When I arrived, I was greeted by the tenants that showed me the dining room, and I found that the water was dripping from the chandelier at a pretty constant rate, telling me that it was an active waterline leak, not on the drains. I had the tenants show me the bathroom above the dining room to see if I could find any water leakage anywhere and I was unable to. From there I had to call the homeowner and explain that I would have to charge a diagnostic for you to cut a couple holes in the ceiling to find what is leaking . Technician performed tune up for 2 systems. Both units have at least an 18 degree temperature difference. Both blower motors are pulling normal amperage. At Laurel mist, HOA I have replaced a failing landscape light and a time clock for the tennis court lights. Tennis court lights have been set for 7am to 10pm as requested. The way this operates is power feeds into the mechanical time clock. When the timer comes on it’ll allow the buttons at the tennis court door to work. Once the timer hits 10pm the power will shut off regardless if the green button was engaged. The landscape lights are working. The one that was giving problems was the other side that only has the light not the one where the meter is at. I’ve cut back on some of the wire to get solid connections. Before when I found it, there was a lot of build up on the wires and sediment in the wire nuts. I remade all connections from the first light to the meter. Today we came out to complete sold estimate on replacement of about 25Ft of pvc drain in crawl space and properly secure. Also rebuild drain under kitchen sink. Removed old pvc which was not installed properly, and had improper pitch. When pvc was cut out, found that about 20ft of old pvc pipe was filled with grease which was the cause of the backing up in sink. Made all proper connections, ran new 2in pvc pipe to kitchen sink through floor and connected all new tubular drain piping. After all work was completed, tested, and found that water was draining slow. Ran drain machine and restored flow to drain, this was complimentary. When completed, found that water was backfilling at clean out outside. Home is on septic tank. Arrived at property. There was a couple issues going on, the upstairs toilet would constantly run. Downstairs kitchen faucet had a constant drip that would not cut off. After talking with the tenants, they showed me the toilet, and Fossett that I found with the toilet that the fill valve was older, and it was not shutting off, and the kitchen faucet was also older and has started to leak from the hot cartridge. After going over everything, I was able to create the homeowners an estimate to get the kitchen faucet cartridges and the upstairs toilet fill valve replaced. I went over everything with the homeowner. They accepted. I did the work. When work was done I turned back on the water to test for any leaks and functionality and all is well. With the kitchen faucet, we noticed that the pressure was a lot lower than what it is supposed to be, and also leaks from the neck of the Fossett when it is used. I advised that they replace it. Arrived to customer home with issue with kitchen gfci customer brought his own gfci and tried to install it but it didn’t work after inspection found gfci to be not working properly so I installed our gfci in kitchen by stove and it is working now

After talking with the homeowner, she explained that every time she uses the kitchen sink it leaks from the basket strainers underneath. After inspecting the work, I found that the basket strainers were severely rusted. From there I was able to give the homeowner a proper estimate to replace both the basket strainers. The homeowner accepted. The basket strainers were severely rusted to the point where when I went to remove one of the bolts, it completely rusted apart. Upon arrival, homeowner stated that kitchen drain was backing up. He poured drain chemicals down drain but was not able to clear drain. He also stated he would like a quote on making any repairs in crawlspace for kitchen drain. After further inspection, was able to determine that pvc drain in crawlspace was not properly installed. Found back pitch in a few areas, and also was not secured. Drain coming from kitchen was undersized, 1-1/2in pvc. Recommended that we make proper repairs in crawlspace by upsizing drain to 2in, allowing proper flow to drain, and properly securing pipe. About 20-25Ft of PVC will be replaced. Homeowner agreed with quote on repairs. We will be returning Friday, April 25th to complete job. Today’s deposit collected will be credited towards full amount when we return. Upon arrival, homeowner stated that when master shower was being used, water would start leaking directly in ceiling below shower in dining room. Homeowner agreed on diagnostic charge in order to find cause of leak. Stated to homeowner that I would need to cut an access hole in dining room ceiling for inspecting beneath shower, but we were not responsible for any drywall repairs. He approved for me to cut access hole. After diagnosing issue, was able to determine that shower strainer had failed and recommended replacement. After careful evaluation of the affected area due to a possible leak, it was found that the thermal expansion tank has failed, as well as a pressure reducing valve, technician checked water pressure at both water heaters and the back hose bib. Technician performed tune up for 3 systems. Basement unit was heating in cooling mode and needed to be reprogrammed at the thermostat. Main floor unit is operating with no faults.
