I was to work off of estimate to replace the PRV to get the pressure back in working order and replace the kitchen faucet, along with the cold side cartridge in the master vanity sink. I started by removing the old PRV, and installing the new one, and taking out the old cartridge in the master vanity, and taking it with me to go, find a new one and pick up a kitchen faucet. I was able to pick out a kitchen faucet, but was unable to find the matching cartridge for the vanity faucet. I explain to the homeowner that I would have to order the cartridge and then come back to install it when it arrives. I then remove the old kitchen faucet and install the new one. After work was completed I went and turned on the water to check for any leaks and functionality and all is well. Came out to the Mertz residence (s4) due to a pipe that busted and leaked down into the underneath apartment (s3) inside the panel as well a Gfci that’s was right off to the left Keep smiling electric replaced panel and replaced the Gfci as well due to the water damage that was so substantial.(1 year warranty.)Not responsible for drywall damage.

Came out to the Mertz residence to check her neighbors panel due to the fact she had a water leak happen in her apartment and it leaked under hers to her neighbors.will come back to do the work tomorrow.

Technician came for no heat call on 20 year old 3.5 ton heat pump. Outside unit would not come on. After re inserting disconnect , condenser came on. Unit is running low on refrigerant. Unit has R22 refrigerant. Explained to resident that system will eventually run low enough that the condenser will no longer operate A C and heat will only be generated from electric heat strips. The toilet in the back bedroom bathroom has a leaking flush valve. Keep smiling will replace it out courtesy with management approval. There will be no warranty for any of the parts or labor. Took the tank off the bowl. Replaced the flush valve, and new tank to bowl gasket with bolts. Flushed several times to ensure no leaks present.

The toilet parts are starting to fail. One handle is broken in the hall bathroom. The flappers are starting to disintegrate replacing all the parts in the toilets will take care of all the issues. New fill valve, flappers, and toilet handles. Cannot warranty due to high pressure.
