Upon arrival, I was greeted by Mr. Hartley. He showed me the tankless water heater within the crawlspace and explained the hot water issue that he and his wife have been experiencing recently. Mr. Hartley mentioned that while showering the water would suddenly turned cold. The unit is a 19 year-old Paloma. Service valves are not installed with this unit. Explained to Mr. Hartley that servicing a unit. This old is almost pointless and that it would be more beneficial to just replace it. I provided multiple options to choose from. While visiting, we did go inside the various bathrooms to feel the water in order to match it up with his story. During my visit, the water never cooled off. This was more than likely the good luck luck that happens during assessments. Mr. Hartley is going to look over the estimates and consider the replacement. Upon arrival customer stated that the toilet is clogged up again And that they would like a quote to replace the toilet with an ada height toilet. I found that the toilet was clogged inside the toilet and not inside the main drain line. Came out to the Stevens residence to replace (2)4 canless lights in the bathroom that where not working,as well as a fan he wanted the tech to take off the receiver and put it on a fan speed switch,additionally 1 chandelier hung and put together as soon as you walk in from the garage.(1 year warranty.)

Installing a heat lamp above the shower in the master bathroom. 1 Year Warranty

Mr. King is on HOA board of his neighborhood. At the entrance of the neighborhood, there are 4 gas lamps. The 2 on the right side blew out and neighbors shut gas off to lamps. Mr. King stated that the lamps will blow out from time to time and becoming more often. The lamps are 20 years old, however issues have only started the last 2 years. The other 2 on the left side have never had problems. Upon diagnosis I could not find anything definitively wrong with lamps. I blew out gas supply lines feeding lamps and relit them with no issues. The lamp furthest left has a partially broken glass panel that could cause lamp to blow out. However unable to diagnose why right side lamp goes out as well. After further investigation I feel that the bush directly behind lamps has grown to where it hovers over lamps. I feel that wind gets channeled around bush and blows out flames. Recommended having bush cut back also.

2 handle moen tub/shower valve has failed. Stems failed in the valve. Replace stems with new moen stems in single bathroom in hall way. Run and test for function. Homeowner needs to have valve replaced recommended.

On arrival inspected 1994 Ruud 80% gas furnace / 1999 Trane air conditioner for loud noise coming from 31 yr old furnace. It is determined that the blower motor has failed and also causing the blower wheel to scrub against the side of blower assembly. Discussed findings with homeowner and discussed options for repair or replacement. It is recommended to do a full replacement of furnace and air conditioner due to age and the possibility of major future breakdowns. Emailed homeowner estimates through HVAC Portal with all options. At today’s visit, The work consisting of updating the lights in the sanctuary and adding a dimming control to them was discussed in great detail for what the vision is with a lighting update. Notes were taken for this so that the estimate can be worked up and emailed after research into fixtures.

Upon arrival, we were greeted by Ms. Vega. She escorted us to her outdoor tankless unit while describing to us what she’s been experiencing over the last couple of weeks. The hot water would work intermittently while using any fixture. We ran the water to confirm this situation. We spoke with Ms. Vega about both the tankless maintenance and having to contact Rinnai Tech Support in order to properly diagnose the issue. She agreed to the estimate, allowing us to move forward. We performed the routine maintenance before contacting tech support. After a long hold we managed to get tech support on the phone. We followed their steps for the diagnosis. Tech Support believes that the issue is caused by the ignition and flame rods. They are mailing replacement parts under the manufacturer warranty. We updated Ms. Vega about the news and presented a new estimate for replacing these parts when they arrive. She agreed to the new estimate. We will schedule her accordingly. * No Warranty on today’

KSPEHC was called out for a toilet issue. While on site tech was informed that the flushing mechanism gets stuck and the tank never fills. Tech provided options on full toilet rebuild and flapper seal replacement. Approval was given to replace flapper seal only at this time. Once install was completed tech tested by flushing toilet multiple times. No issues at this time

OPO:26354 Repalce ballast and bulbs in 2x4 fixtures. “Ogden supplied material” Two fixtures were repaired today with Ogden supplied ballasts and bulbs. Today we used the last bit of fluorescent t8 bulbs. Next time we come out for lighting repair, more bulbs will need to be purchased.

