I was met on site by Mr. Anthony. An appointment was scheduled with Keep Smiling due to a whole home backup that he and his wife have recently experienced. It began the day before, but they weren’t sure if it was a blockage or a septic issue. There are multiple clean outs in the yard along with a basin with a huge ejector pump. Both clean outs and the pump basin have water sitting in them. I took a look at the electrical panel in case there were any tripped breakers. Multiple breakers were sensitive to touch, but not obviously tripped. The panel also needs to be looked over by an electrician so that it can be properly labeled. Mr. and Mrs. Anthony ultimately need a septic contractor to further assess. I offered an estimate for running my sewer machine down a clean out. Mr. Anthony is going to hold off as he plans on following through with a septic contractor. I sent Mr. Anthony’s information over to Environmental Septic. I was met on site by Mr. and Mrs. Nguyen. An appointment was scheduled with Keep Smiling due to multiple hidden ceiling leaks in the home. They brought me to each of the areas that have visible saturation on the ceilings. I had a discussion with them about the approach with this kind of diagnostic. They also allowed me to inspect the water pressure and the thermal expansion tank. The water pressure is within the appropriate range, but the thermal expansion sink had failed. I explained the function and risks regarding the thermal expansion tank. They agreed to receive pricing both for the diagnostic and the expansion tank. Options were presented and they agreed to have me deal with both. Signatures were provided, allowing me to move forward. I began with a deep diagnostic on these two ceiling leaks. I was met on site by John. An appointment was scheduled to Keep Smiling due to malfunctions going on with one toilet and two urinals. It was explained and shown to me that they each run. I explained to John the usual reasons as to why this happens in the typical solution for it. I provided an estimate that was agreed-upon, allowing me to move forward. I began by replacing the diaphragm in the two urinal flush valves and planned on fully replacing the original pressure assist toilet with a new one. One urinal is in the same bathroom as the toilet. These two are on the main level. The other urinal is in an upstairs bathroom. The urinal on the main level was an immediate success, but the other urinal needed to have the entire flush valve replaced. John agreed to the up charge for doing so. Performed cooling maintenance on 2 systems. House has 2 systems. First system, furnace is gas Trane about 7 years old located in the attic and it does upstairs. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. It has a clean air filter 16x25x1, customer said that she replaced it yesterday, left a replacement filter. Flushed condensate drain line. Condenser is 2 tons Trane about 7 years old located right side of the house with R410a refrigerant. Checked voltage, amp draw, capacitor, contactor, condenser fan motor, condenser coil, and refrigerant pressures. Water washed condenser coil. System currently cooling with a Delta of T 20 degrees at this time. System currently operating properly at this time. Second system, furnace is gas HEIL about 14 years old located in the garage and it does main floor. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. Upon arrival, customer had high water bill that he had traced back to the upstairs private toilet. It was leaking continuously due to a bad flapper seal. Replaced flapper seal and pulled and reset toilet . Repaired flange with spinner flange and replaced wax ring and closet bolts. Turned on water and tested for leaks and proper function. No leaks found at this time. Also checked everything in home and found no more running water, also meter was reading all zero. All work comes with 1 year warranty parts and labor. Came out to the Maher residence to determine why the kitchen lights where not working upon diagnostic discovered the grounding conductor was hitting a hot terminal on a switch which tripped the breaker.Additionally while the tech was here we installed a whole home surge protector (Type 2) as well as a customer provided Gfci inside the garage.(limited lifetime warranty per manufacturer for the surge.)(1 year k.s.p.e warranty.)

Upon arrival, I was greeted by Ms. Johnson. She scheduled an appointment for Keep Smiling because of a leak she noticed with her garage ceiling. She escorted me to the garage so that I could see the saturation. From there we went up to the bathroom to start assessing. I immediately noticed the floor around the toilet was wet. Water was dripping from the tank to bowl connection. I let Ms. Johnson know that the starting point for alleviating what we know so far is going to be to replace the tank to bowl toilet connections. I shut the water off to the toilet and continued to assess other possibilities. And no point did an active leak get re-created at the ceiling below. This leads me to believe that the leak from the toilet is the only issue. With Ms. Johnson’s permission I passed her information along to Hampton Restoration for them to assess the mitigation side of things. Upon arrival customer stated that they had a back up in their toilet this was the second time it’s happened. Upon doing my inspection and diagnosing the issue I seen that all I had to do was auger the toilet. I gave her a price to auger the toilet and she approved my estimate. Upon first putting my auger flushed immediately. I advised her to be careful with what they are putting down the toilet. The toilet was flushing, fine thank you for choosing keep smiling plumbing.

Diagnostic fee. Inspected system for leaks and discovered system is older r22 unit which r22 is no longer manufactured and parts are discontinued. Customer stated should would go ahead and pay the $89.00 however her hvac guy she normally uses will be back in town soon and she will have him replace system since they already have that relationship established.
