I was met on site by Mr. Chapa. An appointment was scheduled with Keep Smiling in order to return and replace the pressure valve. During the previous visit, it was discovered to be operating with exceedingly low pressure. During that visit, I explained to Mr. Chapa that exceedingly low pressure may not be a present issue, but it will certainly be a future issue because of how these pressure valves are designed. Upon arrival, he signed the estimate, allowing me to move forward. I fortunately had the matching model on my van, allowing me to perform the swap out on the spot. It is a double union Watts LFN45 model. I pressurized the system and inspected the connections. There are no signs of leaks. The water pressure is now at approximately 50 psi. I asked Mr. Chapa to operate the shower to confirm whether or not he approves of the new pressure. He is pleased with it. Nothing else needed fixed or replaced during this visit. I advised him to double check the valve during the next few days.

Technicians came to replace condenser coil. Removed leftover refrigerant. Used nitrogen to clear line set. Brazed in coil. Pressure tested line set with nitrogen. Technician performed electronic leak search on system. Did not get any hits on the indoor coil or lineset. Found multiple leak points at the condenser coil. Informed resident of situation. Finance went through for coil replacement under warranty. Informed resident that we will be picking the condenser up today, and coming to replace it tomorrow. I was met on site by Mr. spinner. An appointment was scheduled with Keep Smiling due to one of the toilets running. I was brought to the upstairs guest bathroom to be shown the specific toilet. What was happening was the red gasket on the Mansfield flush valve kept dislodging from its spot. I explained that I can attempt to replace the gasket with a new one, or alternatively replace the entire fill valve with a different style altogether. Mr. spinner was wanting to replace the gasket as a first attempt while having a back up plan with replacing the entire flush valve. I inspected the water pressure and thermal expansion tank during the assessment. The water pressure is below the threshold per code, but the thermal expansion tank is still healthy. I explained with a low pressure entails with regards to future risks. Mr. spinner agreed to receive a price for replacing the pressure valve for future consideration. On arrival spoke with homeowner about issues with upstairs 2.5 ton Lennox heatpump. Found that the evaporator coil has a significant leak and is losing R410a. Homeowner requested comfort advisor to discuss full system replacement. Thank you for choosing Keep Smiling. Have a great day.

Arrived at customers house and customer stated that she wanted to install a new sink basin, but the basin did not fit the sink so she wanted me to temporarily fix the current sink basin after fixing the current sink basin. She told me that she had a leak in the guest bathroom And after looking at it, I saw that there was mold and the floor was rotted so I cut the copper from beneath stubbed out a new piece of copper and installed a new emergency shut off valve and replaced the plastic supply line with a steel braided supply line. I then went downstairs and added everything up and came up with a good estimate to finish her unfinished basement and I also gave her an estimate to fix the toilet in the master bedroom and fix the handles on the master tub Thank you for choosing keep smiling

Arrived on site customer said that toilet would not flush. After doing a diagnosis, I realize that the gaskets inside of the Sloan toilet were rotted while trying to take apart the flush valve. The entire spud came out of the toilet. I then had to run to Reese plumbing and grab a vacuum breaker a stem a new toilet handle a new stop I then had to cut the new metal piece to fit their toilet and then I installed all the other parts and installed all the new gaskets tested everything. I was met on site by Ms. Nichols. An appointment was set with Keep Smiling due to the garbage disposal leaking. It was noticed within the time span of a week. I was escorted to the kitchen to assess the issue. I confirmed that the leak is coming from the body. I filled the sink to test the basket strainer as well. The basket strainer is not leaking. I inspected the water pressure and thermal extension tank. The water pressure is within the appropriate range, but the thermal expansion tank had failed. I explained the function and risks regarding it with Ms. Nichols. A leak detection tablet was added to a couple of toilets as Ms. Nichols was cautious on whether or not they were running. The dye was not bleeding through. I provided pricing for the garbage disposal and thermal expansion tank. As of today’s visit, Ms. Nichols agreed to only have me replaced the thermal expansion tank. For now, she is choosing to hold off on the disposal as she has an appointment with Hampton Restoration nex

Technician came out for no cooling call. Upon arrival, technician turned system to cooling. Indoor and outdoor units came on. After diagnostic check, found refrigerant pressures to be very low. Resident informed me that some had previously added refrigerant earlier this week. Technician performed leak search with spray bubbles. Could not locate leak. Technician then recommended electronic leak search. Resident then informed me that the person who came out before only put 1 pound of refrigerant in. Not really enough to make a difference if it was very low. Technician then recommended adding 2 pounds since that’s all they put in. Informed resident to be observant in the mean time. Visit one: Rebuilt the two emergency shut offs for the malfunctioned bathroom faucet. Replaced the fill valve in the master bathroom toilet. Attempted to rebuild the malfunctioned faucet, but determined that the cartridge needs to be special ordered. Management is going to order online what appears to be the matching cartridge. Customer is aware of the risk of not being able to find the accurate cartridge. Partial payment was collected today reflecting the emergency shut offs and toilet fill valve. Water pressure was within the appropriate range, and the thermal expansion tank was healthy. Visit two: Returned after the lavatory cartridge was delivered to the office. I quickly installed it confirming that it was the matching model. I turned the water on and tested the faucet. It operates properly with no signs of leaks. It was a pleasure helping you today! Customers toilet is extremely loose at the base. Feels like it sits too high. There is some staining on wood floor to the right of toilet. Some water is likely leaking and sitting under wood floor. Customer approved a pull and reset. Toilet is only 2 years old and likely leaking since installed. I pulled toilet up and found deteriorated wax. All that was left is a horn. Wax pushed off flange since it was never shimmed and wax will move if toilet moves back and forth. I cleaned everything underneath and I used wax with no horn and reset the toilet. Used new bolts and braided steel supply line. Tightened toilet as much as possible and positioned some shims along back side. House is on slab and repair would be extensive to try and lower flange just a little bit. Toilet is tight at this time. I flushed it several times and verified no signs of water leaking at base. Water pressure on home is good. 1 year warranty on repair. Total paid today via credit card is $264

