Upon arrival, homeowner stated that when son used hall bath tub, he went downstairs and found water dripping from tub drain and also water dripping from studs in ceiling opening located under bedroom shower where previous repairs were done. After further inspection, found that 2in abs ptrap for hall bath tub had failed and needed replacement. The other leak was coming from water that was seeping through hall bath tub glass door trims on the bottom and on the sides. Trim was not sealed and water would sweep onto floor and into downstairs ceiling. No issues were found on previous repairs from bedroom bath shower drain. Presented recommendation to homeowner on repairs and he agreed. Cut out old abs ptrap and installed new pvc ptrap. Properly connected to existing abs and newer occ for tub drain. After all work was completed, tested and no leaks were found. Cleaned up work area and showed when testing was complete. For the glass door trim, recommended to have a company specialized on glass

Upon arrival Coustmer stated he had a leak underneath his kitchen sink. After further inspection of looking for the leak, there was no visible leak. I checked the pressure by the water heater and it was at 130psi. Coustumer approved estimate to replace the prv. After replacing the pressure regulator valve, I turned the water back on to the home to make sure my repair was free of leaks. The new pressure was at 58.

Upon arrival, homeowner stated that shower drain in bedroom bath was not installed properly and needed a quote for proper installation. Inspected drain and found that previous contractor fitted a shower pan onto old tub drain. Drain did not align properly and broke. Presented quote to homeowner on proper repairs needed and he signed quote. Cut out old pvc p-trap and small section of abs pipe and fittings, installed new shower drain strainer and properly secured, made all proper connections to abs drain pipe which includes a new 2in pvc p-trap. I Arrived on site yesterday to look at a leaking washing machine box I found the leak to be coming from the cold side outlet and gave the customer a price to fix it she said she would think about it and get back to us. She called us back to give us the go ahead to do the job. Today I arrived and cut out a little bit of panelling around the existing washing machine box, cut the pipe and removed it. I then installed the new washing machine box in the same place and put back the panel’s to the best of my ability. 1 year warranty parts and labor. Customer needs new horizontal furnace with a 8” upgrade on supply in living room with full velocity vent

Upon arrival customer stated that he would like to have a new shower system installed. I found that the valve he chose needed to be installed before the tile because most of the time with those valve the wall needs to be brought out a little bit to accommodate for the size of the valve body. I explained to the customer that I wouldn’t know if it will work for sure until we cut open the wall behind the shower. He expressed that he didn’t want to cut open the sheet rock. I let home know that he can get the same color trim kit for the valve that’s existing in there now. I gave him a price to come back and install a new moen trim kit. Upon arrival customer claimed he thinks he has a leak coming from behind his washing machine because he is seeing water on the exterior side of the wall. After he took me to the work area, I asked him when and how he found out. He said he had his neighbor tell him first cause he saw water drip down exterior wall. And when he started looking behind the washing machine everything looked dry except the sheet rock below. I then gave him my recommendation, to start off with a diagnostic fee for me to cut the sheet rock and see what is going on behind the walls ( also mentioned we do not repair sheet rock) And from there once I got an idea of what is going on, I will give him a final estimate and wave the diagnostic fee. Customer agreed and signed off. After cutting open wall, I saw that the 1/2 cpvc female has cracked and caused the leak. I gave him a final estimate and he applied a 50 dollar coupon to it. Upon arrival customer showed me their toilet now kept running I inspected the toilet and saw that the flush valve was not making it proper see you. I informed as to the customer and advised her to do a refill on the toilet to have fresh new parts in the toilet. I also informed customer about a prv I talked to her about having high pressure could be the leading cause of this. I checked the pressure at the back hose bib and it read 85 psi. I’ve been told this to the customer informed her that would be in her best interest to replace the pressure reducing valve and there’s probably a leading cause to her toliet constantly running. Customer told me that she was in a tight spot with her money situation. It would give us a call on a later date to replace the PRV. I collected the dispatch me and sent over the estimates. Came out to the Fleets residence to give a estimate on a different number of switches and outlets that had malfunctioned.

To carefully inspecting the home, it was determined to home has low static water pressure on the Home. Technician will recommend replacing a pressure reducing valve to correct this issue. It was also noticed that the data plate has been removed from the Rheem water heater in the garage age size unknown

Arrived at homeowners home. Homeowner had washing machine box that the hot side valve was leaking, he also had to vanities one in the master and then one of the downstairs hall bathroom that were slow, draining, and last, but not least he had the master toilet that was running. After taking a look at everything, I explained that we could replace both the hot and cold shut off for the washing machine since they are the same age and one is already starting to fail. As far as the vanities, draining slow, I can sneak them out and that should take care of the issue. After inspecting the master bathroom toilet, I found that the fill valve would not shut off, causing the water in the tank to constantly run and waste water. After inspecting all the work, I was able to give the homeowner an estimate to get everything done. Came out to another Leach project to install a new 4 in recessed light over the newly renovated shower as well as fix a exhaust fan that was not working previously.(1 year warranty.)

