Upon arrival, homeowner stated that he had a leak on his bathroom, shower tub. After further investigation, I found that the diverter had gone bad shooting water back behind the wall, which is falling down to the first floor ceiling. After figuring this out and talking with the customer, I gave him an estimate to do the work and he agreed to have me do the work. After work was completed I tested for leaks and to make sure that everything was functioning properly( It was ). Upon arrival, homeowner stated that water stain in garage ceiling had appeared and was getting bigger over the past couple weeks. Stated to homeowner that I would need to cut an access hole in ceiling in order to diagnose where water is coming from. Homeowner agreed. After further inspection, determined that water damage was caused by a failed tub spout in upstairs hall bath. When diverter is pulled, water seeps into back of fiberglass tub and down to garage ceiling. Presented quote on repairs and customer agreed. Removed old tub spout, had to repipe section of copper and installed new threaded spout with diverter. Tested and found no issues. 90Day warranty on new tub spout. Arrived at homeowners home. Homeowner had master shower that the showerhead was dripping constantly. After talking with the homeowner he explained that if you turn the handle to the right position you can sometimes get the water to shut off but 95% of the time it is dripping. After inspecting the shower, I found that it was a delta ball type shower valve, that looked older. After explaining that the issue could be the shower cartridge I explained to the homeowner that I would like to check the pressure to make sure it isn’t a pressure issue as well. I check the pressure at the back hose bib and the pressure was 83 psi. I explain to the homeowner that it is supposed to be between 50 and 75 psi so he is about eight psi over explained that it is not a major deal, but it is a sign that his PRV is starting to fail. I explained that everything in the house, fixture wise like the showers, toilets, faucets, etc. are all rated from 55 to 75 psi so when you start putting on wanted pressure on th

Technician performed tune up for 3 systems. Both upstairs and middle floor units are producing a 20 degree temperature difference. Indoor motors pulling normal amperage. Both units are draining properly. Both outdoor pressures are in normal range. Both capacitors are in good standing. Both filters were replaced. The unit in the basement is not producing a temperature difference at all. Unit has R22 refrigerant and is bone dry. Resident said unit is making noise from time to time. Informed them that more than likely is the compressor about to give out. Technician turned system off and left fan running. Offered meeting with Comfort Consultant. Resident stated they would like the person who installed other units to do this one as well. Resident said they would reach out if anything changes. Upon arrival customer stated that she has 2 old water heaters downstairs in the basement that need to be flushed. She explained to me that the previous owner of the home flushed them every year but they have not been flushed for about 3 years. I noticed that the water heaters are almost 20yrs old and I explained to the customer the risks of flushing an older water heater that hasn’t been flushed in some time especially being on well water. She told me she understood the risks and said she would just like the heaters flushed today and when they start renovating the basement is when they will get new heaters. Upon arrival customer stated that there is a leaking near her washing machine. Upon my inspection I saw no water forming on any of the lines and the water trail was not coming from the wall in fact the water was only where the washing machine sat before I moved it. I found that there was also water inside of the drawer under and attached to the washing machine. I could hear a drip ever 15 seconds or so coming from under the machine. I came to the conclusion after I turned the water off and stopped hearing the drip that the washing machine it self is leaking from one of its components I explained to the customer that she need to call an appliance maintenance company to come take a look. Customer also stated that she had a slow drain bathroom sink that she would like me to look at as well. I found that there was hair and debris blocking the pop up assembly and gave her a price to clear it out and she agreed. Today I cleared out the pop up assembly on left side master bathroom double va

