Client called us to home to have a look at the basement plumbing. Upon arrival found sewage throughout finished basement causing damage to floors. Spoke with tenant in basement and discovered this just began as he was moving in indicating the pump had previously failed. Client agreed to diagnostics. After preforming diagnostics I determined the pump has failed. Pump is have little to no access due to bathroom being plumbed around pump. Also water heater and furnace are blocking the opposite entrance. Only access is through stair studs that are 12” spacing. The motor with turn on but the impeller has failed. In these cases a new pump is really the only option we can provide. When bypassing the float you can hear motor turn on but no movement in the basin. Prior to replacing pump area will have to be sanitized and treated to prevent mold and being an health hazard. Estimates provided. Thank you for choosing Keep Smiling

Armando, the plumber who came out, was very knowledgeable and obviously quite experienced. He was very kind, thoughtful, and offered the best solution to fixing my clogged drain. He replaced a large section of drain line that was clogged with 30 years of kitchen grease and did an excellent and very professional job. I highly recommend him and Keep Smiling Plumbing!

Upon arrival, customer stated that their kitchen sink was backed up and it would not drain. He also says that he was trying to tighten up the drain under the sink because it was coming off and it was leaking looks like the basket strainer had just corroded away I gave the customer a price to run a snake through the trap and clear the line customer approve the price and approve my estimate. I ran my flexion in I was just hitting big blockage in my flex shaft couldn’t go through. Customer said that the pipe for the kitchen was visible in the basement we went down to check and I seen that there was a access point I took off the cap and saw that there was just a bunch of grease clogging up the line. I also seen that there was no fall on the pipe. Looks like it’s settled and caused it to have no pitch and also the lack of straps most likely made this issue. Upon arrival, customer claimed that he had a running toilet. But before taking me to the toilet, he also mentioned that his kitchen faucet would leak every time he would turn it on. I looked at the faucet first and figured out. It was a cartridge issue and I explained the issue to the customer. I then went to the toilet and diagnose that it was a flapper issue. I started talking with the customer, giving him options on what he preferred. He chose the replacement of faucet and replacement of flapper on the toilet. After replacing both issues, I turned water on to test and no leaks were seen on the faucet after replacing the toilet flapper I tested multiple times and the water level wouldn’t go down. The customer also mentioned at the end that he wanted his laundry faucet replaced as well. I found one on Home Depot that they liked and I sent them the link for them to buy it. I will also send over an estimate to replace that faucet. And they will call back for when they are ready. Thank

Came out to the Pone residence for a shed circuit estimate about 70 ft.

At todays visit, Mr. Crowe explained to me that during the recent storms, they had lost power multiple times and from this, they noticed that multiple outlets in the home primarily the bathroom outlets were no longer working. He turned the breakers on and off to no avail. With this information, I provided an estimate for a basic level of diagnostic to ascertain where the power was lost at and to resolve this. Mr. Crowe agreed to this estimate. Therefore, during my troubleshooting, I determined that the gfci in the garage had failed. Upon pulling this out of the wall, the gfci had fallen to pieces. To repair the problem, I installed a new 15A gfci receptacle at this location. Upon completion, power was restored to the circuit and I tested each of the previously non functioning outlets and determined that the had power back to them. The new gfci comes with a 1 year warranty.

Came out to the Han residence to install a Ev charger outlet about 3 ft away from the panel.(1 year warranty.)

Upon arrival customer claimed to have a faucet not functioning well. After looking and testing the faucet I saw that everytime it would be on it would make a noise and leak out the sprayer. Customer wanted a replacement option, and after trying to shut off the water to the faucet both stops weren’t working. I then brought it up to the customer and he said add it to the estimate. Out of curiosity I turned on the instant hot water faucet and saw it leak at the push connection on top of the tank causing to spray everywhere in the cabinets. I then mentioned it to the customer and recommended to just replace the faucet since the tank was working fine. After talking about pricing he asked to speak to my manager to get a lower cost. I gladly called Scott and we brought it down to a price we were both comfortable at. I will only do the kitchen faucet and stops today and will order the hot water faucet today and come back a separate day to install. After replacing everything today I pressurize

Set out shower trim. Install toilet. Install vanity with faucet and connect all drain lines. Pressure is 110 psi. Recommend to replace so we can give warranty. Not going to replace at this time.

