Yearly service for Rinnai Water Heater. Will service, descale unit, and clean flame rods. Purged system. Called Rinnai to troubleshoot code 12 that homeowner is getting intermittently. Rinnai advised to clean flame rods and if issue returns, to pull burner assembly and clean. During cleaning, also install new flame rods again. Rinnai Case # 95784

I was met on site by one of the tenants of the property. He explained to me that they recently had a very high water bill. He suspected that it was a running toilet. I inspected both toilets and only found that the hallway toilet had a defective fill valve. The flush valves and flappers passed the dye test. Otherwise, the meter was static. I also inspected the water pressure and thermal expansion tank. The water pressure was fine, but the thermal expansion tank had failed. I explained to the tenant the purpose and risks regarding the expansion tank. I put together a couple of options and got the owner of the property on the phone. They agreed to have both parts replaced and provided their approval signature. I quickly swapped out both parts without other issues happening. There are no signs of leaks on any of the connections, and the new fill valve operates properly. I advised the tenant to keep an eye on the work over the next few days. I arrived on the job and spoke with Mrs. Shimizu about what work she would like performed. After looking everything over and counting up how many recessed lights she would like installed I wrote up a quote to reflecting the work. I presented the quote to her and sent it to her email before collecting the dispatch fee.

Upon arrival customer stated that she found a leak on the supply line going to a toilet upstairs when she woke up one morning to water all over the kitchen floor. Upon my inspection I found that the old poly supply line had popped out off the valve due to high pressure of 110 psi on the home. I explained to the customer the risks that come with having high pressure and presented her with options to fix these issues. The customer chose to get both issues taken care of today. Today I Replaced the supply line in the upstairs bathroom that was leaking and supplying the toilet And also replaced the 1 inch diameter pressure regulator in the basement to fix the issue of high pressure. Upon arrival customer stated that his wife has bought a new shower head and needs it installed. I found that the reason he need the shower head replaced is because when the water is diverted from the tub spout to the shower head water sprays 360° around the existing shower head I also found that the customers thermal expansion has failed and needs to be replaced as well as it is a safety device of the home. I presented options to the customer to get these issues and he chose to just get the shower head taken care of today. Excavate soil from foundation of home to expose sewer line. Continue excavation out from bushes. Cut sewer line inside and outside. Replaced crushed section and reconnect to existing line inside and outside. Backfill after repairs are complete. Today we came out to complete Installation of a new hose bib. New penetration through basement foundation was made. Shut water off to home, tied into existing main water line in basement, also, new shut off valve was installed for hose bib line. After all work was completed, turned water back on, pressurized lines and tested. No leaks were detected after installation was completed. Upon arrival, customer showed me there toilet in the master bedroom she told me that it was leaking from the bottom of the toilet that the carpet got really wet upon flushing the toilet a couple times I started to see water coming from the bottom of the toilet. I gave the customer a price to Paul and reset the toilet and to also inspect the flange as well to make sure it’s not cracked or it’s got a defect on it. Customer approved to pull and reset toilet. Upon pulling the toilet and taking off the residue of the old wax seal the flange was not cracked so then I put a new wax ring and I also put new closet bolts. Install the toilet again and I also had to put in your supply line to the toilet because the old one had snapped on me while I was trying to take it off. Performed cooling maintenance on 1 system. Condominium has 1 system. Furnace is gas Lennox about 8.5 years old located in the laundry room. Checked voltage, amp draw, safeties, blower motor, wheel, and delta T. Replaced air filter 14x25x1, advised customer to replace filter every 2 to 3 months because old filter was really dirty. Flushed condensate drain line. There isn’t an emergency drain, suggested to install a wet safety to prevent water damages to system and property in case system leaks water. Found blower wheel dirty, suggested cleaning it. Condenser is 2 tons Lennox about 10 years old located front side of the building with R410a refrigerant. Checked voltage, amp draw, capacitor, contactor, condenser fan motor, condenser coil, and refrigerant pressures. It hard to get accurate refrigerant pressure with current ambient temperature of 64 degrees but refrigerant pressures look good for current ambient temperature. Water washed condenser coil. Upon arrival, customer showed me his toilet where he said it was leaking from the supply line on further inspection I seen that when he was trying to replace the fill valve he didn’t turn it all the way turns snug it up and it stopped leaking. I see that there was no emergency stop for the toilet. I informed as to the customer he also told me this hose bib that would not stop dripping, and he also showed me another Gate valve that was bad. I didn’t check pressure to the house because he told me he replaced the fill valve because it would not stop running upon further inspection. I saw that the house had high pressure informed as the customer and I gave him a price to do all the work that we discussed. You agreed with the price approved my estimate. I switched out all the gate valves to ball valves and I also put emergency shut off for the toilet for future maintenance or for future repairs. Upon arrival, I cut out the sheet rock in the kitchen area in order to expose the plumbing for the shower. After further inspection, I noticed that the floor was full of mold. The leak was coming from the shower itself due to improper installation of tile. Will be contacting restoration company in order to assess the issue.

