Found failed thermostat and replaced with new Pro701 thermostat and programmed. Added a PEK module (power extender kit) Needed to add a C or Common wire where 5 wires are needed and existing system only has 4 wire. System is now working properly at this time. Upon arrival, homeowner stated that master shower head had a minor drip. Stated to homeowner that this could be caused by multiple issues. Explained what could be the cause and what repairs were recommended, and that I would need to check water pressure of home before presenting quotes. Homeowner asked for repair costs before I could check water pressure and he was not happy with costs. Homeowner paid dispatch fee. He also did not want quotes sent to email.

Homeowner has a gas yard lantern in the front yard that was knocked over. The post is rotted/rusted out. Keep Smiling demo lamp and will dig up base to cut out gas line, kink it shut, and turn off the gas supply in the crawlspace.

At today’s service, a breaker had previously tripped controlling the upstairs bathroom receptacle and lights along with a bedroom. I watched as the tenant attempted to reset it in which she took the breaker from the tripped position to the off position and then to the on position which was the correct sequence for resetting a breaker. However, when this happened, the handle of the breaker did not lock into place and slipped back into the tripped position. I then attempted to reset the breaker in the same sequence with more force and was able to get the breaker to latch into the on position. Therefore as it did not trip from a short in the wiring and it was solely a breaker issue, I recommended the breaker be replaced to which Mr. Jim agreed. Therefore, I installed a new Siemens 15A standard single pole breaker. With the new breaker in place, the circuit is back in proper working order. The breaker comes with a 1 year warranty from Keep Smiling Co.

Upon arrival customer stated that there is a leak under the kitchen sink and doesn’t know exactly where it is coming from. Upon my inspection I found that the leak is coming from the basket strainer on the right side I found that it would be repairable by resealing the top side and replacing the gaskets underneath I also noticed that there were 2 ptraps underneath the sink which was causing the right side to back up into the left side. The customer also explained that she had bought another basket strainer that is the same as the right side of the sink and would like me to install that as well. I gave the customer a price to take care of all her issues and she agreed Work preformed ⬇️ Take out the drain system for the kitchen sink and replace them and also take out and reseal the basket strainer on the right and install a customer supplied basket strainer on the left. 1 year warranty Thank you for choosing Keepsmiling plumbing, electric, heating and cooling!

Got to Mr. spinolos for a garage line we had to run about 100 ft under the drive way into a 100 amp subpanel. Ran three circuits one for a Ev charger one for lights and one for outlets. Replaced 8 can recessed lights with halo style flush lights. We also used an existing switch inside two of the bathrooms and installed outlets for toilets. Two new surge protectors inside exsisting panels. As well as a panel Rejuvenation for each. Replace a 60 amp pull disconnect due to it melting cover up open splices. 1 year warranty Note: Keep smiling is not responsible for any drywall damage.

Customer has leak somewhere in gas line to gas lantern line is old and been in since the 70’s recommend replacement. Customer asked me to shut off gas to light and also showed him where valve is.Customer wants to talk with wife.

Technician came to perform maintenance on 2 units. Upstairs condenser was not working outside. After capacitor replacement, unit began working. Upstairs blower motor is pulling normal amperage. Outside pressures are normal. Unit has 22 degree temperature difference. Downstairs condenser was not turning on outside. After diagnostic check, determined unit has a bad defrost board. Unit also has R22 refrigerant. After speaking with resident, instead of putting more money into this system, he would like to speak with William about possible system update. Checked for leak into ceiling ,bath above no leak under sinks,believed to be from vent flashing,customer needs to call roofer ,checked water pressure and was 85 psi which is too high ,removed and replaced pressure reducing valve.

At today’s service, I installed a 240v 50A hardwired car charger circuit in the garage. I installed the customer supplied charge point charger directly beneath the electrical panel box. The installation comes with a 1 year warranty.

On arrival inspected system for no heat or cooling. After inspection found that the disconnect to furnace was tripped likely due to bad weather from night before. At today’s visit, Mrs. Olufemi is looking to have a charge point car charger installed. The power requirement she showed me for the unit takes a 50A power supply. The location she is looking for the mounting of the charger is directly beneath the panel box in the garage. I provided an estimate for this work to which she is ok with, however, the charger is not present today and should be arriving this afternoon so she will reach out to us once it arrives.

