At today’s visit, Mr. Pedro is having his basement remodeled due to a recent flood damage. He is looking to have the basement wired to code as he plans to pull permits. To create space in the panel box to add circuits, the box would need to be changed out. Thus, the county will require the service be upgraded to a four wire system. We would be adding a sub panel in the basement to add the circuits into as opposed to taking all the wiring back up to the first floor panel box.

There is an active leak above the dining room. There is a bathroom and laundry room that sits above the area that has the issue. Will need to cut the sheet rock in the dining room, to further investigate the problem area. We do not repair sheet. Will create an additional estimate once the problem is located. After cutting and tracing where the water was at most. Found a screw that was all the way through the pex pipe in the dining room ceiling. Need to cut the section that has the hole and replace back with repair coupling.
On arrival to inspect for HVAC leaking found that the 1/4” copper condensation drain line was not insulated on the outside of the building causing it to freeze backing up into condensate pump in turn causing the pump to not shut off and causing it to leak on attic floor. Discussed options with business owner and decided we would reroute condensation drain line with 3/8” vinyl tubing, approximately 50 ft. Tested new line to ensure proper drainage. System is drainage properly and heating as it should. Thank you for choosing Keep Smiling. Have a blessed day.

Upon arrival, customer stated he had a leaking water heater as well as a PRV. After further inspection, I noticed the PRV was leaking from the boat where you adjust the pressure. The water heater was as well leaking from the bottom due to having water inside the drain pan. The old water heater had a recirculation pump on the hot side, but the customer stated the water will still take a long time to get in the farthest fixture. After looking underneath the sink in the farthest fixture, there was no crossover tea installed. Customer approved estimate to replace the 50 gallon gas water heater inside the garage as well as replacing the PRV and installing a crossover T underneath the farthest fixture. I drained the water heater to the nearest storm drain in order to remove it and install the new water heater. The new water heater installed is a 50 gallon gas AO smith. After talking to the homeowner, he explained that the toilet backed up yesterday, so he turned the water off, tried to plunge it, but was unsuccessful. So he just let it sit for a day to let the tissue soften up. When I arrived, he showed me the toilet and explained everything and then we flushed it and everything flushed OK. homeowner explained that he thinks the issue is due to the type of toilet paper.
