At today’s visit, the tenant Mrs. Candice was expericing an issue with the bathroom receptacles in the home. The first floor bathroom second floor hall bathroom outlets were not working at all. In the master bathroom, the receptalce closest to the door was melted and not working and the gfci on the other side of the bathroom vanity was on and functional. Given the gfci was on and working, and the rest were not, it was apparent to me that the master bathroom receptacle that was melted was the primary issue causing power loss to the other areas. I spoke with Mrs. Susan who is the property manager in regards to the repair today. I recommended having the melted receptalce replaced as opposed to doing diagnostic work as it was evident it was an issue that needed to be addressed. Mrs. Susan agreed to this estimate to replace this device. Once the device was opened up and pulled out, it became evident that the device had melted due to an improper installation. Came out to the Dublin residence for some outlets that where not working on the outside upon diagnostic discovered multiple outlets where cracked and malfunctioning as well as someone ran a wire that went to a end that was cut off that was just buried in the ground disconnected power from that and replaced all 5 cracked and malfunctioning outlets.(1 year warrnaty.)
Came out to the Holmes residence to replace a wall sconce light that was giving him issues when he put the globe on.The tech replaced it with a surface mount halo light that had a little bit of black spots on it that he was okay with.(90 day warranty)
Upon arrival customer claimed to have a leak on the gasket I replaced on his emergency stop , I recommended to have the valve replaced because i didn’t want to replace the gasket again and have the same problem in the future. Customer agreed to replace at a lower cost than the price book since I’ve worked on the valve before and instead of having 6 month warranty, it dropped down to 3 months since the pressure is at 90psi I advised customer to have his prv replaced soon since it can cause more issues in the future. Upon arrival, customer stated her front and back hose bibs were shut off and no water was running. After further inspection, I noticed the two shut off valves for both the spots were off. I turn them back on. The front hose bib was stuck open. I grabbed some pliers to turn the spigot off.
Came out to the Woodall residence to determine why his breaker kept tripping that powers his kitchen lights,dining room light and outlets as well as the garage light and flood light.Upon Diagnositc discovered that the flood light has a fault in it or the wire itself.so upon Mr,Woodall request the tech remove the power going to the flood light and restored power(he wants us to come back at a later date and replace the flood light as well as rebuild the fluorescent light to led in the garage.)Did mention to Mr,Woodall that his stacked switch has signs of wear and could be going out soon.Did install a whole home surge protector as well.(1 year warranty on surge.)
On arrival inspected 2006 model weather king 80% gas furnace system for no heat. Found that the flame sensor was dirty with carbon buildup causing it to short cycle and shut down shortly after ignition. Technician removed sensor and cleaned. Restarted system and it began to heat. Came out to the Anderson residence to diagnose why a can light was not working (14 ft in the air )he attempted to fix it himself but was not successful when I arrived I was able to repair the can light.(90 day warranty.)
Upon arrival Costumer stated he broke a pipe underneath his basement sink while replacing his garbage disposal. After further inspection I noticed he broke a 1/2 CPVC water line connecting to the dishwasher. Costumer approved estimate to repair the 1/2 line. After repair was made we waited until glue was completely dried. We then turned the water on to make sure our repair was free of leaks. After checking around the house costumer noticed another leak. The leak was coming from the main shut off valve that was CPVC. Costumer approved estimate to replace the valve as well as a pressure regulator valve. The main waterline coming into the home is a 1 inch CPVC line. I used 1 in copper type L as well as 1 inch copper propress fittings to preform the repair. I used a 1 inch watts Pressure regulator valve. I also installed a new 1 inch quarter turn ball valve as the main home water shut off. After repair was completed, I turned the water on to make sure my repair was free of leaks. Parts and
I arrived to the property in the customer had attempted to replace his shower cartridge. in the process of pulling out the old cartridge, the cpvc waterline up to the showerhead snapped. The cpvc was so brittle and snapped in two other spots during the time of me working. I replaced the waterlines going into the hot and cold side of the shower valve and a waterline going up to the showerhead. I pressurize the system and tested for any leaks. The pressure on the home was at 71 psi and there was no thermal expansion tank on the water heater. I inform the customer that I could warranty the work performed today if we added a thermal expansion tank to his water heater, but he chose to wait till later time. For today, there is no warranty due to the missing a thermal expansion tank.
