Keep Smiling will replace entire lateral from main 3” riser dropping to the the foundation penetration above the salon all the way to master bathroom and guest bathroom for vicinity. Existing lateral going across the house does not have the property pitch. Will retie in kitchen/laundry drain. This will require keep smiling to remove a large amount of ceiling ties to access the piping. We suggest homeowner remove tiles prior to repair to prevent from accidental damages. Keep Smiling will also need to cut drywall ceiling in basement to access master and guest bathrooms. Keep Smiling is not responsible for ceiling tiles or drywall repairs. 5 year warranty on parts and labor. Discount for not having to reset both toilets. Was able to tie onto toilet branch arms underneath in the basement.
I arrived at a Lawrenceville, GA home where the homeowner was experiencing low pressure in the master bath tub and issues with the cold handle. After inspecting the hot and cold stems I had installed the previous day, I cleaned and reinstalled them. The pressure returned to normal, and both handles functioned properly. After talking with the homeowner, I found it a house was built in 96 and that the valve by itself has never been changed out but the stems have. Homeowner was just looking to get the stems replaced. I explain to the homeowner that pressure may have a causing this so I explain to the homeowner that I would have to check the pressure at the bottom of the water heater. He explained that they just had their water heater replaced and that while they were doing it, they also replace the PRV so the pressure should be OK. Check pressure at bottom of the water heater and pressure was 50 psi. I explain to the homeowner that that is perfect and that he should invest in a gauge himself and check it every 2 to 3 months. Upon arrival, customer claim she had a leak in her shower that was coming down to their kitchen ceiling. After they showed me their kitchen ceiling. I asked them to take me to the restroom where the leaking was happening, so I can visualize what’s going on up there. as soon as I turned on water, I did not see nothing on the tub spout. But when I turn on the showerhead, I instantly saw water spray to the wall, I took pictures of it spraying water to the wall on top of shower wall, seeping through and going to kitchen ceiling downstairs. Arrived at homeowners home. Homeowner had a blockage. He showed me the outside clean out and it does not have a cap on it and it is holding water. After talking with the homeowner, I found that he has his septic tank pumped out every 2 to 3 years, but he has not had it pumped out in the last 2 to 3 years. I found that there was four people that live in the home, telling me that a lot of water is being used throughout the years. I explain to the homeowner that everything he has told me is leading me to believe that it is the septic tank that is full and needs to be pumped out. I explained that we do not pump out septic tanks. I explained that in the slight chance that it is not the septic tank and that there is a blockage in between the clean out and the septic tank in the front yard that he should call me back and I will run my drain machine for a discounted price. Customer is doing a full kitchen remodel and wanted a price to relocate waterlines and drain line for kitchen sink install a dishwasher, install a kitchen faucet, install a garbage disposal. Customer was left with an estimate for all the previous mentioned items.
Mr. Jimenez has a rocking toilet in hall bath room. Upon entering home Mr. Jimenez handed me a $38 toilet tune-up coupon and stated that he hopes this coupon is not too good to be true. Upon inspection of toilet, I explained to him that we needed to pull the toilet to diagnose why it’s rocking and that was not included with the toilet tune-up. I then gave him options to pull and reset toilet and what it would be if flange needed to be replaced. Mr. Jimenez then stated that he couldn’t afford the repair and stated that he would contact us when he is ready. I gave him discounts off options, in which he still declined. (See estimates)
Arrived at homeowners home. Tenants were experiencing low pressure throughout the house. I checked pressure at water heater and pressure was 40 psi, I had the tenant to go and turn on the faucet and the pressure drop to 30 to 35 psi. I explained that the PRV has failed, and that it needs to be replaced. I gave property manager an estimate to replace the PRV. They accepted. I did the work. Tested for leaks and functionality and all is well. Check pressure after I was done and pressure was 55 psi, I’ve been had the tenant go and turn the Fossett back on and pressure stayed at 55 psi. I arrived to the property in the customer had Home Depot come to install a dishwasher for them, and they explained to the customer the push and pull shut off valves would not work and they needed to be replaced. I gave the customer estimate to replace two shut offs, which would require one supply line to be installed. The customer accepted the estimate and I also informed her we could install the dishwasher for her, but she has already paid Home Depot to install it so she’d rather do that. I pressurize the system and tested for any leaks. There is one parts and labor warranty.
