At today’s service, the tenant had lost heat this morning and hot water. The tenant also stated that the garbage disposal is constantly tripping the breaker along with the garage breaker also tripping very often. While evaluating everything, I also observed three separate open splices. Two of these were in the garage and one was in the attic. While in the attic examining the furnace, I observed that the furnace’s disconnect had caught fire, and completely melting the inside of the disconnect and roughly 8 inches of the load side cabling of the disconnect . I examined the hot water heater and found that the breaker was producing the proper 240v, the elements in the water heater were also receiving the 240v and actively working. As there were not any present issues with the water heater, it was not serviced. Homeowner has an electric tank style hot water heater that he is wanting to replace soon with a gas unit. There was a gas unit in its place several years ago and that’s why he would like to go back. Upon arrival, I was greeted by Ms. Schmidt. She escorted me to her water heater while informing me about a couple of aspects that were pointed out by a previous contractors inspection. Ms. Schmidt informed me about her thermal expansion tank having failed and that the CPVC pipes above the water heater need to be changed to copper pipes. I confirmed that the thermal expansion tank had indeed failed and discussed with Ms. Schmidt about changing these pipes to copper allowing for a more sturdy structure. I also noticed that the water pressure was high at approximately 100 psi. Unfortunately, we were unable to find the pressure valve and main shut off in the home. The most likely possibility is that the pressure valve is inside a wall without an access panel. I informed Ms. Schmidt of the importance of having proper water pressure. I provided pricing for resolving the issue with the expansion tank and pipes, and I also showed a price for cutting open the sheet rock in an attempt to locate

Upon arrival customer stated that the water heater would not light back up and has had this issue before the tenant also told me there appears to be a small leak on the bottom of the unit. Upon my inspection I found that the water is 15years old and the gas control valve had failed and the leak is coming from the drain valve and will not close all the way. I called Mr Brian and let him know about all these issues and that the heater will need to be replaced I gave the customer an estimate to replace the heater and bring everything up to code and he said that he would like to get some more quotes before he makes his decision

Landlord installed garbage disposal for rental property and it is no longer working. Disposal and drains are leaking in several spots. Disposal is not turning on. Reset button is not triggered. Will have to take apart disposal and wiring to diagnose. Issue could be electrical related as well. Keep Smiling can charge a diagnostic to determine issue and then give further pricing for any further repairs that may be necessary. Loose wire nut connection in the disposal cut power to unit. When reconnected power it worked intermittently, short from loose connection likely killed the motor. Installed a new customer supplied disposal and waived diagnostic fee as a courtesy towards replacement. Replaced P-Trap and slip extension to fix leaks as well.