Installed new warranty burner assembly with new seals and gaskets to replace cracked assembly. No more gas escaping. Heater is not attempting to ignite, but continues to cycle through repeatedly. Called Rheem again and they diagnosed it as a defective flame rod sensor. They said they will overnight new flame rod sensor. As soon as flame rod sensor is delivered, we will return to install.

Upon arrival, found that upstairs hall bath tub valve would created a loud humming and vibrating noise when water was turned on. Called landlord and stated that I needed to run a diagnostic and tested in order to determine what the issue was. Presented diagnostic charge over the phone and landlord agreed. After running diagnostics, testing, and checking water pressure, was able to determine that cartridge had failed and needed to be replaced. Communicated with landlord, presented quote on recommended repairs and she agreed. Turned water off to home, drained lines, removed old cartridge and installed new OEM Moen cartridge. Properly secured cartridge, turned water back on onto home, pressurized lines and test tested. No leaks were detected after repairs were made, new cartridge functions properly, and no more vibrations or humming noises are heard. 90 day warranty on new cartridge and installed. Upon arrival, I was greeted by Mr. Goldfarb. He scheduled an appointment with Keep Smiling because of a toilet backing up in the master bathroom. Mr. Goldfarb had us out a little more than a month prior for the same issue. The previous visit was a basic clog in the toilet. We discussed that it could potentially be a basic clog again, but I let him know the process of removing the toilet and using a sewer machine if that ends up being necessary. He agreed to the estimate for using the toilet auger, allowing me to move forward. I quickly used my auger and confirmed that he experienced a basic clog again. I flushed the toilet multiple times with Mr. Goldfarb. We noticed too that this toilet was loose at the base. I removed the china caps to see if the closet bolts were still in place. I assured Mr. Goldfarb that water was not leaking from the base of the toilet. I discussed with him what it would take to alleviate this. Upon arrival, customer stated he had a leak going into his guest bedroom on the first floor, and the leak was coming from the bathroom above it. Customer approved diagnostic fee in order to cut out sheet rock to determine where the league was coming from. After determine where the leak was coming from, in order to fix the leak we would have to go through the second floor. In order to fix the leak we would have to remove the tub. Victor greeted nicely. Worked very efficiently and was knowledgeable for the work I needed done. Victor told me that He read the water pressure of the house incorrectly before he started the work because after the work completed he read the water pressure high and charge $800 to replace. The valve is about 8-10 years old and seems fairly new. In my opinion he didn’t spend enough time to make adjustments. He tried couple of times Turning to adjust but with my request only. He is very knowledgeable otherwise. He supported us with my budget by talking with his manager to reduce price from 700 to 588. I appreciate him and the company allowing to get work done within by budget. Overall, the cost of labor after providing parts needed replaced, the company has higher price. Price could be reduced to $200-400. 588 seemed still higher for changing one faucet and a cartridge.

Christian Ward did an excellent job when we had water damage. He analyzed the situation from several perspectives and concluded we did not have a broken pipe or leak. The wet carpet was a result of splashing from the dripping shower which soaked the mat and then the carpet. Christian suggested letting fans blow over the carpet for 4-5 days and that dried it out.
