I arrived on the job and spoke with Mr. Weeks about what work he would like performed. He showed me to each bathroom he would like an outlet installed in for bidets. I wrote up two different quotes, one for all four bathrooms and another for only two of the bathrooms. Quotes were sent over to his email.

Upon arrival customer claimed to have an over filling toilet. After looking at the work area and letting her explain what she saw. I came to conclusion the fill valve was malfunctioning and letting the water over flow out the handle. I recommended what should be done and she agreed on the work to be started today. Upon arrival, customer stated that upstairs bedroom bath toilet was not functioning properly, that tank would not fill with water. After further inspection, found that fill valve had failed, when flushed, fill valve would get stuck. Also, customer stated she wanted to have kitchen faucet repaired or replaced due to side sprayer not functioning properly. Presented quote on work and customer agreed. Removed old two handle kitchen faucet with side sprayer and installed a new faucet with pull down sprayer. To cover the opening where old sprayer was, I installed a soap dispenser. Tested and new fixture works properly. For toilet, removed old fill valve and flapper and installed new replacement parts, tested and found no issues. At today’s service, Mrs. Debbie recently purchased a new deep freezer and with this, she is needing a new outlet as she is not wanting to plug the freezer into the same outlet as the garage refrigerator. We spoke about location of the outlet with her ultimately deciding to have it installed underneath the panel to keep down on cost and drywall cutting. Therefore, I installed a 20A 120v circuit directly beneath the panel box. I then installed an old work cut in single gang box and inside this box I installed a 120v gfci receptacle. The wiring installed is a 20A 12/2 romex cable. Upon completion, the gfci was tested and in proper working order. All parts supplied and installed come with a 1 year warranty from Keep Smiling Co.

Upon arrival, found upstairs hall bath toilet was clogged and not flushing properly. Customer stated that he attempted to use plunger but was not able to clear blockage. Presented quote on using toilet auger to attempt to restore flow to toilet and customer agreed. After multiple attempts with toilet auger, was able to clear blockage. Upon arrival customer claimed to have a leak from his hosebib. After checking the work area, I saw that when the hosebib shutoff was on water kept seeping through the hose bib. When I turned the valve off it started dripping onto the water heater. I brought his up to the customer and recommended to replace that valve since the drip will not get any better. And since the hosebib just needed the insides replaced I gave him an estimate for the full price on the valve replacement and a discount off the hosebib repair. He agreed and signed off. I also mentioned to him the rest of the valves above the heater on how they are all multi turn valves. I gave him a deal, knowing his water heater is from 2013, way out of its warranty date. If he calls back for a water heater issue I will replace all the valves above under the water heater price. And he agreed After checking my work, everything worked good. Upon arrival customer stated that there is a wet spot on the ceiling and that there is a bathroom right above it. Upon my inspection we went up to the bathroom and checked over every fixture to see if there was any visible leaks. I did not see any leaks on drains or waterlines upstairs so I gave the customer a price to Cut open a hole in the ceiling in the living room by the back door where the wet spot is in the ceiling in order to see what is leaking and she agreed Upon cutting the hole I immediately see the issue. It was a 4” x 3” 90° that had been leaking for quite some time. I gave the customer a price to get the issue taken care of and she agreed Keepsmiling is not responsible for any sheet rock repairs. Today I Disconnected the toilet in the upstairs hall bathroom. Cut out the leaking 4” x 3” 90° fitting that’s going to the toilet flange and a small section of 3” pipe and replace the leaking 4” x 3” 90 with a new one and install a new toilet flange with new wax ring and

