At today’s visit, I spoke with Mr. Yearwood. He informed me he is currently under contract on the house and a home inspection report was done by the buyer. With this, a repair was asked to be made to the front exterior receptacle as it was falling out of the wall. It was cited on the home inspection report as potentially not functioning. During my work today, I tested this gfci multiple times and it is in proper working order. It would trip and reset each time I tested it. I did change the outlet box in the wall, added a backing into the wall for the new outlet box to screw to and also siliconed around the box within the cutout of the rock facing. Upon completion, I restored power and verified it was in proper working order.

Arrived at homeowners home. Homeowner is moving and had an inspector come out and inspect his home and all is well but the upstairs hall bathroom fill valve will run every now and then and will take forever to fill up. After taking a look at the toilet, I found that the fill valve was an old western time And is showing signs of old age. From there I asked the homeowner if there was anything else that he would like me to look at while I am here and he explained that that is it. I explained that I would like to check the pressure to make sure the pressure is still in working range. I checked the pressure at the back water hose and the pressure was 65 psi. From there I was able to give the homeowner an estimate to replace the upstairs hall bathroom fill valve along with the supply line because it is the plastic poly kind and I explain to the homeowner if those are known for failing. On arrival performed maintenance inspection on one 2019 Heil 3.5 ton r-410a ac system, one Lennox gas furnace age unknown homeowner stated possible approximately 40 yrs. Found rust spots and holes inside heat exchanger. Highly recommend replacing gas furnace due to age and rust. Checked media filters. Has two 20x25 washable filter. Checked all electrical and mechanical components. Checked deltaT and have a 20° split between return and supply air temperatures. Checked voltage, amperage, and capacitance. Ms. Loggins is not home owner. She rents from a friend and she takes care of smaller home repairs. We were called out today for no hot water. Upon diagnosis found water heater to be 12 years old. Gas control valve and pilot assessed have failed. Recommended replacement of water heater. Ms. Loggins stated that she would have to get home owner involved considering the cost of recommended repair. We attempted to contact home owner with, no luck. Upon arrival customer stated that there is a leak coming from the master bathroom and is leaking into the basement. Ceiling is open. Upon inspection I flushed the toilet 4 times ran the sink and shower and found that the leak is coming from the tile shower pan. Upon arrival, customer stated that her shower would not turn off it would keep on drip. She told me that she took off the head and verified that it wasnt the head. I also did something similar to verify that it wasn’t the showerhead draining the excess water. I suggested a cartridge replacement. She also showed me a Kohler toilet where the fill valve would kick on and upon checking that I seen that water was getting through the flush valve and I suggested to get the guts all replaced or I also gave the option to replace the toilet. I also asked about her tankless if she had kept up with any type of maintenance on it she told me that they have not I suggested doing a descale on it and verifying that everything else was good on it. She went ahead with one of my estimates but unfortunately I cannot get the exact part that I needed for her Kohler toilet since I could not find a model number on her toilet and unfortunately I couldn’t get a universal flush valve to fit on it. Replace basket strainer on sink in utility room. Re install p trap and extension tube properly under sink in master bathroom. New basket strainer comes with 1 year warranty.

Customer had stopped up toilet in master bathroom. When I arrived water in bowl was clear and I flushed it water did go down but it was sluggish. I flushed again and same. Customer mentioned he just replaced parts in tank. I looked into the tank and fill valve was set very low. Parts were new as he said. I lifted shaft of fill valve to bring water level in tank and in bowl to where it’s supposed to be. I flushed toilet again with proper water lever and flushed properly. I waited for it to fill again and with customer watching I flushed again. He said it was flushing normal the way it used to. Toilet did probably have a soft blockage that broke itself loose but was caused by lack of water in the flush. After making fill valve adjustment he shouldn’t have any issues now. Was not able to check water pressure anywhere but it did appear to be on low end. Total is just $39 today paid via check# 322 . No material used from my truck, no warranty on anything. At today’s visit, I spoke with Mrs. Melissa. She informed me that she had a burned gfci in the back yard and needed it repaired/replaced. I provided an estimate to install a new gfci and bubble cover to which she agreed. I then installed a new 15A gfci and in use bubble cover. The new gfci comes with a 1 year warranty from Keep Smiling Co.

Install Prv in ceiling of garage to bring pressure down to 65 psi. Pressure is now under code. Also repipe 1 foot section of copper in the ceiling of the garage with copper. Comes with 1 year warranty.

240 V blower motor is bad and needs to be replaced for main level system. Unit is four years old heat pump air handler. Lennox brand will need to contact Lennox to check the availability of the blower motor before returning to install it. Unit is still under warranty failure, possibly to lightning strike/power surge.

