Replaced toilet and flange in main floor bath

Upon arrival customer stated that she had a customer supplied toilet that she would like us to install and I saw that they bought a glacier Bay toilet. They also showed me another toilet upstairs where they had a bad flush valve and they asked me if I could replace it as well I told them yes and I gave them a price to do both things. while I was driving to the supply store, customer just wanted to replace the whole toilet upstairs instead of just replacing the flush valve. Customer approved my price and my estimate I got A Kohler toilet. After installing the one upstairs a check for any leaks, there is no leaks while I was finishing up. The one downstairs I seen that the supply line did not reach and this supply line that they had cannot be taken off and gave him a price to replace emergency stop and they approved it. Upon completing all the work, I checked for any leaks, there’s no leaks there is a six month warranty on the customer supply toilet there is a six month warranty as well

Issue: customer states that both systems aren’t cooling properly and the only needs Freon. House has 2 systems. First system, furnace is gas Goodman about 14 years old located in the attic and it does upstairs. It has 2 air filters at ceiling return 14x14x1, suggested to replace them, customer said that he will do himself. Found blower motor run capacitor weak reading 11 out of 12.5 mfd, this is putting more stress on the blower motor, suggested to replace capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 2 tons Goodman about 14 years old located right side of the house with R410a refrigerant. Main reason for system not cooling properly is because refrigerant pressures are fluctuating, explained customer that most likely there are non condensable gases inside the system, suggested to recover all refrigerant and then put virgin refrigerant, if the issues continue it might be that compressor is going bad, customer asked me if it needs refrigerant

Homeowner has polybutylene piping throughout the house. Most of the piping in the crawlspace is hanging and not even supported. 1/2” cold water line supplying the kitchen has split and started a severe leak in the crawlspace.

Arrived at homeowners home. Homeowner had a couple things going on. One he had his main water service line was leaking, he had the hall bathroom toilet on the main level that the fill valve was leaking, and the downstairs bathroom shower faucet keeps dripping. I started by taking a look at the waterline leak, and the homeowner explained that he has already had his gardener out to see if it was the irrigation and the gardener brought out that it was not the irrigation. The homeowner and the gardener proceeded to sit outside and dig for a while to see if they can find it and we’re unable to. I explained to the homeowner that I could start digging and trying to find it but I would have to charge by the hour. I explained to the homeowner that it would be better to have leak locate come out and mark where the leak is that way we won’t be guessing. Came out to the Rosenbaum residence to give them a estimate on 4 6 inch recessed lights,a breaker that keeps tripping,2 switches that got water in it,as well some GFCIs that no longer work.

Upon arrival customer claimed to have a leak coming from her yard. She turned the water off to be safe and for it to not leak anymore. Her son showed me where they saw the water gushing up from. And when I turned water on I instantly saw the water come up. I to,d the customer over the phone I will give her 2 options to choose from. One replacing the line and the second one being digging where the water is coming from and repairing it there. She chose the repair option. After gathering her signatures I began to work and luckily found the leak. It looked like this section was repaired before and instead of using a Pex coupling to connect both sections of pipe, a tee was used and was capped off on the other end with a shark bite ( not for underground) so it was a leak waiting to happened. I then repaired it properly and pressurized the system to test. I stayed at the water meter for 5 min and the dial would not move, proving no leaks in the system. Technician performed tune up for 6 year old gas furnace/split system. Blower motor pulling normal amperage. Blower housing is clean. Informed resident of our policy for filters and they were ok for today. Outside pressures in normal range. Informed resident capacitor was weakening but that it was still above recommended rating. Upon arrival, homeowner stated that their toilet flapper was not shutting, causing water to keep running through the toilet. After investigating the issue, I found out that the clip on the flush valve was snapped off causing the flapper to not work properly. After realizing this, I began talking with the homeowner about fixing the problem. I came up with two options, one to just replace the flush valve and the tank to bowl bolts and the other one to replace everything in the back of the tank an overhaul. After deliberating the customer just wanted to do the flush valve with the tank to bowl bolts. Before completing the work I asked the homeowner if she would like her pressure check to check the safety features of her home. She agreed and her pressure read 95 PSI which ment her pressure reducing valve next to the water heater is going bad. I mentioned this to the homeowner and she did not want to get it done today so I’m leaving an estimate with the homeowner in case she wants to do it

