On arrival inspected 10yr old Goodman Ac system for not cooling, outdoor condenser not running. Found breaker tripped, once reset it immediately tripped again. Inspected outdoor condenser and isolated compressor from power, turned breaker on and fan only would run. Tested resistance on compressor. It is determined the compressor has an internal failure and is seized causing breaker to trip. Discussed options with homeowner and he would like to speak with comfort advisor. Upon arrival, I was greeted by Mr. Wiley. I was escorted to his kitchen so that he could talk about his sink with me. He was cautious that there could be a leak from one of the drain pipes. We inspected together and found that the leak is coming from the silicone seal between the sink and the granite. A new layer of silicone simply needs applied to fix this. Mr. Wiley also expressed interest in getting a new sink installed and wanted to discuss what it would take for that to happen. We chatted in depth about how that kind of process typically works. We went over various variables. The measurement for the opening in the granite was looked at so that he can hunt down the appropriate sink that he desires. Mr. Wiley allowed me to inspect the water pressure and the thermal expansion tank. The water pressure is perfectly healthy, but the expansion tank had failed. At today’s service, I met with Mr. Victor Colman for the work of replacing the bath fan in the master bathroom shower. Mr. Colman was needed for some minor tile cutting. Once the tile had been cut, I was able to remove the old bath fan and install a new 110cfm bath fan that also has a built in humidity setting should Mr. And Mrs. McGeough choose to set it to this function. This is done by turning the switch on and off and back on within 10 seconds. The new bath fan comes with a 1 year warranty from Keep Smiling Co.

As I arrived at the Smiley residence I could hear a chirping noise. I the noise was going off for the majority of the day. As I listened the noise appeared to move but after listening carefully for a minute or two I was able to see the problem. The noise came from a plug in carbon monoxide detector the was on a table in close to the front door. Customer discarded it nicely outside and now there’s no noise. I recommend kiddie smoke detectors only hardwired. Peace and quiet now.

The Collins we’re experiencing noises at water heater, upon checking pressure and thermal expansion found that to be working properly. Upon further inspection, found recirculating pump is were nosies were originating from. Replaced recirculating pump and performed a tank type water heater service.

At todays visit, We spoke with Mrs. Cathy as she was interested in getting estimates and information on generator systems for the house. We spoke about the differences between a portable generator system and a whole home standby generator system and the capabilities of each system. I provided a quote for her to having a 50amp portable generator system installed along with three estimates for having a standby whole home generator system installed. I have emailed over the four total estimates along with the receipts.

On arrival performed heating maintenance inspection on one 2016 Trane 80% gas furnace. Checked and replaced one 16x25x1 media filter. Checked all electrical and mechanical components. Checked blower motor and blower wheel, inducer motor, pressure switch and pressure switch tubing, igniter, flame sensor, burner assembly, gas valve, heat rise, ductwork, voltage, amperage, and capacitance. Replaced 1/2HP garbage disposal with 3/4” garbage disposal, located in kitchen

Arrived on the job and spoke with our client about what work he would need performed. Once I looked everything over I wrote up a quote for our client. One for hanging the chandeliers and one for installing the led fixtures in the living room.

KSPEHC was called out for a higher than normal water bill. Once on site tech was informed by homeowner that the building recently had sub meters installed for each unit. Shortly after this the water bill seemed to be higher than normal. Homeowner stated she was assured the meter was working properly. After hearing her toilet begins to fill without being used the homeowner decided to have it checked. As tech was inspecting the toilet on right side of unit it was clear that the fill valve was stuck in the open position. Water was continuously filling the tank and flowing into the overflow tube. This will allow the toilet to run endlessly without overflowing into the floor. Tech provided options on fill valve replacement and tank overhaul. Homeowner gave approval to perform the tank overhaul option. Once tech was finished with the install he filled the tank and flushed multiple times to ensure proper function of the toilet parts and to ensure leak free operation. No issues at

On arrival for no heat/cool found compressor was not engaging. After further inspection found that power source to condensation pump was switched off. Condensate pump is plugged in to light socket switch. On previous visit technician unknowingly turned light switch off which in turn shut off power to pump. Homeowner is currently having sewage issues. Downstairs hallway bathroom is backing up in the toilet and shower. Bathroom backed up a little over a year ago and he’s backing up again. Will clear blockage and provide a complementary camera inspection to ensure back up does not return. Warranty determined by camera inspection Customer is having sewage back ups in the downstairs bathroom. Keep Smiling will cable blockage in attempt to reestablish flow. Clean out in the front yard is accessible and the blockage appears to be in the yard. Warranty will be determined by camera inspection. No warranty due to roots

Tankless services located upstairs, valve cartridge replacement in master bath and capped gas line at meter

Upon arriving a site, found a mound of toilet paper piled inside of the toilet. I removed as much toilet paper by hand as humanly possible, and then use the hand auger to clear the rest out of the toilet trap. Once I had completed this task, I then tried to flush the toilet, and was barely getting any water through. I tried several more times to make minor adjustments to the Sloan valve to no avail. I had quoted for a rebuild on the Sloan valve, however, I did have a Sloan body already on the truck and was able to just replace the entirety of the Sloan valve instead of rebuilding at no additional charge. I ran several test flushes down, including flushing, toilet paper to ensure the proper amount on the flush amateur was releasing. Everything is functioning properly at this time.

On arrival found system blowing fuses. After further inspection found that the nest thermostat was calling for heat and cool simultaneously causing the fuse to fail. Replaced thermostat with customer supplied Honeywell T2 thermostat. After installing new thermostat found that there was a short in the Y wire and technician had to use alternate color instead of yellow used black for cooling. At today’s visit, Mr. Mullally is expericing an issue with his attic heat pump. He stated that when the heat starts up for this unit, it blows an internal 3 amp fuse and prevents the unit from working. Due to this issue being internal to the hvac unit, I am unable to diagnose the issue as I handle the incoming power supply as an electrician. An appointment has been made with our HVAC tech to come out on Monday the 21st between the time of 12-4 to evaluate to problem. No dispatch fee was collected as the wrong technician was sent out.