Arrived at homeowners home. Homeowner had a 19 year old A.O. Smith electric water heater that is still working but he wants an estimate for it for when it goes out. After talking with the homeowner, he explained that everything is working how it should. He just knows that it is getting up there an age so he wants to be ready for when it goes out. After inspecting the water heater I immediately saw that the copper pipes going to the heater and from the heater are half-inch and the homeowner explained that the whole house is ran in half inch. I explained that it is code nowadays to have an expansion tank and they do not come in half-inch so we would have to cut off the pipes coming through the floor and increase the size from half inch to three-quarter inch pipes. I explain to the homeowner that our water heaters come with a 10 year manufacture warranty in one year parts and labor warranty on the installation. Arrived at homeowners home. Homeowner had a three handled tub and shower valve in upstairs master bathroom that was leaking/running. After talking with the homeowner he explained that it started happening about three days ago. After inspecting the shower valve I explain to the homeowner that it is most likely the seeds and stems that have gone bad due to either high pressure or age or Water quality. I explained in the situation, though it was most likely age. I explained that I could replace the seats and stems and that that would take care of the water running. I gave the homeowner an estimate to replace a three handle seats and stems in the upstairs master shower/bath. Homeowner accepted. I did the work. When I was done, I turned on the water to test for any leaks and functionality and all is well. On arrival performed heating maintenance inspection on one 2008 Payne 80% gas furnace. Checked all electrical and mechanical components. Replaced one 14x20x1 media filter. Checked blower motor and blower wheel, induction motor, pressure switch and pressure switch tubing, igniter, flame sensor, ductwork, heatrise, voltage, amperage, and capacitance. Upon arrival customer stated that the county would like him to have a plumbing inspection on all the waterlines on a new plumbing addition down stairs for a new business they are opening up. The addition is a commercial wash station and a dishwasher. Upon my inspection i saw that all the waterlines that were ran were all up to code Main trunk lines are ran in 3/4” pex pipe and reduce down to 1/2” when they terminate into the fixture Ball valves were in place for isolation in case of emergency 1/4 turn 3/8” emergency stop is in place for dishwasher No issues were found. Arrived at homeowners home. I was out Thursday to look at a leak in the master leaking into the living room ceiling. When I was out, I charged a diagnostic fee to cut a hole in the ceiling to see what exactly is going on. I was unable to find any leak Thursday and I was out here for two hours searching. Today one of the tenants was taking a bath, and when her roommates got home, they noticed that there was a puddle of water underneath the master bathroom in the living room, and the ceiling was also dripping. Last time I was out, I asked them if they could record it when it happened so when they noticed it happening, they recorded it and sent it to the landlord. When I arrived, I noticed that the leak stopped. I asked the tenants what exactly happened when the leak started and they explained that she was taking a bath when it happened. Arrived at property. Tenants were having a problem with the master bath tub leaking into the living room ceiling. After talking with the tenants, they explained they moved in in August and it was a small brown spot on the ceiling, and now it has turned into a 2 1/2 x 2 1/2’ brown spot on the living room ceiling. She explained that that shower gets used daily. After talking with the tenant, a call the landlord and discuss the everything that I found with him and explained that I would have to cut a hole in the living room ceiling to gain access to the piping to see exactly what is going on and what is leaking. At today’s visit, Mr. Earnest wa shaving a problem with his dining room lights, living room lights, garage lights, and sunroom lights. 4 days ago, Mr. Earnest had walked into the living room and went to turn on the light switch and it did not work. He then went around and checked several locations and found the other areas were not working. He pulled out switches hoping to find the problem to no avail. I proposed troubleshooting work be performed to dive into the circuit and back track the wiring to figure out where the power was lost. Mr. Earnest agreed to this estimate. Therefore, the findings of the diagnostic were that a connection had broken in the ceiling box supporting the ceiling fan in the kitchen. Once we pulled this fan down, we visually saw the neutral connections were broken apart. Once the connection was remade, power was restored to the remainder of the circuit. The Arnold’s have a 2 year Rinnai RU160 tankless water heater located in attic access with zone floor heating. Upon diagnosis found that tankless only codes out when floor heating is used. Unit tries to fire and eventually codes out with “12” which is flame failure. However when unit is used for baths or cooking there’s no issues. Unable to diagnose anything wrong with unit itself. I feel that the issues is in the zone system. I think there is crossover(hot and cold mixing) in system causing issues. Recommended returning for full diagnostic and troubleshooting on entire system or splitting zone system from bathing.

The pressure regulator is rusting out and is leaking, and not functioning running full street pressure at 110 psi. Need to replace the pressure regulator to get the pressure on the plumbing system under control so it does not cause any issues in the future. After looking over the chandelier and where it was wanting to be hung, I looked over a couple of different things to make sure the electrical system was in good condition. At todays visit, Mr. Ken was expericing an issue with a gfci breaker controlling his bathrooms and outside outlets. With the issue starting with the recent rain, it pointed us towards an outside outlet being the cause of the tripping breaker. Upon inspection, the outside outlet on the back of the house has a loose cover which water has been entering. An estimate was provided for this repair to prevent this from happening again. However, the breaker was reset and everything has power now so Mr. Ken elected to not have the repair made today. If it happens again he said he will call us back.
