearly In Space that was once a utility room. Toilet and lavatory are in same room as electrical panel and water heater. This is not a code approved bathroom. I went into crawlspace and found that the bathroom was plumbed with a 2 inch line that has very little to no fall going accross the crawlspace and tying into 2 inch kitchen stack. Good news is there are no leaks but they will never be able to flush waste or toilet paper down line. A bathroom needs to be on at least a 3 inch line. They can use sink with no issues and urinate in toilet but will never be able to flush more than that. There is no 3 inch to tie into in crawlspace. The only solution for future is either remove toilet and just keep sink for a utility sink or trench a new line out into yard and tie into main septic line in yard with 3 inch. I’m not

Customer has toilet that will not fill up in tank and just keeps running full flow. The flapper in tank has gummed up and warped and broke off of flush valve. Water just keeps flowing through into bowl without flapper attached. Parts in tank are old and I gave recommendation of minor tank rebuild. Customer approved and I put new fill valve, 2 inch flapper, and braided steel supply line in toilet. Toilet isn’t too old but is a Lowe’s brand aquasource. If toilet gives further issues it should be replaced. Water is back on and I flushed toilet several times and it is now working properly with no leaks or running. Toilet stops when tank fills up. 1 year warranty on repair. Water pressure on property is normal. Old building that has been plumbed with pvc pipe. Total quoted charge paid today is $226 via credit card.

I was met on site by Mr. Franke. An appointment was scheduled with Keep Smiling due to a possible leak along with a possible malfunction with a toilet. Both are within the master bathroom. The issue with the toilet is that a piece of the flush valve within the tank had broken off. Explained that I would need to replace the entire flush valve in order to resolve this. Mr. Franke expressed interest in replacing the fill valve as well. The possible leak was happening under the left hand sink. There was a small spot at the bottom of the cabinet that had a water stain. It was not presently wet. I assessed the faucet in order to re-create the leak, but unfortunately could not. At no point during the visit did a leak occur. I placed a piece of tissue paper on top of this water stain as a part of the observation. The tissue stayed dry the entire visit. I advised him to keep the toiletries out of the cabinet so that he could monitor it and call us back if needed. I inspected the water pressure