Arrival homeowner stated that there was a clog in the hall bathroom. after introductions at the door she led me to the toilet in question and said that there was clog in there. Going into the bathroom I flushed the toilet a total of five times and there was nothing blocking the toilet. It is believed that the clog unclogged itself before I got there. Client called us out to repair leak marked by leak detection. Provided discounted rate. Excavate down to 3/4 pex water line line and removed a failed sharkbite connector and an old gate valve. Water line was 4’ deep making it impossible to even access the shut off valve. Installed straight section of pipe and made proper connections. Opened up hose Bibb before regulator and flush the system. Fully pressurized water line and found no leaks. Backfill hole and return to a rough grade. Thank you for choosing Keep smiling

Upon arrival, customer wanted to get the annual inspection done. I started off by looking at their hallway restroom where I seen that an emergency stop, was not closing all the way it was dripping as well. I tested the toilet and also the shower day then showed me their Restroom in their master bedroom I started by testing the faucets, and then I tested the tub and the tub started leaking from the actual handle and got onto the wall as well. It was a ball type shower valve. I then checked pressure to their house and saw the dirt water heater was installed back in 2018. We went back inside and I explain to them what I found the emergency stop that wasn’t closing all the way in that was leaking as well and therefore type shower valve that was dripping as well. I then asked them if they had done any type of maintenance to their water heater. They’ve told me that they had kept up with flushing the water heater and that it’s coming pretty close to having it flushed again. I gave them prices

Issue: system isn’t cooling because compressor is not operating due to faulty dual run capacitor. Furnace is gas Daikin about 8 years old located in the attic and it does main floor. It has an air filter 20x25x1 that still good. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 4 tons Daikin about 8 years old located left side of the house with R410A refrigerant. Found contactor pitted, suggested to replace it. Found condenser coil dirty, suggested chemical cleaning it. Main reason for system not cooling is because compressor is not operating due to faulty dual run capacitor, it is reading .3 out of 45mfd at compressor side, suggested to replace dual run capacitor but I also explained customer that there is a chance that compressor windings might have gotten damaged by compressor trying to start with a faulty run capacitor or there a chance that compressor comes ON but a few days later the windings break, customer opted to have capacitor replace, replaced d

Upon arrival, toilet had overflowed due to a soft tissue clog and flooded bathroom. Cleared soft tissue clog from line and ran everything in bathroom for 10 minutes to make sure there are no more backups. Left water at toilet shutoff off after clearing toilet. Toilet needs to be replaced due to age. They will call back after remediation comes out to schedule return trip. No warranty on drain clearing. Thank you for choosing keep smiling.

Upon arrival, customer had stated that he used draino to clear out master shower drain. After he did this, there was a leak into the garage beneath. Cut out drywall and exposed shower drain. Had customer run water, leak was coming from above the drain, maybe from the pan. Pinpointed leak to be caused by degraded plumbers putty that was used to seal shower drain. Replaced putty and reinstalled drain. Turned on water and checked all work for leaks and proper function. No more leaks found at this time. No warranty on drain because we didn’t replace. Upon arrival customer stated that 3 toilet were not working properly . One of the toilets was leaking from the base which meant that the waxing had been compromised allowing water to seep onto the floor. Another one would not stop running water, which meant the fill valve had failed It needed to be replaced. The last toilet had its flapper so deteriorated that it was hanging on by a single thread of the plastic. The toilet with the compromised wax ring, and the non-functioning flapper were original to the home that was built 30 years ago I mentioned this to the homeowner and propose the idea of just replacing the toilets instead of rebuilding them. The homeowner decided it was a good idea to just replace the two and fix the fill valve in the hall bathroom. After work was performed I tested for leaks and usability on all the toilets and everything is running perfectly with no leaks. Client called us out to the home to camera the sewer line and repair the leak in the front yard. Was unable to locate leak due to excessive saturation. Preformed camera apinspection and located a belly in sewer line. Belly in line was located at the front of the home and is believed to have roots around pipe. Reset toilet. Install new 50 gallon electric water heater in garage. It comes with a new ball valve, thermal expansion tank and reconnect T&p line back properly. Also replace PRV. Current pressure is 125. We will bring it down to 60 psi to be under code. Water heater comes with 6 year tank warranty. 2 year labor warranty on prv and water heater.

