Customer has had a high water bill. They want to see where a leak is happening at. I walked through every bathroom and looked at water heaters. Basement toilet is definitely running. I also found holding tank for older tankless water heaters leaking. I turned toilet off and meter is not moving. I turned back on and movements is so small. There definitely isn’t anything else in the house that’s an issue and no leak in ground. They do have irrigation system and valve was off to it. I offered to rebuild toilet tank and they declined and said they will leave it off for now and possibly buy their own parts for me to use. I told them it wouldn’t be that much cheaper and I can get it done Immediately and they declined. They paid 39 service fee today via credit card. Water pressure is normal. See quotes below.

Mrs. Szegity went on vacation. When she returned home she found that her main floor toilet supply had failed causing water damage to floors and basement ceiling. She also has a master bath toilet that runs and her water heater is 12 years old. Mrs. Szegity optid to to just repair the toilets and this time. Also contacted water restoration.
Sammy was excellent! But I was not told about the $89 diagnostic fee at the time I set up the appointment I was only told about the $39 service fee even if that cost goes towards the work if work is done, that's not cool.....charging diagnostic fees is an industry norm so why hide it.

Diagnosis 2 of the 17 tankless water heaters: Upon diagnosis found that system is 8 years old. Unit “Master 1A” inlet water filter is missing, maintenance indicated that filter blew out of unit and flooded floor of hotel. We will order new filter to remedy issues. Unit “Master 2A” is shutting down with code “10” which is a gas mixture problem. Recommend replacing fan motor. Maintenance stated that he must get repair approved. Technician came for no cooling call. Upon arrival, technician turned system on to cooling. Indoor unit came on as well as outdoor fan. Compressor was not pulling any amperage. After replacing capacitor, compressor still did not come on. After checking compressor, found short between start and run winding. Due to cost of new compressor, and age of indoor unit, technician recommended a system update. Resident has agreed to meet with our Comfort Consultant this coming Tuesday (8/12/25 @10-12) to discuss possible system update. Thank you for choosing Keep Smiling, have a great day!

At today’s visit to North Point Haverty’s, I repaired a total of 20 fixtures. Of these fixtures, 5 ballasts were replaced to restore function back for the fixture. 8 fixtures were repaired by replacing the bulb/or bulbs in the fixture as the ballast was still in proper working order. 7 remaining fixtures were repaired with the bulbs supplied by this Havertys location. The bulbs provided were an LED ballast bypass 4 pin bulb. With these fixtures, it did require the ballasts be removed in their entirety to utilize these parts provided. I rewired each of these 8 fixtures to accommodate this new style of bulb. Upon completion, all bulbs in every 2x2 fixture were illuminated.

I was met on site by Mr. and Mrs. Broussard. An appointment was scheduled with Keep Smiling due to their upstairs shower running. They brought me to it in order to assess the situation. I ended up figuring out multiple things with the shower valve. It is unlabeled, but they have the contact of the supplier. It was discovered to be a specialized brand. This will require the cartridges to be special ordered. The handles do not have an obvious way of removing them. This means that I would need a manual of some kind to show me how to take it apart. If this can be achieved, then it is possible to replace the cartridges. Otherwise, I would have to replace this two handle thermostatic valve with another. It appears to be possible to gain access through the drywall on the backside of the shower. For the moment Mr. and Mrs. Broussard are going to be doing their homework with contacting the supplier in order to figure out which cartridges are needed along with a manual for taking apart the handl

Replace light switch and dimmer in kitchen door way by laundry room

Arrived at homeowners home. Homeowner had downstairs toilet that they would like replaced. After talking with the homeowner they explain that the house is around 20 years old and this is the original toilet. They explained that is already updated all the other toilets and just have waited to get to this one and now this one has started to leak so they need to get it done. Thanks playing they have already purchased a new toilet, and proceeded to show me it. The homeowner also had another question about a whole house water filter and would like an estimate to install one. From there I was able to give the homeowner an estimate to install a customer supplied toilet in the downstairs bathroom. The homeowner accepted. I did the work. Would work with complete. I turned on the water to the toilet to test for any leaks and functionality and all is well. I checked the pressure and the pressure was 60 psi. I caulked he toilet to the floor. Customer has a 3 1/2 ton heat pump air handler or 22 system AC system has a massive R 22 Freon leak recommend full system replacement at this time. Unit is not and will not cool properly.

Today we came out to inspect a possible leak come from air vents on main floor ceiling. Customer had new flooring put in previous day and tenant noticed water dripping from both vents. Due to AC being on and front door staying open, this caused condensation in vents, which caused water dripping from vents. After flooring was completed, no more drips were found and when I arrived today, vents were completely dry. Also, tenant stated that flooring contractor said that he noticed water leaking from pedestal sink. Sink had to be removed and reinstalled for flooring to be replaced. After further inspection, found that pop up drain assembly had failed and was causing water to leak onto floor when sink was used. Recommended replacement of drain assembly and landlord agreed. Replaced fixture and drain assembly, had to remove and reinstall pedestal sink. Resealed sink properly to wall. No leaks were detected after repairs were completed. Upstairs tub had a slow drain. Made adjustments to drain
Identified the issue with a new HP in 15 minutes. He didn't have the replacement circuit breaker which requires an electrician. I replaced it after a trip to Home Depot. Great help and very friendly.

Outlet in kitchen not working GFCI failed and needs replacing Homeowner is going to install his own GFCI

Issue: upstairs system was installed last week by another company and now system isn’t working and customer has been working with it but can get it to work. Upon arrival customer has been working on the outdoor unit, he had unit open, I explained him that system was warranty but no labor warranty with us, he has labor warranty with the company that installed the system, informed him that we work on the system the other company can void their labor warranty, customer said that other company cannot come until Monday, he asked just to at least check the communicating wiring because his thermostat says that Airhandler isnt communicating with outdoor unit, checked thermostat, I can’t change temperature or set it to cool and it does has an error code, then check his Airhandler and it has error code E77 which means that their is communicating issue, I found data 1 wire broken, I connected back and no more error code, I still couldn’t change temperature or anything at thermostat, I explained

Add supply duct foyer also thermostat shorted out while we were working. I went and got a eco bee 3. She needs one that does room sensors. I was not aware ofthe sensors when I got the thermostat. Need a different eco bee.

Upon arrival, customer stated that he had to hose bibs that were not working properly. One of them was spraying everywhere anytime we turned on the hose bib. The one at the back of the house had no issues which it was working fine I did check pressure since that hose was connected with the pressure reducing valve pressure to the house was set at 60 psi and the water heater was manufactured back in 2009 I gave the customer a couple of options including replacing the water heater. But since they didn’t have any trouble with the water heater, they just wanted to replace the hose bib. I ran the new hose bib with pex piping. Upon finishing installation of the new hose bib, I tested for any leaks. There was no leaks. Thank you for choosing Keep smiling.

Upon arrival, customer stated that their tub was leaking they thought that it was just that the tub was cracked upon inspecting the time I seen that there was nothing wrong with the drain but the tub so it was a cosmetic issue. Since I was already there she showed me a couple more issues that she had around the house including a leaking faucet in her laundry room and she also showed me the hose bib that would spray everywhere when turned on. I gave the customer a couple options but wanted everything done today I gave them a $50 off coupon I replace the two cartridges on the Delta Faucet in the laundry room I then replaced the hose bib on the side of her house tested for leaks there is no leaks the hose bib has a one-year warranty The cartridges also have a one year warranty.
