Upon arrival, homeowner stated that he noticed water coming from upstairs into garage ceiling. Stated to customer that in order for us to determine what is causing this, we would need to run a diagnostic and also cut access holes in drywall. Customer agreed with diagnostic fee. Inspected bath located directly above garage and found that niche had missing grout on the edge. Niche is located under shower head. Also found that shower head was no longer functional and when in use, water would seep through niche where grout was missing, which would eventually find its way into downstairs garage ceiling. Water damaged was found in garage ceiling. Referred homeowner with mitigation company to come out and inspect water damaged areas. We do not work on tile or grout. For the noises coming when shower is in use, stated that we would need to have both cartridges replaced for upstairs shower valves. When shower is in use, there is a whistling noise that is made. Customer has relief line on water heater running dumping water outside of home. He said it’s been going on for awhile and suspected high pressure. I checked pressure on home and it is over 100psi. He does have full street pressure coming in and needs a new pressure regulator for sure. Regulator is behind water heater in garage but I should still be able to get my hands on it. Water heater is not original but you can tell it was not professional install. He does not have a thermal expansion tank. I advised customer that once regulator is replaced the relief valve on water heater will go back to normal. I also told him sometimes the valve will be compromised depending on how long the hot water was running through it and it will also have to be replaced. Told him that would be a separate charge if needed. He understood. He approved regulator and I turned water off to home at street and cut old valves out. I installed new quarter turn water shut off valve with 3/4 Wilkins prv on main line.

Estimate to replace water heater in garage. With installation of a new water heater a new expansion tank and service valve will all be installed. Estimate includes all labor and material. Will haul away old water heater. New expansion tank will be charged up to match home pressure. New regulator will be installed and set to 60 psi. Installation is complete with no leaks after repairs. I was met on site by the tenant of Mr. Tyler. An appointment was scheduled with Keep Smiling due to some type of ceiling leak. The tenant brought me to both the living room and the bedroom to show me the ceiling stains. She also made mention of some type of smell that would happen. I spoke with Mr. Tyler and got on the same page about the diagnostic process. Also clarified that the upstairs tenant is home and on board with allowing me to enter in order to perform the diagnostic. I provided the charge for doing so. Mr. Tyler agreed to it, allowing me to move forward. I cut open access in the ceiling of both rooms. I also ran a lot of water from the different fixtures in the other tenants home. There are no water pipes or drain pipes near these locations. Water was also not leaking at any point when the upstairs fixtures were running. I noticed around a piece of ductwork that there was a buildup of green mold or mildew. My opinion is that this is either an HVAC issue or a condensation i

On arrival performed maintenance inspection on one 2009 Trane 3.0 ton ac / 90% gas furnace. Checked and replaced one 16x25x1 media filter. Checked all electrical and mechanical components. Checked blower motor and blower wheel- recommend pulling and cleaning. Checked ductwork, thermostat, DeltaT and have a 22° split between return air and supply air temperatures, checked heatrise, refrigerant pressures, subcooling, superheat, refrigerant pressures low- added 1lb of r410a., recommend leak detection, found dual run capacitor weak reading 33 mfd and factory specifications should be 40/5/440 and recommended replacement. Installed new dual run capacitor. Overall technician recommends full system replacement due to age and refrigerant leak as well as failed dual run capacitor. Added $75.00 coupon mailer. Customer had water all over basement floor. They found it coming from closet that has a sewage ejector pump in the ground. The basement bathroom is holding water and nothing will flush. The ejector pump has failed. I checked electrical panel and plugged into a different outlet to verify not an electrical issue. Pump still did not come on. I gave quote to open basin and remove the pump to inspect and see if it’s just clogged with something. I also quote to replace as that will be likely scenario. The inspection quote will go towards replacement if necessary. I explained to customer if something foreign went down drain and was clogged in pump it will burn out and there won’t be anything I can do to fix that. It will have to be replaced and it is very important that nothing other than thin toilet paper is flushed down basement toilet. I waited nearly 45 minutes for an approval to do work. Upon arrival, customer stated that when gas company came out to turn gas on at meter, they found a couple issues that they needed to have corrected. Make corrections to an Improper sediment trap for furnace located in attic, and also to have a gas shut off valve installed within 6ft of tankless water heater in garage. After further inspection, presented quote for repairs and customer agreed. Made proper corrections to both sediment trap and also repiped section of gas pipe and installed a gas shut off valve for tankless heater. Came out to the Hughes residence to re attach the fan back to the metal fan supported box where the original screws had popped out.(90 day warranty.)(if it pops out again will need to replace junction box which will be a additional charge.)

