Upon arrival, homeowner stated that her water bill had gone up and was told by water company that there was a leak on her side of meter. Presented homeowner with quote to perform a diagnostic and search for a leak and she signed quote. After further inspection, found that all toilets in home had a fill valve with running water and caused it to overflow into flush valve. Upstairs single bathtub also had a minor drip from tub spout. Checked water pressure in home and found to be at over 140 psi. Stated to homeowner that pressure regulator valve had failed which caused fill valves to fail and have continuous running water. This caused unwanted usage of water and water bill went up. Presented quote on repairs to homeowner and she decided that for today she only wanted pressure regulator valve replaced. Upon arrival customer claimed to want to replace all 4 shower heads due to its age. He showed me every restroom in the house. After looking at each one of them. All had Moen fixtures. Since the customer was in a work call he asked if I could wait a couple minutes for when he is done. I agreed and meantime I wrote up 2 estimates. On one i only included the shower heads. And on the other it was replacing the whole shower trim. After showing the customer these two option he chose the whole trim option Before leaving to Home Depot I showed him what I was going to buy and he like it. All shower trim came with cartridges, so I replaced all in each restroom. When completed I turned water on to test everything, no leaks were seen. At today’s visit, the homeowner showed be the outlets by the pool in the back of the house and explained that they were not working and would like to have them fixed. I proposed diagnostic work to look into the devices to ascertain and locate where the power for these devices was lost at. He agreed to the estimate. Therefore, I determined the receptacles are controlled by a relay switch in the pool panel. They had been in the off position. On top of this, the wiring from the pool panel comes up out of the ground roughly 30ft from the panel and is broken and the insulation is cracked. Beyond this, there is continuity in the wiring to the first outlet indicating if it were to become live, it would short out. From the first gfci to the second gfci, the wiring is in place and does not contain a hot connection to ground/neutral. Upon arrival, I was greeted by Mr. and Mrs. Fan. Keep Smiling was scheduled out due to a leak that they discovered in their garage ceiling. They had already cut out a small section of the ceiling exposing the water escaping from the subfloor. This leak was steady rather than intermittent. This indicates some kind of pressure leak. I asked them to escort me upstairs to the bathrooms so that I can assess what is visible. The hallway bathroom had no obvious signs of leaks at any of the fixtures. The guest bathroom had a steady leak coming from the supply connection at the emergency shut off. The leak subsided when the emergency shut off was turned off. After a few minutes, I went into the garage to see if the dripping had subsided. This supply leak is what fed the leak in the ceiling. I inspected the water pressure and thermal expansion tank to make sure whether or not they could be relevant. Both the water pressure and thermal expansion tank had failed. Upon arrival, I was greeted by Mrs. Hudson. She scheduled with Keep Smiling because she was cautious that one of her toilets might be running. She escorted me to the powder room on the main level of the house so that I could take a look at what might be going on. It was noticed that this toilet has a defective fill valve. This fill valve was not shutting off. The flapper for the toilet is healthy. Mrs. Hudson allowed me to inspect her water pressure and thermal expansion tank. Both are perfectly fine. I educated Mrs. Hudson on one topic. She has a 2 gallon thermal expansion tank installed with two 50 gallon water heaters. I let her know that the proper set up for the double water heater would be a 4.5 gallon thermal expansion tank. I explained that the bigger expansion tank is suitable for the set up while the smaller expansion tank will fail sooner than intended. What time arrival customer stated that there was a leak under the water heater after further inspection I saw that it was leaking from the TMP so I quickly got my pressure gauge in check pressure to the house it was sitting at 140 psi so I informed the customer that this would be the cause of the water. When I came to install, the water heater pressure was good. I gave customer the price to change out the PRV he excepted. I also gave him a discount a $50 off coupon. It was in a very tight space, but after completing the work, I tested for leaks I checked the pressure pressure was good and the tmp was no longer leaking. There is a one year warranty on the PRV. Upon arrival, I was greeted by Aether. I was escorted to the upstairs hallway bathroom for the same toilet that I had previously performed work on. During that previous visit, I offered to replace the fill valve. It was declined at the time. Between then and now the fill valve had failed. Aether further clarified about wanting the flapper replaced. I provided an estimate for replacing both. After a promotional coupon was added, Aether provided the necessary approval signatures. I quickly swapped both parts and turn the water back onto the toilet. I performed multiple flushes to test for operation. I also added some blue dye to ensure awater tight seal. Upon arrival customer showed me their water heater where it was leaking from the bottom set meaning that it has ruptured from the bottom of the water heater and cannot be repaired only replaced. I talked to the owners and since they’re moving out we went with the cheaper price and no extended warranty. Upon taking out the old one and installing a new one putting a new ball valve and an expansion tank. Mr.Gardolinski needed a power source for the cooktop that is gas. I was able to splice into the circuit that’s existing from under the deck. For future reference the first ledge is reachable with an 8ft and next step down with a 12ft ladder. Underneath the deck is the two junction boxes that power the new Gfci on the deck. It had no Gfci protection prior but now it does along with anything after it. I tested to see if it functions and it’s working properly. The breaker for this circuit is located at the sub panel in the basement labeled “deck” #10.