Upon arrival, homeowner stated that she had a clogged toilet in her master bathroom. After investigating, I found that the toilet had a soft blockage in the P-trap that was causing it not to flush. After conversing with the homeowner, she first wanted me to try and plunge it to see if she could save a little money rather than have me hand auger. I gave her a verbal price of $50 to try and plunge the toilet and she agreed. After about five minutes of plunging, I broke it loose and the toilet was now flushing properly. At today’s service I met with Mrs. Jameson. She informed me that she recently had a GFCI receptacle burning and the fire department came out and shut off the circuit. Additionally, she also wish to have the two lights in her garage replaced with LEDs as well as a receptacle installed in the garage. We talked about different variations of lighting for the garage to which we ultimately decided on installing two keyless fixtures with two screw in high lumen LED bulbs. I provided an estimate for all of this work to which Mrs. Jameson agreed. Therefore, I installed a receptacle from scratch using an existing receptacle on the same wall of the garage. I informed Mrs. Jameson beforehand that I would have to cut the drywall and that Keep Smiling company does not perform the drywall repair to which she understood. We arrived at 1569 Elyse Springs Dr. to diagnose the lack of power within the front bedroom. Mr. Bassala explained to me that he was not home when the issue happened. He also showed me to the panel where an arc-fault breaker was tripped. I informed him that the breaker was more than likely faulty and should be replaced. After discussing a couple of options for repair we decided on replacing the arc-fault breaker with a standard breaker. I got the finalized quote written up and signed before performing the work. Once completed we tested everything to confirm it worked as intended before collecting payment. 1 Year Warranty.

Upon arrival, homeowner stated that she would like a water heater flush on her 10 year-old gas water heater. After investigation, I found that all of the safety features are working properly on the water heater. The thermal expansion tank was good. The PRV was set at about 50 psi and the TMP valve was working properly as well. After talking to the homeowner about what she wanted done, she asked me about the risk of having a flush done after so long, I then informed her of the possibility of it leaking or causing future issues down the line. Homeowner said that she had too many things going on in her personal life to risk a leakage coming from the water heater. She then ask in my professional opinion what would I do. I informed her if this was my home I would think about replacing the heater due to the age of it and the possibility of problems occurring later on. Technician came for no cooling call. Upon arrival, system was off. After diagnostic check, found drain pan filled with water. Float switch is what turned the system off. Technician then used pump to clear drain line outside. Used shop vac to clear out drain pan. Technician then turned system to cooling. Unit began operating. Technician then checked outside capacitor, which is in good standing. Refrigerant pressures are also in normal range. No other faults found at this time. Technician came out for sub par cooling call. Upon arrival, technician performed diagnostic check. After completing check, found system to be in perfect working order. Technician then checked property data. 2.5 tons is simply not enough for the 2400 square foot home. Informed resident that they will either need to replace current system with a 5 ton unit or add a second 2.5 ton system. Technician asked if they would like a meeting with our comfort consultant today. Resident said she would like to speak to her husband first and that they would reach out at a later time. At today’s visit, I spoke with Mr. Guivens. He informed me that recently, had was handling an extension cord and the female end of the extension cord had fallen apart in his hands and the gold contacts within this part of the extension cord plug end had made contact and shorted. With this, it knocked out the power to the receptacles in this room. After evaluating, it was also observed that there wa snot a breaker in the panel in the tripped position. Therefore, I proposed a diagnostic to ascertain where the power was lost and to restore it to which Mr. Guivens agreed. During the diagnostic work, I determined the breaker controlling the circuit was internally in the tripped position but the breaker handle still showed that it was in the on position. To remedy this, I installed a new 20A BR single pole breaker to protect the circuit. Technician performed tune up for 2 systems. Both filters were replaced. Both units are producing at least 15 degree temperature difference. Both indoor capacitors are still in good standing. Both indoor motors are pulling normal amperage. Both blowers housing are clean. Both refrigerant pressures are in normal range outside. Arrived at homeowners home. Homeowner is having an issue with his kitchen sink leaking then leaking down underneath the kitchen sink. After talking with the homeowner he explained that he has already replaced the cartridge before about 10 years ago. After taking a look at the Fossett, and taking it apart, and investigating the cartridge, I found that it was a Kohler faucet and that the cartridge is older. I explain to the homeowner that we can replace the cartridge and that should take care of the issue. The homeowner explained that last time they were trying to find it that he had to order it . I explained to the homeowner that I could try to go to a supply store and have them match it, but if they are unable to, then we will have to order it and I will have to come back and install it when it arrives. Today we came out to Attempt to clear blockage by pulling toilet in upstairs hall bath. Pulled toilet, ran camera inspection and found blockage in line affecting both baths upstairs and half bath downstairs. After multiple attempts to clear blockage, was able to restore flow to sewer line. Tested by flushing all toilets multiple times in home, checked by camera through cleanout. Did find a few areas with a small amount of standing water and slow draining. Stated to customer limit the amount of toilet paper used per flush. Reset toilet with new wax ring and secured. Arrived at homeowners home. Homeowner was having an issue with the upstairs back bedroom bathroom that the water was not shutting off, completely and dripping out of the tub spout constantly. After taking a look at the shower/tub. I found that it was a Moen valve. I explain to the homeowner that I deal with these all the time and that it is the cartridge that is not closing all the way, causing the water to seep through and leak out of the tub spout, I explain to the homeowner that we could replace the cartridge and that it would take care of the issue. I gave the homeowner an estimate to replace the shower cartridge in the upstairs. Back bedroom bathroom. Homeowner accepted. I did the work. When I removed the old cartridge, I found that the rubber pieces on the side of the cartridge have torn, causing it to leak.
