Customer has a leaking tub faucet in upstairs guest bath,checked water pressure and was 60 psi,removed and replaced single handle tub/shower cartridge,turned water back on, tested and no leak.
John’s been here a couple times for plumbing issues and solved them for me. He’s friendly and professional. This time, however, the faucet that was making an intermittent hammering sound with low pressure worked fine when he got here, so he checked my water pressure and a couple places to make sure there was no issue there and otherwise couldn’t isolate the problem. So I’ll have to wait until it happens again and see if they can figure it out. I’m giving him 5 stars but wish the problem could have been solved.

Customer states banging sound when water ran on cold side of her sink and not throughout other fixtures,checked water pressure and was 63 which is fine,could not get to make noise,customer to monitor.

At today’s visit, we tested the incoming feed to the fire panel in the fire pump room. The incoming voltage was measured at 480 between all incoming power supply terminals. As the incoming power supply is correct, I am recommending that a fire control system specialist to be called out to evaluate further.

On arrival inspected system for no cooling upstairs. Found both thermostats in off position. Tenant mentioned she turned them off due to not cooling. Checked both zones individually and simultaneously, checked deltaT and have a 23°-24° temperature split between return and supply air temperatures, which is great. Also checked refrigerant levels and subcooling. SC is at 7° and manufacturer recommended SC is 9° +/- 3°. These numbers are within factory specifications. After speaking with tenant it’s determined she accidentally had downstairs thermostat still set to heat when she initially turned upstairs to cool. This particular zoned system will not run heat and cool simultaneously so cooling did not engage. System is cooling at this time. Thank you for choosing Keep Smiling. Have a blessed day.

Customer has a leak internally on the compressor or the coil. customer elected to replace the system rather than chase down the leak and make a costly repair on a 10 year old plus system.

Technician came to perform tune up on system.(12 yr old 3 ton heat pump). Filter was changed for new one. Drain line is clear of debris. Blower motor is pulling normal amperage. Outdoor capacitor is ok. Unit running low on refrigerant. Explained options to resident. Due to age of system, resident would only like the tune up for now and would like to set up a meeting with our Comfort Consultant. May would be a good time for him before it gets really hot. Arrived at homeowners home. Homeowners have a new kitchen cabinets put in due to a leak causing black mold. They explained that the plumbing is too high for the new cabinets to be installed so he would like them capped off and then reinstalled once the cabinet is installed. After inspecting the work, I gave the homeowner an estimate to cap off the hot and cold lines going through the kitchen sink along with the drain. Homeowner accepted. I did the work. On arrival reinspected system to determine cause of no cooling. Initially technician was checking reversing valve but once tech checked thermostats and switched the downstairs to cool found that the downstairs thermostat was displaying “cool” even in off position, once technician removed thermostat from wall and turned on upstairs tstat the system began to cool properly. It is determined that the main level tstat has failed and needs replacement. Technician reached out spoke with Mr Walter and explained findings and discussed options and he has chosen to replace thermostat. Upon arrival, I was greeted by the tenant of the property. Mr. Walter is away in Texas. The tenant escorted me to the kitchen so that I could assess the garbage disposal. The garbage disposal is completely seized up and not operational. I even attempted to press the reset button. I also noticed that the thermal expansion tank had failed. Fortunately, the water pressure was perfectly healthy. I discussed with Mr. Walter about the garbage disposal and thermal expansion tank. Mr. Walter agreed to the estimate, allowing me to move forward. I began work after gathering what I needed from a nearby Home Depot. Once the disposal and expansion tank were installed, I tested everything for operation and potential leaks. Everything works properly with no signs of leaks anywhere. I advised Mr. Walter to have his tenant inspect the work over the next couple of days. It was a pleasure helping you today! * 1 Year Warranty under properly regulated pressure.

