I arrived on the job and spoke with Mrs. Bowen about what issues she’s been having. She showed me to the dishwasher and the panel explaining that when the dishwasher is in use the breaker controlling it trips repeatedly. I wrote up a quote to perform a diagnostic opening the panel and outlet behind the dishwasher to confirm proper instillation of the breaker and outlet and testing for any shorts within the circuit. She agreed on the price so I got to work. I found no issues with the wiring within the panel nor behind the dishwasher, but I did find that the circuit was fed via an arc-fault breaker. I recommended to the customer that we replace the arc-fault breaker with a standard breaker. I adjusted the price for the work and got to the replacement. Once completed I had her run the dishwasher to confirm proper function. Everything worked as expected so payment was collected. 1 Year Warranty.

Upon arrival, customer stated that he was on section F doc 36. Customer had a sink in his boat that needed to be hooked up. Mr.Gourlay. Had no hot water in home. He has 2 water heaters on a split system. Upon arrival either were working. Mr. Gourley stated that he had another contractor do things in home recently and there’s been no hot water ever since. Upon checking gas meter found it to have been turned off. Turned gas back on to home relit water heaters. 1 water heater is 3 years old however the others is 33 years old. Gave Mr. Gourley quote to replace in which he accepted. We will return tomorrow to replace water heater. Collected diagnostic today.

I was met on site by Ms. Pollard. An appointment was scheduled with Keep Smiling due to an issue with the basement toilet. She escorted me to that bathroom in order to show me the situation. She claimed that the flange is broken. Fortunately, the toilet was already emptied and removed. This allowed me to inspect what is visible on the flange as the wax was still on it. I did manage to see a break in the flange. More specifically, a break where one of the closet bolts goes into. I explained the two scenarios of repairing versus replacing the flange. I further examined that area of the bathroom in case there are any variables to interfere with the work. Ms. Pollard declined an inspection of her water pressure during this visit. I put together the options and went over the numbers with her. As of now, she declined the work due to pricing. Ms. Pollard plans to attempt the repair herself. She expressed about calling us back if she is unsuccessful with it. The dispatch fee was charged today.

I was met on site by the tenant of the property. An appointment was scheduled with Keep Smiling due to an issue happening the shower. It is an old school three handle shower valve that is original to the property. The issue going on is the diverter was not properly diverting the water from the spout to the showerhead. The tenant also showed me a small leak happening on the hot water boiler drain for the washing machine. The water was leaking from the stem and packing nut. I tightened the packing nut in an attempt to stop the leak. It appears to have been alleviated. I advised the tenant to keep an eye on it moving forward. I spoke with Mr. Fowler about the shower. Mr. Fowler knew in advance that it would either have to be a repair by replacing all of the stems, or a full replacement of the shower valve entirely. I provided pricing for both scenarios. Electrical is working properly Unit is trying to kick on but won’t turn on

I was met on site by Mr. and Mrs. Rodriguez. An appointment was scheduled with Keep Smiling due to a possible issue with their 50 gallon electric Rheem water heater. They explained that they were having a no hot water issue and were confident that the thermostat on the water heater was tripped. It was mentioned that they attempted to press the reset button themselves. They still had a no hot water issue after the fact. That’s when they contacted Keep Smiling. I removed the cover plate and pressed the reset button myself. The process for contacting the manufacturer for the potential parts replacement under the manufacturing warranty was explained. An estimate was provided for doing so. They agreed to it, allowing me to move forward. I spent time on the phone with Rheem tech-support. Upon arrival, customer stated that they wanted a nutrition system to help out with their pipes because they were all copper and because they were also on well they had once had a spot repair done by us as well. And they would like to have something to stop that from happening I gave a customer a couple options since he also said that there was some stained water. I showed the customer a full carbon filter and then I also gave the customer an option to just do a halo ion9 house filter. He just went with the halo iON9. Since it was a Saturday and it was already later on the day, I could not be able to go to the supply store and pick one up. We scheduled it out on Monday. I came back on Monday put in the ion rod. Outdoor unit not running due to a bad 30–5 capacitor replace capacitor outdoor system is now running and cooling properly at this time. However, the system is from 2013 recommend a full system replacement unit is R410 a parts are not readily available.

