Issue: customer states that living room thermostat temperature isn’t going below 77 degrees. House has 1 system. Furnace is gas Goodman about 6 years old located in the garage, it is zoned with 3 thermostats. It has 2 media air fitlers, one 16x25x4 that is clean but is the incorrect fitler the correct filter is Aprilaire 410, the other fitler is Aprilaire 410 and is dirty, suggested to replace it, customer said that she will replace it herself. Evaporator is Goodman about 14 years old. Condenser is 4 tons Goodman about 11 years old located backside of the house with R22 refrigerant. Found contactor pitted, suggested to replace it. Found condenser coil dirty, suggested to deep clean it. Refrigerant is good at this time. System is currently cooling with a Delta T of 19.8 degrees at this time. Explained customer that system is cooling in normal conditions and the only reason why system wasn’t cooling properly at the main part of the house is because thermostat was set OFF, I asked cust

Issue: main floor system isn’t cooling due that it doesn’t has refrigerant. House has 2 systems. Upon arrival customer told me thar all he needs is R22 refrigerant, explained him that we no longer carry R22 refrigerant because is phased out, customer told me that we are the 5th company that came and told him that R22 refrigerant is phased out and that he needs to upgrade the system, he even had the last company to put nitrogen since it was empty on refrigerant and he left nitrogen in the system, the system still holding the nitrogen that other company put, so that is why customer says that all he needs is refrigerant because he knows that system doesn’t has a leak, explained him again that there is nothing we can do because R22 refrigerant is phased out. Customer didn’t even let me check furnace and evaporator because he said that all he needs is refrigerant and since we don’t have it, there is no point ok check the system. Upon arrival, customer stated that he wanted to go to inspection done around his house took me down in the basement and showed me his water heater and where we had rerouted his water main supply in the house I explain to him that I wanted to start off by checking pressure and I also explained to the customer if he had any maintenance man to the water heater he told me that he has it so I suggested a water heater flush since it’s just five years old. While checking pressure I seen that he had high pressure in his home pressure to the house was set at 85. I showed this to the customer and explain to him that we will need to replace that pressure reducing valve to lower down pressure. Give the customer an option to replace the pressure reducing valve since everything else in the house was running good customer approved my estimate and I flushed the water heater no charge upon taking off the old PRV and replacing it with a new one and check for any leaks. I was met on site by Mr. Chapman. An appointment was scheduled with Keep Smiling due to a 20-25 foot section of copper pipe having dislodged from its supports. This section of copper pipe was dramatically hanging. I noticed that nine plastic C hooks had all snapped. Fortunately, there were no active leaks caused from this. Mr. Chapman agreed to receive an estimate for re-securing the pipe. He also showed me a lavatory sink that was draining slowly. I explained that it was most likely due to a combination of sludge and hair beneath the pop-up drain. I told Mr. Chapman that I would deal with that ant no extra charge. I did, however, show the price for running a small cable if it were to be necessary. I provided the estimate for re-securing the pipe. Mr. Chapman agreed to it, allowing me to move forward. I purchased 10 of the copper horseshoe straps from the nearby Home Depot. I secured them in the same locations as the original plastic hooks. Drywall screws were used for the copper stra

Technician came out for no cooling call. Upon arrival, system was off. Technician turned system on and verified indoor unit was running. Went outside and condenser was not running. After diagnostic check, found blown capacitor. After replacement capacitor, unit began operating. Technically then checked pressures which are in normal range. Checked supply vent to verify cooling. Upon arrival customer stated that he had a leaking water line under his house I checked under his house and saw that there was a hot water line that was leaking from connection he told me it’s been leaking for a minute I could tell by the damage in his crawlspace I made sure to mention that to the customer as well. Customer claimed he had a leak coming from inside the wall. He mentioned he had a leak there before and wanted to see if it’s on the same repair. I mentioned our diagnostic fee info. And he agreed. When cutting open sheet rock I opened it up and saw a shark bite fittings that was wet. But I also saw water dripping down the pipe from above. I thought it could be moisture from the insulation around the pipe. I told the customer what I thought and we both agreed on cutting more Sheetrock to see if it’s either a leak or moisture. Unfortunately it was a separate leak. After looking at the work area, I recommended cutting out then shark bite and 7 feet of water line above. He agreed on the price and signed off again. After completing job, I pressurized the system back up and no leaks were seen. Customer was satisfied Thank you for choosing keep smiling plumbing !!!!!!

I was met on site by Mr. and Mrs. Vasyliv. An appointment was scheduled with Keep Smiling due to a ceiling leak that they believe is correlated with their Jacuzzi tub. They brought me into the bathroom to show me the tub itself. I was also escorted into the basement so that I could see the ceiling below. The ceiling was already cut open by them prior to this visit. I explained that I will need to provide a diagnostic charge in order to perform the inspection for the leak. With permission, I briefly inspected the water pressure and thermal expansion tank. The water pressure is exceedingly high, and the thermal expansion tank had failed. The water heater is also a 2006 model. I addressed the functions and risks regarding both parts. Customer told me that they kinda knew where their was a gas line because they had a furnace up in the attic and they could see the gas line where it goes down And they told me that it would be right next to the kitche. Install Bradford white 50 gallon tall electric water heater Technician installed Bradford white 50 gallon tall electric water heater on June 25, 2025 technician installed it up to code with a Zurn. PRV, technician had to rearrange some of the water distribution to properly install everything up to code. Water heater has a six year warranty first year parts and labor remaining five years parts. Only, technician was asked to take a look at the disposal. The breaker was tripped on the disposal. Technician provided an estimate attached to the invoice for $716.25 to install a new disposal if it continues to trip the breaker

