I was met on site by Ms. Reed. An appointment was scheduled with Keep Smiling in order to perform a basic flush on her sister‘s water heater. The water heater is located in the garage. I spent a few minutes to test the water pressure and inspect the thermal expansion tank. The water pressure is healthy, but the thermal expansion tank had failed. No other plumbing issues were happening throughout the home. I explained the function and risks regarding the expansion tank. I also explained the risk of flushing a tank water heater at its age that has never been flushed before. I provided pricing for the flush and replacing the expansion tank. I also showed an estimate for replacing the water heater if it ends up being necessary. It was agreed to have me continue with the flush and replace the expansion tank. The experience was exceptional from beginning to end. Zac arrived on time and proceeded to his appointed task quickly and efficiently. The charge was very reasonable.

Upon arrival customer stated that he has a leak under the kitchen sink. Upon my inspection I found that the leak is coming from the left side basins basket strainer. I explained to the customer that the basket strainer will need to be replaced and gave home a price to do so and he agreed Today I Took apart the drain system for the kitchen sink in the cabinet Removed the existing leaking basket strainer And replace it with a new basket strainer and new seals. 1 year warranty

Upon arrival, homeowner stated that their toilet was filling up slowly. After investigating, I found that there were no real problems with the toilets other than the fact that they are 17 years old. after talking with the homeowner. I told her that there is no outright problem with them. They were all functioning properly however in the near future, they will probably have problems with the toilets due to the age of them. Issue: upstairs system isn’t cooling because condenser fan motor isn’t operating due to a weak dual run capacitor. House has 2 systems. Furnace is gas Carrier about 10 years old located in the attic and it does upstairs. It has an air filter 16x25x1 that still good. Found blower motor wheel dirty, suggested to pull it out and clean it. Found a resistor overheating at control board, suggested to replace control board. Condenser is 2 tons Carrier about 10 years old located left side of the house with R410a refrigerant. Main reason for system not cooling is because fan motor isn’t operating due to a weak dual run capacitor, the readings of the capacitor are 22.9 our of 35 mfd at the compressor side and .5 out of 5 mfd at the condenser fan motor side, capacitor isn’t strong enough to start condenser fan motor, suggested to replace dual run capacitor but explained customer that there is a chance that condenser fan motor might not come ON or if it does there is a chance that stops working

Came out to the Abbey residence to determine why some lights in the front on a timer wasn’t working upon Diagnsotic discovered there was a faulty Gfci inside of the guest bathroom so I replaced and restored power (did notice the cover has a spot where water can get in it did bring it to Mr,Abbey attention.)While the tech was here he mentioned that the master bath Gfci didn’t work upon opening it up did discover it wasn’t wired due to it missing a hot so we would either pull from switch through the attic or from one of his outlets in his master room and pipe on the outside to the said Gfci to restore power .(1 year warranty.)

Customer has leak on CPVC pipe behind tub in hall bathroom. It’s leaking at an elbow at a transition to copper pipe. Water is leaking below into kitchen ceiling. Customer has already opened sheet rock in multiple areas as he looked for leak. I quoted to replace section of pipe and he approved. I turned water off and gently cut the brittle plastic pipe and sanded it down. I used a quick connect transition fitting and used new copper pipe and connected to existing copper. Water is on and no leak on my repair. While I was here customer wanted to change main water valve to home. He currently has the plastic main valve which is scary to touch. New valve will be brass which is much safer to use if there is an emergency in home. Customer approved that quote too and I cut out section of pipe in basement ceiling. I had to cut tee out as there was no room to repair between tee. I installed new brass quarter turn valves for home and hose bib. Pipe is copper that I transitioned back to cpvc. Water

At today’s visit, I spoke with Mrs. Ellen. She was interested in getting estiamtes for adding accent lighting in the living room to illuminate two built in shelf’s as well as an estimate to install recessed lighting into the hallway. I built these two estimates and went over them with Mrs. Ellen. I have emailed both estimates over to the email on file.

