Arrived at homeowners home. Homeowner had garbage disposal. That was not working. After talking with the homeowner. He has explained that he has already hit the reset button but it is still giving him issues. I explain to the homeowner that I would have to charge a diagnostic fee to investigate what is going on with the garbage disposal and then I would be able to come to him with an answer. He accepted. I took a look at the garbage disposal, and found that it was jammed from the bottom so I inserted the Allen key and got it on jammed, then turned it on but still heard clanking from inside the garbage disposal so I took a look and found two plastic pieces that were lodged in the garbage disposal. I was able to retrieve them, then turn on the garbage disposal and it worked fine, with no leaks. At today’s visit, I spoke with Mr. Nnakwe. He informed me he wanted the gfci in the garage replaced as well as a fixture in an upstairs closet replaced. Additonally he stated that the bath fan in the master bath did not work as well as an issue with the receptacle powering his ups in the master bedroom constantly cutting off. I provided an estimate to have the gfci replaced, bathfan internals to be replaced to restore function, supply and install a new fixture for the closet and diagnose and repair the outlets in the bedroom cutting out. Mr. Nnakwe approved of the work. Therefore, I supplied and installed a new 15A GFCI in the garage. In the bedroom, we replaced the receptacle powering the ups to correct a loose connection issue that was observed. Additionally, we examined the other outlets and repaired 2 outlet connections. Customer had complaints of main level system not cooling properly upon inspection. It was determined that the capacitor of 40–5 was exploded and needed to be replaced. Replaced capacitor system still wasn’t working. With a further diagnostic, it was determined. The system was out on low pressure due to an R 22 Freon leak system is a straight AC gas furnace upflow in the basement for main level. Recommend a full system replacement. Customer has a comfort consult on Monday.

I’ve returned to Sofia’s home to install all the items she requested. Bedroom has now a new ceiling fan that is centered to the room how she requested. A new fan brace box has been installed. The previous hole I covered with drywall cut out. She said she can patch it herself. Installed two light fixtures outside of the home. Installed new switch along with a new 2 gang switch box. This switch powers the new lights in the utility room.

Customer has severe staining in basement ceiling with steady drip. He said it showed up over night. Kitchen sink area is directly above. He did say he saw water under sink but dried it up and turned water off under sink. When I arrived it was dry in cabinet and I turned water on and let faucet run several minutes in both basins checking out everything I can see. I tested disposal as well. I could not get anything to show up. With where the staining in cabinet is faucet is directly above it and I did feel some moisture at the top. The faucet is very tight and does not swivel well which indicates there is an internal leak rusting up the base. I did tell customer I do believe the faucet is the issue but to know 100 percent for sure I would have to open ceiling. He didn’t want it open and told me to change faucet 1st since he needs a faucet and then he can see if ceiling dries out. I used po number and purchased a faucet that is similar to what he had. Arrived at homeowners home. I was to work off of estimate to replace master right vanity faucet due to it leaking and not shutting off. When I arrived, I started by removing the existing faucet, then running up to the supply store and picking up a similar faucet, then came back and installed the new faucet then turned on water to check for any leaks and functionality, and all is well. I was met on site by Ruben, the location manager. An appointment was scheduled with Keep Smiling due to a couple of the kitchen faucets running. I indicated that this is typically due to one or both cartridges failing. I put together a price for replacing the cartridges for both of these faucets. I contacted Jennifer for approval. It was an agreed on, allowing me to move forward. I discovered that the brand is not carried by any of the supply houses in the area. This forced our hand to have to change plans and replace the faucets entirely. I updated Jennifer regarding this along with the new pricing. The change of plan was agreed on, and I proceeded. I returned with the new faucets. I managed to swap them out without any other issues showing up. I applied some silicone around various edges to help adhere everything to their respective surfaces. I arrived on the job and spoke with Mr. Gu about what work he would like performed. After looking over the location he wants an EV Charger instilled and the location of his electrical panel I wrote up a price to do so. Unfortunately the existing panel is full so a sub-panel will need to be installed to make room for the new circuit. I informed Mr. Gu and adjusted my price accordingly. He does not have the charger yet so he’s going to take this time to consider our offer. Dispatch fee was collected.

Clear main line stoppage. Run camera down the line to figure out why this continues to happen. After sewer camera inspection there is a 15 foot belly in the line from the clean out to underneath sidewalk. We will need to replace 40 feet of sewer line to get the belly out of the line.

