Today we came out to provide a plumbing inspection. Inspected all 5 bathrooms in home, kitchen fixture, laundry room, water heater and sewer ejector pump. Issues that were found were a clogged toilet in upstairs bath, wobbly toilet on main floor bedroom bath, slow drain in left vanity of master bath, and failed expansion tank. Due to bad expansion tank, water pressure in home would fluctuate. Presented quote 9n repairs and customer agreed. Shut water off to home, Removed old 2.5 gallon expansion tank and installed a 5 gallon expansion tank on a bracket which was secured. Had to install extra pipe in order to properly connect new expansion tank. Expansion tank was pumped to 65psi to match home water pressure. Turned water back on, press lines and tested. No issues were detected. In upstairs bath toilet, used 6ft toilet auger to attempt to restore flow to toilet. After multiple attempts, was able to clear blockage. Flushed toilet multiple times with toilet paper with no issues detected.

Upon arrival customer stated that the sub pump we installed is not functioning upon my inspection I unplugged the float switch and plugged in the pump directly and drained down the pit. Once the pit was drained I plugged back in the pump and float switch and ran a lot of water. The pump worked 4 times. Issue fixed under dispatch fee. Replace a ceiling fan in living room and replace another ceiling fan in master bedroom next to the living room.

I was met on site by Mrs. Jacobson. An appointment was scheduled with Keep Smiling due to some error codes happening with the whole home filtration. Mrs. Jacobson escorted me to the filtration while providing the brief backstory. Error code 19 was currently flashing, but Mrs. Jacobson further added the other error codes that were witnessed. It is a Pentair brand filtration. I explained the process for diagnosing a device such as a whole home filtration. This would involve calling technical support of the manufacturer in order to follow their steps for an accurate diagnosis. I quickly inspected the water pressure and thermal expansion tank as well. Both are healthy. I put together the diagnosis estimate for calling technical support and presented it. Mrs. Jacobson declined the diagnosis. The dispatch fee was charged today. Upon arrival, customer stated that he had a couple things wrong with his plumbing. He showed me his shower where it was a very old shower valve, and fortunately it was hard to turn on and off. He also showed me a toilet where it was easily movable I gave the customer a couple of options he just wanted to take care of the toilet today I pulled and restarted the toilet and as soon as I pulled the toilet I saw that the flange is completely rusted out and there was no longer a flange. But since there was a 3 inch riser, I decided to cut it down in the crawlspace and glue on a new coupling and also a new flange. I put back the toilet tested for any leaks. There was no leaks. Adding 6 keyless fixtures throughout the garage for LED bulbs. Installing a box and fan in the center of the garage( customer built fan but it didn’t work upon install but power is good ). Installing two outlets in the back of the garage, left of the side entrance, and another outlet between the garage doors for motors. Running a switch leg between the garage doors for an exterior security light.( no warranty on light fixtures as well as the fan and ring camera.)(1 year warranty on wiring itself and devices.)

Upon arrival, customer stated that their toilet was still leaking from the base of couple times. I didn’t see any water, but I decided to pull edges to make sure the wax and the flange was still good while taking out the wax and inspecting the flange a little bit better I seen that it was cracked and I suggested to repair it since it was a offset flange customer approved my estimate to repair it and put a spanner flange on it i put the toilet back on tested for any leaks. There is no leaks. I caulked the base of the toilet again and suggested to the customer to let it dry out for a day or two thank you for choosing keep smiling.

Arrived at homeowners home. Homeowner had half inch cpcv cold kitchen line that has came apart. After talking with the homeowner, she explained that she had a new kitchen faucet that her son was trying to install but in the process he accidentally made the half inch line come apart. The homeowner explained that the half-inch line fell underneath the floor into the crawlspace, and she tried to go down and push it up so they could resecure it, but was unable to. Underneath the crawlspace and found the half-inch line. From there I was able to give the homeowner an estimate to cut out and replace the half inch line going up through the floor and installing a new emergency shut off valve for the kitchen faucet. The homeowner declined and asked if I could push the half inch line up through the floor and just secure it. I gave the homeowner a diagnostic fee to do the work. The homeowner accepted. I did the work. When work was completed I turned on water to test for any leaks, and there were n

Upon arrival, customer stated they had a toilet that was leaking from the base. I explained to him about the possible probabilities. I gave him a price to pull and reset the toilet, but I also mentioned that it could be a issue with the flange and I gave them a price to replace the flange if that’s what needed to be replaced also while checking the water heater I checked pressure and pressure was at 85. I gave the customer a option to replace the pressure reducing valve and he wanted to do everything today. As soon as I pulled the toilet, I seen that there was no wax seal. Instead, there was a nontraditional wax seal. I replaced it with a normal wax seal. I flushed it multiple times and there is no further leaks. I changed out the pressure reducing valve. It was just a double union. Zurn PRV pressure was sitting back at 60 psi. There is a one year warranty on the new pressure reducing valve. Technician came out to perform tune ups for 2 systems. Both filters were replaced. Both units are producing a 20 degree temperature difference. Both indoor motors are pulling normal amperage. Blower housing is clean for both furnaces . Both outdoor capacitors are in good standing. Both outdoor pressures are in normal range. Technician also cleared drain line for both systems. Issue: system not cooling because outdoor unit isn’t operating due to a faulty contactor. House has 1 system. Furnace is gas Trane about 4 years old located in the attic. It has a 16x25x1 filter that is dirty, replaced filter with correct size 16x25x5, media air filter was provided by customer. Nest thermostat sometimes it shows Error code N262, there isn’t a common wire for this nest thermostat instead it uses 2 AAA batteries, we don’t carry these batteries, advised customer to replace them because N262 technically means that batteries are dying, customer said that he will replace them. Condenser is 2.5 tons Trane about 4 years old located left side of the house with R410a Refrigerant. Found dual run capacitor weak at the condenser fan motor, reading 4.1 out of 5mfd, this is putting more stress on the condenser fan motor, suggested to replace capacitor. Main reason for system not cooling is because outdoor unit isn’t operating due to a faulty contactor, customer said that he just had

