Customer has a 3 1/2 ton heat pump air handler or 22 system AC system has a massive R 22 Freon leak recommend full system replacement at this time. Unit is not and will not cool properly.

Today we came out to inspect a possible leak come from air vents on main floor ceiling. Customer had new flooring put in previous day and tenant noticed water dripping from both vents. Due to AC being on and front door staying open, this caused condensation in vents, which caused water dripping from vents. After flooring was completed, no more drips were found and when I arrived today, vents were completely dry. Also, tenant stated that flooring contractor said that he noticed water leaking from pedestal sink. Sink had to be removed and reinstalled for flooring to be replaced. After further inspection, found that pop up drain assembly had failed and was causing water to leak onto floor when sink was used. Recommended replacement of drain assembly and landlord agreed. Replaced fixture and drain assembly, had to remove and reinstall pedestal sink. Resealed sink properly to wall. No leaks were detected after repairs were completed. Upstairs tub had a slow drain. Outlet in kitchen not working GFCI failed and needs replacing Homeowner is going to install his own GFCI

Issue: upstairs system was installed last week by another company and now system isn’t working and customer has been working with it but can get it to work. Upon arrival customer has been working on the outdoor unit, he had unit open, I explained him that system was warranty but no labor warranty with us, he has labor warranty with the company that installed the system, informed him that we work on the system the other company can void their labor warranty, customer said that other company cannot come until Monday, he asked just to at least check the communicating wiring because his thermostat says that Airhandler isnt communicating with outdoor unit, checked thermostat, I can’t change temperature or set it to cool and it does has an error code, then check his Airhandler and it has error code E77 which means that their is communicating issue, I found data 1 wire broken, I connected back and no more error code, I still couldn’t change temperature or anything at thermostat, I explained

Add supply duct foyer also thermostat shorted out while we were working. I went and got a eco bee 3. She needs one that does room sensors. I was not aware ofthe sensors when I got the thermostat. Need a different eco bee.

Upon arrival, customer stated that he had to hose bibs that were not working properly. One of them was spraying everywhere anytime we turned on the hose bib. The one at the back of the house had no issues which it was working fine I did check pressure since that hose was connected with the pressure reducing valve pressure to the house was set at 60 psi and the water heater was manufactured back in 2009 I gave the customer a couple of options including replacing the water heater. But since they didn’t have any trouble with the water heater, they just wanted to replace the hose bib. I ran the new hose bib with pex piping. Upon arrival, customer stated that their tub was leaking they thought that it was just that the tub was cracked upon inspecting the time I seen that there was nothing wrong with the drain but the tub so it was a cosmetic issue. Since I was already there she showed me a couple more issues that she had around the house including a leaking faucet in her laundry room and she also showed me the hose bib that would spray everywhere when turned on. I gave the customer a couple options but wanted everything done today I gave them a $50 off coupon I replace the two cartridges on the Delta Faucet in the laundry room I then replaced the hose bib on the side of her house tested for leaks there is no leaks the hose bib has a one-year warranty The cartridges also have a one year warranty. Mr. Selva wanted an estimate for a 50 amp receptacle. Left of the panel approximately 11ft. I found the panel to be in decent shape except for the breakers. I recommended he prepare in the future to get them replaced in the future. To install the car charger I will need to create space. At first I thought a tandem breaker would be needed. While looking in the panel I noticed there’s three breakers not being used. These three breakers will most definitely allow the space for the new 240v circuit by simply removing two of them. The offer I made would also include a 2 year warranty on parts and labor.

Customer has some leaking in basement ceiling. He thinks it’s coming from master toilet. The toilet is extremely loose and clearly not attached to flange. However I can see into basement ceiling since tile is removed and we are not under toilet. I can see the master jacuzzi tub valve but there is no moisture coming from it. There is a bucket below with dirty colored water. The moisture is coming from around a pvc waste line and the wood subfloor is saturated. There are sooo many sewer flies. It’s smells and looks like waste water. I started looking around further upstairs and in attic. I see no obvious signs of moisture. I just happened to walk into the living room to look on opposite side of wall and discovered a very stained and buckled wood floor against wall and a lot of flies. I asked customer if he was aware of the floor like this. He said he has a diabetic dog and that’s where he urinates all the time. I told customer the dog pee is the leak. This looks like it’s been going on f

I arrived on the job and spoke with Mr. Bob about what work he needed performed. He showed me to a room that’s been having some electrical issues. I found the issue and recommended we re-device the house to avoid back-stab connections.