Upon arrival customer stated that there is a leak above the water heater we installed last year. I explained to the customer that the labor warranty was up and that there will be a diagnostic charge associated with cutting open the cieling and he agreed. I cut open the ceiling and saw no water or drain lines but there is a galvanized steel vent for a the water heater. I explained to the customer that there is no active leak and that my service manager would be in touch shortly to come give a second opinion as well. I was met on site by Mr. McGrath. An appointment was scheduled with Keep Smiling due to a defective emergency shut off. More specifically, the emergency shut off installed for the coffee maker. Mr. McGrath explained that the shut off was not fully closing. The existing shut off is a multi-turn style, so I informed him that the rubber gasket on the inside typically deteriorates as it ages. I inspected the water pressure and confirmed that it is within the appropriate range. I was, however, unable to inspect the thermal expansion tank as its location was virtually unreachable. I asked if there’s anything else with the plumbing that I should look at during this visit. Mr. McGrath confirmed that there isn’t. I provided the estimate for replacing the emergency shut off. The price was agreed upon, allowing me to move forward. I purchased the matching shut off from the nearby Home Depot and swapped it out. I pressurized the system to test it. Mr wang has an ongoing issue with his intercom system that has now been completely shut down. He wanted us to fix the existing system but we do not work on low voltage systems. The power going to the system is there at 120v but only one half of the intercom works. The top half to be exact which is for the music player. Possible solutions. I explained I can provide one of the two options. A basic doorbell system. We have to add the chime and transformer within the existing intercom unit. Separate the existing wires in the intercom down to only the one that leads to the front door. At the door the existing doorbell will remain in place. The speaker will have no function and only the button will trigger the chime. Option two is installing a ring doorbell system. The mechanical chime and transformer still go in the intercom housing. At today’s visit, I spoke with Mr. Cargill. He informed me that he had previously had one of our hvac technicians out and he determined that the downstairs ac unit was not receiving full power. Therefore, with this information, I provided an estimate for diagnostic work. Mr. Cargill approved this estimate. Therefore, during the diagnostic, I determined that power was being received at the disconnect at the full 240volts. Leaving the breaker, leg 1 was pushing 121 volts and leg 2 was pushing 17volts. I then inspected the breaker and found that it the cleat of the breaker had broken and was getting hot and slightly warped the plastic insulation around the bus system in the disconnect. With this, I provided Mr. Cargill with two options for repair. The first option, was to replace the disconnect as it had visible heat damage. I would install a new disconnect with two new breakers to eliminate the heat damage from the equation. The second option, was to replace the lone damaged breaker. Mr.

At today’s visit, we installed a ceiling fan brace box, along with the fan Mr. Adam supported. This was done in the master bathroom. The installation comes with a 1 year from Keep Smiling Co.

Technician came out for no cooling call. Upon arrival, technician turned upstairs unit on. Indoor unit came on but outdoor unit did not. After diagnostic check and, technician found tripped breaker for upstairs unit. Technician took temperature difference which is 18 degrees cooling. Did not check refrigerant pressures because unit is equipped with R22. Resident informed me that the other system would not come on outside either. After checking capacitor, which is still good, found that unit was not receiving power. Checked breaker again but unit still was not receiving power. Flipped over to electrical. Arrived at homeowners home. Homeowner was wanting his PRV replaced due to other plumbers telling him he needs it done and add another one of his properties one busted causing Water Damage so he wants to get this one taken care of. He should be down to the basement where the PRV was located and we took a look at it, and I noticed that it was older. I explained that I would like to take a look at the pressure to see what it is. We went to the back hose bib and check the pressure and the pressure was 120 psi. I explained to the homeowner if that is severely dangerous and that yes he needs his PRV be replaced. I gave the homeowner an estimate to replace the PRV. The homeowner accepted. I did the work. When work was complete I turned on the water to test for any leaks and functionality and all is well. Arrived at homeowners home. Homeowner had hall bathroom on main level that the water was not shutting off in the tub and it was just consistently running. After talking with the homeowner, he explained that he got back last night from out of town and went downstairs and noticed that there was water on the floor so he looked up and saw that there was water coming from the ceiling, he went upstairs to the hall bathroom and saw that it was the shower so he cut off the water and called us. After inspecting the shower, I found that the tub/shower cartridge was a delta. I explain to the homeowner that it is most likely the cartridge and I would have to replace it. I explained that when it was replaced and the water is back on that I would like to check the pressure to make sure that the pressure is not the issue when Water was back on, I check the pressure at the back water hose and pressure was 130 psi. Issue: 1st and 2nd floor system isnt cooling because compressor isn’t operating due to a really weak capacitor. Townhouse has 2 systems. Furnace is gas Bryant about 19 years old located in the garage, it is zoned with 2 thermostats to do 1st and 2nd floor. It has a clean air filter 16x20x1. Found blower motor run capacitor weak reading 5.5 out of 7.5mfd, this is putting more stress on blower motor, suggested to replace capacitor. Found blower motor bearings wearing out, suggested to replace to replace blower motor. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with a resistor that has been overheating, suggested to replace control board. Found Zoneboard board with a resistor that has been overheating, suggested to replace Zoneboard. Condenser is 2.5 tons Bryant about 19 years old located backside of the townhouse with R22 refrigerant. Found contactor pitted, suggested to replace it. Upon arrival, customer stated that toilet located in women’s bath on far left was not flushing properly. Handle was not functional and water pressure was low. Also that in same bath, he noticed water puddling on floor near far left lavatory. After further inspection, found that valve for toilet needed replacement and water was leaking from lavatory faucet itself. Presented quote on repairs and customer agreed. After getting material, replaced valve for toilet which includes handle, tested and no issues were detected. Toilet functions properly. Replaced lavatory faucet tested and found no leaks. Victor greeted nicely. Worked very efficiently and was knowledgeable for the work I needed done. Victor told me that He read the water pressure of the house incorrectly before he started the work because after the work completed he read the water pressure high and charge $800 to replace. The valve is about 8-10 years old and seems fairly new. In my opinion he didn’t spend enough time to make adjustments. He tried couple of times Turning to adjust but with my request only. He is very knowledgeable otherwise. He supported us with my budget by talking with his manager to reduce price from 700 to 588. I appreciate him and the company allowing to get work done within by budget. Overall, the cost of labor after providing parts needed replaced, the company has higher price. Price could be reduced to $200-400. 588 seemed still higher for changing one faucet and a cartridge.