Good job Trevor! Side note: This business has embraced technology. Nothing wrong with that but may I make a suggestion? When you call them the first contact is with AI (Artificial Intelligence) that answers the phone and gives you their name. Took me a minute to realize it was AI. So (Eleanore/Edith/Elvira…can’t remember its name) took my info and it went smoothly. But it felt weird and threw me off for a second. I don’t mind AI having a name or talking to a computer, but it felt like “they/it” was trying to conceal the fact that it was AI. IMHO, if you’re going to embrace it, be upfront about it. Thanks!

Upon arrival, homeowner stated he had a leak under the sink, in his kitchen. After investigating, it was found that the basket strainer was leaking from the threads. I gave the homeowner an estimate for replacing the basket strainer and supplying a new one. The homeowner decided to go with the estimate and provided a $50 off coupon. After work was completed I tested for leaks and to make sure everything was working properly (it was). The work done today has a 90 day parts and labor warranty. Upon arrival, homeowner stated that he had three different leaks in the home. One being in the shower that had a Delta valve in it. Another being another shower with a different Delta valve in it. And the last being a moen garden tub faucet. After investigating, I found that all the leaks were due to the cartridge in them giving out after confirming I then gave the homeowner two different options. First option is to replace both of the Delta shower cartridges. And the other was a future estimate for replacing the cartridge in the garden tub faucet (because part would have to be ordered.). The homeowner decided to go with the first option and fix both showers. After work was complete I then tested to make sure everything was working properly and that there were no leaks. Upon inspection fill valve and flapper need to be replaced. We also noticed the emergency stop would not cut off water so we recommend to replace that as well. Pressure is 120 psi. We can not warranty any work until pressure is fixed with a new pressure reducing valve. Gave estimate to replace prv and toilet repair.

After inspection we pulled toilet to run snake. We noticed there was no blockage. so we ran camera to confirm. Reset toilet. Customer needs to have tank pumped.
Didn’t think it would cost so much,I figured about $200 but $481 is a little high to replace an elbow

Provided estimate for water heaters The home currently has a 40 gallon natural draft water heater installed, it originally had a 50 gallon direct vent water heater, customer called gas company this morning because they were smelling gas in their garage, gas company did not find gas leaks, but did discover that the natural drafted water heater was tied into a direct vented vent system, they shut the gas off to the water heater told homeowner they have to get The proper water heater installed by a professional person, and/or a company that is qualified to do the install, after further investigation, it was discovered that 25 of the closest neighbors roughly are all direct vented, tankless water, heaters or tank style water heaters, technician was able to talk to several of the neighbors to compare what water heaters were used, technician was not able to identify any Literature, stating a regulation on the water heater, being direct vented, however, several of the neighbors have already
Tech was knowledgeable. He took the time to fix my issue and now everything is working great.

Upon arrival, customer stated that her thermostat was blank and not working after following power. It was determined that a centipede electrocuted itself on customers indoor control board causing 24 V power to break at the thermostat causing unit not to run after removing said centipede and double checking all the electrical and mechanical components. I reattach the thermostat face and put the thermostat in cool mode after a five minute delay in indoor motor energized. Customer also stated that she would like an AC tuneup to which I found a clean filter a dirty blower motor and blower motor assembly. Outdoor coil seems to be clean recommended and upgraded thermostat a blower motor and blower motor assembly cleaning and a membership system seems to be cooling properly at this time. Customer paid by a check in the amount of $69 for an AC tuneup.

Issue: customer doesn’t like his current main floor thermostat because is programmable, he wants to replace it for a non-programmable. Customer told me just to replace thermostat and he that he doesn’t want me to check the system. Furnace is gas York about 5 years old located in the basement and it does basement. It has a media filter 20x25x4. The only thermostat that I had it can be programmable and non-programmable, it is the the Honeywell T6 thermostat, I showed to customer and explained him that I can make it non -programmable but if he doesn’t like it then I can go to a supply house and find another one simpler, customer told me that this thermostat is fine so he opted me to replace it but only to replace the thermostat and no to worry about checking the system, replaced thermostat, maxed it non-programmable, showed him and his wife how to use it and tested for heat and cool, I didn’t check the system but I did check temperature rise and Delta T to see if it is cooling and heatin

Upon arrival, customer had high water bill and inspector narrowed it down to the master toilet. Inspected and replaced fill valve, flapper with float, and supply line. Turned on water and tested all work for leaks and proper function. No leaks found at this time. Inspected home and found water pressure to be at a healthy 45 psi. Came out to the Weber residence for some concerns on why there garage outlets where not working upon diagnostic discovered that there was a leak from the water heater which got into the water heater timer as well as a outlet and a Gfci replaced and restored power.Inside the hallway they have a smart switch with no switch leg that doesn’t turn on the light anymore so 4 options I gave them ;1 .run new switch leg wiring,2 get puck lights that are motion sensored and Stick them on the stairs or 3 replace both smart switches,or 4 lastly we can put a ceiling fan remote in the light and you can turn it on and off from that.(1 year warranty.)
