Client called us out for a couple drain issues. Preformed 99.00 special though front clean out. Found no stoppages f issues in the sewer line. Also preform drain clearing in laundry drain. On arrival found fuse was not blown like originally suspected. At this time technician found blown transformer and possible bad furnace control board. On arrival inspected main level 2018 Trane system for no cooling. After diagnosing found that the EcoBee thermostat has failed. It is not sending 24volts to furnace. Outdoor system is coming on when activated at Contactor. Homeowner states he will order a new EcoBee thermostat. Discussed performing heat maintenance tuneup inspection on the other two systems and homeowner agreed. Checked all three 16x25x4 media filters. Checked all electrical and mechanical components. Checked blower motor and blower wheels, ductwork, thermostats, pressure switches and pressure switch tubing, inducer motor, gas valve, igniter, flame sensor, heat rise, voltage, amperage’s, and capacitance. Customer has stopped up toilet in upstairs hall bathroom. Nothing else I home is affected. She knows something went into toilet as she has a special needs so that has done this before. I used toilet auger and felt an obstruction and pushed through. Nothing came back on my cable so I don’t know what it was. She suspects it was a bottle cap which is big enough to get caught in trap and obstruct toilet paper and small and flexible enough to get pushed through. I flushed toilet 5 straight times with toilet paper and toilet appears to be working properly now with no backups. Toilet is builder grade in newer home. She may consider a more powerful toilet in future. No warranty on stoppages since I can’t control what someone puts down drains. Water pressure normal. $164 paid today via credit card

Customer has 2 upstairs toilets that will run very so many minutes. Hall bathroom worse than master. The flappers are extremely warped and have pushed into flush valve making a gap for water to flow out of tank. When tank level drops to a certain point fill valve kicks back on. The house is only a few years old and he does have buildergrade gerber toilets. Fill valves are all working properly and look fine. I just recommended swapping out flappers and doing all 3 toilets while I am here. Customer approved and put new flappers in toilets. Flushed toilets several times and listened to them and they are all good at this time. Water pressure is normal. 1 year warranty on repairs. Total paid is $212.82

At today’s visit, I spoke with Mr. Hamrick. He is having a stairlift installed from the garage to the loft above the garage and the installation of the lift requires a receptacle to power it. Given that the panel box is located at the base of the steps, thus it was the nearest available power source. Therefore, I provided an estimate to either add a dedicated circuit for the stair lift or to splice into an existing circuit in the panel box. Mr. Hamrick elected for the outlet to share wiring with an existing circuit. Therefore, I installed a duplex receptacle beneath the panel for the stair lift. It is wired in 12awg wiring rated at 20A. This wiring was spliced into the garage receptacle circuit. Upon completion, I tested the receptacle and measured proper voltage at 119volts. The installation of the outlet comes with a 1 year warranty from Keep Smiling Co.

Upon arrival customer stated that there is a leak in the yard next to the meter. Upon my inspection I found that the leak is about 2-4 feet away from the meter on the main waterline feeding the house. I explained to the customer that we will need to dig up a section of the lawn in front of the meter and make the repair and gave her a price to do so. Arrived at homeowners home. Homeowner had a water spot on the ceiling of the downstairs bedroom that he was wanting to know what it was from. I was out previously and did some work and while I was here, the homeowner showed me the issue, but did not want to take care of it at that time. I explained that I would charge a diagnostic fee to remove the ceiling panels. Then, when I have eyes on all the pipes, we can go upstairs and run the water in the master bathroom and check the drains below for any leaks. Homeowner accepted. I started by removing the panels that had the water spots on them and was able to locate the master bathroom bathtub P-trap, along with the shower and vanity drains. I had the homeowner go and run water while I was downstairs in the bedroom, watching the pipes for any leaks. We ran water for about 30 minutes, but was unable to find any leaks. I arrived on the job and spoke with Mr. Riddle about what work he would like performed. He showed me to a utility/storage room where he’s having a stacked washer/dryer installed and requested I install the proper outlet behind the unit. I took some measurements and got a material list before writing up and presenting a price for the work to be done. He agreed on the price so I collected a signature and got to work. Once completed with the outlet I plugged in the unit and we tested it to confirm proper function. Client called us out to home for a leak in the garage. Upon inspection and through the customer’s diagnostic of shutting off the toilet, I was able to identify the leak. Provided client with options for repairs. Checked pressure and found home had 90 psi indicating that the pressure regulator failed. Replaced pressure regulator and rebuilt 2 toilets. Upon arrival, homeowner stated that he wanted to have a washing machine outlet box installed in the basement, with all plumb8nv ran as well. After further inspection, stated to customer the best way to have work done. Presented quote to customer and he agreed. Installed and secured washer box on concrete wall, ran pvc drain to main sewer stack, had to rebuild section of main drain. Installed proper fittings and replaced cleanout as well. New drain was secured to walls and properly connected. Also, tied hot and cold water lines to existing copper piping in basement. Transitioned to pex pipe and properly secured. This is a commercial property that has multiple business units. We are in unit A at far end of building. This is a dentist office and they have gurgling in the front bathroom toilet and sinks. Back toilets appear to be good. They have had issues in the past so they are familiar with situation and what to expect. There is a clean out in backside of building but it is not holding water. Non of the other units are experiencing issues so the clean out is irrelevant. I will have to pull the toilet in the front bathroom and run my sewer machine from there into the main drain line. Beth approved quote and I pulled toilet up. It is a pressure assisted toilet. I ran my cable down drain te entire length that I have available. I pulled back while running hot water in sink. I see no holding water in toilet line. I did have a little bit of a paper towel on the end of my cable. I reset toilet with new wax, bolts and braided steel supply line. Returned to install Halo H2zero Ultimate whole home water filtration system. Supervisor approved customers request for $4500. I turned water off to home and installed new carbon filter/ionizer and sediment filter on wall to the left of main valve and water heater. I hardpiped a bypass with new quarter turn water shut off valves. I also installed a new moen flow leak detection device on the main line before going into water filtration system. Everything is plumber after the pressure regulator. Water pressure on home is 55psi. Water is on and no leaks on any of my work. I flushed out the carbon filter per owners manual specifications for about 1 hour. Water is clear now going into home and everything is working properly. I turned on the moen flo. I walked customer through setting up the app on his phone and we have connection to his device. 10 year manufacture warranty on water filtration system. We give 1 year warranty on all parts and labor. Total paid today is $4500 via credit card.

