Upon arrival, found that gate valve located in upstairs bedroom bath that isolates outdoor hose bib had a drip. Stated that we could attempt to make adjustments and stop the drip with no guarantees, or we could replace the valve. Homeowner decided to attempt to prevent drips without replacement of valve. Homeowner signed quote of minor diagnostic. Made proper adjustments and tightened pack nut and gate valve is no longer dripping. No warranty due to only making adjustments. At todays visit, I spoke with Mr. Oliver about the electrical needs in regards to the Cold Plunge units they recently acquired. We discussed location of the units, direction the units would be facing, as well as the electrical requirements for each unit. Each unit requires a dedicated 15A 120v circuit and the circuits end would be located in an outside location. I provided an estimate for supplying a scissor lift, along with the installation of the two dedicated circuits which are approximately 140ft in length and 170ft in length. For the units, they would be plugging into outdoor rated gfci receptacles and the wiring would be ran in conduit for the bulk of the circuit specifically in the outdoor locations as well as in the gym itself. Wiring in the mechanical room would be with MC cable. The estimate has been emailed to Mr. Oliver.

Work perform off sold estimate. I installed a new water fountain inside of the CrossFit gym. The waterline was already connected due to old water fountain being installed. After removing and installing the new one, I turned the water on to make sure my installation was free of leaks.

Technician performed tune up for downstairs unit. Unit has 20 degree difference. Filter was changed out. Motor is pulling normal amperage. Outside pressures are in normal range. Technician will have to reschedule appointment for tomorrow between 2 and 6. Couldn’t figure out why condenser is not coming on.

Upon arrival, customer stated they had low pressure. He stated that this just happened a month ago and you didn’t wanna do anything about it but it’s getting worse and he would like to address his issue. The check pressure pressure was really high home from the customer or you should replace the PRV and start from there he mentioned doing a retype because it’s all galvanized piping inside the house. I confirm that it was galvanized pipe throughout the house but coming in the house it was PVC. I told customer that it would also be in his best interest to go with the re-pipe as well due to the deterioration of his water piping. He agreed I’m going to leave him an estimate to do a re-pipe. Landlord tenant situation. Kitchen/Bathroom Blockage. New tenants just moved in and drain is clogged. Camera shows large amounts of grease from previous tenant. Was able to clear drain from clean out. Blockage was soft tissue and grease on a pvc drainage system. Cannot warranty due to amount of grease in the system. Was able to restore flow all the way out to the septic tank.

Came out to the Roarabaugh residence to determine why one of there smokes would not stop beeping upon diagnostic discovered the combo smoke detector needed to be changed so the tech replaced and no more beeps.(1 year warranty.)

Sewer camera inspection from clean outs in and outside the home. Inspect system and ensure no issues within the system. Ho,downer found debris inside toilet, it ended up being adhesive from a sticker and the tank cleaners he was using. Homeowner had us perform sewer inspection of the system to insure there were no issues. During camera inspection a small belly was found in the main sewer underneath the bathroom in question. Gave estimate to restore proper fall in the pipes.

Drain clearing only. Homeowner has pulled toilet so keep smiling can cable blockage. Homeowner will reset toilet. Cleared blockage and secondary shower blockage. Pulled back several feminine products. Cannot warranty older cast iron, especially with feminine products.

Arrived at customer house to install lights and surge protectors

At today’s service, the tenant had lost heat this morning and hot water. The tenant also stated that the garbage disposal is constantly tripping the breaker along with the garage breaker also tripping very often. While evaluating everything, I also observed three separate open splices. Two of these were in the garage and one was in the attic. While in the attic examining the furnace, I observed that the furnace’s disconnect had caught fire, and completely melting the inside of the disconnect and roughly 8 inches of the load side cabling of the disconnect . I examined the hot water heater and found that the breaker was producing the proper 240v, the elements in the water heater were also receiving the 240v and actively working. As there were not any present issues with the water heater, it was not serviced. I proposed an estimate to fix all of the issues the tenant is experiencing to restore heat back to the home, correct the tripping breakers, and fix the open splices. Mrs. Rose agree

Homeowner has an electric tank style hot water heater that he is wanting to replace soon with a gas unit. There was a gas unit in its place several years ago and that’s why he would like to go back. Informed him he could go tank or tankless base off of the configuration. Homeowner wants to take a few days to think and shop. Upon arrival, I was greeted by Ms. Schmidt. She escorted me to her water heater while informing me about a couple of aspects that were pointed out by a previous contractors inspection. Ms. Schmidt informed me about her thermal expansion tank having failed and that the CPVC pipes above the water heater need to be changed to copper pipes. I confirmed that the thermal expansion tank had indeed failed and discussed with Ms. Schmidt about changing these pipes to copper allowing for a more sturdy structure. I also noticed that the water pressure was high at approximately 100 psi. Unfortunately, we were unable to find the pressure valve and main shut off in the home. The most likely possibility is that the pressure valve is inside a wall without an access panel. I informed Ms. Schmidt of the importance of having proper water pressure. I provided pricing for resolving the issue with the expansion tank and pipes, and I also showed a price for cutting open the sheet rock in an attempt to locate

Estimates

Upon arrival customer stated that the water heater would not light back up and has had this issue before the tenant also told me there appears to be a small leak on the bottom of the unit. Upon my inspection I found that the water is 15years old and the gas control valve had failed and the leak is coming from the drain valve and will not close all the way. I called Mr Brian and let him know about all these issues and that the heater will need to be replaced I gave the customer an estimate to replace the heater and bring everything up to code and he said that he would like to get some more quotes before he makes his decision

Landlord installed garbage disposal for rental property and it is no longer working. Disposal and drains are leaking in several spots. Disposal is not turning on. Reset button is not triggered. Will have to take apart disposal and wiring to diagnose. Issue could be electrical related as well. Keep Smiling can charge a diagnostic to determine issue and then give further pricing for any further repairs that may be necessary. Loose wire nut connection in the disposal cut power to unit. When reconnected power it worked intermittently, short from loose connection likely killed the motor. Installed a new customer supplied disposal and waived diagnostic fee as a courtesy towards replacement. Replaced P-Trap and slip extension to fix leaks as well.

Estimate for a water heater install and repair

Arrived at homeowners home. Homeowner had a 19 year old A.O. Smith electric water heater that is still working but he wants an estimate for it for when it goes out. After talking with the homeowner, he explained that everything is working how it should. He just knows that it is getting up there an age so he wants to be ready for when it goes out. After inspecting the water heater I immediately saw that the copper pipes going to the heater and from the heater are half-inch and the homeowner explained that the whole house is ran in half inch. I explained that it is code nowadays to have an expansion tank and they do not come in half-inch so we would have to cut off the pipes coming through the floor and increase the size from half inch to three-quarter inch pipes. I explain to the homeowner that our water heaters come with a 10 year manufacture warranty in one year parts and labor warranty on the installation. After I was done explaining everything to the homeowner and inspecting the hea