Technician came out for no cooling call. Upon arrival indoor, technician turned system on to cooling. Both indoor and outdoor units began operating. Technician replaced dirty filter. After diagnostic check, found capacitor was in good standing. Refrigerant pressures were a little low. Also noticed bare suction line outside. After informing resident, technician added insulation to suction line outside. Also added 1 pound of refrigerant. Pressures are now in normal range. Unit is cooling in the mid 40’s. Customer had hot fitting on left side electric fitting that was degraded and leaking very slightly. Turned electric heaters off, drained house, replaced small section of 3/4” copper pipe, turned back on water and checked for leaks and proper function. No leaks found at this time. Upon arrival, customer stated that she had a toilet that was leaking. She said that after her cleaners clean the restroom they had told her that the toilet was leaking and he showed me the toilet and I seen that the boats down the tank were not there nothing was holding it down upon further inspecting it I seen that the toilet also had a crack. I suggested a new toilet, and since they’ve had issues with the toilet in the past, she decided to go for a new toilet. I went to the supply store and got a Kohler Elmbrook 12 inch rough in two piece 1.28 GFP single flush elongated chair, height, toilet in White with soft close seat. I also put a new wax ring and caulk the base of the toilet check for leaks before I did that. There’s a one year warranty on the new toilet thank you for choosing keep smiling.

Upon arrival we look and tankless heater. We offered a tankless tune up since it has not been done since installation. We descaled heater and checked both flame rods and igniter. Flame rod one has a loose metal rod that could be causing error code 12. They both look good with minimal corrosion. Igniter is working properly. When we left no code was being thrown and everything was working properly. If code is thrown again flame rod 1 will need to be replaced possibly both to be on the safe side. We checked pressure and it’s at 115 psi. We recommend to have pressure reducing valve replaced.

I was met on site by Mr. Rivera. An appointment was scheduled with Keep Smiling due to the home operating under high water pressure. The pressure valve is located in the garage above the water heater. The home is piped with CPVC, and the pressure valve is a Wilkins brand 600 PRV. I assessed what it would take to replace it with a new one, and concluded that it needs to be a one to one swap out. The section of piping and fittings are extremely close together. The nearby supply house doesn’t have it in stock, but they are able to transfer it in from another branch. With this in mind, Mr. Rivera and I discussed if he would be comfortable with waiting for the transfer. He is perfectly fine with it. I put together an estimate for replacing the valve. Waterline replacement

At today’s visit, I spoke with Mrs. Judith. She informed me that her outlets in the kitchen had all stopped working. She also stated that one side went out a while ago and then the other side of the kitchen went out more recently. Upon evaluating, I observed that a gfci on the left half was tripped. I also observed that on the other side of the kitchen, the second gfci was not tripped. With this in mind, I attempted to reset the left wall gfci to which it did restore power. I then verified at the panel that the second gfci did not have a tripped breaker. With this information in mind, I proposed the second gfci be replaced as it has failed and can no longer send out power to the other two kitchen receptacles it shares wiring with. Mrs. Judith agreed to this estimate. Therefore, I installed a new gfci on the right wall of the kitchen. Upon completion, I tested the gfci and it is now back in working order. Came out to the Holland residence to install a customer supplied ceiling fan as well as 2 switches in the master bath closets on opposites sides of each other.(1 year warranty on labor not equipment.)

I was met on site by Mr. Hicks. This was a return trip in order to follow through with replacing an under the sink pump in the basement kitchen add on along with a thermal expansion tank. Mr. Hicks provided his authorization signature on arrival, allowing me to move forward. I began by replacing the expansion tank. I ended up causing a lot of water to spill in the basement during the process. I contacted Hampton Restoration for them to come out as soon as possible for drying up the area. They were working as I was leaving the home. I inspected the new expansion tank, confirming that the connection is not leaking. I moved forward with the pump. The process of swapping it out was extremely difficult as the contractor back in the day constructed this kitchen add on in a way that the cabinet hardly had any room for the pump to begin with, along with very little ability to re-pipe the drain connections. I managed to install the pump with a check valve. The original pump did not have a che

The water pressure and thermal expansion tank were also inspected during the process. The water pressure is fine, but the thermal expansion tank had failed. Zac and Trevor did a great job on a rough in for me. I dropped in a few times and they were great listeners and explainers. They even took an extra hour (and finished at 7:25 p.m.!) to make sure the shower drain was properly sealed after I noticed a small leak. (It's hard not to notice some extra water on the ground during the clean up phase.) All around actually kept a "smile" on my face during the whole 2 day job. They even did a few small above and beyond asks. The price was absolutely excellent and I obtained 4-5 other quotes. They were also quick to schedule the job; obtained the quote on Friday and they started the job on Monday. The central office also expedited my calls. Very happy with there service. Will use again if I need a plumber! I hope these two get some Overtime pay for getting the job done in 2 days.
