Fantastic work, identified the problem quickly and got it sorted! Very friendly and easy to work with. I’m so glad I have you guys so close by

Upon arrival, customer stated that he heard water splashing noise from behind water heater area. After further inspection, found that t&p line was not ran to exterior of home, it was left in water heater closet. Also, found that water pressure in home was at 160psi. Expansion tank was still in good condition. Recommended to customer that best option would be to replace pressure regulator valve that is located in crawlspace, replace t&p valve on water heater due to being under high water pressure, and also running t&p line to exterior of home. Customer decided to move forward with work. Shut water off at meter, drained lines, cut out old prv and sections of 3/4 pvc, rebuilt section with pex piping and installed a double union pressure regulator valve. Allowed glue to dry properly. At water heater, turned power off to heater, old t&p valve was removed and installed a new valve, ran line to exterior of home by drilling home on outside wall and securing pipe to wall. After all work was com

Arrived at homeowners home. Homeowner had back bathroom that the toilet was leaking from the base. After talking with the homeowner, he explained that he has already shut off the water to the home due to the stop not shutting off all the way allowing water to keep on leaking through. he also wants to know what it would cost to pull the toilet and replace the wax seal and inspect the flange. From there I was able to give the homeowner an estimate to pull and reset the hall bathroom toilet with a new emergency shut off valve. The homeowner accepted. I pulled the toilet and cleaned off the wax seal and replace the emergency stop and then found that the flange was damaged. I explain to the homeowner that since the flange is an outside flange(the flange glues on the outside of the pipe) that I would not be able to chip out the flange from above that I would have to go underneath and cut the pipe off and redo the flange. I had the homeowner show me the crawlspace. That way I can get an idea
Armando was kind and professional.

Upon arrival, customer stated that they were backed up. There was standing water at the clean out outside I gave customer a price to run a snake through the clean out in the yard. She approved my estimate as soon as I punch through the blockage I ran my camera and found that there was roots in each connection with the terra-cotta pipes. I showed this to the customer and I gave her a price to fix the broken clean out into also run a new sewer line from the house all the way to the city tap. She needed some time to think about the price that I gave to run a new sewer line from the house to the tap. She did approve my estimate to fix the broken, clean out. I dug out the old, clean out and install new clean out upon completion of work. I tested by running water there was no leaks. There is a one year warranty on the work performed today. Thank you for choosing keep smiling Plumbing
Great job. Very professional

I arrived ed on the job and spoke with Mr. Vo about what work he would like performed. After looking over the job I wrote up a quote for getting a 30amp circuit installed in the basement for the new dryer. Nothing was agreed upon today so the dispatch fee was collected and the quote sent over to their email.

Homeowner had outlets not working in garage. Upon my diagnostic, found the GFCI receptacle failed. It had to many appliances on it and shorted it out. Installed new 20amp circuit in garage and all working properly

Mr.Mullins needs a signature for the documents pertaining to the dock. The dock has complete Gfci protection and is working properly. Tested all three outlets onboard the deck and with no problems they trip when tested. I have retrieved the documents to sign and turning into the office.

Richard was having issues with a breaker tripping. This breaker powered the two outlets near the gas cooktop. He described that the circuit would also trip when using both kitchen counter appliances. I used the test feature on the breaker and it gave me an error code of 6 blinking lights. This simply indicates a faulty breaker and needs to be replaced. The breaker continuously test, the internal electronics and software to ensure that the arc fault detection technology is working properly. If the self diagnostic fails, the breaker will trip the built-in self test features will not allow the AG/GF breaker to re-latch if it detects a malfunction in the AG/GF detection circuit resolution is to replace the breaker. I’ve also told the homeowners to be aware of not overloading the circuit. When both appliances are running on the countertops, they will draw more than 20 A. This will trip the breaker I was able to determine that the island circuit is separate from it. I’ve instructed t

Upon arrival, customer showed me their faucet in the laundry room. I saw that it would not screw on back to the Fossett. Looks like a clip had broken and the customer went ahead was just getting a new faucet. I gave him a price to change it out he approved it upon doing so I checked pressure to the house as well pressure to the house is at 75. He went with just a standard faucet. Upon taking out the old one and installing a new one, I checked for any leaks there was no leaks. There’s a one-year warranty on the new Faucet that I installed today. Came out to the storage Depot building to determine why the building had no power upon diagnostic discovered the main breaker had tripped and would recommend to replace at some point as we where here we also identified a couple of issues that we saw visually such as a couple burnt outlets,a outlet on the outside that should be a Gfci with bubble cover as well as a broken water pipes on the water heater.( no warranty.)

Upon arrival, I was agreed to buy Mr. and Mrs. Johnson. They scheduled Keep Smiling for a couple of issues that are going on with their plumbing. Two of their American standard brand toilets are running, and the stand in shower in the master bathroom was running. I performed a full assessment of the toilets and only found that water was running into the bowl. The fill valves were operating properly. I let them know that the typical issue for these brand of toilets is the rubber gasket on the plunger style flush valve needs to be replaced. When assessing the shower valve, I discovered that it is the older style Delta valve. I informed Mr. and Mrs. Johnson that if I attempt to replace the cartridge for this valve, then I would end up breaking the valve in the process. The only solution I can propose for it is to completely replace it. The water pressure was not exceedingly high, but due to the shower running I let them know that the pressure would have to be reinspected after the work is

Great service. Like seeing the live map of his arrival. Very courteous and knowledgeable. Will use you guys for all my plumbing.

Upon arrival, I was greeted by Mr. Farlow. Keep Smiling was scheduled due to the master shower having a drip at the showerhead. Mr. Farlow further clarified that there are no other issues happening within the home. I explained that the original cartridge is most likely defective and simply needs replaced. Mr. Farlow allowed me to inspect the water pressure and thermal expansion tank. Both are perfectly healthy. I put together the estimate for replacing the cartridge, and I also put together an estimate for replacing the shower valve if it ends up being necessary. He agreed to the cartridge estimate, allowing me to move forward. I shut the water off to the home and successfully removed the original cartridge. No obvious defects were noticed on the shower valve. I put the new cartridge in place and operated the shower. The leak has been alleviated. I advised Mr. Farlow to keep an eye on it over the next few days. It was a pleasure helping you today! Thank you for calling Keep Smiling!

Upon arrival, I was greeted by Darrell. He is the homeowner and customer who scheduled Keep Smiling for help. The situation is the main line inside of the utility room broke when he attempted to disconnect the filter. The break was on PVC pipe leading into PEX pipe. A small section that require 2-3 feet of material to perform the repair. I double checked my material and discussed an estimate for the repair with Darrell. He asked that I performed the repair and completely ignore reinstalling the filter. We agreed on a price after a management approved discount. Darrell signed the estimate, allowing me to move forward. He and his family left for dinner reservations shortly there after.
