Arrived at homeowners home. Homeowner had hall bathroom on main level that the water was not shutting off in the tub and it was just consistently running. After talking with the homeowner, he explained that he got back last night from out of town and went downstairs and noticed that there was water on the floor so he looked up and saw that there was water coming from the ceiling, he went upstairs to the hall bathroom and saw that it was the shower so he cut off the water and called us. After inspecting the shower, I found that the tub/shower cartridge was a delta. I explain to the homeowner that it is most likely the cartridge and I would have to replace it. I explained that when it was replaced and the water is back on that I would like to check the pressure to make sure that the pressure is not the issue when Water was back on, I check the pressure at the back water hose and pressure was 130 psi. I explain to the homeowner that that is severely high and that he needs to replace the P
Victor Fuentes arrived before our appointment, which was awesome. First available on the phone was 12 noon to 4 pm and Victor was available immediately. He accessed the issue, found both problems and corrected. Work was fast, even when having to get parts to do our work. Well Done Mr. Fuentes.

Issue: 1st and 2nd floor system isnt cooling because compressor isn’t operating due to a really weak capacitor. Townhouse has 2 systems. Furnace is gas Bryant about 19 years old located in the garage, it is zoned with 2 thermostats to do 1st and 2nd floor. It has a clean air filter 16x20x1. Found blower motor run capacitor weak reading 5.5 out of 7.5mfd, this is putting more stress on blower motor, suggested to replace capacitor. Found blower motor bearings wearing out, suggested to replace to replace blower motor. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with a resistor that has been overheating, suggested to replace control board. Found Zoneboard board with a resistor that has been overheating, suggested to replace Zoneboard. Condenser is 2.5 tons Bryant about 19 years old located backside of the townhouse with R22 refrigerant. Found contactor pitted, suggested to replace it. Upon arrival, customer stated that toilet located in women’s bath on far left was not flushing properly. Handle was not functional and water pressure was low. Also that in same bath, he noticed water puddling on floor near far left lavatory. After further inspection, found that valve for toilet needed replacement and water was leaking from lavatory faucet itself. Presented quote on repairs and customer agreed. After getting material, replaced valve for toilet which includes handle, tested and no issues were detected. Toilet functions properly. Replaced lavatory faucet tested and found no leaks. Diagnostic fee for cutting open powder bathroom ceiling to determine cause of the leak. There is a leak from the ceiling when both bathrooms shower/tub are being used. I was met on site by Mr. Yu. He is the owner of the property. An appointment was scheduled with Keep Smiling due to a yard leak. The leak was originally discovered by the tenants. A portion of the area by the meter was already dug up before contacting us. I turned the meter off and scooped out as much water as possible in order to assess where specifically the leak is coming from. I managed to find out that the leak was coming from the connection between the dual check valve and the adapter leading to the service line. I explained to Mr. Yu what I would have to do to make the repair. I also provided a general range for replacing the entire service line if he would rather go in that direction. For today’s visit, Mr. Yu wanted to go ahead and repair the leak. He signed the estimate, allowing me to move forward. I gathered the necessary material from a nearby supply house and performed the work. I had to do some more digging in order to fully expose the material. This included removing t

Technician came to perform tune up for 2 systems. After completion, technician found all four capacitors on the verge of blowing. Both indoor blower capacitors as well as the condenser capacitors. Asked resident if the systems are constantly running and he said yes. After checking refrigerant pressures, noticed superheat and subcooling numbers were off. Both units are producing air in the 70s. Both units have R22 refrigerant. Resident informed me that someone last year replaced outdoor fan motor and added refrigerant. Judging by the readings on my manifold and how rare it is to even find this refrigerant, technician believes it may have been mixed with a more common refrigerant. I was met on site by Mr. Floyd. An appointment was scheduled with Keep Smiling due to a back up that recently happened within the home. I was escorted into the guest bathroom on the main level. This bathroom is where the backup occurred. The sewage was on the floor during the visit. The toilet and bathtub were both backed up. I was then brought to the upstairs master bathroom to be shown if possible back up in that bathroom. There were no typical signs of a back up, but the toilet wouldn’t flush and the P-trap to the neighboring bathtub would gurgle. I speculated on whether the upstairs bathroom had an issue with venting rather than a back up. We operated assuming that both bathrooms had isolated blockages. I explained to Mr. Floyd, the process of pulling the toilet in each bathroom in order to run my sewing machine. I presented an estimate for doing so. Issue: upstairs system isn’t cooling because outdoor unit isn’t operating due to a faulty dual run capacitor. Furnace is gas Trane about 4 years old located in the attic and it does upstairs. It has a brand new media air filter 16x25x4. Condenser is 3.5 tons Trane about 4 years old located left side of the house with R410a refrigerant. Main reason for system not cooling is because outdoor unit isn’t operating due to a faulty dual run capacitor, suggested to replace dual run capacitor, I also suggested to add a hard start capacitor to help to a new capacitor and the life of the compressor, customer opted just to replace dual run capacitor, replaced dual run capacitor and tested it, outdoor unit is operating now. Upon arrival system wasn’t cooling and it was just circulating air, now system is currently cooling with a Delta T of 22.5 degrees at this time. System currently operating properly at this time. Replacing toilet on July 8 th first stop

