$79 Sunday dispatch fee Upon arrival noticed that there is a lot of buildup on the main house shut off valve, it is also leaking due to the corrosion. The pressure is a little low sitting at 55PSI. Rebuilding where it comes out of the wall in the garage using a new cpvc ball valve and pressure regulator will solve all known issues at this time. Setting the pressure between 65-70PSI. Cut and removed the old prv and gate valve, replacing back with transition fittings to pex. Installed new prv and ball valve. Set pressure to 65-70PSI. Let the system get full pressure to test for any leaks.

Homeowner has 2 slow vanity sink drains. Will need to be disassembled and cleared via cable machine for each. Also has a slow toilet drain. Toilet will need to be angered with a cable. Master bathroom toilet is missing a flapper and toilet handle. Will install a new flapper, but homeowner will need to order a new 90 degree side handle for toilet. Warranty determined by findings. Cannot warranty flow of drains due to foreign objects within the drain, but was able to reestablish flow. Cleared both vanity drains. Hallway vanity does have a small leak in the pop up assembly from a hairline crack. Pop up should be replaced to fix slow leak. Gave homeowner a quote. Master bathroom right vanity is missing a trap nut on the transition fitting from ABS to the Pop up assembly. This will have a leak until p-trap is replaced or a new nut is installed. Gave homeowner quote for this as well. Installed a 3” flapper in Master bathroom toilet. Current toilet is missing a 90 degree bend handle

Recently purchased home still vacant- On arrival inspected one 2003 model down-flow heatpump, brand unknown. After inspection found there is no thermostat installed. Temporarily installed one from truck to further inspect system. Found there was no 24v going to thermostat and then found the transformer has failed. left estimate for digital thermostat And transformer. Discussed findings with homeowner and she has opted to receive a quote for full replacement. We will work up a quote and email or call homeowner as soon as possible. Also homeowner would like to schedule a plumber to look at drains as they are all draining slowly. Would like all work done before moving in , in a week. Thank you for choosing Keep Smiling. Upon arrival costumer stated there was a water leak next to her water meter. After further inspection I noticed the line was a 1in line. The leak seemed to be coming from the grass area but it could also be coming from underneath the asphalt parking lot. Provided customer with an estimate to preform a spot repair

On arrival found 2003 r22 system not cooling. Outdoor condensing unit only fan running, no compressor. Tested dual run capacitor and found it to be weak and not allowing compressor to engage. Replaced dual run capacitor and system began to cool. Checked deltaT and have a temperature split of 24° between return air and supply air temperature. System is cooling properly at this time.
