Technician came out to perform tune up for 2 systems. Residents had 4 inch filters that they said they will replace themselves. Indoor blower housing for both units are clean. Units were producing a 15 degree temperature difference. Both indoor motors are pulling normal amperage. Both outdoor capacitors are in good standing. Both units were a little low on refrigerant. After receiving permission from resident, technician added 2 pounds to the larger unit and 1 pound for the other. No other faults found at this time. Technician came out for sub par cooling call. After inspection, technician reinsulated txv inside of furnace. Technician also added insulation to suction line outside by condenser as well as at the furnace. Coil and suction line no longer freezing. Unit is now cooling at 58 degrees. Technician came to inspect noisy system. During inspection, while turning system on and off to view the blower housing, the capacitor gave out. Technician informed resident of situation and she agreed to have it replaced. Informed resident of pricing to have blower housing cleaned. She said she would rather have it replaced. I arrived on the job and spoke with Mr. Harper about what work he would like performed, he showed me to the vanity light and chandelier he would like replaced. After looking it over I wrote up a price for replacing the vanity light in the bathroom and the chandelier in the dining room. He liked the price so I got to work. Upon arrival customer stated that there isn’t anything really wrong with the water heater but they are aware that it is getting up there in age and wants to get it replaced before anything tragic happens. Customer has leaking hot side valve in washer box. It is an exposed box in unfinished basement area. Informed customer I will replace the pair of valves and change to quarter turn stainless steel valves. His washer hoses are already new and not needed to replace at this time. Customer approved repair and I turned water off to home. Cut copper just before it transitions to poly tubing and removed old gate valves. I put new section of copper on with stainless steel compression washing machine hose valves. Water is on and no leaks on my repair. I zip tied hoses and drain so they are secure and drain hose will not risk popping out. No leaks on hoses. Water pressure on home is low which is good for the poly tubing. Washer is on a platform with sewer ejector pump under it. Discounted a little bit since I didn’t have to cut sheet rock at washer box which is typically the case. 1 year warranty on my repair. Upon arrival customer stated that he has 2 filters in the basement that need to be replaced but he does not know the brand. Upon my inspection I could not find any brand name or model number that correlated with a water filter so I explain to the customer that we would need to take some measurements and see if we can track down the filters and then come back and install them once the filters come in and gave him a price to do so and he agreed customer also stated that he has a slow drain in a master bathroom double vanity upon my inspection of the drain I found that it was slow draining because of hair and debris blocking of the pop-up assembly and I let the customer know that I can fix this issue under the same diagnostic fee to find the filters and he agreed today I took measurements to be able to order new water filters for the home and also cleared debris and hair out of the master bathroom pop-up assembly. Upon arrival customer stated that she has bought a new toilet and would like it installed because the fill valve, flapper, and tank to bowl gaskets have all worn out on the existing toilet and she is tired of messing with it. Upon inspection I found that the valve to the toilet does not shut off all way and she said the last guy told her that too and that the buildings water would need to be shut down in order to replace the toilet and she would need to schedule a shut down with the building. Upon arrival customer claimed he had a leak under his sink and did not know where it was coming from. He said this home was built about a year ago and did not know why there should be a leak already. After looking at everything under the sink, no plumbing related pipe looked like it has been wet nor was leaking. I then sprayed the edges of the sink where it meets then granite and instantly saw water drops come down. I only gave the customer a make it right option since there was no way I was going to re caulk on the outside and leave it like that knowing it will become worse throughout time. He understood. After negotiating, we both came to a price we were both comfortable at. And agreed to do the job. After getting signatures I began work. I uninstalled and reinstalled the same sink. When I arrived there was water all over garage floor. Customer has leaking 40 gallon morello water heater that is 18 years old. Old tank is in bad shape and it’s not up to code. I gave quote to replace water heater immediately. Customer approved quote. Before turning