Arrived at homeowners home. Homeowner was having issues with her Fossett not working in the kitchen as well as she was wanting all three of the shower valves replaced and she is supplying the parts. After arriving, I was greeted by the homeowner who showed me to the kitchen faucet, and explained that they have been having to use the sprayer because the water will not come out of the Fossett. And she explained that she’s already been told to replace it but she wanted to get a second opinion. From there, she walked me through the house and showed me all three of the showers and explained that she was wanting to replace the valves as well as the trim kits and showerheads. She explained that she has already purchased all of the parts and would like a price to install them. I explained to the homeowner that all the vowels and trim kits are specific to the valve brand. I explained that she had Moen valves. She showed me the valves that she purchased, and they were all Moen brands. From there

Issue: customer stated that someone disconnected his condensate pump so it over flow and emergency drain pan got full of water and the system stop operating due to the drain pan flood safety detect emergency full of water, he took water out form emergency drain pan but system didn’t come ON anymore and that is why he call us. House has 1 system. Furnace is gas Goodman about 5 years old located in the garage. It has a clean air fitler 16x25x1. Found blower wheel dirty, suggested to pull it out and clean it. Found condensate pump flood safety wires not connected to system, suggested to connect this wires to system so next time condensate pump gets disconnected or stops working the safety will cut off power to system so it doesn’t cause pump to overflow. Condenser is 3 tons Goodman about 5 years old located right side of the house with R410a refrigerant. Found condenser coil dirty, this is putting more stress to compressor and condenser fan motor, suggested a deep cleaning to it. Found d

Upon arrival homeowner stated that they need to have their tubular repaired underneath the sink and tightened the faucet. After investigating it was found at the bracket that was securing the faucet was on top of the under mount sink, causing the seal to the sink to be faulty. They also had no seal connecting to the basket strainer on the drain line potentially causing a leak if there was a clog. After talking with the homeowner, she wanted me to repair the drain line and move the bracket that connects the faucet so that is no longer on top of the sink. After collecting signatures, I began to work. While performing work, I was unable to tighten the faucet due to buildup on the nut and was scared of breaking the nut off of the faucet. After testing the faucet, it was not so loose that he would cause problems and after talking with the homeowner, we decided to leave it. Client call us out to the home for a water leak in on the water service line. Unable to pinpoint water line and referred national leak detection to come out locate leak. Very helpful and informative

Arrived at homeowners home. I was greeted by the homeowner who explained that they are having issues with their house draining. He explained that he is on septic. I asked him when the last time he has had his second tank pumped out and he explained about 12 or 13. Years ago. The homeowner showed me to the backyard where the clean out was going to septic tank. He explained that he has already bought a snake from Home Depot and has snaked it out quite a few times, but this time he has had no luck. From there I went and open the clean out and found that it was not holding water, so I had the homeowner go inside and flush the toilet twice And I found that the water was flowing past the clean out with no issues. I took the water hose and put it in the clean out and turn it on so that way we can get enough water in there to tell if there is a stoppage or not, and the clean out started to back up. From there I gave the homeowner an estimate to run my sewer machine through the clean out with t

Upon arrival customer stated that he had another inspection and they found a few more issues that he would like fixed. The first issue was the pop up assembly for the right side of the double vanity was leaking and the other is the tub spout still has water coming out of it even when the water is being diverted to the shower head. And he would also like all the drain lines inspected in the crawlspace just to be safe and make sure there are no more leaks. Upon inspection i found that the pop up assembly will need to be replaced because it is cracked causing a leak into the cabinet. I also noticed that both sides of the vanity did not have a pop up plug because the levers for them Have broken off. The tub spouts rubber seal for the diverter has worn out due to the age of the fixture and will need to be replaced also. I presented options to the customer and he chose to Replace both pop up assemblies for the double vanity in the master bathroom Replace the tub spout with diverter in

On arrival performed maintenance inspection on one 2011 Carrier 2.0 ton heatpump system. Checked all electrical and mechanical components. Checked one reusable 16x20x1 media filters. Checked blower motor and blower wheel- recommend cleaning blower wheel. Checked evaporator coil, condenser coil, voltage, amperage’s and capacitance. Found dual run capacitor weak and recommended replacing. Checked refrigerant pressures, sub cooling is at factory recommended 10°, checked DeltaT and have a 20° split between return air and supply air temperatures. System is cooling at this time. Ran my sewer cleaning machine through the clean out on the outside of the house to clear the blockage And replaced the failed pressure regulator in the crawlspace 1 year parts and labor warranty on the pressure regulator 24h warranty on all sewer cleanings

Customer had a loose wire on switch

Upon arrival customer stated that that there is leak coming through the ceiling whenever the upstairs shower is being used. I explained to him that I would need to cut open the ceiling to see what is leaking. I Cut open the ceiling in the downstairs hall bathroom to see what is leaking in the ceiling And noticed that the leak was coming through the sub floor I went back upstairs and found that the leak was coming from the backside of the tub spout Today I tightened up the tub spout under the diagnostic Keep smiling is not responsible for any Sheetrock repairs Thank you for choosing Keepsmiling plumbing, electric, heating cooling!

System is frozen and is a block of ice cannot properly diagnose it at this time. We’ll have to come back at a later date once I met to do a proper diagnostic system is not cooling properly at this time. customer had a dirty filter changed out air filter.