Upon arrival, customer stated that master tub valve had a continuous drip and also that master lavatory sink drain was draining very slow. After further inspection, stated to homeowner that we could attempt to restore flow to drain, and for tub valve, recommended rebuilding valve or replacing with a newer single handle tub valve. Customer decided to have valve replaced and drain cleared. Was able to restore flow to lava drain by clearing ptrap. For tub valve, there was already an access from behind tub. Shut water off to home, removed old three handle valve and spout and properly installed new single handle Moen valve with new spout. Connected to existing piping and secured. Larger plate was installed behind trim plate to cover existing holes. After all work was completed, turned water back on, pressurized lines and tested. No leaks were detected . Technician came for no cooling call. Upon arrival unit was slightly frozen. After it thawed out, technician moved txv bulb outside of unit and attached to suction line. Upon arrival customer stated no where their garage is there is a big week and it was any time and they stopped using the shower it would start dripping and progressively got worse and worse and worse this was after they got the shower renovated customer told me they Cut down the ceiling of the garage and she told me that they would see the dripping coming from the actual wood not the pipe. Upon looking at the shower I think that some tiles rejoice uneven and we’re not flush with other tiles. I also seen part of the grout where there was holes and cracks. I showed this to the customer and showed her how uneven the tiles were on the shower as well. And I also checked if there was fall on the pipe that they had to re-run and there was a section where there was no fall I told all of those to the customer. Customer said she would contact the people that did the tile in the shower I then asked if it was OK to just do a little inspection I checked pressure and I checked the edge of the water

Came out to the Molborn residence to determine why there was no power in the garage and the hallway upon diagnostic discovered the Gfci had became faulty inside the garage so the tech repalced and restored power.( 1 year warranty.)

Water service line replacement.

Came out to the Lee residence to do a punch list of items she had which included hang and assemble new chandelier light fixture,install dimmer in the hall,dining room and theater room,hang and move ceiling fan in the bedroom as well as install 2 whole Home surge protector as it is a 400 amp service while the tech was inside the panel noticed there was a mix matched breaker that was not manufactured rating for Siemens panel so the tech advised to swap out to Siemens and Mrs.Lee agreed.(1 year warranty.)
Third time I had to have their tech over to finish up all the work I had ordered. Every time he was on time, or requesting to come early, polite, answered every question no matter how small, respected boundaries and left my house as clean if not cleaner than when he found it. I'm not dealing with any other company if it can be helped.

At today’s service, I installed a feeder cable from the garage receptacle down to a switch box which I installed from scratch. From the switch box, I installed a Switchleg cable up to the surface mount fixture and reinstalled the fixture to this new wiring. This gave us an independent switch for the fixture. On the back of the house, I replaced the outside outlet and installed a new in use bubble cover. All parts supplied and installed come with a 1 year warranty.

Upon arrival customer stated that her garbage disposal was not working. Upon inspection I could see rust all on the outside of the disposal and when I went to turn it on all it did was hum. Which told me that the motor is spinning but all the teeth on the gear that catches the blades are all rusted out and will not allow the garbage disposal to spin. I gave the customer a price to replace the garbage disposal with Keepsmiling supplying the disposal and another price to install a customer supplied and she chose to have Keepsmiling supply the disposal. Diagnosis of leak water service line/sold water service for Thursday 6/12/25

Today we came out to complete Quote on replacing water heater located in utility closet of home. Installed new pan, expansion tank, isolation valve, and gas line. Reconnected to existing copper pipes. Old water heater will be hauled away when work is complete. Also replacement of pressure regulator valve located in front of meter in yard. Dug and exposed prv, removed old valve and installed new pressure valve. After all work was completed, turned water on to home, pressurized lines and tested. No leaks were detected after installation was completed. 1 year warranty on parts and labor through Keep Smiling Plumbing, 6 year warranty on water heater through manufacturer. Upon arrival, customer stated he wanted to have a garbage disposal installed. There is currently two basket strainers. There used to be a disposal but previous owner removed and capped electrical wiring. Presented quote and customer agreed. Removed basket strainers on left side of sink, and installed new disposal with bracket. Connected plumbing, and wiring. Tested and all work is good. One year warranty on work. Robert was very cordial. When I made the appointment, the receptionist said they had a lift. The morning of, the dispatcher called to confirm this was not a Georgia Power pole. He said they had a tech that would be out. They do not have lifts sitting around and would provide an estimate on visit then go get a lift if I want to proceed. I asked Robert how much a lift costs to rent and he said it starts at $1000. I told him he could do the estimate but I am not paying $1000. Disappointed that they were not truthful up front about the lift. He drove at least an hour to get here. That could have been avoided.
