Completing work on the estimate given to homeowner. The work completed today was capping off two separate gas lines and removing two furnaces off of the walls and hauling them away. Each of the sections that I cap off also have a shut off valve to be extra safe and to make sure that everything is secure. The work performed today has a six month parts and labor warranty. On arrival to no cooling call inspected 2016 Lennox 5 ton ac. Found system was 2lbs low on refrigerant- recommended electronic leak detection, dirty condenser coil, and weak 70 mfd dual run capacitor- reading 69 mfd below factory specifications. discussed findings with homeowner and also discussed club membership. Homeowner has decided to go with repairs. Added estimates for club membership and leak detection. Water washed condenser coil before charging system to ensure proper pressure readings and subcooling. Upon arrival customer stated that he has tried to relight the water heater and nothing happens. Upon my inspection I found that the basement floods whenever there is heavy rain and the water got into the water heater causing the unit to fail. I explained to the customer that we might be able to rebuild it but we would have to order parts for it and also that I would not recommend replacing the parts due to the unit being compromised by having water in the combustion chamber. He then expressed to me that he needs a fix today. I told him that the only way to get you back up and running today would be to replace the whole unit and gave him a price to do so and he agreed. Scope of work- 50 Gallon Gas Tall water heater supplied and installed with thermal expansion tank. 6 Year Manufacturer Warranty, 1 Year Full Parts & Labor, 5 Year Parts Only. Haul off old heater. Arrived at homeowners home. Homeowner had kitchen sink that was not draining and was holding water. I asked the homeowner how what’s the age of the house and she explained that it was built in 95 and they have lived here for about 25 years. From there I asked if you homeowners have been putting food waste, and they explained that the only thing is eggshells. I explained that it could be a grease blockage, but we would not know until we do the work. When I took a look underneath the kitchen cabinet, I found that she has CPVC waterlines that go around the drain. So I explained that we would have to be very careful not to bump into them because after about 10 to 15 years they get dry and brittle and can shatter very easily and cause a flood. From there I explain to the homeowner that I would like to check the pressure to make sure the pressure is still in working order. Check the pressure at the back Water hose and the pressure 50 psi. Upon arrival customer stated that he needs his tankless water heater flushed and that the basement bathroom toilet is not flushing. We started by diagnosing the basement bathroom. Upon inspection I found that the toilet started to back up after a few flushes telling me that the issue is not inside the toilet and that it is a main line issue. I then asked the customer if he could show me where the sewage ejection pump is for the basement and he said yes. I popped the cord plug off of the sewage pit to find that the pit was completely full of water. I then ran some water in the tub and then the tub started to back up as well. I explained to the customer that the integrated float switch on that pump a has failed and that the pump will need to be replaced. I gave him a bundle deal on getting the pump replaced and tankless flushed and he agreed. Today I Flushed out the tankless water heater in the upstairs hall closet And replaced the failed sewage ejection pump in the basement 1 ye

Customer stated that her garbage disposal was no longer working after taking a look. I got Allen key and tried unjam the disposal, but was unsuccessful. I informed the customer of this and she wanted to proceed with installing a new disposal so I removed the disposal, unattached all the drain lines and installed the new one and reattached everything back. She then showed me a toilet seat she had purchased and asked if I could install that also so that I then remove the old toy

Issue: customer stated that main floor system leaked water due to clogged condensate drain line and water got into one of the return ducts and it damaged the ceiling of one of the bedroom’s ceiling, he had the return duct replaced, ceiling fixed and condensate drain line cleared but he want us to check if the wasn’t anymore water at emergency drain pan and to verify if the condensate drain line is clear, I didn’t find water at emergency drain pan and line and tested condensate drain line with 2 gallops of water and it drain properly. House has 3 systems (2 split system and 1 mini split). Furnace is gas Bryant about 11 years old located in the attic and it does main floor. It has an air filter 20x25x1 that is dirty, suggested to replace it but explained customer that I will have to replace it the same way because there isn’t a filter cabinet so only way to replace the filter is to put it inside the furnace and it has to be folded to make it fit, customer opted to replace it, replaced i

It has an air filter 16x20x1 that is dirty, suggested to replace it. Found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Found hot surface ignitor wearing out, suggested to replace ignitor. Condenser is 3 tons Ruud about 22 years old located right side of the house with R22 refrigerant. Found filter dryer installed to the wrong direction, I don’t understand how this system worked for 22 years with the filter dryer to the wrong direction. Found condenser coil dirty, suggested a deep cleaning to it. Found contactor pitted, suggested to replace contactor. Found dual run capacitor weak at the compressor, reading 39 out of 50 mfd, this is putting more stress at the compressor. Main reason for system