Upon arrival customer stated that they are dealing with a sewer gas smell when toilets are flushed. Upon my inspection I found that the venting is good and the down stairs toilet is solid. But the upstairs toilet is very wobbly which is also the area that he says he smells it most I came to the conclusion the the toilet has a bad seal and the smell is rising up out of the flange and bypassing the toilet ptrap and allowing the smell to come out of the bottom of the toilet. I explained to the customer that we would need to pull up the toilet and reseal it to the flange with new t bolts and new wax ring and silicone it down to the floor. Upon arrival, I was greeted by Mr. and Mrs. May. Mrs. May quickly brought me to the washing machine to show me the leak that was recently discovered, and made mention about needing the lid for the irrigation water meter to be put back on. Mrs. May left after showing me the leak. I quickly put the lid back on and then assessed the leak. The leak is coming from one of the packing nuts for the boiler drains. Mr. May and I spoke about needing to replace the entire shut off. I inspected the water pressure and thermal expansion tank during the assessment. Both were perfectly healthy. He wanted me to put together an estimate for replacing both shut offs since they are old. We spoke in depth about the estimate and what it would take to put the new ones on. Mr. May agreed to the estimate, allowing me to move forward. I turned the water off to the home and drained the pipes before cutting the copper a couple inches below these boiler drains. I quickly attached both of the new ones and pressuriz

Upon arrival, I was greeted by Mrs. May. Mr. May arrived home shortly thereafter. Mrs. May brought me to the area on the property that the yard leak was happening at. It was obvious that there was some kind pipe leak. The property has two separate meters. One for the main water service and the home. The other is for the irrigation and most likely the pool. I shut off the meter that was showing active water usage. This successfully stopped the yard leak from continuing. Mrs. May ran the water inside of the home to see if it was the irrigation or water service meter. It was the meter for the irrigation. This means that the leak is an irrigation pipe. Mr. May then gave me some backstory for an another issue regarding a pipe for their pool. it is believed from past visits that there is some kind of blockage in between the pool and the meter. We did some brainstorming regarding this, and I presented a price for digging and repairing the broken pipe. They have not used their irrigation in ye

Performed yearly tankless maintenance located in attic.

Upon arrival Coustmer stated he had a high water bill since November. After further inspection of all faucets toilets and water heater, I noticed the only leak he had was in the downstairs hall way toilet. The leak was a faulty flapper. He approved estimate to replace flapper. After repair was completed, I used a leak detection tablet to make sure my repair was free of leaks

Wicked Wolf Sports bar, is still not getting consistent Hot water. Upon arrival saw that Master unit was flashing a “438” code which is a recirculating issue. Upon locating external recirculating pump, found it to be covered with black trash bag. Upon removing trash bag, found that external recirculating pump was leaking.(see video). Upon further inspection found that thermal expansion tank is also bad. Got approval from management and replaced recirculating pump and thermal expansion tank. Upon testing system, Master unit would not flow water through it. However unit 2 works good. Contacted Navien and they suggested we replace “water adjustment valve”. System is out of manufacture warranty. Ordered part through distributor. Will return to install part at no charge. System as of right now system is only running off of one unit, Unit 2.

During the initial inspection, technician found bathroom sink drain just needs to be cleared, technician found the bathroom faucet with low pressure needs to be replaced with new supply lines. The original builders faucet that is currently installed is failing static water pressure on the house is 60 psi. technician also found that water heater is not level and falling through the platform in basement, technician will build estimates to resolve all these issues, water heater in basement is a A.O. Smith 2017 gas water heater, he currently has pecks pipe ran all the way to the top Of it. It also needs to be brought up to code with 18 inches of copper coming out of the top and a new thermal expansion tank installed improperly supported. It was also noticed that the house was recently re-piped with a new pressure reducing valve installed None of the new water distribution pipes were insulated. Upon arrival, customer stated he had a leak underneath his kitchen sink and did not know where it was coming from. After further inspection, I noticed the leak was coming from the kitchen faucet that was leaking due to old age. Customer approved estimate to install customer supplied kitchen faucet, which was a glacier bay single handle faucet. Old faucet was removed and installed. I connected the waterlines back to the shut off valves to turn the water on to make sure my repair was free of leaks. warranty on labor is one year.

At today’s service, Mr. Sheesley was looking to have the Che delirious in the dining room replaced with a new one in which they have already purchased. He also wanted to get an estimate for splitting a bath-fan’s light away from the exhaust so they operate independently on two separate switches. I provided two separate estimates for this work. Mr. Sheesley elected to replace the chandelier at todays visit. Therefore, I removed the old fixture. I sssembled and installed the new hanging chandleir. From ceiling to bottom of the fixture measures 30”. Upon completion of the installation, I turned to fixture on to find that it had a bad flicker. I evaluated the system and determined the cause of this flickering was from a dimmer only rated for incandescent bulbs powering the LED chandleir. I informed Mr. Sheesley of this, and he wished to have the dimmer replaced with one that is compatible. Therefore I provided a price for replacing of the dimmer and Mr. Sheesley agreed.