I was met on site by Mr. Guerresco. An appointment was scheduled with Keep Smiling due to a possible leak from the upstairs guest bathroom toilet. Mr. Guerresco wasn’t sure of the specific leak but was confident that it was the wax seal. I flushed the toilet several times, but did not manage to re-create the leak. I did find a very minor drip from one of the tank to bowl bolts. Based on Mr. Guerresco’s story, I do not believe this minor drip is the culprit. I also verified the water pressure during the visit. It is within the appropriate range. Despite not re-creating the leak, I assured Mr. Guerresco that I can still pull and reset the toilet with a new wax seal if he desires that for the peace of mind. I showed the pricing for that, replacing the tank to bowl connections if necessary, and replacing the flange if necessary. He agreed to the pull and reset estimate, allowing me to move forward. I was met on site by Mrs. Chatterjee. An appointment was scheduled with Keep Smiling due to a clogged toilet. She brought me over to the powder room that is near the front door. Mrs. Chatterjee expressed that they only utilize and flush appropriate toilet paper. No flushable wipes or paper towels. I explained that this is more than likely just a basic clog. I further explained the backup plan of using a sewing machine and removing the toilet if it’s necessary. I also verified that the water pressure is within the appropriate range. I provided pricing for unclogging the toilet. I also showed the sewer machine price if the backup plan were needed. Estimate was signed, allowing me to move forward. I used my toilet auger for several rounds of running it through and pulling it out to ensure that anything inside of the toilet siphon is broken up. Upon arrival customer claimed she had a leak on her faucet that’s been going on for a while. She also mentioned when she tried shutting off the water on both stops the hot side wouldn’t move and wanted that replaced as well. After looking at everything. I gathered up 2 quotes one to replace and one to repair (cartridge ) she chose the repair option first but before signing, I did tell her that I will try this option first and if it doesn’t end up working then replacing it will be the next option. She agreed and signed off. After replacing the ball cartridge inside the faucet, I turned water on to test and it was still leaking. She then signed off the estimate to replace and I began work asap. When replacing both the faucet and emergency stop I turned water on to test and no leaks were seen. I did see her garbage disposal corroding and old leaks but they did not use that side of the sink. This is a commercial property. They have leak at street at meter boxes. They determined leak is coming from irrigation meter. When I arrived there was still lots of water pooled up over all boxes. I bailed and pumped water out of area so I can try and access meters. If you are standing at street side looking towards building the irrigation meter is on the left and building domestic water on right. They also have vault to the far left for fire suppression system. Irrigation meter definitely spins when turned back on and I can see water bubbling from the backflow box. I bailed water completely out of box and turned water on again. I found heavy leak at the pvc male adapter threaded into backflow valve. Threads have split. I dug up in front of this box to expose 1 inch pvc pipe. I removed section of 1 inch pvc and had to use extractor to get broken threads out of valve. I threaded new 3/4 male adapter that slips into 1 inch pipe. I glued new 1 inch couplings and elbow in place. I waited 1

Mr Larate had a Rinnai Tankless Unit installed less than 5 years ago and has had several issues with the unit. It’s coded out constantly and has been nothing short of a disaster for him and his family. Instead of investing more into the unit, they are electing to swap to a Navien Tankless Unit to resolve their issues. Scott approved $600 discount towards tankless swap for the inconvenience they’ve endured. Navien 240A comes with 15 year Heat Exchanger Warranty 7 year parts warranty 2 year labor warranty

