The lavatory in the master bathroom on the right side is not working properly. The neighbor came by to try and fix the issues and replaced with parts that do not go to the faucet. Also the drain is clogged not allowing water to go down. Replacing the faucet is the best option to clear the drain and getting a single working faucet in that bathroom. Removed the right side lavatory faucet and drain. Replaced back with new wide spread lavatory faucet. Installed new popup assembly to clear the blockage on that drain. Took apart the drain on the left side to clear the blockage. Tested both sinks to make sure there were no more leaks as well as making sure both faucets were draining as they are supposed too.

Customer had no power in the kitchen initially. She informed me that someone had come by to inspect and informed her both circuits were tripped. This same person was able to restore one of the kitchens circuits by resetting a GFCI that looked original to the house. The house looked like it was built in the the mid 90’s making it about 30 years old. The outlets in the kitchen had no grip left on them causing plugs to fall out the socket. This could lead to backstabbed outlets to possibly fail due the heat expansion which can cause loose wires. Loose wired can be a fire hazard. While going over the issues, i was directed to the panel where i found the water heater circuit ran on through the garage. I followed it to where i found a “flying tap” which is a splice without a junction box creating a fire hazard. This sple was for the wire of the water heater to a dryer cord in order to be able to be plugged into the dryer outlet. Not only is those a fir hazard but its also a shock hazard for

Toilets were overflowing with fecal matter and toilet paper I would have to stick my hand in and remove as much as humanly possible before I could even attempt to try and hand auger the toilets

Sent over an estimate to replace a drain pan and clear a condensate line

On arrival found system cooling. Homeowner has let system defrost prior to arriving. Checked refrigerant pressures and found it was slightly overcharged. Subcooling temperature reading was 10-12° instead of factory recommended 8° +/-1° subcooling. And evaporator coil temp was 30-31°, below freezing causing evaporator coil to freeze over. Recovered small amount of r410a and was able to get subcooling within factory specifications and raise evap coil temp to 37°. Checked deltaT and have 23° temperature split between return air and supply air temperatures. System is no cooling. Added new service port caps as system was missing two. Thank you for choosing Keep Smiling. Have a great day.

At today’s visit, Mr. Ron is interested in having a ceiling fan and two chandeliers assembled and installed. He does currently have the ceiling fan but does not have the down rod. He also does not have the chandeliers just yet. The ceiling these fixtures/fans would be installed on would be 20-22 feet high. An estimate was provided for having the fan and two chandeliers assembled and installed while working off a tall ladder. Also in the estimate was the inclusion of installing a fan brace box for the foyer as there is no existing ceiling box present and the support box would be needed to support the weight of the chandelier. Mr. Ron did not wish to proceed with the work at todays visit. Therefore, the estimate has been emailed.