What’s happening is the toilet washlet that was purchased gave them problems when attempting to install it. They ended up causing a leak to happen at the fill valve connection. When assessing the situation, it appears that the supply connections need to be completed and the fill valve either needs to be tightened at the connection, or completely replaced. Jocelyn allowed me to inspect the water pressure and thermal expansion tank. The water pressure is within the safe range, but the thermal expansion tank had failed. I explained the function and importance of the expansion tank. After all information was gathered and discussed I put together some options. For this visit, Jocelyn wanted to just focus on completing the washlet connections and have me attempt to tighten the fill valve connection, if possible. I spoke with Frank when I arrived. The issue is a 4ft light fixture to the right just as you enter the building. He’s tried replacing bulbs and it works for only a few seconds. I did a little bit of troubleshooting at no cost for him. I wanted to make sure that he knows that it isn’t a power issue going into the ballast. I did receive 120v coming into the ballast. Replacing the ballast is what I’ve told him will be the solution. Unfortunately he was not content with the price and feels that it should be around 200$. I have taken pictures of the ballast. He will possibly attempt it himself or have a friend that does electrical work. I have apologized for our prices and will relay the message to our team.

Upon arrival customer claimed to have a shower that was draining very slow. After she took me to the shower. I started asking questions and after getting everything I needed. I gave her an estimate to snake her shower drain. She agreed and work was done today. After snaking it, I filled up her shower and let it drain 4 separate times. All drained perfect. What he called us out for was to discuss what could be done about the existing low profile sewage assembly. The current set up has one of those in place for the toilet to sit on along with the sink and shower to feed into it. Mr. Anthony is interested in whether or not a Saniflo system could replace it. We discussed what it would take to achieve this kind of project and I double checked other details with my supervisor. An estimate has been provided. What ended up happening is one of the tank bolts was so rusted that it broke in water leaked out of the tank. This toilet is in the upstairs Jack and Jill bathroom. After some discussion, Ms. Szigety granted me permission to provide her information to Hampton Restoration so that they can assess the saturation. I provided a few options regarding the toilet. The meter would stop moving, indicating no flow which equals to no leak on the main line. And then turned on the main valve to the house again check the meter and it was moving very very, very slow. Customer took me around the house checked all the toilets. The customer informed me that he had replaced some fill valves and some flappers. Nothing was out of the ordinary. Upon arrival, I was greeted by Bal. He escorted me to the garage to show me his water heater. There is a small weep of water happening from the body. The weep is so small that the area around the water heater has only gotten a little moist. I informed Bal that the style of leak has no fix and that the only solution would be replacing the water heater with a new one. He understood and agreed to have options put together. We did some discussing about ancillary details before putting together the estimates. I provided a slew of options for Bal and his wife to look over. Due to how minuscule the leak is, they are willing to take the weekend to think through each of the options. I inspected the water pressure while here. The reading appears to be fine, but due to the active leak the pressure would have to be verified after the replacement of the water heater. The Dispatch fee was charged today.

Upon arrival I was shown to the spot where the leak detector found the broken pipe. They tried to repair it themselves. The floco that is on the nearest side of the house is leaking. Need to cut and install new floco and pex coupling. Turn water back on to test for anymore leaks on the system. Cut the bad section of pipe. Replaced the leaking floco with a new one and used a pex coupling to make the repair. Watched the meter to ensure all leaks were fixed.
