Client called us out to home for no hot water. Preformed diagnostics and found that heater gas and burner have failed. Provided options for repairs. I arrived on the job and spoke its Mr. Francis about what issues he’s been having. He showed me to the kitchen GFCI that’s been acting up. I priced up a GFCI replacement to get it taken care of. As I removed the existing GFCI I found that the neutral wire was burnt. I removed the damaged wire before installing the new GFCI. Upon arrival homeowner stated that the garbage disposal is clogged it runs, but it won’t allow water to go down the drain. After further investigation, I found that the garbage disposal itself was not clogged, but the tubular piping running from the garbage disposal is. After figuring this out I then talk to the homeowner about removing the garbage disposal and the tubular piping underneath and clearing all of it out, the customer agreed and work was performed. Upon arrival, homeowner stated that the pressure in his home was way too high. The faucets were spitting at him, and he was almost knocked over in the shower because of the pressure. After further investigation into the problem, it was found that he was sitting at 130 psi on the home. I believe the leak in the yard that was repaired Friday June 27, 2025 was relieving pressure in the home so that it was at a normal PSI range when they were using water. After fixing the leak all the pressure went straight back into the house, causing more problems. I gave the homeowner the estimate to replace the PRV. The homeowner accepted the estimate and I began doing work. After work was completeI tested pressure and it was sitting at a steady 65 psi. I was met on site by Mr. Johnson. An appointment was scheduled with Keep Smiling due to a yard leak. When examining the yard the leak appeared to be coming from the irrigation. Mr. Johnson expressed that he is fine with finding the main irrigation branch and capping it off. He explained that he and his wife do not use their irrigation. I provided an estimate reflecting this. Mr. Johnson provided his approval signature, allowing me to move forward. I dug down and exposed multiple areas of irrigation pipes. During the digging process, I accidentally broke the Xfinity cable for the house. I called both 811 along with the provider in order to report the incident and to get a ticket in place for repairing the cable. Once that was concluded, I moved forward with figuring out which irrigation pipe is the one tied into the service line. Once determined, I moved forward with capping it off. Upon arrival customer stated that his water heater is not heating the water. Upon inspection I found that the water heater is 21 years old and the burner assembly and gas control have failed and is no longer allowing a flame to start in the combustion chamber. I explained to the customer that it is repairable but it would be a few days in-order for me to get the parts and from the shade of black that the water was after I took my pressure test there’s no telling how long the internal tank is going to last. I was met on site by Mr. Williams. An appointment was scheduled with Keep Smiling due to a malfunction with the water heater. The pilot light recently went out and will not stay lit. I attempted to relight it myself in order to confirm this. The pilot light will come on, but it will not stay lit. I explained to Mr. Williams that the typical issue is the gas control valve or the pilot assembly. Sometimes both. The water heater is less than six years old. I informed Mr. Williams of the process for replacing both parts under the manufacturing warranty. I have provided estimates for both scenarios. Technician came to inspect blank thermostat. Upon arrival system was off and drain pan was full. Unit has float switch in pan which killed power to whole system. After receiving permission from resident, technician vacuumed drain pan. Also cleared drain line outside with pump (for both units). Drain line outside was clogged with debris and covered with rocks. Upon arrival customer claimed to have a 2023 Bradford white water heater malfunction. She said yesterday she had a plumber come by and disassemble the burner assembly, and he recommended to replace the gas control valve and the burner assembly, or the whole heater. She wanted to go the manufacture warranty route which is why she called us. I mentioned we charge a diagnostic fee for us to call manufacture because it sometimes takes up to an hour to get a response. Unfortunately she did not want to go that route and decided to just pay the dispatch fee and call yesterday’s plumber back. Upon inspection there was no water in trap at washing machine box. They have condensation line from hvac going to washing machine box that was not producing water. They are calling there hvac company to see whats going on. We poured water down the line to stop immediate smell.