I was met on site by Mr. and Mrs. Neal. An appointment was scheduled with Keep Smiling due to a leak with their main waterline. I was brought over to the area of the property to be shown the location of the leak. This leak is happening within the pond. With this being the circumstance, I got on the phone with management to collaborate how we need to go about alleviating this issue. The only option we came up with was for rerouting the main line. Contacted a subcontractor and put together an estimate for the reroute. I spoke with Mr. and Mrs. Neal about the idea and presented the estimate. They plan on getting a second opinion. Working off investment given on August 16, 2025. The work performed today was auguring a kitchen line to clear a blockage I was unable to determine what the blockage was, but it was determined it was a soft blockage due to the lack of grease on the cable when auguring. After blockage was dispersed, I checked to make sure that everything was running properly and that there are no leaks. Upon arrival, homeowner stated that their kitchen sink was clogged. After investigating it was found that there was indeed cog, but not within the tubular piping that connected to the main drain line. I left the homeowner with an estimate for auguring the line. I also informed her that it could be one of two issues one being a soft clog within the drain line and the other being a grease clog, which can be very problematic and may require cutting out the initial drain line for the kitchen and replumb it. The homeowner did not want to perform work at this current point in time and would call us back when she is ready for us to perform the work. Customer stated they smelled a sewage smell coming from laundry/bathroom after doing a diagnosis I determined that the washing machine needed to be cleaned and I flushed out the P-trap and then the toilet flange is not high enough and is also broken for a temporary solution I put two wax rings down And adjusted the toilet so that the bolts are sitting on a position where the flange is not broke. Also, the toilet was never caulked when installed so I went ahead and caulked the base of the toilet after cleaning the washing machine and securing the toilet I think the smell will go away. Due to the flange being broken and the flange is not being high enough, we cannot give a warranty at this time. If customer decides they would like us to come back and adjust the flange to the correct position and install the toilet correctly. Then we can give a proper warranty. Arrived at homeowners home. Homeowner had master vanity sink that was draining very slow. Talked with the homeowner. She explained that the drain has not drain well since she has lived here and she has already had the drain cleaned out and this will be the third time. I explain to the homeowner that I would like to take the P-trap apart and investigate what is going on inside the pipes. I gave the homeowner an estimate to clean out the P-trap along with the drains going to the wall. The homeowner accepted. I took apart the drains and found that there was a lot of built-up junk inside of them. I took them to the water hose and cleaned them all out, then reinstalled them and ran water to test and all is well. I had the homeowner come and run water and test it to make sure that it was up to her standards, and she was happy. I explained to the homeowner that while I was doing the work, I noticed that the shower started randomly dropping for about a minute, then stopped so I explain to the

Arrived at customers home and customer stated that water was coming out the TMP nonstop. After examining the heater, I saw that it was 22 years old and I recommended to replace it. Customer wanted to go through with replacement. I cut out the old heater and removed it and then installed the new heater and replaced the expansion tank and the gas whip. Upon arrival customer stated that she has replaced four pumps in the past 2 months. I took the old pump out. And there were rags hanging out the bottom stuck inside of the old pump. I cleaned out the basin very thoroughly and found rags, cut pipe, concrete and drill bits, wood screws and bolts.. there was approximately 5 pounds of debris i put in a trash bag. The drill bits I found were Ryobi brand and the customer stated that was the same brand. The contractor was using. After cleaning all of the debris out, I then installed the new pump. Installed new in wall gas valve box behind stove. Required small piece of pro flex pipe. Turned on gas and tested all work for leaks with pro bubble solution, no leaks found at this time. Installed drywall and cover plate and reconnected stove to shutoff. Relit water heater. All work comes with 1 year warranty parts and labor. Not responsible for drywall finishing. Upon arrival, homeowner stated that he noticed water bill had gone up and found soft spot in ground in front of meter. After further inspection, determined that there was a main line water leak near sidewalk. Could visibly see water surfacing. Presented quote on repairs which included digging and exposing pipe, then after pipe was exposed, we would repair failed section. Customer agreed. After digging muddy area, was able to find failed section underneath sidewalk. Tunneled beneath sidewalk so I could make proper repair. It out section of pipe, replaced with pex pipe and tested. No leaks were detected after repairs were made and meter dial is no longer moving. Backfilled dirt to rough grade. There was some loss of soil due to leak. One year warranty on section replaced only. Customer has leak under kitchen sink. It is clearly coming from faucet. It is leaking internally. Faucet needs replaced. He has older style 4 piece faucet. I told him he is not going to find something like that in a store today it would have to be ordered. I told him he can put modern 1 piece faucet in and use caps to seal up remaining holes in granite. He got on phone with wife and they approved that. I gave quote to customer. He wanted to go get the faucet himself. I let him go while he approved to have me stay dismantling old faucet. He also approved replacing basket strainer while under here as it looked awful. Didn’t think it was actively leaking but it will soon. Was able to remove faucet and old strainer. Put new basket strainer on with plumbers putty and reconnected drainage. Customer returned and I installed new moen 1 piece faucet with pull out sprayer. It did come with new soap dispenser. The 2 middle holes we covered up with caps. Faucet is working properly and I don’t see