Replaced 50 gal gas water heater with Navien 240A2 tankless water heater, located in 2nd floor utility room

I arrived on the job and spoke with Mr. Weeks about what work he would like performed. He showed me to each bathroom he would like an outlet installed in for bidets. I wrote up two different quotes, one for all four bathrooms and another for only two of the bathrooms. Quotes were sent over to his email.

Upon arrival customer claimed to have an over filling toilet. After looking at the work area and letting her explain what she saw. I came to conclusion the fill valve was malfunctioning and letting the water over flow out the handle. I recommended what should be done and she agreed on the work to be started today. Upon arrival, customer stated that upstairs bedroom bath toilet was not functioning properly, that tank would not fill with water. After further inspection, found that fill valve had failed, when flushed, fill valve would get stuck. Also, customer stated she wanted to have kitchen faucet repaired or replaced due to side sprayer not functioning properly. Presented quote on work and customer agreed. Removed old two handle kitchen faucet with side sprayer and installed a new faucet with pull down sprayer. To cover the opening where old sprayer was, I installed a soap dispenser. Tested and new fixture works properly. For toilet, removed old fill valve and flapper and installed new replacement parts, tested and found no issues. At today’s service, Mrs. Debbie recently purchased a new deep freezer and with this, she is needing a new outlet as she is not wanting to plug the freezer into the same outlet as the garage refrigerator. We spoke about location of the outlet with her ultimately deciding to have it installed underneath the panel to keep down on cost and drywall cutting. Therefore, I installed a 20A 120v circuit directly beneath the panel box. I then installed an old work cut in single gang box and inside this box I installed a 120v gfci receptacle. The wiring installed is a 20A 12/2 romex cable. Upon completion, the gfci was tested and in proper working order. All parts supplied and installed come with a 1 year warranty from Keep Smiling Co.

Replacing the GFCI underneath the panel in the basement with a new GFCI. Finding and replacing the faulty outlet on the exterior of the house causing the GFCI to trip.

Upon arrival, found upstairs hall bath toilet was clogged and not flushing properly. Customer stated that he attempted to use plunger but was not able to clear blockage. Presented quote on using toilet auger to attempt to restore flow to toilet and customer agreed. After multiple attempts with toilet auger, was able to clear blockage. Upon arrival customer claimed to have a leak from his hosebib. After checking the work area, I saw that when the hosebib shutoff was on water kept seeping through the hose bib. When I turned the valve off it started dripping onto the water heater. I brought his up to the customer and recommended to replace that valve since the drip will not get any better. And since the hosebib just needed the insides replaced I gave him an estimate for the full price on the valve replacement and a discount off the hosebib repair. He agreed and signed off. I also mentioned to him the rest of the valves above the heater on how they are all multi turn valves. I gave him a deal, knowing his water heater is from 2013, way out of its warranty date. If he calls back for a water heater issue I will replace all the valves above under the water heater price. And he agreed After checking my work, everything worked good. Upon arrival customer stated that there is a wet spot on the ceiling and that there is a bathroom right above it. Upon my inspection we went up to the bathroom and checked over every fixture to see if there was any visible leaks. I did not see any leaks on drains or waterlines upstairs so I gave the customer a price to Cut open a hole in the ceiling in the living room by the back door where the wet spot is in the ceiling in order to see what is leaking and she agreed Upon cutting the hole I immediately see the issue. It was a 4” x 3” 90° that had been leaking for quite some time. I gave the customer a price to get the issue taken care of and she agreed Keepsmiling is not responsible for any sheet rock repairs.