At today’s visit, I spoke with Mrs. Laynette. She recently had a retractable awning installed on the back of the house and this unit needed an outlet installed for it high enough off the ground so Mrs. Laynette would not have to worry about the dog chewing into the wiring. I provided a piece to install wiring using the switch box beside the back door and running it up the wall to the location beneath the back patio light. The receptacle that would be installed would be a weather resistant gfci receptacle along with an in use bubble cover. Mrs. Laynette approved of this work. Therefore, I installed 15A wiring from the two gang switch box. It is spliced so that these wires all always energized. I installed an outdoor receptacle box to the siding. I installed a 15A weather resistant gfci device into this box with the in use bubble cover as well. Upon completion, the breaker was renergized, gfci reset and tested and it is in working order. Arrived at homeowners home. Homeowner had kitchen sink that was not draining and was holding water. After talking with the homeowner he explained that he just had his kitchen remodeled, and they replace the two compartment sink with a one compartment sink, and since then which was about three weeks ago it has been slowly getting worse and worse, and now will not drain at all. I took a look underneath the kitchen sink and found that there was no Studer vent. I asked the homeowner if he had a crawlspace and if so, could you show me the way. He showed me to the crawlspace. I crawled halfway in and found the kitchen drain line which came down as cast-iron then transitioned to PVC in the crawlspace. I went back to the homeowner and explained that the reason the sink is not draining is that it does not have a vent, and there is likely a obstruction in the line. I gave the homeowner an estimate to cut out the cast-iron 90 in the crawlspace and replumb it in pvc and adding a Studer vent undern

Performed cooling maintenance on 1 system. House has 1 system. Furnace is gas Arcoaire about 25 years old located in a closet. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. Replaced air filter 20x20x1. Flushed condensate drain line. There isn’t sediment trap at gas line and found flexible gas line inside furnace by code and safety there cannot be flexible gas line inside furnace and gas line needs to have a sediment trap, suggested to install a sediment trap to gas line and to install hard pipe gas inside furnace. Found blower motor bearings wearing out, suggested to replace moto with its capacitor. Found blower wheel dirty, suggested cleaning it. Found control board corroded, suggested to replace control board. Found heat exchanger with some possible cracks, advised customer no to use the furnace to heat because heat exchanger might be compromised, suggested to replace heat exchanger or upgrade furnace. Heatpump/Condenser has dataplate not visible

Upon arrival, customer had leak from PVC condensate drain line after a diagnostic. It was determined that multiple couplings were added to the PVC drain line had to re-pipe and re-glue PVC drain line couplings and pipe system is running and cooling at this time with no leaking issue from condensate line

Changed out breaker in garage

Upon arrival customer stated that there is a leaking coming from the upstairs hall bathroom and is dripping through the ceiling again. They had this fixed once before. I explained to the customer there would be a fee associated with cutting the wall and ceiling open again and she agreed. Upon my inspection I cut open the ceiling downstairs in the laundry room first and found that the leak was coming from the copper water line that is feeding the tub spout. I explained to the customer that I would need to cut open the Sheetrock behind the shower aswell to gain access in order to make the repair and granted her a price to do so and she agreed. Today I cut access in drywall, and make repairs to the failed section of copper pipe that is feeding the tub-spout from the shower valve We are not responsible for drywall repairs. 1 year warranty on repairs.

Replaced garbage disposal with new customer supplied unit. Turned on water and power and tested for leaks and proper function. No leaks found at this time and disposal works like normal. 1 year warranty on install. No warranty on customer supplied parts. Thank you for choosing keep smiling.

Upon arrival homeowner stated that her toilet was shooting water from the side. after investigating, it was found that the rubber gasket that connects the tank to the bowl on the toilet had failed, causing water to rush out from the sides of the toilet. After conversing with the homeowner, I gave her an estimate for replacing the toilet gasket. The homeowner decided to have me perform their work and I began working. After work was completed I tested to make sure that there were no leaks(there was none). The work performed today has a six month parts and labor warranty on it. Issue: system is leaking water due that condensation drain line is clogged. House has 1 system. Airhandler is Ruud about 9.5 years old located in the attic. It has an air filter 16x20x1 that is dirty, suggested to replace it, replaced it at not charge. There is no safety service disconnect to indoor unit, suggested to install a service disconnect. Found blower wheel dirty, suggested to pull it out and clean it. Heatpump/condenser is 3 tons Ruud about 9.5 years old located right side of the house with R410a refrigerant. Main reason for system leaking water at emergency condensation drain line and water at emergency drain pan is due that condensation drain line is clogged, suggested to removed water out from emergency drain pan, and to clear condensation drain line, I also suggested to install an inline float safety switch to condensation drain line (this safety will cut off power to system when condensation drain line gets clogged) and/or a drain pan float safety switch to emergency d

Upon arrival customer stated that the toilet I worked on last time I was here is leaking. Upon my inspection I found that the tank to bowl gasket had failed and began to leak. I presented the customer options to fix this issue and he chose option 1 Today I Replaced the tank to bowl kit on the hall bathroom toilet to stop the leak. 90 day warranty

Upon arrival homeowner stated that they wanted their toilet replaced because it was constantly running. After investigation, I found out that it is entirely possible and that they wanted to replace their lowered sat toilet with a regular chair height one. After talking with the homeowner, I wrote up an estimate and they approved for me to begin work. After work was completed I tested to make sure that there were no leaks and that everything was working properly. I also did a walk around of the home to make sure that there were no other leaks. Upon arrival, customer stated that he had a well company out to the property for poor water pressure and they changed some electronics and the pressure tank. Customer explained to me that the pressure was much greater inside the home before the pressure tank change and he asked his well technician about it. The well technician explained to him that it is a plumbing issue and that he would need to get a plumber. Upon my inspection, I did not find any discrepancies in the pressure. I checked the pressure at the well house, the hose bib where the waterline goes into the house and also at the washing machine box. All pressure readings I took read 60 psi. I explained to the customer that since that pressure tank was going out. It is possible that it was exerting pressure before it kicked the bucket And once it was changed, the pressure went back to where it is supposed to be.