Changed a 40 amp breaker that was burnt out

I was met on site by Ms. Reed. An appointment was scheduled with Keep Smiling in order to perform a routine flush on her tank water heater. I have visited Ms. Reed before, so I was fortunately familiar with the location of the water heater. We had a brief discussion about whether or not there was anything else going on with her plumbing system. Ms. Reed confirmed that everything is in working order to the best of her knowledge. I provided the estimate for performing the flush. Ms. Reed agreed to it, allowing me to move forward. I spent a good bit of time performing the flush as this was the very first flush ever since it was installed in 2020. Once the flush was completed, I pressurized the system and purged all of the air out. I informed Ms. Reed that the new water will take anywhere from 45 minutes to an hour to properly heat up. Performed cooling maintenance on 1 system. House has 1 system. Furnace is gas 90% Trane about 10 years old located in the crawlspace. Checked voltage, amp draw, safeties, blower motor, wheel, and delta T. Replaced air fitler 20x20x1. Ductwork is in bad shape and some of the duct work is wet due to a lot of condensation from the system, refrigerant line by furnace has a lot of condensation too, even the furnace too. Condenser is 4 tons Arcoaire about 22 years old located by the driveway with R22 refrigerant. Found dual run capacitor weak at the compressor side reading 32.9 out of 40mfd, this is putting more stress to compressor, suggested to replace capacitor. Found compressor pulling 21.3 amps this is high, it isnt over amping yet but it is close and compressor is rated for 21.8 amps. Refrigerant pressures are high on the high side and subcool is too high. System is oversized because house is about 1,800 sqft and it currently has a 4 tons system, this is one of the reasons of why th

I came back to clean condenser coil for upstairs system that I found dirty 2 days ago and quoted to clean it. I cleaned condenser coil, refrigerant pressures are better now, they are not as high as 2 days ago but subcool still really high, according to system chart the subcool should be around 4 degrees at this time but it is currently at 22.4 degrees so I explained customer that system might continue giving him issues, he said that he wants to try the system like this because it was cooling good because it stop cooling and now is cooling again. Two days ago the compressor was pulling 17.2 amps and now is pulling 11.2 amps so compressor is operating better now. Customer also asked me to replace the blower motor run capacitor that I found weak 2 days ago, replaced it and tested it. Two days ago the system was barely cooling with a Delta T of 8.7 degrees, now system is cooling better but still not efficient, it is cooling at 17.4 degrees at this time, a normal conditions system should be

I arrived on the job and spoke with Mrs. Alsbrook what work they needed performed. She showed me to multiple lights that were not working and to the switch that sparked when the issue first appeared. The circuit controlling the foyer, dining, garage, and hall lights shorted so diagnosed the issue to find the best solution. I also diagnosed the upstairs hallway lighting that isn’t working. These lights were on an upstairs circuit not connected with the other issue. After finding all the causes of the problems I then wrote up a solution that included replacing 3 broken switches and replacing the damaged doorbell button on the front door. They were also interested in having a surge protector installed so I priced that up as well. They decided to have me repair the current issue and will have me out in the future to address some other things they would like done. 1 Year Warranty.

Customer had 2 issues. 1st is garbage disposal not working and has been clogged/jammed for months. I can not get it moving and recommend replacing. Customer approved new 1/2hp badger 5 garbage disposal. I removed old one and installed new one. Reconnected drainage and electrical and turned water on to test. Ran water several minutes and disposal is working properly with no leaks. I advised to be careful what goes down disposal. This is 3rd one they have had. I did offer larger 3/4hp and they prefer to keep what they had. 2nd issue is shower has been leaking heavily from shower head for a year. It is a delta monitor shower valve. They just need a new cartridge. They approved this repair as well. Water has leaked through tile shower pan and going into garage. We do not repairshower pans and tile person would have to take care of it. I put new delta rp46074 cartridge in the valve. Reinstalled trim kit and turned water back onto home. Shower is no longer constantly leaking. Water pressure

Sammy did a goog job. However, I asked for a price and was told it would take two days for the salesman to meet with me. Then another 1-2 days at least to install.