Upon arrival customer claimed to have a leaking toilet. After inspecting it I saw that it was a cracked supply line, which only meant there could be high pressure. I explained to the customer what high pressure can cause and damage. After checking her pressure at her water heater. It was at 100 psi. I was met on site by Ms. Nijay. An appointment was scheduled with Keep Smiling due to an issue with her master bathroom toilet. The issue that she showed me was that a small amount of water would leak from the base when flushing. Ms. Nijay was interested in pricing for fixing the issue versus replacing the toilet. I further assessed the toilet and found no other issues as of this visit. I also inspected the water pressure and thermal expansion tank. The water pressure is within the appropriate range, but the thermal expansion tank had failed. I explained the importance and risks regarding the expansion tank. With this information I put together several options and discussed everything with Ms. Nijay. He spent a good bit of time discussing everything, but Ms. Nijay selected to have me reset the existing toilet and replace the expansion tank. She agreed to the estimate, allowing me to move forward. It took a bit of time due to the flooring tile being in the way, but I managed to fully r

It has an air filter 16x25x1 that still good. Condenser is 3 tons Kenmore about 11 years old located left side of the house with R410a refrigerant. Main reason for system not cooling because system wasn’t getting high voltage power due to faulty furnace service switch, suggested to replace it, customer opted to replace it, replaced it and system started cooling. Customer is interested in upgrading the thermostat to Ecobee smart WiFi thermostat, I provided the quote for it, she said that if they decide to do it that they will call us back. System currently cooling with a Delta T of 20.2 degrees at this time. System is currently operating properly at this time. I really appreciated technician Seth Spalding (after finishing a ductwork job early) asking scheduling if there were any other jobs that could be pushed up so he could keep busy! Helen texted me asking if I wanted to move tomorrow’s appointment to this afternoon and it worked out perfectly! Seth arrived within 30 minutes, was knowledgeable and efficient and very personable despite having to access my HVAC unit in the attic without the benefit of pull down stairs! System is horizontal in the attic straight AC gas furnace 410 a refrigerant system hold approximately 3 lbs. 15 oz. checked everything electrically check the capacitor microfarads are good. Changed out media filter 4 inch system running and cooling properly at this time.

Replaced condensation pump located in basement

Performed A/C tune up on 1 system. House has 1 system. Furnace is gas Lennox about 3 years old located in the crawlspace. Checked voltage, amp draw, safeties, blower motor, wheel, and delta T. Found evaporator leaking water the condensation pipe is broken right at the take off of the evaporator, condensation drain line is too high for the evaporator, explained customer that it will be better to dig a hole and install a low profile condensation pump so it can take water out properly, but I’m afraid that if we try to make new connections to evaporator that it will break because is really rusty so if this happen then we can’t fix it, right now all the water coming from evaporator is staying in the crawlspace. There isn’t a filter cabinet but inside furnace there an air filter 16x20x1 that is too short and letting some dust going to blower wheel, filter size should be 17.5x20x1 but this size isn’t standard, used a 20x20x1 filter and folded to fit it. Furnace is not leveled, it is falling
