$79 Dispatch fee The toilet in the upstairs bathroom had a dry trap causing a smell yesterday. Upon arrival there was no more smell. Tested every fixture in the bathroom to make sure the smell was not coming from anywhere else. Informed Mrs. Corrine to keep an eye on it for the next few days to confirm it was only a dry trap issue.
KEPEHC was called out for a hose shut off valve to be installed. Homeowner stated he. Has one shut off valve for two hoses but the valve doesn’t work and the rear hose connection still produces water. Tech informed homeowner there are in fact two shut off valves and the second just needs to be located. Tech was able to quickly track the 1/2” copper pipe and determine the location of the shut off valve would be under the kitchen sink. Homeowner then was able to find it and turn it off. Both hose connections now stop producing water when the valves are off. No issues
Sent over an est. on a tankless
Upon arrival, customer claimed that his toilet was backing up and was not flushing well. Instead of taking me to the restroom, Customer took me outside to the right side of his house and showed the basin we put in for a grinder pump, I took the cover off the basin and saw that it was filled with sewage. After some talking with my general manager, since the grinder pump was put in less than a year ago, besides the grinder going bad we thought it might have been clogged or jammed like a garbage disposal. In order to “unjam” the pump, we would have to pull it out and manually turn the grinder underneath the pump. I explained everything I was about to do to the customer. After putting the pump back inside the basin. I started testing it by filling it up with water. On the third test it wouldn’t cut on. So I re did the unjam step over one more time, this time in front of the customer. After putting it back again, I started filling it up with water to test, I then asked the customer if he co
On arrival inspected system for no heat. After inspection found system had no power, found that the switch on the far wall had been switched to the off position accidentally by some fallen boxes. System is now heating again. And thermostat has power. Thank you for choosing Keep Smiling. Have a blessed day.
Upon arrival to the house, I was informed that the kitchen outlet did not work. I was also informed that the dishwasher did not work. I started by checking the electrical panel and noticed three breakers tripped. I tried resetting them with small success until they tripped again one of the breakers was flashing a a code sign, indicating that indeed it was a bad breaker. With the other two breakers that were tripping, they seem to be within the same generation which are common to fail. In total, there was four of the same type of breaker with one being 100% defective. Two of them starting to fail, and the last one we replaced because it will fail in the near future. After replacing the breakers, I turned it on and they stayed on allowing me to go check the voltage in the outlets, which has the right reading of 120 V. I also checked the dishwasher and now has power.
Not a Re-Call On arrival talked to customer about problems with heating, he explained that the heating is shutting off at night and he wakes up in the morning and it is 62° in the home. After diagnosing system found the Programmable thermostat was set to run scheduling, after looking into the thermostat further technician found that the programming was set to 62° during sleep and away modes. This particular thermostat does not have a schedule “off” option other than the “hold” button once you’ve set your preferred temperature. Discussed options and left estimate for thermostat replacement should current thermostat continue to be an issue. Thank you for choosing Keep Smiling. Have a blessed day.
Homeowner stated that her laundry drain leaks intermittently. Some times she will wash loads consecutively and she will notice water coming up from the floor on adjacent side of the wall in the garage. Her father and her cut open the wall themselves and ran several loads and never saw water dripping in the wall, but water was still coming out in the garage. Keep Smiling will need to cut open wall at the vent stack for laundry and install a test tee or clean out for access. Once clean out is installed, Keep Smiling will be able to find where drain may be cracked or broken. Collected Dispatch fee for today’s visit. Homeowner does not want to proceed with diagnostic to determine where drain is leaking. She said she will just not use laundry as frequently.
Emailed quote to replace pump owner is on west coast and property management will let me know.
On arrival inspected one 2022 Trane 80% gas furnace for no heat. After inspection found that the flame sensor as well as the high limit switch have failed causing system to short cycle, it would run for approximately 10 minutes before shutting down and restarting again causing furnace to only run in short intervals not allowing home to properly heat up, therefore thermostat was reading low temperatures and not to satisfaction. Discussed findings with homeowner and he wants to move forward with repairs. Replaced both flame sensor and high limit switch. System is now heating as it should thank you for choosing Keep Smiling. Have a blessed day.
Re routed 160 feet water line to back yard, replaced pressure reducing valve and quarter turn ball valve. Piped the water heater but Hampton restoration might need me back tomorrow (1/8/25) to uninstall heater for the flooring to be taken off. And one more time after that to install water once floor is done. Made sure no leaks were seen, meter was still. Water line comes with 5 year warranty. Pressure reducing valve and ball valve come with 1 year parts and labor warranty. Thank you for choosing keep smiling plumbing !!!!!!
On arrival looked at one 1999 Lennox 90% gas furnace , 1999 Lennox 4-Ton R-22 AC , 2022 Evaporator coil for Furnace replacement. However technician recommends doing a full replacement due to age and possibly future breakdown. Will check pricing and availability and email customer as soon as possible. Upon arrival, customer clean, he had a leak coming from behind his water heater. The customer starts telling me that they had a leak before new years, and the last tech from another company thought it was the water heater since water was underneath heater. They replaced water heater and did not resolve their issue. Company never called them back and that’s when they decided to use us. I came in and saw that there was water coming from the wall. But I then gave them a diagnostic fee to cut open sheet rock behind heater to see if it was a pipe in the wall. After cutting open sheet rock I saw that water was coming up from the slab. At first I did not know what pipe it was but I then saw the main house shutoff above me. I turned it off and went to the meter and see if it was spinning, it was. That indicated me it was a main line leak. I gave the customer 2 options one to repair and the other to re route the main line towards the back of the house. He decided to go with the re route and we
At today’s visit, the recessed fixture by the loading dock double doors was reevaluated. It was determined the cause of this not working was due to a failed wire feeding the fixture. The light was wired into a different feed to restore function back to this light which was verified it was in working order by overriding the programmed timed function. Per store manager, he also wanted the two wall packs at the loading dock exterior replaced as they were not working. Keep Smiling supplied two new LED wall packs. The two old ones were removed, and the two new ones installed. These two fixtures were also verified to be working as they also are controlled by the same programmed timed function as the recessed.

Came out to the Jesse residence to discuss why 3 outlets in his dining room are not working.Advised Mr.Jesse that we would have to do a diagnostic to find where it’s faulty in the circuit and if I find it in a reasonable time I would waive the diagnostic and charge only for the repair. Also advised Mr.Jesse that his particular outlets are the ones that are the box and outlet all in one.
Upon arrival customer claimed to have his kitchen sink leaking. After inspecting it I saw that. Both sides where the basket strainers are connected to the drain popped out of place, I recommended to have it repiped down there to have a full functioning drain, he agreed and asked for price. Arrived at homeowners home. I was out previously to repair main waterline at the foundation and replace the PRV. Everything is well but homeowner explained that the pressure is a little low. I checked the pressure at the back water hose and the pressure was 48. I explained that I could increase it to 65 and that would be the highest I can go. Homeowner agreed. I increased the pressure to 65psi and had the homeowner test it and she is satisfied with the pressure. Thank you for choosing keep smiling Plumbing electric, heating and cooling.
Upon arrival, customer stated that he was Outside raking leaves when he noticed that his sewage ejection pit alarm Was unplugged, and when he plugged it back in, it would not stop going off upon further inspection. I found that the alarm float switch was too low on the ejection pipe and was able to be triggered while the pump is inactive. I loosened the band strap that was holding the float to the ejection pipe and moved it up so this wouldn’t happen again. Fixed under warranty. Thank you for choosing keep smiling plumbing, electric, heating and cooling and have a very merry Christmas!
