On arrival inspected one 2006 2.0 ton Carrier r22 heatpump for no heat. After inspection found that the evaporator coil , blower wheel and assembly as well as interior of air handler extremely dirty. Inspected outdoor condenser and found that the condenser is void of all refrigerant. Due to r22 no longer being manufactured and no longer available the technician has recommended full replacement. Discussed options with homeowner and he would like a quote for replacement with all options available. Discussed financing and pricing. We will work up an estimate and email as soon as possible. Upon arrival I was shown to the hall bathroom where the toilet is leaking onto the floor. The bolt has failed where the gasket seals off all the water. Need to remove the tank from the bowl to access the bolts and gaskets. Replace both bolts and tank to bowl gasket along with the fill valve and flapper. Replacing all these parts will keep the toilet in good shape for the foreseeable future. Removed the tank from the toilet bowl along with the old bolts, flush valve, and fill valve. Replaced back with new 3” flush valve and tank to bowl bolts and gaskets. Installed new fill valve. Turned water back on to toilet adjusted the water level and checked for leaks. No more issues found with the toilet.
My technician, Brandon Graben, did a very thorough job of diagnosing the hot water and plumbing issues in my house. I trust his expertise and appreciate how much time he took to explain the issues to me, several times. Above and beyond service.

Return feb 25th 12 - 4 to install disposal pro 750 Customer stated luke warm water through out the entire home. I found that the recirculation system had numerous cross connections through shower valves. Replaced basement shower valve and capped off guest shower valve are main floor. Capped off girls shower valve on top floor, and Sons shower valve on top floor. Then re plumped water heaters to be in parallel with each other. New check valve’s on cold inlets on the water heater. Tested hot on each of the fixtures and hot water has been restored to all of them Advised the home owner to check water before getting in any showers.

Upon arrival, I was greeted by Mr. Forbes. He escorted me to the entrance of his crawlspace so that he could show me where the water heater is at. What he has experienced is a no hot water issue. Upon entering the crawlspace, it became evident as to what caused this. The water heater is laying in a recess within the crawlspace with the recess partially filled with water from recent rain. I informed Mr. Forbes that I can attempt to suck out the water with my shop, vacuum and attempt to reignite the water heater. I emphasized that there is a chance that it will not reignite and that I will need to present some options for replacing it if necessary. Mr. Forbes agreed to an estimate for me to remove the water and attempt to light the water heater. I managed to suck out all of the water and attempt to reignite the water heater. It was not lighting back up. This is due to the water heater being saturated. I presented multiple prices to Mr. Forbes for replacing the water heater. Also spoke

Upon arrival, I was greeted by Mr. Hamilton. He brought me to the basement of the property to show me what’s going on with the drainage. The house is of an age in which the original drain pipes were cast-iron. The majority of the drainage has been replaced with PVC from another contractor. There are a multitude of things happening with the current drain set up. Multiple locations have back fall. There are also several fittings that are used in an inappropriate manner. Multiple joints are leaking. Support straps are missing. There is a belly at one location. The pipe for the sewage ejector pump is not ran properly. The vent for the sewage ejector pump needs to be ran through the exterior wall instead of with a studor vent. All of these are from an improper installation. I spoke with Mr. Hamilton about what it would take to get everything fixed and proper. He was open to having an estimate drawn up for what we spoke about. The estimate has been provided. Upon arrival, customer stated she had a kitchen faucet that went bad and wanted it replaced. After further inspection, I noticed the faucet failed because the head had broken off. Customer wanted estimate for a customer supplied kitchen faucet. Customer did not approve estimate for kitchen supplied faucet.

We performed a series of general plumbing repairs in March of 2024. Today we were called back for a drip under kitchen sink. Replaced broken tubular seal in p-trap to remedy leaking. No charge. Under warranty
Brandon was here to perform an extensive diagnostic for some problems we were having. He was so thorough and knowledgeable and was able to explain the problems he saw and possible solutions. He took the time to inspect everything that could be contributing to our problem. He was very personable and respectful of the property, and had great suggestions at multiple prices points.

After a care full diagnostic was made it is found that the home owner is down to a failing recirculation system It is determined that the recirculation system needs to be replaced As well as some shower valves will need to be replaced at the same time During todays visit it was found that the bar sink is backing up, when kitchen sink is ran bar sink fills up, need to cable and replace air admittance valve Technician cleared bar sink in basement as well as left all the recirculation system turned off. Customer will have to wait longer periods for hot water until we can get needed. Repairs made at this time.
Fernando replaced a tub drain which others had failed to fix.

Upon arrival costumer stated she had a tub drain that was leaking into the lower floor. After further inspection, I noticed someone tried to remove the old tub drain due to the grid being broken. Customer approved estimate to replace the tub drain. I had to use an extractor in order to remove the tub drain due to the grid being broken. After old one was removed uninstalled new gaskets and new plumbers putty in order to seal the new tub drain. Parts and labor have six month warranty.

After inspection, it was found that the navien unit is working as it should. Tech called navien tech support to confirm the new re circulation pump is operating properly, as well as the unit. Customer also has complaint of poor hot water cycles in the master shower, as well as the hall shower Tech will leave estimates for shower cartridge replacements with customer Husband was present during todays visit and witnessed all diagnostics that took place Techs diagnostic may or may not be the complete repair process, sometimes with these bleed over or cross connections issues, you have to replace or repair what you know, In order to do a complete diagnostic we would have to cut and cap lines to effected fixtures which would in-crew a lot of extra cost that could be avoided Right know the issue appears to only be in the master shower and hall bath and shower Shower cartridge issue is separate from the failed recirculating pump issue

Customer’s doorbell was not working properly so I did a diagnostics on it. I had a voltage of 22 V and bypassing the smart device. Everything was working properly. The doorbell seem like renewer device, which does not require the power bank located in the chime so I disconnected it. If issue continues doorbell might have to be replaced.

Customer stated that one of her electrical forklift charger was not working. She advised me that Toyota had come out previously to check on it since they were the ones that installed it and said everything was fine with it. Therefore, she should check with an electrician. I checked the voltage inside the panel and inside the actual charger itself and I got the proper reading of 480v. With the voltage being correct I can confidently say that it’s the actual charger with the issue.

Upon arrival, I was greeted by Mr. Hamilton. I was escorted to the upstairs kitchen in order to be shown the leak with the tubular drain pipes. Mr. Hamilton showed me that one connection was loose. The P-trap was disconnected as Mr. Hamilton had already been attempting to fix the issue himself. I quickly noticed two issues. That loose connection was missing a washer. Another connection for the P-trap had an extra washer. Once both of those were corrected, Mr. Hamilton managed to have all the connections firm without any signs of leaks. We ran several gallons of water in order to perform a proper test. The dispatch fee was charged today.

Upon arrival, I was greeted by Mr. and Mrs. Vega. They provided authorization to move forward with the tankless warranty swap out under Rinnai. The original unit was swapped out with an RX199i tankless. I converted the unit so that it can perform on an exterior wall. I tested the unit for operation and possible leaks. All of the connections had no signs of leaks. The new unit provided hot water. This was a successful replacement. I plan on returning the next morning in order to install the protective shield for the pipes. Otherwise, Mr. and Mrs. Vega are pleased to have hot water again. * 1 Year Warranty under properly regulated pressure. * Please verify with Rinnai if a new manufacturer warranty applies.