At today’s visit, I spoke with Mr. Hix. He informed us that he recently had the plug end of an extension cord as well as pool pump burn up. Due to this, he is looking to have a receptacle added so the pump can directly plug into a receptacle. We spoke about different options that were available for accomplishing this work. We also talked about the potential for also powering the shed which was previously disconnected prior to them purchasing the house. With this, I provided three estimates and discussed the differences between them. These three estimates have been sent over to the email on file.

Upon arrival, homeowner stated that they had a leak under their vanity. After further investigation It was found that the drainage pipe connected to the sink was improperly installed, and that the pop-up assembly’s were leaking causing flooding underneath the vanity. After discovering this, I gave the homeowner two estimates one for replacing the P-trap and properly putting them in and another for replacing the pop-up assemblies along with the P-traps. After talking with the homeowner, he wanted me just to do everything and not have to worry about it. After signatures I begin work. After work was performed I tested to make sure that everything was working properly and nothing was leaking. Customer stated toilet was rocking after taking. I’m gonna look I saw that the bolt was not in on one side of the toilet and that the floor is very unlevel. For a temporary fix I pulled and reset the toilet and put new shims in. I advised the customer that we should reset the flange and level out the floor with the flange. Ashley needed two outlets to power each bidet. I took a look over the the two locations and provided the solution. First outlet has been extended from the outlet to the right in the bathroom on the main floor. Second outlet has been extended from the outlet on the left side of the mirror located in the master bathroom. This circuit is already Gfci protected. The Gfci for this circuit is in the master bathroom to the right of the mirror. Work has been completed. Both bidets are working properly. I’ve paired both of them to their remotes. The was unfortunately drywall that had to be cut in order complete the job. She’s fully aware that we don’t repair it. I have managed to place two cut pieces back and blank covers. I’ve informed her that it is possible to trip the circuit if there’s too much power being pulled. Example using both bidets and a hair dryer will trip the breaker. I was met on site by Ms. Tunson. An appointment was scheduled with Keep Smiling to inquire about installing a couple of toilets that she ordered. The two toilets she ordered are to replace the main level hallway toilet and the upstairs guest toilet. I assessed the two areas to figure out what it would take to perform the work. I inspected the water pressure and thermal expansion tank as well. Both are healthy. I provided an estimate for replacing the toilets. It was agreed upon, allowing me to move forward. Upon unboxing and installing the toilets, it was discovered that these toilets operate exclusively with electrical power. There is no manual component to the flush. With this in mind, I forewarned Ms. Tunson that if either of these toilets hypothetically malfunction after the electrical is finished, then a diagnostic charge will have to apply in order to get them properly working. At today’s visit, I spoke with Mrs. Lisa. She informed me that the string lights underneath the deck constantly flicker and stop working. Along with this the pool vacuum will do the same thing. Sometimes the gfci in the basement will trip when this happens. Additionally, she informed me that she had a gfci by the pool that was very difficult to plug into. With this information in mind, I provided an estimate for troubleshooting as well as replacing a gfci to which Mrs. Lisa agreed. During the diagnostic, I determined the string lights were loosing a neutral connection. I traced the wiring out and located a connection in the outdoor receptacle by the downstairs back door. In this outlet box, the neutral connection was wrapped around the terminal screw but not tightened down. To correct this, I cut out the damaged section of wiring, and remade the connection which restored proper power. Upon arrival customer stated that the ice maker box will not shut off after they removed the fridge. Upon my inspection I found that the old gate valve ice maker line has failed and needs to be replaced. We replaced a 3/4” check valve at meter, 4 months ago. Now there is water in both meter boxes. Upon diagnosis under warranty found that the check valve was not leaking, rather another section of pipe 6 inches away. I made repair under warranty. However Mr. Reiland wanted another meter box and they have a pop up assembly in hall bath that is malfunctioning. Added meter box and repaired pop up. Charged discounted price for box and pop up, in good faith.

Arrived at homeowners home. Homeowner was having a leak underneath the kitchen sink. After talking with the homeowner they explained that when you use the kitchen sink, it will leak from the handle as well as leak underneath. I explain to the homeowner that it is most likely the cartridge that has gone bad and is leaking through the handle body itself causing the leaks. I explained to the homeowner that I would like to check the pressure because pressure is one of the leading causes to the cartridges going bad. I explained that I would have to check it at the water heater. The homeowner show me the way to basement where the water heater was located. I check the pressure and found that it was 110 psi. While I was at the heater, I also noticed that it was from 2015 telling me that it is going on 10 years old.