With installation of a new water heater, new drain pan, service valve, expansion tank, and drip elbow will all be installed. Disposal of old heater and removal of all job related debris is included. I arrived on the job and spoke with Mrs. Bowen about what issues she’s been having. She showed me to the dishwasher and the panel explaining that when the dishwasher is in use the breaker controlling it trips repeatedly. I wrote up a quote to perform a diagnostic opening the panel and outlet behind the dishwasher to confirm proper instillation of the breaker and outlet and testing for any shorts within the circuit. She agreed on the price so I got to work. I found no issues with the wiring within the panel nor behind the dishwasher, but I did find that the circuit was fed via an arc-fault breaker. I recommended to the customer that we replace the arc-fault breaker with a standard breaker. I adjusted the price for the work and got to the replacement. Once completed I had her run the dishwasher to confirm proper function. Everything worked as expected so payment was collected. 1 Year Warranty.

Mr.Gourlay. Had no hot water in home. He has 2 water heaters on a split system. Upon arrival either were working. Mr. Gourley stated that he had another contractor do things in home recently and there’s been no hot water ever since. Upon checking gas meter found it to have been turned off. Turned gas back on to home relit water heaters. 1 water heater is 3 years old however the others is 33 years old. Gave Mr. Gourley quote to replace in which he accepted. We will return tomorrow to replace water heater. Collected diagnostic today.

I was met on site by Ms. Pollard. An appointment was scheduled with Keep Smiling due to an issue with the basement toilet. She escorted me to that bathroom in order to show me the situation. She claimed that the flange is broken. Fortunately, the toilet was already emptied and removed. This allowed me to inspect what is visible on the flange as the wax was still on it. I did manage to see a break in the flange. More specifically, a break where one of the closet bolts goes into. I explained the two scenarios of repairing versus replacing the flange. I further examined that area of the bathroom in case there are any variables to interfere with the work. Ms. Pollard declined an inspection of her water pressure during this visit. I put together the options and went over the numbers with her. As of now, she declined the work due to pricing. Ms. Pollard plans to attempt the repair herself. She expressed about calling us back if she is unsuccessful with it. The dispatch fee was charged today.

I was met on site by the tenant of the property. An appointment was scheduled with Keep Smiling due to an issue happening the shower. It is an old school three handle shower valve that is original to the property. The issue going on is the diverter was not properly diverting the water from the spout to the showerhead. The tenant also showed me a small leak happening on the hot water boiler drain for the washing machine. The water was leaking from the stem and packing nut. I tightened the packing nut in an attempt to stop the leak. It appears to have been alleviated. I advised the tenant to keep an eye on it moving forward. I spoke with Mr. Fowler about the shower. Mr. Fowler knew in advance that it would either have to be a repair by replacing all of the stems, or a full replacement of the shower valve entirely. I provided pricing for both scenarios. Mr. Fowler chose to have me attempt to repair the issue first before possibly having to replace the entire valve. The estimate was agreed

I was met on site by Mr. and Mrs. Rodriguez. An appointment was scheduled with Keep Smiling due to a possible issue with their 50 gallon electric Rheem water heater. They explained that they were having a no hot water issue and were confident that the thermostat on the water heater was tripped. It was mentioned that they attempted to press the reset button themselves. They still had a no hot water issue after the fact. That’s when they contacted Keep Smiling. I removed the cover plate and pressed the reset button myself. The process for contacting the manufacturer for the potential parts replacement under the manufacturing warranty was explained. An estimate was provided for doing so. They agreed to it, allowing me to move forward. I spent time on the phone with Rheem tech-support. The water heater was registered and certain diagnostic steps were about to happen with their guidance. While on the phone, I was informed by Mrs. Rodriguez that the water is fully heated up again. Upon arrival, customer stated that they wanted a nutrition system to help out with their pipes because they were all copper and because they were also on well they had once had a spot repair done by us as well. And they would like to have something to stop that from happening I gave a customer a couple options since he also said that there was some stained water. I showed the customer a full carbon filter and then I also gave the customer an option to just do a halo ion9 house filter. He just went with the halo iON9. Since it was a Saturday and it was already later on the day, I could not be able to go to the supply store and pick one up. We scheduled it out on Monday. I came back on Monday put in the ion rod.
