Upon arrival customer stated that they had me to text her now and they marked where supposedly her waterline was leaking I gave her a price for a dig inspection just to see what I was working with and then I would give her a price to repair the leak upon being at the spot where the detection said that it was leaking from at the waterline was not even remotely close to where they marked. I don’t show this to the customer and then she showed me another spot where the waterline was leaking. While digging up her sub meter that she had from her old well system I ran into another sub meter and that was covered with dirt and pointing to the customers neighbors house. Issue: system not cooling because customer left service disconnect OFF the breaker of the outdoor unit when he checked it on Sunday the day system stop working and he found emergency drain pan full of water. Airhandler is Carrier about 8 years old located in a closet. It didn’t have an air fitler, customer said that he took it off because on Sunday when the system stop cooling he found the filter sucked it at evaporator, installed air filter 16.75x21.5x1 provided by customer. Found some water at emergency drain pan, suggested to take water out from emergency drain pan, customer said the he will do it himself, and that on Sunday when the system stop cooling, it was full of water and he took some water out but system didn’t cool, explained him that main reason for system not to cool anymore even though he took some water out to deactivate the drain pan safety, the reason was because I found service disconnect off therefore outdoor unit wasn’t operational, he said that he probably left

Upon arrival, customer stated that her hvac service tech noticed grey water in crawlspace while service units. After further inspection, was able to determine that was was seeping through subfloor. Directly above is the master bath. Determined that pex fitting had failed and slowly caused water damage to subfloor. Presented quote to homeowner on repairs and she decided to have line capped for now. Shut water off to home, drained lines, installed proper pex plug, turned water back on, pressurized lines and tested. No issues were detected. At today’s visit, I spoke with Mrs. Bowen in regards to an issue they have been having with the smart switch controlling the 4 kitchen lights. They had a friend come by while they were out of town and since then, the 4 kitchen lights wouldn’t turn off so they turned the breaker off in the interim. Mr. And Mrs. Bowen had already purchased a dimmer decora switch and wished for this switch to replace the smart switch. Therefore, I provided an estimate for the switch installation to which she agreed. Upon starting the work, I did verify that the 4 lights in the kitchen are dimmable LED fixtures before the installation of the dimmer. Once this was done, I removed the smart switch and installed the dimmer switch. Upon completion, I restored power to the circuit and the kitchen lights have regained functionality. The installation of the switch comes with a 1 year warranty from Keep Smiling Co.

At todays visit, I spoke with Mr. John in regards to the car charger cutting itself off in the middle of a charge cycle. Mr. John wanted the electrical inspected and addressed at today visit. Therefore, under warranty of the charger installation, I would go bs k through the circuit checking all connections as well as verifying the voltage at each point. Additionally, Mr. John wished for me to inspect the house power as well which I provided an estimate for to which he agreed. Therefore, I inspected all connections associated with the house power with the exception of the meter base connections and power line connections as this is the utilities property to which I am not allowed by the utility to enter and inspect. At the disconnect portion of the disconnect base, I tested each connection and checked to ensure they were tight to which everything checked out. Inside the main panel, I tested the connections of the lugs and found the voltage to be perfectly balanced between the two legs.

At today’s visit, Mrs. Kayte recently had power loss to the home from a storm that came through. Once the power came back on in the area, she noted that half the house did not have power. Upon arrival, I examined the areas and the panel box as well. I determined there was a tripped breaker inside the panel. I reset this breaker and power has been restored to all of the affected areas. Note: to reset a breaker, it must be turned all the way to the off position and then back to the on position.

