Upon arrival homeowner stated that her toilet was shooting water from the side. after investigating, it was found that the rubber gasket that connects the tank to the bowl on the toilet had failed, causing water to rush out from the sides of the toilet. After conversing with the homeowner, I gave her an estimate for replacing the toilet gasket. The homeowner decided to have me perform their work and I began working. After work was completed I tested to make sure that there were no leaks(there was none). The work performed today has a six month parts and labor warranty on it. Grade "A" technician!

Issue: system is leaking water due that condensation drain line is clogged. House has 1 system. Airhandler is Ruud about 9.5 years old located in the attic. It has an air filter 16x20x1 that is dirty, suggested to replace it, replaced it at not charge. There is no safety service disconnect to indoor unit, suggested to install a service disconnect. Found blower wheel dirty, suggested to pull it out and clean it. Heatpump/condenser is 3 tons Ruud about 9.5 years old located right side of the house with R410a refrigerant. Main reason for system leaking water at emergency condensation drain line and water at emergency drain pan is due that condensation drain line is clogged, suggested to removed water out from emergency drain pan, and to clear condensation drain line, I also suggested to install an inline float safety switch to condensation drain line (this safety will cut off power to system when condensation drain line gets clogged) and/or a drain pan float safety switch to emergency d

Upon arrival customer stated that the toilet I worked on last time I was here is leaking. Upon my inspection I found that the tank to bowl gasket had failed and began to leak. I presented the customer options to fix this issue and he chose option 1 Today I Replaced the tank to bowl kit on the hall bathroom toilet to stop the leak. 90 day warranty

Upon arrival homeowner stated that they wanted their toilet replaced because it was constantly running. After investigation, I found out that it is entirely possible and that they wanted to replace their lowered sat toilet with a regular chair height one. After talking with the homeowner, I wrote up an estimate and they approved for me to begin work. After work was completed I tested to make sure that there were no leaks and that everything was working properly. I also did a walk around of the home to make sure that there were no other leaks. Upon arrival, customer stated that he had a well company out to the property for poor water pressure and they changed some electronics and the pressure tank. Customer explained to me that the pressure was much greater inside the home before the pressure tank change and he asked his well technician about it. The well technician explained to him that it is a plumbing issue and that he would need to get a plumber. Upon my inspection, I did not find any discrepancies in the pressure. I checked the pressure at the well house, the hose bib where the waterline goes into the house and also at the washing machine box. All pressure readings I took read 60 psi. I explained to the customer that since that pressure tank was going out. It is possible that it was exerting pressure before it kicked the bucket And once it was changed, the pressure went back to where it is supposed to be. I arrived on the job and spoke with Mrs. Sink about what work she needed performed. She showed me to her 4ft kitchen fixture that was no longer working and the new fixtures she purchased. She explained she would also like two flood lights replaced on the exterior of the house. I wrote up a price to replace the two flood lights on either side of the garage and replace the kitchen fixture with a new, customer supplied fixture. She asked if we could focus on the kitchen fixture for today and worry about the flood lights later so I adjusted the price and collected a signature. Once completed with the work we tested it and confirmed Mrs. Sink’s satisfaction with the work. We then collected payment. 1 Year Warranty.

Technician performed tune up. Unit is producing a 15 degree temperature difference. Indoor blower motor pulling normal amperage. Indoor capacitor in good standing. Technician tested condensate pump and it is operational. Blower housing is clean. Outdoor condenser capacitor is also in good standing. Refrigerant pressures are also in normal range. No other faults found at this time. Informed resident that the system is actually 27 years old and that they no longer make the refrigerant that this system uses (R22). Upon inspection there is a leak in the slab that is not visible. She does not want to cut the floor up to fix leak on grey poly pipe. We recommend to repipe the house completely due to grey poly pipe and poly manifold. So this does not Continue to happen. Repipe comes with 5 year warranty.

Customer wanted to replace the outlet outback because it doesn’t work. I offered to replace it but with a diagnostic just in case it is not the problem. I explained that devices are connected one after the other so doing a diagnostic it’ll cover any surprises. If it was in fact just the Gfci then I would’ve waved it. They were not happy about the price off the GFCI and proceeded to question me on how much it should cost. I explained to them with tablet in hand I am not changing anything. I offered to just replace it but without a diagnostic. I also have to mention that device was not secure to the very well. It moves around with whatever is plugged into it. This would have also secured it properly. I would’ve asked the manager for the pricing that he would allow but I was asked to leave.