Upon arrival, customer claim that his dishwasher was not draining properly or at all he was telling me that he tried cleaning the filter. So I proceeded to takeoff the hose off the garbage disposal, and I instantly saw water inside the hose, which showed me there was a clog between the end of the hose and the garbage disposal. I flash my flashlight on the garbage disposal plug, and I saw the cap still on, whoever install the garbage disposal did not take out the plug completely when connecting the dishwasher drain hose, which caused it to clog up and drain properly. I took the plug and connected the drain hose back and ran a load of water, everything started draining properly. I only charged this amount for work done. The Phan family recently notice that the sump pump and lifted slight out of the pit. I adjusted the bucket back into the pit. The bucket is not level to the ground. I offered to dig out the pit and to level it, however the Phan family declined and would like to tackle it themselves. I made sure to email them the estimate should they change there minds on the project.
KSPEHC was called out for no hot water being produced. On arival tech was shown to a hall closet where the water heater is located. During investigation of the unit tech noticed it was outdated and out of code. Voltage reading was tested at the incoming wiring assembly. This reading showed an abnormal low-voltage, which suggested an issue in the panel as well as in the elements. Tech recommended an electrician appointment be set to get the panel issue resolved. Tech provided options on replacing water heater with a 50 gallon electric. These options included a 10 year and a six-year manufactures warranty. Homeowner gave approval for tech to replace unit with a 10 year manufactures warranty to also include installation of a code required Thermal expansion device. During removal of existing unit, tech realized the door frame was going to need to be removed in order for the water heater to be pulled out of the closet. Tech informed homeowner of this and explained that we do not reinstal

Came out to the cao residence to diagnose why the power to the water heater wasn’t working upon diagnostic discovered that the wire for it was wrapped around the copper pipe which turned the wire to being burnt which in cause the breaker to trip and become faulty.upon opening the panel did discover there to be other issues such as double tapped breakers whole panel not being labeled and breakers that simply wouldn’t reset due to a unknown cause did label the water heater breaker and ran liquid tight on the water heater wire to no longer have it the way it was.( 1 year warranty on breaker alone.)

They had someone out that check the pressure and said that it was the PRV that had to be replaced because it has failed and is not keeping the pressure high enough. After inspecting water heater area I was able to locate the PRV right above the water heater. I checked pressure at water heater and pressure was 40 psi. I had homeowner go and turn on a faucet to see how low the pressure will drop and it dropped to about 30 to 35 psi. Telling me that the PRV has failed. I asked homeowners if there was anything else going on they would like me to look at while I was here and they said everything is well. I created an estimate for a PRV replacement, and sent it to the property manager, and will wait to hear from them. All work that would be done. I would come with a one year parts and labor warranty through keep smiling Plumbing.
I went to the master bathroom and took the aerator off of the shower, there was a lot of calcium and other small particulates. More than likely these were stirred up when I had to turn the water off for the warranty work on the water heater. Everything is functioning properly at this time.
Customer claimed there’s some pump was not working, the husband mentioned over the phone that it only worked when it was turned on manually with the float. I tested it out myself, and I saw that it was a float failure. I gave him estimate to replace the float. They agreed on the estimate and signed it there and work was done today. Upon arrival customer claimed her toilet was making a weird noise, come to find out it was her fill valve making the weird noise and filling up very slow. I gave her a price for me to replace her fill valve and if she wanted I could change the flapper for 25 bucks since I had an extra flapper in the truck. She agreed and signed the estimate after I tried shutting off water at the shut off for toilet, water was still seeping through and I brought it to the customer concern, I gave her a discount price to replace the shutoff since I was already down there working and she agreed and signed again. And work was done today, after replacing everything we agreed on I turned water on to test and no leaks were seen, and everything was working properly. I then checked pressure and pressure was at 60. At today’s visit, Mr. Flores is having an issue with his garbage disposal. Mr. Flores said that when the switch is turned on, it engages the garbage disposal and works. However once he tried to turn it off at the switch, it would not turn the power off to the disposal. Mr. Flores had to hit the switch on the disposal itself to get it to turn off and keep from burning up the motor. An estimate was provided to have the switch replaced. Mr. Flores did not wish to proceed with the replacement as he stated he is getting quotes for the work. Recommendation: It was observed that the panel box in the basement was unlabeled in its entirety. I recommend that the panel box be labeled that way in the event of an emergency, the breakers can be identified. An estimate was provided for this.