Performed cooling tune up on 1 system. House has 1 system. Furnace is gas down flow Nordyne about 15.5 years old located in the laundry room. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. Replaced air filter 20x25x1. Found blower run capacitor weak, running at 5.7 out 7.5 mfd, this is putting more stress on the blower motor, suggested to replace capacitor. Found blower motor bearings wearing out, suggested to replace motor. Found blower wheel dirty, suggested cleaning it. Found evaporator coil dirty but didn’t offer to clean it because I didn’t see a way to properly clean it. Condenser is 2.5 tons Gibson about 16 years old located back side of the house with R410a refrigerant. Checked voltage, amp draw, capacitor, contactor, condenser fan motor, condenser coil, and refrigerant pressures. Upon arrival, customer stated that they had a tub spout that they were trying to install in a DIY project at home. Customer said he tried installing the tub pile, but was afraid that he would over tighten it with the island key because it was pex piping he told me he would’ve Liked that the pipe sticking out for the tub spout be more sturdy. I told him that usually it should be a copper pipe sticking out for the tub spout so it could be more sturdy. I asked him if he had this restroom remodeled he said yes, and that would Probably mean whoever did the remodel did not stub out a copper piece for the spout. Upon arrival customer stated that they just wanted an estimate for a filtration system. I showed them different types of filters. I showed them the H2O zero filter I talk to the Customer about different types of filters and I also explain to her about a reverse osmosis filter. She was more interested in that one and I went through with the halo reverse osmosis filter does my benefits it has customer was more interested in that one. I did tell her that we would need to make a hole for the dispensary. She said if she would need to get somebody else out there to drill a hole. Technician came to inspect thermostat that wasn’t working. Upon arrival technician checked to make sure fuse was still good. Fuse was intact. Checked for power at disconnect and unit was not receiving 230 volts. Unit is required to receive that amount. Technician performed tune up for 8 year old gas furnace/ split system. Filter was replaced. Blower motor is pulling normal amperage. Blower housing is clean. Unit is producing an 18 degree temperature difference. Outside pressures are in normal range. Outside capacitor is in good standing. Indoor capacitor was getting weak. Mr.Childers was wondering how much would it cost to install a car charger. It would be directly underneath the panel. Currently it is charging off the garage outlet. He’s seen prices on the internet for roughly around 300$ to 500$. I’ve told him I won’t be able to go that low but received an approved quote from management for 775$. I’ve let him know just to be mindful of keeping it on the garage circuit because it will wear down the outlet fast. The other future problem to watch out for is that it’ll be easier to trip the circuit from overload. Estimate is good for three months. This is a QO square D panel.

Upon arrival, customer stated that they had a leak in the pipe that was feeding the hose bib in the front of the house. As soon as I turned on the water again there was a leak from the gate valve and I had explain to them how better a ball valve would be easier to shut off and it would not go bad unlike the gate valve went bad. I also seen that there was another 90 that was starting to drip as well and I cut that out and reconnected a new 90 and a new ball valve. Upon completion of work I turned on water I tested for leaks. Upon arrival customer claimed he had a back up in his basement. And water was coming up from the tub. After inspecting clean out outside I saw that the clog was 3 feet before the clean out and still in the house. I recommended the customer the best option will be is pull the toilet and snake from there. He agreed and signed off. I gave him a price to just install a customer supplied faucet and I would reconnect his P-trap customer approved my estimate upon starting my work I put plumbers putty on the basket strainer and install his new Fossett upon completing the installation I check for any leaks there is no leaks. there is a six month warranty on the installation of the new Fuacet. I was met on site by Mr. Massey. An appointment was scheduled with Keep Smiling due to a no hot water issue happening. Mr. Massey escorted me to the water heater so that I could assess what may be going on. My conclusion was that either the elements or the thermostat had failed. I spoke with Mr. Massey about this and provided him a couple of options. One for replacing the upper and lower elements and thermostats. Another for an entire water heater replacement. It is a 40 gallon Bradford White. He chose to have me replace the parts for this visit and agreed to have the water heater replacement estimate emailed over in case we need to follow through on that. He provided his agreement signatures, allowing me to move forward. Power was cut off to the water heater, and all of the water was drained out. I swapped out the elements and thermostats and made sure that the wire connections were secure. I filled the water heater back up and purged all of the air out of the system before powering

Issue: customer thinks main system needs refrigerant because he had to reseted 2 times this week after stop cooling but after he resets the system, it started cooling again. System is dual fuel (Heatpump+Gas), furnace is gas 90% Trane about 7 years old located in the basement, it is zoned with 3 thermostats to do basement, main floor and upstairs. It has an air filter 16x25x1 that is clean, customer said that he just replaced it. Found blower motor bearings wearing out, I noticed that motor has been replaced in the past already, suggested to replace blower motor with its capacitor. Heatpump/condenser is 4 tons Lennox about 7 years old located backside of the house with R410a refrigerant. Refrigerant pressures are good, there is no need of refrigerant. Found compressor making louder noises than normal but when I checked the amps for it, it checked out good, the condenser fan motor amps are good too, it’s really hard to get accurate readings with current ambient temperature of 72 degre

John did an excellent job installing a new kitchen sink and faucet. He was very accommodating and patient since I was not fully prepared for the installation. He had to move all the pipes to make the proper adjustments for the new sink. He tested everything before and after and the end result was fantastic!
