The Revels have a 13 year old Rinnai RU98 tankless water heater that has never been descaled and is coding out with a code “10”. Code “10” is a mixture problem. Upon diagnosis found that gas burner is malfunctioning causing unit to shut down with mixture problem and heat exchanger has significant build up of lime scale inside. We DO NOT recommend attempting to repair this unit. Considering that all warranties are now void, the costly repair option with no warranties and the condition of heat exchanger. We Gave the Revels a quote to replace unit outright and will credit back diagnostic fee if they have it replaced by the end of May. The Revels stated that they need to think about it and get back to us when they are ready.

Install and supply Kohler toilet in master bathroom

Upon arrival customer stated that she has a toilet leaking from the base and has 4 faucets she’d like installed. Upon inspection of the toilet I found that the leak is coming from a bad wax seal and explained to the customer that we will need to pull up the toilet and reseal it with a new wax ring to fix the issue. The faucets she wants install are for the hall bath, the master bath double vanity, and the kitchen sink. I presented a price to the customer to get the issue fixed and faucets installed and she agreed. I arrived on the job and spoke with Mrs. Helena about what work she would like performed. She requested the bulbs in the fixture of her kitchen be replaced, but I informed her that the fixture had LEDs integrated within and that I would be unable to replace bulbs. I wrote up a price to replace the fixture and presented it to her. We were unable to come to an agreement today so the dispatch fee was collected.

On arrival performed maintenance inspection on one 2020 Lennox 80% gas furnace / 4.0 ton Ac. Checked all electrical and mechanical components. Checked and replaced one 20x25x5 media filter. Checked blower motor and blower wheel, ductwork, thermostat, evaporator coil, condensate drain line and flushed, DeltaT and have a 20° split between return air and supply air temperatures, condenser coil, voltage, amperage, and capacitance. Also found some damage to exterior wall inside attic, looks as if the insulated wall has fallen exposing the vinyl siding outside. Replaced 6 month sediment filter I basement and replaced 1” check valve at meter.

Upon arrival, customer stated that he wanted a water heater flush. I gave him a price to do that. He also showed me a hose bib that was really seized and really rusted the hose that they had attached would not come off. I told him I would try my best to try to take it off before I would charge anything but he went with the water heater flush to begin with while I was flushing the water heater I was inspecting the hose bib and concluded it would be best to replace it. I gave him a price to replace it, and I saw that he had high pressure at the house. He told me to send him the estimate upon completion of work. Everything was running fine. Arrived at homeowners home. Homeowner had a leak on her water service line. When I arrived, the homeowner explained that she has already dug it up and found the week so she just needs it repaired. She also explained that she has dealt with the same issue before and that’s why they had to remove the trees because it was doing damage to the water service line, and now this is the remnants of it. I wouldn’t turn on the meter and went back to the hole to see if I can find where the leak was coming from and the leak was coming from about a foot back from where the hole was. I explained to the homeowner that we would have to dig back a little and find where the week is coming from then cut it out and make the repair. I gave the homeowner an estimate to do a water service line repair. The homeowner accepted. I did the work. I turned the water back on to check for any leaks and functionality and all is well. Arrived at customers house for quote to install ring doorbell also wampnted to know about camera in which they have to get permission from owner since they renting did install doorbell and had to wait for customer to go return cause they purchased wrong one

Client called us out to the home for a plumbing issue with the garbage disposal. Preformed diagnostics and found broken stone/metal in disposal and disposal is leaking. Customer stated kitchen faucet was leaking from below handle,took handle off and found nut that holds cartridge in was very loose,tightened and tested and was not leaking.

Returned to follow through with replacing Mr. McDonald’s main water service line. With the collaboration of the subcontracted dig crew, we successfully replaced it without issue. Everything was ran with 1 inch material. There is a new duel check valve at the meter, a ball valve shut off by the PRV, and a Zurn 70XL double union model PRV. Black poly was used for the pipe. The trench was filled in after the pipe was ran. We pressurized the system and found no leaks on the new connections. Mr. McDonald is satisfied with the water flow in his home. Customer called us out for a leak on the hot side of the water heater. Preformed pressure check and provided estimates for repair in hard to reach location. Estimate to preform leak search in garage ceiling. Are has existing black mold and is believed to be related to the shower but will have to has access to determine the exact location. Estimate to auger the basement water closet as well as clear minor blockage in sink drain. If additional machine is needed for sink drain price will be adjust to that task cost in the price book. Estimate to remove and replace existing water closet with a new Kohler cimmeron. Estimate includes all labor and material as well as disposal of old water closet. With installation a new supply line, flange bolts, and wax ring will all be installed with new toilet. In addition we will be removing the pedistool sink and installing a new vanity in the basement bathroom. All material and labor included.

Customer states having high water bill,checked meter and not turning,checked all three toilets and are not running,checked water pressure and was 55 psi,checked ticking noise in bathroom on main floor when water ran in bath above and is just expansion in drain,no water showing up in ceiling.

Customer showed me where they were replacing their valves customer told me that he put two nuts on it trying to screw it on to the toilet I took off a second one off fill valve he had everything else in there looks like during installation they may have messed up the flow valve upon turning water back on The bidet was leaking it seemed like during the installation of the new fill valve. They had maybe broken half a piece on the bidet. Pressure to the house to make sure that it’s in a safe range. The pressure read 80 PSI. Replaced the pressure reducing valve and also saw that they had no expansion tank and the water heater was piped wrong and the wires were exposed as well. Sewage pump not working,removed and replaced sewage pump,lid and check valve.tested and working fine.

All four toilets in home are running and need fill valves and 3” flappers replaced ,water pressure was fine.replaced fill valves and 3” flappers in all 4 toilets.tested and not running.

Replaced garbage disposal with customer supplied, located in kitchen

Customer requested an outdoor outlet for his outside kitchen. This outlet is a dedicated circuit running 20 A.

Upon arrival, I was greeted by Mr. McDonald. He informed me about his predicament. The nearby construction of new houses is forcing him to have his water meter. This causes him to have his main waterline replaced as well. We spent time walking his property to brainstorm what it would take to perform this project. Mr. McDonald is aware that an estimate provided during today’s visit would be under an assumption of where the meter might be relocated. We may need to reassess once the meter is installed. I also inspected the pressure valve and thermal expansion tank. Both are healthy. A provided a couple of options for Mr. McDonald to hold on to while we wait for the new location of the meter. We will be contacted back accordingly. The dispatch fee was charged today.

On arrival discussed with homeowner nitrogen pressure testing and vacuuming newly installed mini split system as well as connecting high voltage wiring that has already been ran to condenser. Quoted homeowner and he has decided to move forward with project. Nitrogen pressure tested system to 383 p.s.i. and it held for 20 minutes with no leak down, released nitrogen and vacuumed for 35 minutes. While vacuuming connected electrical connections to condenser and disconnect box. Released refrigerant stored in condenser from factory and tested.