water off I checked water pressure and it is normal at 60psi. I drained down and hauled away old tank. I installed new 50 gallon gas Bradford White water heater back in utility closet of garage. Included is new gas valve with flex connector, quarter turn main water valve, thermal expansion tank properly secured to wall, drain on relief line and all new copper pipe. Water is back on and there are no leaks on repair. Arrived at homeowners home. The homeowner purchased a new washing machine that has a higher flow rate and when it drains it puts out more water so it fills up the drain a lot quicker due to it being cast-iron and being there for 50+ years, causing it to be rusted on the inside Reducing the flow rate, causing it to back up. The homeowner explained that he already had another plumber out that try to snake it, but was unsuccessful, and explained that he just wants to replace the cast-iron drains along with the valves to the washing machine. After taking a look at the crawlspace and moving the washer and dryer in order to gain access to the wash machine box, I was able to give the homeowner an estimate to replace the watch machine box along with the cast-iron P-trap. Upon arrival, customer stated that she had a toilet that is constantly running, unless she jiggles the handle, a faucet that was leaking out of the sprayer nozzle, and a toilet that is causing a loud thumping noise in the ceiling. Upon my inspection, I found that the toilet is constantly running because of a bad Kohler flush gasket that has started to Disintegrate, allowing a flow of water from the tank to enter the bolt, causing the tank to continuously fill up I found that the faucet is leaking only when it is all in due to a crack in the sprayer nozzle, I could not find a model number or name of the faucet anywhere on the fixture so I explained to the customer that in order to fix this, the faucet would need to be replaced because I will not be able to find the exact sprayer nozzle needed. Upon arrival customer claimed he wanted a tankless flush after looking at the tankless I saw that it was an instant hot type. And not a whole house unit. Unfortunately the tankless did not have any ports for me to do a proper flush. What I recommended in this situation is toilet the unit running until it malfunctions. Since I couldn’t do what they wanted on the “tankless” he showed me a faucet he has that drips sometimes. I gave him a quote on replacing the cartridges and another on replacing the whole faucet. Upon arrival, homeowner stated that his bathroom faucet stop was leaking. After investigating, I found that the diaphragm of the stop was compromised and needed to be replaced. After discussing with the homeowner about it he also showed me two shut off valves that he wanted to replace because one was leaking and he was worried about the other one to. After that he asked me to look at his home, filtration system and see if I can install both new filters for both of them. And asked if I can replumb them in copper. After he mentioned all this, I gave him an estimate of everything he mentioned, and he decided to have me do all the work. I also gave the homeowner an estimate for replacing his main shut off valve for his home after the city comes and marks his water meter. Issue: backside system isn’t cooling because float safety cut off the power to system due that system leaked water probably because it froze up due that is low on refrigerant. House has 2 systems. Furnace is gas Goodman about 21 years old located in the attic and it does the backside of the house. It has an air filter 14x25x1 that is really dirty and incorrect size, the correct size should be 14x28x1. Found blower motor bearings wearing out, and blower wheel dirty. System has been leaking water for a while because there is rust inside furnace. I also found condensation drain line cracked at pvc tee. Condenser is 1.5 tons Goodman about 21 years old with R22 refrigerant. Main reason for system not cooling is because there is water at the emergency drain pan, the emergency drain line has a flood safety, so it looks like it’s clogged so the safety cut off power to the system to prevent water damages to property, I temporarily took off the safety to check why the system is leaking water, f

Technician came for no cooling call. Upon arrival, technician turned AC on and indoor blower came on but outside unit did not. After inspecting outside condenser, noticed unit was not receiving any power. After speaking with resident and locating breaker box, technician flipped breaker for outside unit. At todays visit, I spoke with Mr. Matt in regards to getting the dishwasher reconnected back to the electrical system as it was disconnected during a remodel from flood damage. I provided an estimate for this work to which he agreed. I then installed the wiring feeding power into the bracket of the connection point on the dishwasher. I then made the physical connections between the dishwasher wires and circuit wiring. Upon completion, I verified power to be at 120v.