Upon arrival, customer stated that they were getting gurgles from their downstairs Restroom toilet. She also told me that she had heard it from her other two toilets. I flush the toilet a couple times, but there is no gurgling. I discussed with the customer a couple options, including inspecting her sewer line with a camera. She also showed me a toilet upstairs in her master bedroom restroom that for some reason she could hear the toilet kept on running I seen that the fill valve just kept on running. I don’t explain to her why it could possibly be doing them I checked pressure to the house pressure to the house was fine. I gave the customer the price to replace the fill valve and do the inspections for now the customer just wanted to get the fill valve replaced. I left the estimate for inspecting the lines after replacing the fill valve, I checked that it turned off, and that is filled to the right height. Client called us out to home for a leak on the exterior water service. Advised diagnostics/leak detection would be required to located the exact location of the leak. Client agreed to minor diagnostic. Was able to trace water line and pinpoint leak using a hollow probing rod to hear in the ground. Large amount of water was found and that area was investigated. Provided estimates for repairs. Estimate to repair failed water service line at the foundation of the home. Existing line has failed at transition connection. Pipe is roughly 2’deep on a hill with vegetation. To complete this job a section of a bush will need to be removed in order to gain access. Diagnostic will be discounted from job cost. Upon arrival, customer stated that he attempted to replace price pfister cartridge in master shower but was unsuccessful. Water had been turned off to home. Found that the wrong cartridge was being used to replace original cartridge. Presented quote for replacement and customer agreed. Was able to located proper cartridge for valve, installed and tested. No leaks were detected. Checked water pressure in home and found to be at 120psi, stated to customer that due to high water pressure, warranty will be voided to work done today. Recommended replacement of pressure regulator valve and customer declined. Stated he would replace pressure valve and send us proof that it was replaced. Upon arrival customer stated that they had me to text her now and they marked where supposedly her waterline was leaking I gave her a price for a dig inspection just to see what I was working with and then I would give her a price to repair the leak upon being at the spot where the detection said that it was leaking from at the waterline was not even remotely close to where they marked. I don’t show this to the customer and then she showed me another spot where the waterline was leaking. While digging up her sub meter that she had from her old well system I ran into another sub meter and that was covered with dirt and pointing to the customers neighbors house. Customer said that she had never had any person put a meter there that should just be one sub meter that should be there upon digging some more I seen that it was teed on to her main waterline coming from the meter that the city put in by the road. Issue: system not cooling because customer left service disconnect OFF the breaker of the outdoor unit when he checked it on Sunday the day system stop working and he found emergency drain pan full of water. Airhandler is Carrier about 8 years old located in a closet. It didn’t have an air fitler, customer said that he took it off because on Sunday when the system stop cooling he found the filter sucked it at evaporator, installed air filter 16.75x21.5x1 provided by customer. Found some water at emergency drain pan, suggested to take water out from emergency drain pan, customer said the he will do it himself, and that on Sunday when the system stop cooling, it was full of water and he took some water out but system didn’t cool, explained him that main reason for system not to cool anymore even though he took some water out to deactivate the drain pan safety, the reason was because I found service disconnect off therefore outdoor unit wasn’t operational, he said that he probably left

Upon arrival, customer stated that her hvac service tech noticed grey water in crawlspace while service units. After further inspection, was able to determine that was was seeping through subfloor. Directly above is the master bath. Determined that pex fitting had failed and slowly caused water damage to subfloor. Presented quote to homeowner on repairs and she decided to have line capped for now. Shut water off to home, drained lines, installed proper pex plug, turned water back on, pressurized lines and tested. No issues were detected. At today’s visit, I spoke with Mrs. Bowen in regards to an issue they have been having with the smart switch controlling the 4 kitchen lights. They had a friend come by while they were out of town and since then, the 4 kitchen lights wouldn’t turn off so they turned the breaker off in the interim. Mr. And Mrs. Bowen had already purchased a dimmer decora switch and wished for this switch to replace the smart switch. Therefore, I provided an estimate for the switch installation to which she agreed. Upon starting the work, I did verify that the 4 lights in the kitchen are dimmable LED fixtures before the installation of the dimmer. Once this was done, I removed the smart switch and installed the dimmer switch. Upon completion, I restored power to the circuit and the kitchen lights have regained functionality. The installation of the switch comes with a 1 year warranty from Keep Smiling Co.

At todays visit, I spoke with Mr. John in regards to the car charger cutting itself off in the middle of a charge cycle. Mr. John wanted the electrical inspected and addressed at today visit. Therefore, under warranty of the charger installation, I would go bs k through the circuit checking all connections as well as verifying the voltage at each point. Additionally, Mr. John wished for me to inspect the house power as well which I provided an estimate for to which he agreed. Therefore, I inspected all connections associated with the house power with the exception of the meter base connections and power line connections as this is the utilities property to which I am not allowed by the utility to enter and inspect. At the disconnect portion of the disconnect base, I tested each connection and checked to ensure they were tight to which everything checked out. Inside the main panel, I tested the connections of the lugs and found the voltage to be perfectly balanced between the two legs.

At today’s visit, Mrs. Kayte recently had power loss to the home from a storm that came through. Once the power came back on in the area, she noted that half the house did not have power. Upon arrival, I examined the areas and the panel box as well. I determined there was a tripped breaker inside the panel. I reset this breaker and power has been restored to all of the affected areas. Note: to reset a breaker, it must be turned all the way to the off position and then back to the on position.

Performed cooling tune up on 1 system. House has 1 system. Furnace is gas down flow Nordyne about 15.5 years old located in the laundry room. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. Replaced air filter 20x25x1. Found blower run capacitor weak, running at 5.7 out 7.5 mfd, this is putting more stress on the blower motor, suggested to replace capacitor. Found blower motor bearings wearing out, suggested to replace motor. Found blower wheel dirty, suggested cleaning it. Found evaporator coil dirty but didn’t offer to clean it because I didn’t see a way to properly clean it. Condenser is 2.5 tons Gibson about 16 years old located back side of the house with R410a refrigerant. Checked voltage, amp draw, capacitor, contactor, condenser fan motor, condenser coil, and refrigerant pressures. Found suction refrigerant like without insulation, suggested to install about 4ft of insulation to it. Found condenser fan motor bearings wearing out, suggested to