Customer wants back hose bib replaced. It sprays pretty bad when turned on. The pipe is accessible in unfinished basement ceiling. She approved repair. I did offer to replace winterization valve and she declined at this time. Valve is original gate valve and it is working properly at this time. Cut 1/2 inch copper in basement and pulled old hose bib out. Put new hose bib with new section of copper attached and slid through existing hole. Couplinged pipe back together on the inside. Water is back on and no leaks on repair. 1 year warranty on repair. Water pressure on home is good. I put some silicone around edge of new hose bib outside. It does go on white but when it dries it will be clear. $361.87 total paid today via credit card.

Marvin arrived quickly, walked me through the issue, gave an initial estimate and got to work. The issue was a little more complex, we quickly reviewed what needed to be done, and he got right to it. Work was done quickly and efficiently. Marvin is very personable, with a great manner.

Upon arrival customer claimed to have the bolts on the bottom of his toilet spinning freely and making the toilet rock. After giving him an estimate on pulling and resetting the toilet hoping it was just a loose bolt and not a broken flange he agreed on it and signed off, after pulling the toilet I saw that both sides of the flange were broken and recommended a flange replacement. After giving him the next steps price he agreed and signed off again, when replacing everything. I set the toilet back and flushed it multiple times to make sure no leaks were seen. Upon arrival customer claimed to have a leak at his meter and wanted us to check it out. I explained my process in doing these things. I will shut off the water on the inside of the house and come back outside and check the meter if it’s spinning. If it is then the customer has a leak on their water line. If not he is leak free and will be the city’s issue. After completing these steps I stayed at the water meter for about 10 min and the dial stayed at the same spot. Lucky enough it was not on their side, and I recommended to call the city for them to come out and check it out, When shutting off the water inside, I saw that the pressure reducing valve is starting to rust and recommended a replacement. I arrived on the job and spoke with Mrs. Knight about what work she would like performed. She showed me the two new fixtures she purchased and where she would like them installed. I wrote up a quote including the direct replacement within the master closet along with the relocation and instillation of the chandelier within the dining room. I presented our price to Mrs. Knight, but we did not come to an agreement today. I left her with the quote and a card to call us if she decides to move forward with our services. Requested a quote for EV home charger and Grant was excellent! Took the time explaining all our options.

At todays visit, I spoke with Mr. And Mrs. Bowman about an EV charger installation and panel replacement. We talked about the different options with car charger installation with Mr. And Mrs. Bowman deciding for an indoor installation beside the panel box. With the panel replacement, we talked about permitted and unpermitted work with the replacement of the panel. Mr. And Mrs. Bowman were not interested in the involvement of pursing the permitted route of panel replacement. We then talked about the variation of breakers that could be installed into a new panel and they elected for standard breakers. Additionally, we talked about a smart main panel installation as well which Mr. And Mrs. Bowman are not interested in. I provided two estimates in total. The first being solely for the car charger using the existing panel box. The second estimate is for having the car charger installed at the same time the main panel is replaced with a new standard panel box. These estimates have been sent

Victor greeted nicely. Worked very efficiently and was knowledgeable for the work I needed done. Victor told me that He read the water pressure of the house incorrectly before he started the work because after the work completed he read the water pressure high and charge $800 to replace. The valve is about 8-10 years old and seems fairly new. In my opinion he didn’t spend enough time to make adjustments. He tried couple of times Turning to adjust but with my request only. He is very knowledgeable otherwise. He supported us with my budget by talking with his manager to reduce price from 700 to 588. I appreciate him and the company allowing to get work done within by budget. Overall, the cost of labor after providing parts needed replaced, the company has higher price. Price could be reduced to $200-400. 588 seemed still higher for changing one faucet and a cartridge.

Christian Ward did an excellent job when we had water damage. He analyzed the situation from several perspectives and concluded we did not have a broken pipe or leak. The wet carpet was a result of splashing from the dripping shower which soaked the mat and then the carpet. Christian suggested letting fans blow over the carpet for 4-5 days and that dried it out.