Upon arrival, homeowner stated that two of their toilets handles were not functioning properly. They had a question about a pop-up assembly and wanted to know about a hissing noise going through the house. After investigation, it was found that the hissing noise was due to a fill valve that had gone bad, causing the noise to reverberate across the home through the metal pipes. It was also seen that the toilet handle in the same toilet was broken at the connection point to the handle, and the lever because of a piece of plastic was sheared off. The last issue that was noticed was another toilet handle in the upstairs master bathroom toilet that was not working properly due to the age of the overflow tube in the toilet. After talking with the homeowner and explaining what was going on, I gave her a couple different options to remedy their issues going on within their home. At today’s visit, I spoke with Mrs. Ruby. She explained to me that the breaker controlling the cooktop and oven had tripped and that when she had went to reset it it would immediately trip. She tried to reset it 2-3 times and it had tripped the main breaker as well. With that, she reached out to Keep Smiling Co. After speaking with her about this, as well as taking a look at the panel, I determined that diagnostic work would need to be performed to ascertain what was causing the breaker to trip as it was not visibly evident. I provided an estimate for this to which she agreed. Therefore, I disconnected the wiring from the breaker and reset it. The breaker held and was able to produce the proper 240v of power. I then turned the breaker back off and went to the appliances. I pulled the oven out of its slot in the cabinet and found a junction box. In the junction box, I discovered that both the cooktop as well as the oven were wired to the same 240v 50A circuit. I disconnected the applia

This is commercial property, medical center. They need new lavatory faucet in upstairs office area bathroom. They already have new faucet. Gave quote and was approved. I removed old American standard faucet and old copper supply lines and metal drain. Installed new customer supplied moen chrome single handle faucet with pop up drain assembly and I included new braided steel supply lines. Water is on and no leaks on work. Faucet is tight and works properly. There are hairline cracks around drain which I took pictures of before working. I tried to clean porcelain best as possible after removing old faucet but there are slight rust stains/lines that you can see with new faucet in place. It is not same footprint but I don’t want to scratch porcelain. No warranty on customer supplied fixtures, labor only and 1 year on supply lines supplied by us. Upon arrival, homeowner stated that they had a bad flapper in two toilets and a leaky sink in the master bathroom. After investigation it was found that there were two Mansfield flappers and a fill valve that had gone bad and a faucet that was leak. After figuring this out I have gave the homeowner a couple different estimates for replacing the toilets and faucet in the master bathroom and one specific one for replacing the Mansfield flappers and a fill valve. After explaining this to the homeowner, she wanted me to replace the flappers and the fill valve in the toilet, and I began work. After work wascompleted I tested to make sure that there was no leaks and everything was working properly( it was). The work performed today has a 90 day parts and labor warranty. Today Mr. R. Mullin saved my life and my home. I had D I Y....ed myself into a life threatening position with not only burnt breakers but the panel also, which resulted in code violations from SS who was going to cutt-off the power. One look by Mr Mullin at the panel without touching anything saw the problem. Upon arrival, homeowner stated that they had a toilet that they wanted to replace and that they had a leak on their kitchen ceiling that was from the toilet. After further investigation, it was found that the wax ring was compromised, allowing water to flow from the outside of the flange down and hitting the ceiling. After conversing with the homeowner, I explained the situation and they wanted me to install a brand new Kohler toilet replacing the glacier Bay one that was previously there after getting signatures, I began work. After work was completed, and I tested to make sure that there was no more leaks and that everything was working properly( it was). Upon arrival customer stated that they have a leak coming from the toilet that is dripping into the basement. Upon inspection I found that the leak is coming from the wax seal under the toilet and needs to be replaced. I also noticed that the shutoff valve for the water supply to the toilet will not shut off. I presented the customer with options and he chose to Pull up the toilet that is leaking into the basement and replace the wax seal Cut open the Sheetrock behind the toilet to replace the valve that will not shut off. Customer wants 2 toilets removed and reset after she puts new laminate flooring down. She is not prepared yet and getting pricing today. She wants to lay flooring down as much as possible in the bathrooms 1st so when I remove toilets she can finish floor at that time and hopes she can do it all while I’m here and not have to come back. It is possible that I will have to come back next day for reinstall if it will take too much time to lay flooring down. Price will be same but price will split between the 2 days. Toilets are only a few months old as they were replaced when she had to have them removed for installing new bathtubs. She wasn’t prepared for flooring at that time so now they will have to be pulled up again. See quotes given below. $39 was paid today and she won’t have to pay again when I return. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with some resistors that have been overheating, suggested to replace control board. Condenser is 2.5 tons Ruud about 27 years old located left side of the house with R22 refrigerant. Found contactor pitted, suggested to replace it. Found condenser coil dirty, suggested to a deep cleaning to it. Main reason for system not cooling is due that condenser fan motor isn’t operating due that capacitor reading 0 out of 3mfd, the compressor is operating but capacitor is weak for it, it is reading 26.3 out

I arrived on the job and spoke with Mr. Capo about what work he would like performed. He showed me to the master bedroom where a builder grade flush-mount fixture was installed. He explained he would like to have a fan installed in that location. He showed me the fan, which was pre-built. I wrote up a fair price that reflected the amount of work needed to get the fan installed. He liked the price so we got to work. Once completed I showed the work to him to confirm satisfaction. Payment was then collected. 1 Year Warranty.

Upon arrival, I noticed outdoor condensing unit was making a noise after checking Freon and outdoor coil pressures were good and where they were supposed to be unit cooling properly at this time however, she has a possible bad bearing in her compressor. Unit is roughly 7 years old and out of warranty Could not properly Nyos where the noise was coming from recommended a compressor change out along with a system change out, however, system is running and cooling properly at this time and just has a noise.