Upon arrival customer claimed to want her 50 gallon a o smith water heater flushed. She had called because of the special we had on water heater flushed. After she signed I began work. Everything was up to code . After finishing i explained that water will take 45 min to heat up. And when she starts using faucet inside home there will be a couple seconds of air spitting out since I drained the whole home . I checked pressure at beginning (80psi) and end (60psi) of flush. At today’s service, Mr. Rodger’s was expericing an issue in the master bathroom where the lights were not working as well as two receptacles in the master bedroom. This was caused by using the iron in one of the bedroom receptacles where they heard an audible pop sound and immediately lost power. It was recommended that a minimum diagnostic be performed. Mr. Rodger’s agreed to this estimate. Therefore, during the diagnostic, I determined the source of power loss to be in one of the working bedroom outlets. There was a splice in the box that a hot wire had popped out of which fed the bathroom lights and the two additional outlets in the bedroom. To repair this issue, I remade the connection by means of pig-tail splice and wired it to the terminal screws of the receptacle. With this repair made, power was restored. Note: It was observed that in the panel box, every 120volt breaker was a Gfci breaker. With this, there is not AFCI protection anywhere in the home. In 2020, The NEC chang
On arrival inspected system for not working properly. After inspection found that the condensate drain has a blockage. Removed condensate drain line and cleared drain and Ptrap. Reassembled with the addition of a pvc T and vent tube to help with drainage. Recommended in-line safety float switch in addition to current pan safety switch to help prevent leaks or flooding should drain line become blocked again. Replaced one 20x25x1 media filter and dated. Arrived at homeowners home. Homeowner had upstairs master bathroom toilet that every now and then it would not shut off and would continuously run. After talking with the homeowner, I found it it doesn’t happen often, but when it does, the toilet will not shut off, leading me to believe that it is the fill valve to the toilet. After inspecting work, I found that the fill valve does look relatively older. I explained to the homeowner that I could change out the fill valve because I am not seeing anything else, and from what she has explained, it sounds like the fill valve. I gave homeowner an estimate to replace the fill valve in the upstairs. Master bathroom toilet. Homeowner accepted. I did the work. Tested for leaks and functionality and all is well. Upon arrival costumer stated his master bedroom toilet kept leaking. After further inspection, the toilet was not leaking I just replaced the flush valve seal. He also stated his son’s toilet was also leaking. After inspection I noticed the leak was caused by a faulty fill valve. Costumer approved estimate to replace fill valve. His water pressure was at 80psi. After repair was made I flushed it multiple times to adjust the fill valve. Parts and labor have 1 year warranty on the fill valve
Upon arrival, customer claimed that his fill valve was running and did not stop. After inspecting it, I made sure it was the fill valve and it sure was., I then checked pressure pressure was at 90 PSI, I explained everything to the customer and I gave him a price. He said he will think about it, but will for sure. Call us back once he gets the money for the pressure reducing valve. I gave him a price to replace the fill valve, and with the price I gave him I threw in a flapper for free. After I shut off the water emergency stop under the toilet, it started dripping a little bit. I told him if it was a gasket issue I would only charge him $15 and he agreed. I turned water off at meter to begin working. After replacing everything I turned water back on to make sure there is no leaks and to test. No leaks were seen and the toilet was working properly. I arrived to the property and the customer had supplied a customer supplied faucet, and garbage disposal. I also talked with the customer about the benefits of water filtration. I installed their 3/4 hp garbage disposal, their kohler kitchen faucet, and a halo h2o and an ion 9 rod. I pressurized the system and tested for any leaks. There is a 10 year manufacture warranty on the water filtration system.
I arrived to the property and discussed with the customer that his water heater was 16 years old and un maintained, the thermal expansion tank was full of water meaning the bladder tank side is ruptured. I also let the customer know the chlorine levels inside the home were high and I recommend installing a water filtration system. The customer agreed, and tomorrow I will return to install the water filtration system, kitchen faucet supplied, garbage disposal supplied. I collected a deposit – diagnostic fee of $1718. The remaining balance will be due on the time of completion tomorrow.
I arrived to the property in the customer at 83 psi on the home. The pressure reducing valve was old and I recommended replacing it. The thermal expansion tank was defective with the bladder tank inside bursting allowing it to fill with water. I recommended to the customer to replace the pressure reducing valve and thermal expansion tank. Due to the five years of not draining the water heater I recommended not to, due to the potential of the sediment seals inside the tank being flushed, weakening the outer shell. I pressurized the system and check the pressure on the home and it was 60 psi. The thermal expansion tank was working. There is a one year parts and labor warranty.
Came out to give estimate on hanging 2 ring floodlights as well as some advice on what to use to hang her cameras throughout her house without using screws .

At today’s visit, Mrs. Pool was not present so we spoke with her daughter in law. They are looking to have power installed for a gazebo. This will consist of, four surface mount light fixtures a ceiling fan and two outlets for an outside kitchen bar.
KSPEHC was called out for a higher than usual water bill. On arrival homeowner stated her mortgage company sent a plumber out as well and was unsuccessful in determining the source of the leak. After tech investigated the issue he came to the same result. A hissing noise was audible while in a closet that sat behind the water heater closet. The prv is located in the same closet as the water heater. When Tech turned off main house shut off valve the noise stopped. After a few minutes passed tech turned valve back on and water began to flow and fill the line. This suggests a possible slab leak. Tech informed homeowner that specialized leak detection services are needed from a third party company. Once source of leak has been detected then Keep Smiling Plumbing can provide and accurate proposal for necessary repairs. At this time tech is unable to perform any work
Customer stated that there was a pair of glasses stuck inside of the toilet’s p trap. We pulled up the toilet and pushed out the glasses from bottom side of toilet to clear blockage at no charge. No warranty.