Upon arrival, homeowner stated that he needed to have sewer ejector pump replaced due to old pump had been bypassed so it could pump waste out and was left on until motor went out. Presented quote to customer and he agreed. Removed lid and old pump, and installed a new Liberty cast iron sewer ejector pump. Made all proper connections to existing pvc pipe and secured. Upon arrival, customer stated that tub spout in hall bath had water constantly running. They had previously had some work done due to the same issue but water started running again. After further inspection, stated to customer that we could attempt to rebuild stems and seats for three handle valve, or we could replace old valve with a new Moen single handle valve with trim. Presented quotes to customer and she decided to have new valve installed. Shut water off to home and drained lines. Cut access in drywall behind valve to make expose plumbing and removed old valve. Installed new single handle valve and made proper connections to existing copper piping. After all connections were made, turned water back on, pressurized lines and tested, no leaks were detected. Upon arrival, homeowner stated that he had a sewer gas smell in his toilet. He also noticed that he had a leak in his guest shower that was causing the floor to get wet. After investigating, it was found that the waxing ring was compromised on the toilet and the leak in the shower was due to an improper seal of the shower plate. After talking with the homeowner and going over a couple different options, he wanted me to completely replace the toilet and instal a brand new American standard and put a brand new cover kit onto the shower and seal everything with caulking. After collecting signatures, I have began to work. After work was performed, I tested to make sure that everything was working properly, and that there no leak (there was none). Upon arrival, customer stated that his upstairs system which is our 410 an approximately seven or eight years old, stopped cooling on a further diagnosis. It was confirmed that his upstairs system was completely evacuated of Freon quoted customer for a dye solution leak check with 7 lbs of Freon customer opted for a comfort consult

Upon arrival, customer stated unit was not cooling after a diagnosis of the indoor coil. I noticed some freezing on the capillary tubes of the TXV upon further inspection. It was determined that the heat pump air handler that’s under warranty and is approximately three years old as they are 410 a Freon leak Advised customer that in order for me to be able to pinpoint the leak. I would have to implement a dye solution and add 4 pounds of our 14 a Freon. I then verbally quoted the customer that if the indoor AC coil is the source of the leak that there would be an additional $1500 for indoor AC coil install customer and stated she would like the quote for the 4 pounds of Freon and dye solution and that she would get back with us after conversing with her husband

Replaced Moen tub/shower valve cartridge in master bath tub.

Upon arrival, homeowner stated that he is looking to have his water heater replaced to complete a sale of the home. After investigating it was found that the water heater is 20 years old and has significant settlement built up within the bottom of the heater, making me unable to take a pressure reading. The water heater is a 50 gallon gas general that is in the storage room closet in the garage. The water heater does not have a thermal expansion tank and is on copper leads. After talking with the homeowner about what he was looking to have done, he was telling me that he was gathering estimates to replace the water heater. So that the sale can go through on the home. After talking with him about the estimate he decided to continue gathering other estimates and will call us back if we meet, his price point. Technician performed tune up for 2 14 year old gas split system. Both filters were replaced. The top floor system is producing a 20 degree temperature difference. Indoor blower capacitor is getting weak. Blower wheel is dirty. Float switch is in place and working. Outdoor capacitor is in good standing. Refrigerant levels are in normal range. Contactor is still clean. Main floor is not cooling at all. Indoor fan is working and capacitor is in good standing. Igniter is starting to turn white and needs to be replaced. Outdoor unit is not coming on at all. Capacitor is blown which may have caused compressor windings to go bad. Contactor is still clean but technician could not check refrigerant pressures due to outdoor unit not working. Informed resident that if they decide to go with the restoration for the main floor, the new compressor will not be under warranty. For the price of the restoration, I strongly recommend speaking with our comfort consultant to discuss a system update instead

Today we came out to complete job of running new gas line for gas stove. Tied into existing tee that was found in crawlspace and ran 1/2in black iron pipe to location of stove. Drilled through subfloor and stubbed out pipe with a gas valve. Strapped and secured all pipe and tested with leak detector. Did not find any leaks on new pipe installed. I was met on site by Mr. Joshua. An appointment was scheduled with Keep Smiling due to a possible issue with one of the toilets. I was escorted to the upstairs guest bathroom for the specific toilet. Mr. Joshua explained that this toilet would from time to time sound like it’s running. We flushed the toilet, allowing the tank to fill back up. I added a leak detection tablet in the tank. I gave the tablet a bit of time to spread in the water. This time was taken to inspect the water pressure and thermal expansion tank. Both are healthy. The home was a 2024 construction. I returned to the toilet finding no results. The water in the bowl did not change color. The fill valve was operating properly. Even though the toilet operated as normal, I still provided options for replacing the different parts within the toilet. Client devised they only wanted fill valve replaced. Replaced fill valve with new fluid master fill valve. All water was removed from tank prior to doing repairs. Issue: system isn’t cooling because outdoor unit isn’t operating due to a faulty CoreSense Diagnostic box. House has 1 system. Upon arrival I found indoor unit with door and outdoor unit with doors opened, customer said that he has been trying to diagnosed it himself. Airhandler is Daikin abour 7 years old located in the basement and it does main floor. It has an air filter 16x20x1 that is clean. Found blower wheel dirty, suggested to pull it out and clean it. Found biological growth inside air handler, suggested to install Iwave-R to purify indoor air, help with biological growth, viruses, bacteria, allergies, germs, etc… Heatpump/condenser is 2.5 tons Daikin about 7 years old located backside of the house with R410a refrigerant. Found contactor really pitted and sparks when I manually turn it ON, also found voltage drop on it, suggested to replace it but explained customer that this might no be the issue for the system but this might have damaged the CoreSense Diagnostic box, cust