On arrival found one 2013 Rheem 2.5 ton heatpump system. Customer states system is not cooling well. Unfortunately with temperatures dropping to 37° cooling system cannot be properly inspected or diagnosed. Tested system in heat mode and it heating very well with an output of 134°. Repairing the connecting within the water heater causing the short in the circuit, replacing the switch by the front door with a new switch. Replacing the doorbell chime and transformer. All devices were tested. 1 Year Warranty.

This includes installation of new electric water heater, new shut off, expansion tank, filling the new unit, disposal of old unit, and a new PRV.

Toilet, running handle needs oil too tight to drop the flapper and install fill valve

At today’s visit, Two outlets were installed from scratch. The first outlet installed is located in the first floor hallway between the lobby and elevator. The outlet box installed was a recessed outlet box which is located behind a wall mounted tv. Power was pulled from an existing receptacle directly beneath this new outlet. The second receptacle installed is in the second floor located behind a display case. Power was pulled from a junction box in the office the outlet shares a wall with. This circuit is circuit number 9. All parts supplied and installed come with a 1 year warranty.

Upon arrival customer claimed to have a leak coming from her faucet and another one under her kitchen sink. After inspecting I saw that the only thing leaking was the faucet and was dropping down to her cabinets. The leak was coming from the base of the faucet. Not from the head nor the handle. There was no way in repairing the faucet. I explained this to the customer and recommended to replace her faucet. I gave her a couple option to choose from and chose the (Good) faucet. She signed estimate and I ran to be the new faucet. After completing, I turned water on to test and no leaks were seen, customer was very satisfied. Thank you for choosing keep smiling plumbing !!!!

At todays visit, Mr. Tim is looking to have a recessed outlet installed for a wall mounted tv as well as a receptacle installed for a display case on the second floor. An estimate was provided for this work and emailed to Mr. Tim.

I arrived on the job to look over what work our client needed performed. After looking over the job I wrote up a quote. I presented it but no work was performed.

Upon arrival, I was greeted by Mr. Dixon. He brought me into his garage to show me his two-year-old tankless water heater heater that he would like for us to maintenance. He has not experienced any issues during his time using it. I informed him what the maintenance entails and provided an estimate. Mr. Dixon agreed to the price, allowing me to move forward. I set up a bucket full of vinegar and a pump in order to perform the routine flush. As the flush was happening, I cleaned out the relevant filters and inspected the temperature probes. After the flush was completed, I purged the system of any excess vinegar. The tankless water heater operated properly After the work was completed. No other issues were noticed during the visit. * No Warranty on flushes.

Came out to the Stemp residence to install 4 new 6 in canless recessed lights on a dimmer in the living room.While I was here Mr.Stemp asked if I could take and disconnect 4 lights where it was 3 lights on one switch and 1 on the other in his gameing area.Also while I was here he had mentioned every time he plugs in the vacuum in his room it trips the breaker upon diagnostic the tech thinks the breaker is being overloaded so advised either to plug it up in his bathroom or we can run a new circuit to it.Also while speaking with him he pointed out on of his motion sensored plates one of them was shorting out to due to lose connection on the back of the outlets.(1 year warranty.)(not responsible for drywall damage.)

Arrived on the job and spoke with our client about what work he would like performed. I looked at the panel and location in which he wanted the 14-50 outlet installed to write up a price for him. I presented the price and we came to an agreement so I got to work. After getting everything I needed from Home Depot the job was very quickly finished. Customer was very pleased so payment was collected. 2 Year Warranty.

Came out to the Stemp residence to install (5) lights for the outisde 1 existing and 4 new ones.Installed 4 new recessed canless lights in the kitchen.added a outlet 5 ft up the wall for a tv.Installed a motion sensor/switch in the downstairs bathroom.Also took down and moved a light from house to house.(1 year warranty.)
Robert was prompt on time. Professional and courteous. Had a great customer service and personality when talking with me and my family. He did an excellent job and replacing fixtures switches and helping me plan out some improvements that we’re gonna be doing over the next couple of weeks.