Performed cooling maintenance on 3 systems. House has 3 systems. First system, furnace is gas Payne about 9.5 years old located in the attic and it does upstairs. Checked voltage, amp draw, safeties, blower motor, wheel, capacitor, and delta T. Replaced air filter 16x25x1. Flushed condensate drain line. Found blower wheel dirty, suggested cleaning it. Evaporator is Carrier about 14 years old. Condenser is 2.5 tons Payne about 14 years old located left side of the house with R410a refrigerant. Checked voltage, amp draw, capacitor, contactor, condenser fan motor, condenser coil, and refrigerant pressures. Found wrong size capacitor installed for the compressor, it currently has a 60mfd but the correct size is 40mfs according to the compressor dataplate, current capacitor is damaging compressor, suggested to replace it to its correct size. Found contactor pitted, suggested to replace it. Water washed condenser coil. System currently cooling with a Delta of T 19.8 degrees at this time.

I was met on site by Mr. Ortwein. An appointment was scheduled with Keep Smiling due to the drain for the washing machine box possibly having backed up recently. I was given a brief history on one other time in which it had backed up and the work that the previous plumber did. I acknowledge that I would most likely have to run my cable down the drain, but before doing so I would need to try and re-create the leak so that we know for sure where it’s coming from. Before moving forward with an assessment, I inspected the water pressure and thermal expansion tank. Both are perfectly healthy. Multiple tests were performed with the washing machine and box eventually resulting in the leak being recreated. The drain pipe was genuinely backing up when the washing machine would drain. I provided the estimate for running a cable. I also showed an extra price for cutting the wall open to gain access to the pipes, if necessary. Arrived at homeowners home. Homeowner had upstairs hall bathroom that was leaking from the handle. After talking with the homeowner, they explained that the handle broke off so they had to put a new one on there and now it is leaking. After inspecting the shower/tub handle and taking everything apart. I was able to determine that the leak was on the cartridge. I explained to the homeowner that I could replace the cartridge and it might take care of the leak but I explain after hearing that the handle was broken off that the valve body might be damaged so we might have to replace the valve body itself. The homeowner understood and approved the shower cartridge replacement. I turned off the water and remove the existing shower cartridge and found that it was the old Moen brand. I had one on my truck so I installed it then turned back on water to test for any leaks and functionality and all is well. I took pictures and had the homeowner test it to make sure that it was OK and all is well.

Upon arrival I was met with the landlord the landlord came up to me and said that he thinks that the meter that’s leaking is not the meter. It was hard to tell because it was townhomes so I made them turn on the hose bib and I turned off the meter that was leaking and they still had water so I checked the meter that was next to the one that was leaking and that was not leaking so that meant that the neighbors meter was leaking. I knocked on the neighbors door she told me that she sees a tenant and that she will need to call her landlord but she said that she has her own plumber I still gave her my business card just in case I also gave my business card to them. Technician came out for recall. Upon arrival after turning system on, technician found outside unit not receiving 24 volts. After diagnostic check, found unsecured common wire leading towards condenser. Technician restripped and wire nutted circuit. Unit is now operational. It has an air filter 12x24x1 thar is really dirty, suggested to replace it. Found flexible gas line inside furnace and not sediment trap at gas line by code and safety there cannot be flexible gas line inside furnace, it has to be hard pipe, suggested to install a sediment trap at gas line and to install hard pipe gas inside furnace. Found blower wheel dirty, suggested to pull it out and clean it. Condenser is 2.5 tons Rheem about 13 years old located left side of the house with R410a refrigerant. Main reason for system not cooling is due to faulty blower motor, suggested to replace blower motor with its capacitor, explained customer that I don’t know refrigerant pressures are good because I need blower motor to be operating, also this motor will need to be order if he decides to replace the motor. System is near the

Customer stated unit wasn’t cooling upon arrival. Customer also stated that he recently changed the indoor air filter upon further inspection. It became obvious that the HVAC unit is cooling and working properly as it should after indoor air filter change out however, the outdoor coil could stand a coil cleaning. Customer opted to handle that himself system is working and cooling properly at this time no mechanical or electrical failure.

Upon arrival customer claimed to have another leak where his heater was at and this time it’s worst. I checked everything around the heater and nothing was in fact wet. I did see the Sheetrock being wet so I assumed the leak is in between the wall. I brought it up to the customer with some options and he decided to have it repaired. He agreed on work to be done. I did mention we have to cut open Sheetrock to get to the leaking fitting and he agreed. After repairing I waited 45 min for it to dry completely and turn on water. Everything was leak free. Issue: main floor system isn’t cooling because outdoor unit wasn’t operating due to faulty capacitor and a melted high voltage wire connected at capacitor. House has 3 systems. Furnace is gas Ruud about 25.5 years old located in the basement and it does main floor. It has a media air filter 16x28x6 that is really dirty and hasn’t been replace since 2021, suggested to replace it but explained customer that we will have to order it because is an special size filter that we don’t carry it, customer said that he will order it and replace it himself. Found about 20ft of single wall pipe at flue pipe by code and safety the flue pipe has to be double wall pipe, suggested to replace about 20ft of single wall pipe to double wall pipe. Found control board with a resistor that has been overheating, suggested to replace control board. Found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested cleaning it. Condenser is 3.5 ton