I was met on site by Mr. Bernie. He’s the one who escorted me around for the issues. There are two toilets that have their own issues. One was leaking at the tank to bowl gasket. The other had a malfunctioning fill valve. No other leaks or defects were noticed during the assessment. I inspected the water pressure and thermal expansion tank to the building. The water pressure is within the appropriate psi range per code, but the 4.5 gallon thermal expansion tank had failed. I explained the function and risk regarding the expansion tank. I provided pricing for all three issues. Due to the chain of communication, we were only able to move forward with the toilets. The estimate for the thermal expansion tank will need to be communicated internally before approvals. The estimate for the toilets was agreed on, allowing me to move forward. Upon arrival customer stated that she has a leak coming from the one of the toilets we replaced a fill valve and flapper in not too long ago upon my inspection I found the leak to be coming from a failed tank to bowl gasket. I explained to the customer that we will need to take the take off and replace it. She expressed to me that she would like us to look at the other toilet in the master bathroom because they are the same age and same brand. Upon inspection of the master bathroom toilet I found that it is a little discolored and starting to crack. I presented an option to the customer to get the one that is leaking replaced and another option for piece of mind to get both the gaskets replaced and she chose to. I arrived on the job today and spoke with Mrs. Smith about what issues she’s been having with her daughters bedroom circuit. She explained that the original breaker was replaced many years back and explained that the new arc-fault breaker started giving them trouble recently. I first checked everything on the circuit to confirm if there was any water nearby before offering a standard breaker replacement. I wrote up a price for replacing the arc-fault breaker feeding the daughter’s bedroom with a standard breaker and offered surge protection within a single price, but Mrs. Smith requested to only have the breaker replaced today and to have the quote for the surge protection be sent to her email. After talking with the homeowner they explained that they have changed the showerhead several times believing that that was the leak, I explained to the homeowner that the showerhead is not the leak that you can take the showerhead off and it will still drip from the shower arm. I explained that it is the cartridge that is behind the handle inside the shower valve, That is the issue. I explained that there is a couple things that can make the shower cartridges go bad, like pressure/old age. I explained that I would have to cheak the pressure. I explained that I would have to check the pressure at either the water heater or the back hose bib. The homeowner showed me to the water heater where I found that it was 10 years old so I did not want to check it at the water heater. She explained that we were out previously because she was having the same issue and explain to her that it was on her irrigation so she had her irrigation people come out and make the repair now she is having the same issue. I explain to the homeowner that I would have to turn off the main shut off valve on the inside of the home and the irrigation valve. That way I could determine what the leak is on. I went and shut off the main shut off valve on the inside, then came back to the meter and shut off the irrigation valve, then took a look at the water meter, and found that it was still spinning, telling me that there is a leak on the water service line in between the meter and the home. Arrived on site today to fix the leaking main water line in the yard Today I Dug down by the foundation of the house to find exactly where the pipe in leaking. found that the cause of the leak was a big rock that got buried on top if the main waterline. I was met on site by Zach. An appointment was scheduled with Keep Smiling due to the necessity of adding a gas regulator to one of the machines for the warehouse. Zach brought me over to show me the specific machine and give me the backstory as to why the regulator is needed. This machine was having issues with its pilot. They contacted the manufacturer for assistance and were recommended to have a gas regulator installed. I assessed the connections to verify the size needed along with the approach to perform the work. I put together the necessary estimate and presented it accordingly. Zach agreed to it, allowing me to move forward. I picked up the regulator from a nearby plumbing supply house and installed it. I managed to disconnect the existing parts and reinstall everything with the regulator with minimal difficulty. With everything in place I turned the gas back on and inspected the connections. Arrived at homeowners home. Homeowner had sub pump in basement that was not working and has backed up. She explained that her daughter lives in the basement and she noticed that the toilet was not flushing so she went and checked the storage room where the sub pump’s and saw that sewage was coming out of it. When I arrive, I explained to the homeowner that I would have to charge a diagnostic fee to take it apart and investigate what is going on. From there I gave the homeowner an estimate for an advanced diagnostic fee. The homeowner accepted. I took apart the sub pump and took out the pump and flipped it on its side and immediately found that there was wipes in the bottom of it that was clogging it up. I went and got the homeowner and showed her the wipes and explained that the sub pump cannot grind up the wipes, so they get stuck in the motor and seize it up. This drip was a clear issue. I examined the faucet for a possible brand name. I unfortunately could not find one. I explained to Mr. Nguyen that the only proposal I could provide would be a replacement for a new faucet. This is due to the brand name missing. I inspected the water pressure and thermal expansion tank as well. The water pressure is healthy, but the thermal expansion tank had failed. I explained the importance and risk regarding the expansion tank. He agreed to receive pricing for both issues. I organized the estimate and presented it accordingly. Upon arrival, homeowner stated that their sewage ejection pump was not working properly. After investigation It was found that the ejection pump was burnt out and even with an override from the pump it was unable to kick on. After talking with the homeowner, I gave him an estimate for a customer supplied sewage ejection pump and he wanted me to perform the work. After work was performed I tested to make sure that everything was working properly and that there were no leaks. The work performed today has a six months labor warranty on it. Upon arrival customer stated that the toilet is leaking from the supply line. Upon my inspection I found that the bidet adapter needed to be resealed and supply line needs to be replaced because the rubber washer inside was disintegrated. I also found that the pressure in the home was 80psi and I explained to the customer that high of pressure is more than likely what is causing the leak. He then asked me if that could be the reason his shower valves are dripping I told him yes and asked if he could show me the showers. I found that the shower valves are both 3 handle pfister shower valve and that the high pressure has caused the stems to leak. I gave the customer a couple options and he chose to Replace the valve and supply line going to the hall bathroom toilet And replace the pressure regulating valve that is causing high pressure And replace stems and seats in the 3 handle shower valve in the upstairs hall bathroom and master bathroom 1 year warranty Thank you for choosin

At today’s visit, I spoke with Mr. Crowe. He informed me that he had recently been pressure washing and afterwards noticed that a gfci on the back deck was not work as well as the outlet by the pond. During my evaluation, I examined both gfci devices and observed that the pond receptacle had the green light indicating that it was powered and therefore we tested it by plugging a fan into it to which it worked. The back deck gfci did not do this however. Given that it was the only device in the area not working, I provided an estimate to Repalce it to which Mr. Crowe agreed. Therefore, I supplied and installed a 15A gfci receptacle. Upon completion, the circuit was reenergized and the outlet tested to which it is in proper working order.

Upon arrival, customer stated that main water line in yard was leaking. Customer had the city come out and check the meter and was told that leak was on his side of the meter. Presented quote one repairs and customer agreed. Shut water off at meter, rigged and was able to locate main water line. Exposed area and found that transition fitting from pvc to copper pipe had failed. Made proper repairs, allowed pvc glue to cure properly before turning water back on. Tested and found no issues with repair. Meter dial was no longer moving. Backfilled dirt to rough grade. One year warranty on section repaired. We are not responsible for landscaping. Today we came out to complete estimate of replacement of water heater and pressure regulator valve. Shut water off to home, turned power off to heater, drained old heater that wa speaking, and installed new 50 gallon AO Smith electric heater with new drain pan. Made all proper connections and also installed new expansion tank which was secured with a bracket. Removed old pressure valve and installed new valve. After installation was completed, turned water back on to home, pressurized lines and tested. No issues were detected. Pressure was set at 60 psi and expansion tank was pumped to match home water pressure. 6 year warranty on water heater through manufacturer and 1 year warranty on parts and labor through Keep Smiling Plumbing.