On arrival performed maintenance inspection on one 2008 90% gas furnace / 4.0 ton r410a Ac system. Checked one 16x25x1 media filter recently replaced by homeowner and left one for future use. Checked all electrical and mechanical components. Found system subcooling temperature low and pressure readings low. Checked deltaT and have a 14° temperature split between return air and supply air temperatures. Discussed findings and options with homeowner. He has decided to go with the gas and go option for right now. System is 18yrs old and he hasn’t had any issues in the past or ever had to have system charged so it is likely there is a small pin hole leak and homeowner is hoping this will last through summer. Upon arrival, customer stated that he wanted help to install his toilet seat. Unfortunately, the bolts were not big enough for the toilet seat and they wouldn’t screw onto the toilet. I told the customer that will be best to just get some new bolts in the correct toilet seat. I was met on site by Mr. and Mrs. Singleton. An appointment was scheduled with Keep Smiling in order to have the annual tank water heater flush performed. I double checked the water pressure and thermal expansion tank before providing the estimate for flushing both water heaters. Both are still healthy. I provided the estimate for the $99 flush special. Mr. Singleton agreed to it, allowing me to move forward. I spent a good bit of time flushing both water heaters in order to maximize the flush. No malfunctions or defects happened during the flush or when I pressurized the system. Mr. and Mrs. Singleton are also confident that they have no other issues throughout the home. Upon arrival, customer showed me two faucets where she barely had any water pressure. She was told from another plumber that she needed a recirculation pump. I took a look at the downstairs faucet and took out the aerator and saw a bunch of sediment of some sorts. I cleaned it out and put it back on the Faucet and water came out perfectly fine. I tried taking out the aerator on the upstairs restroom. I cannot get it out. I gave the customer a couple options and she went with a customer supplied faucet. Customer stated that toilet in master bath was taking long to fill tank after each use and also would continuously run for a long period of time before stopping. Found that fill valve had failed and needed replacement. Home had high water pressure previously so that pressure affected fill valve for this toilet. Pressure issues were resolved prior to our visit today. Presented quote on repairs and customer agreed. Shut water off to toilet, drained tank, removed old fill valve and installed new fill valve properly securing to tank. Turned water back on, made sure water level in take was proper and tested. Upon arrival customer stated that their upstairs toilet was clogged. I ran some water at the sink at the shower to see if I saw any gurgling, but I did not see any type of gurgling, and just isolated it to the toilet. I gave the customer a price to just auger the toilet. Customer approved my priced auger, the toilet, and upon starting to auger the toilet as soon as I stuck it in the toilet was unclogged. On arrival diagnosed 2013 Rheem 80% gas furnace/2.0 ton ac system for causes of leaking and water in pan. Flushed two gallons of water through condensate drain line. Vacuumed approximately 5 gallons of water out of safety pan. Found that filter rack requires a 16x25x1 filter , however system had a 16x20x1 media filter which homeowner states that is the size she’s been told to order in the past. Discussed findings with homeowner and she states system has been low and recharged several times in the past indicating she has a refrigerant leak in system. And the filter being the wrong size for an unknown amount of time indicate evaporator coil is very dirty and has a leak. It is recommended to replace system as this one is out of warranty. Checked refrigerant pressures, subcooling, DeltaT and have a 21° split between return air and supply air temperatures. We will schedule visit from comfort advisor for tomorrow 10-2. The Revels have a 13 year old Rinnai RU98 tankless water heater that has never been descaled and is coding out with a code “10”. Code “10” is a mixture problem. Upon diagnosis found that gas burner is malfunctioning causing unit to shut down with mixture problem and heat exchanger has significant build up of lime scale inside. We DO NOT recommend attempting to repair this unit. Considering that all warranties are now void, the costly repair option with no warranties and the condition of heat exchanger. We Gave the Revels a quote to replace unit outright and will credit back diagnostic fee if they have it replaced by the end of May. The Revels stated that they need to think about it and get back to us when they are ready.

Upon arrival customer stated that she has a toilet leaking from the base and has 4 faucets she’d like installed. Upon inspection of the toilet I found that the leak is coming from a bad wax seal and explained to the customer that we will need to pull up the toilet and reseal it with a new wax ring to fix the issue. The faucets she wants install are for the hall bath, the master bath double vanity, and the kitchen sink. I presented a price to the customer to get the issue fixed and faucets installed and she agreed. I arrived on the job and spoke with Mrs. Helena about what work she would like performed. She requested the bulbs in the fixture of her kitchen be replaced, but I informed her that the fixture had LEDs integrated within and that I would be unable to replace bulbs. I wrote up a price to replace the fixture and presented it to her. We were unable to come to an agreement today so the dispatch fee was collected.

On arrival performed maintenance inspection on one 2020 Lennox 80% gas furnace / 4.0 ton Ac. Checked all electrical and mechanical components. Checked and replaced one 20x25x5 media filter. Checked blower motor and blower wheel, ductwork, thermostat, evaporator coil, condensate drain line and flushed, DeltaT and have a 20° split between return air and supply air temperatures, condenser coil, voltage, amperage, and capacitance. Also found some damage to exterior wall inside attic, looks as if the insulated wall has fallen exposing the vinyl siding outside.