Came a second time to check for leaks we thought weren’t there after running the same tests again I saw both leaks instantly and called the customer to advise him the leak was on the old basket strainer and the pop up assembly in restroom. Replaced and sealed both properly. Ran the same tests on my replacements and no leaks were seen. Thank you for choosing keep smiling plumbing !!!!

Upon arrival, customer stated she had a leak on her first floor ceiling. After further inspection, I noticed there was no bathroom above the ceiling. Customer approved estimate for a basic diagnostic fee in order to cut out sheet and determine what the issue was. After cutting sheet, I noticed the issue was coming from an aluminum vent pipe exiting the side of the house. I noticed it was leaking due to heavy rain going inside of the vent. There was a loose connection with aluminum tape. I saw no issue with the vent outside of the house. Put more aluminum tape around the pipe to seal it better. I told the customer to wait for this weekend since it’s going to rain to see if it leaks again.

I arrived on the job and spoke with our client about what work she would need performed. Once I looked at her doorbell and chime I wrote up a diagnostic to find the issue. She requested the quotes be emailed to her for consideration.

KSPEHC went out to investigate a transition from septic to sewer. Nearest connection to sewer system seems to be about 300-400 feet away. Tech suggested getting in contact with water department to determine if connection to sewer system is even an option based off distance. Tech also explained that an easement would more than likely be necessary in order to cross property lines and enter the roadway. Homeowners are going to gain that Information and also tap fee information. Once that is obtained they will call us back for more accurate pricing information so they can decide what route is best for best for them.

Homeowner currently has a cast iron sewer line that is compromised with roots. Roots have broken into the drop going down to the 6” county clean out that is about 7 foot deep. Keep Smiling will replace entire main line from the 4” clean out up by the home all the way to the 6” county clean out near the road. Manager approved 15% friends and family discount applied to the estimate. 5 year warranty on repairs

Squirrel Barrier Extension and One New Ceiling Fan

On arrival found 2012 R410a Rheem 3-Ton heatpump system blowing fuses. After inspection found heat strips have failed. Also found outdoor compressor has failed and is shorting out under load. Technician recommended full system replacement due to failures and age. Also found thermostat wire chewed on by squirrels, and would recommend pulling new thermostat wire upon new system installation. Homeowner is interested in our two mid-Tier Bryant systems as well as EcoBee Smart Thermostat with three room sensors. We will email proposals for replacement as soon as possible. Panel Maintenance New Receptacle for Master Bedroom Squirrel Damage Repairs Squirrel Barrier New Ceiling Sconce for Porch

KSPEHC was called out to repair or replace 2 drain pumps in the basement. First pump is located in a closet behind the basement kitchen. This pump is only for the kitchen drain. Second pump is located in the utility room behind basement bathroom. This pump is serving all of the bathroom drainage. Tech provided estimate to replace both pumps due to age and failure to activate properly. Homeowner approved tech to perform replacement on both pumps. After installation was completed tech tested both pumps by running water and hearing each pump activate multiple times. During pump cycle tech inspected all connections to ensure a leak free installation. No issues at this time. Homeowner is bundling plumbing and electrical work on same financing account/plan.
Grant did everything "Keep Smiling" said he would. He was professional, and explained everything he was doing. He answered all my questions. He was honest and straight forward. Angi's list was on point with their recommendation!! Electricity has been restored!

At todaysvisit, Mr. Marshal was expericing an issue with an outlet in her office. The receptacle had visibly burned and melted as a direct result of running a space heater in the room. To repair this issue, it was recommended the receptalce be replaced. Mrs. Marshal agreed to this. With the burned outlet cut out and removed, the wiring was cut back to I burned wire, spliced together by means of pig-tail wiring method, and rewired to a new receptacle. I also put a new outlet cover over it as well. With the new outlet in, power has been restored to the rest of the circuit.

At todays visit, Mr. Travis had recently had a tree fall on the home which uncovered asbestos which required removal. In this process, it was found that significant electrical work needed to be performed to get the house back in a livable condition as the service is outdated and damaged, the panel box is outdated and lacking many of the required protections. It was also found that there were many buried junction boxes that were uncovered once the drywall was removed as well as exposed wiring in many locations as well. Two options were presented to Mr. Travis. The first includes Repalce into the service and panel and redeviceing the home and adding brace boxes for ceiling fans that are present all to code. The second option was to have the service and panel replaced, as for rewiring the entire house to todays standard to the code requirement. These estimates have been emailed to Mr. Travis.