Customer hall bath toilet will not flush properly. Must snake or pull toilet to diagnose. Gave customer options however they state they cannot afford to except any options until 8/2/2025. I scheduled they for August 2nd and collect $39

Upon arrival customer stated that he is experiencing a whistling sound in the hall way bathroom when ever water is turned on no matter where the fixtures is located in correlation with bathroom. Upon inspection I found the noise to be coming from the fill valve inside the toilet and I explained to the customer that usually when this happens it’s because there is too much pressure on the homes plumbing system and also showed him that the pressure drops inside the toilet when the faucet is turned on. I took a pressure reading on the homes plumbing system at the water heater and found the the pressure was 120 psi I explained to the customer that the high pressure is the reason that the fill valve has failed and begun to squeak and whistle. I presented a price to the customer to get the fill valve and pressure regulator replaced and a price to just fix the fill valve for now and he chose to replace the fill valve and pressure regulator 1 year warranty parts and labor Thank you for

Upon arrival, homeowner stated that they had a clog in their guest bathroom toilet. After investigating, I found that the clog was inside of the toilet P trap due to water draining in all the other fixtures around it. After giving the homeowner an estimate to hand auger the toilet she wanted me to perform the work. After work was performed I made sure that the toilet had no leaks and was flushing properly. Came out to the Ayer’s residence to determine why the lights wasn’t working upon diagnostic discovered there was a burnt outlet that had a secondary strip as well as the outlet being backstabbed.Dis recommend a whole home surge and a whole home redevice.(1 year warranty.)

Technician came out to perform tune up on 15 year old heat pump. Unit is producing a 15 degree temperature difference. Indoor capacitor is very weak. Coil needs treatment. Blower housing is clean. Motor pulling normal amperage. Filter was recently changed. Outdoor capacitor is in good standing. Refrigerant pressures are in normal range. Technician also cleared drain line of debris. Spoke with resident about indoor capacitor and the coil. Said she would like the estimates emailed to her and she would reach out at a later date. No other faults found at this time. Fixture box came loose Reinstalled and working properly

Upon arrival customer stated that the water heater would not relight when I tried to relight I heard the control valve clicking and she said that she got it to light but would go out in seconds. I explained to the customer that the gas control and burner assembly will need to be replaced but I wouldn’t be able to warranty the work because of the age of the heater or we can replace the heater. I arrived on the job and spoke with Mr. Hardy about his smoke detector chirping. He showed me to the detector he believed to be chirping and explained that he’s already replaced the battery, so I wrote up a quote to have it replaced. He liked the price so I got to work replacing it. After the instillation the chirp persisted so I informed Mr. Hardy that one of his vivit smoke detectors had a fault. He was still more than happy to pay for the detector that I replaced and will be contacting vivit to address the other detectors. 2 Year Warranty.

Ms.Prad has informed me of the issue going on in the home. The problem is specifically in the master bedroom. She’s explained to me that the flickering isn’t ongoing throughout the day. It’s happened once once or twice. When the standing ac unit in the room turns on it will cause the lights to dim and return. I explained that the power draw for this circuit by this standalone unit is too much. At times these can malfunction and cause excessive power draw. This will accelerate the wear on the outlets. I don’t recommend using this too often. The power draw is 11.4amps but once the motor kicks in that’s when the power flickers on this circuit. Currently she is waiting for the hvac company that she works with to return and repair the ac condenser. The only way to avoid this is to run a dedicated circuit the standing ac unit. Arrived at homeowners home. Homeowner was wanting his annual plumbing inspection done, he also wanted me to look at the left master vanity sink due to it draining slow. After talking with the homeowner, I started by checking the pressure at the back water hose and the pressure was 50 psi. Then I went and checked the two water heaters to see the age and the condition of them and I found that they were both Rheem marathon, fiberglass heaters they were in near new condition. One of the heaters was located in the crawlspace so while I was in the crawlspace, I checked for any leaks or wet spots and did not see any. While I was under there, I also took a look at the filtration system to make sure that it was still working properly and all is well. From there I went and checked the faucets and shut off valves underneath to make sure they are working properly as well and all is well. From there, I was able to give the homeowner an estimate to remove the P-trap for the master vanity and snake o

Diagnosis on 1 year old water heater with relight and replacement of Pressure reducing valve located in kitchen pantry.

Upon arrival homeowner stated that there was a leak in their kitchen. After investigating the whole home and checking the meter I found that there was no active water leak in the home. There were signs of leaks in the past with water stains on the wall and flaking of paint, but none of the drywall that I checked was wet and none of the flooring that I checked was wet either. While investigating I found that the water heater has a rust stain running down the back of their 2021 Reem water heater indicating that there was a leak of some kind that dripped down the back of the water heater. I also found that their pressure was sitting at 45 to 50 psi which indicates that the pressure reducing valve is starting to go bad. Along with the pressure issue I found the thermal expansion tank on the water heater has failed. After discovering all that I went to talk with the homeowner about the problems occurring in their home and gave them a couple estimates for fixing them. The estimates I gave a