Customer had a junction box with melted wires. I relocated the wires to the attic where they come together into a new junction box. From there I ran a new switch leg to the light box for the vanity.

On arrival inspected system for no heat. Checked thermostat and wiring. Checked heatstrips. Found that only heatstrips were running not properly heating home. Checked settings on thermostat and adjusted heatpump run temp settings to run compressor below 35°. Heatpump system came on and began to heat. I installed a customer provided dimmer switch in the entryway of the condo.

On arrival Installed and programmed EcoBee6 Smart Thermostat. Also had to sort out wiring (re-wire properly) from previous thermostat install. Tested system several times in heat mode and cool mode to ensure proper operations. System is heating/cooling as it should. Replaced 3 phase filter cartridge in kitchen and rebuilt left side master bath sink faucet.

At today’s visit, the old bathroom exhaust fan was disconnected and removed. The new bathroom exhaust fan was put back in its place and wired up with the existing wiring and the existing ducting was connected to the new fan. The bathroom exhaust fan is a 110cfm Panasonic exhaust fan. This comes with a 1 year warranty from Keep Smiling Co.

Arrived on the job and spoke with our client about what work he was needing. After looking over the bathroom outlets we found that the GFCI downstairs was tripped. After resetting it I informed him we should get it changed. After some discussion we decided to leave the GFCI for now and to install a new light fixture in the pantry. I got to work right after picking up the material and showed my work to our client once completed. He was very pleased so payment for the light was collected. 1 Year Warranty.

Upon arrival customer claimed to want his faucet replaced. After giving him estimate to replace it, he agreed on the price and started working, after trying to shut off both emergency valves under the sink none would shut completely off. I brought it up to the customer and he agreed on price to replace them. I then had to shut off the water to the whole building by shutting the tankless off first then disconnecting recirculating pump, then going on top of women’s restroom and shutting off main before prv. After doing these parts I then changed emergency shutoff first. I then turned water back onto the whole building and before turning tankless on I ran water at four showers for 10 min letting all air in lines come out. Property has a 2 inch PVC drain line that was left open with a P-trap. Causing a sewer smell in the cafeteria/dining hall. Keep smiling, will get up into the ceiling and cut out existing branch arm and P-trap and install a clean out in its place for potential future drain cleaning.

Upon arrival, tech inspected the urinal that was having issues, tech verified the flush valve on the top of the air urinal needs to be replaced, tech also found that the urinal was slow to drain after being flushed, tech removed the strainer too see what was potentially causing the clog, found a Zen smokeless tobacco pouch in the throat of the trap on base of Urinal, as well as a large amount of hair wrapped around the strainer. Technician removed the instructions at note additional cost or no cost at all to customer verified toilet or urinals is draining better. There is still an issue with the flush valve that needs to be addressed. The technician has provided an estimate that includes parts labor shipping cost for special ordered Toto flush valve. The parts are non-returnable once we received the order to complete the parts order.

Upon arrival, I was greeted by Mr. Darb. He brought me to his kitchen stove to describe to me the recent issue. Mr. Darb just had a new kitchen stove installed and has been experiencing a gas smell. I began to perform a complementary inspection of the initial gas connections behind the stove using leak detection spray. I yielded no results. Mr. Darb brought me to the entrance of his crawlspace. I presented a diagnostic estimate for having to crawl around to find gas connections in the crawlspace and inspect them. I informed Mr. Darb that this diagnostic estimate does not cover repairing the potential issue. He agreed to the estimate, allowing me to move forward. I managed to find a singular gas leak. It was a small leak from an original soft copper flare connection. My guess is the individual/team who installed the stove must have agitated the connections enough from above to cause a small opening in this flare connection. I created a new estimate for crawling back under the crawlspac
