Upon arrival, customer stated that their garbage disposal wasn’t working and they were getting backed up from the dishwasher and at the kitchen faucet as well. I seen that the line was clogged and the disposal was not spinning at all. I gave the customer couple options. Customer was out of town but his son was at the house and I spoke to him over the phone and discuss the options that we had and he decided to get it all done today. I gave him a $50 off coupon and started by clearing the line with my flex shaft. I then replaced the garbage disposal tested after everything was installed. There was no leaks. Upon arrival I was met with the tenant that was living at the house she showed me the water heater where they had ruptured from the bottom she had told me that homeowner was looking for pricing for a water heater says the situation is then I called the homeowner here told me that he had a plumber out before me and priced out a water heater that was outrageously high And he wanted another price. I gave them my price in with some negotiations with Scott as well. He brought down the price to a reasonable price for the customer due to where the water heater was at. I needed a short electric water heater, so I drained the water heater and capped the line feeding the water heater to minimize the damage. I’ll be back tomorrow to install the water heater. Upon arrival today it was found that the customers toilet in the front hallway powder room is not only leaking from the base, but the tank to bowl gasket as well. Upon arrival, customer stated he needed a new service stop replaced due to existing valve not shutting off completely. Presented quote on valve replacement and customer agreed. Shut water off at meter, drained lines, removed old multi turn service stop and installed a new quarter turn valve. Turned water back, pressurized lines and tested. Issue: upstairs system not cooling because compressor isn’t operating due to a faulty dual run capacitor. Furnace is gas Bryant about 11.5 years old located in the attic and it does upstairs. It has an air filter 16x25x1 that is really dirty, suggested to replace it, customer opted to replace it, I replaced it. Found blower motor run capacitor weak, reading 8 out of 10 mfd, this is putting more stress on the blower motor, suggested to replace it, customer opted to replace it, I replace it. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with a resistor thar has been overheating, suggested to replace control board. Condenser is 2 tons Goodman about 5.5 years old located right side of the house with R410a refrigerant. Advised customer to trim out or cut off bushes that are over both outdoor units, they need a clearance of at least 12” from the sides and at least 36” from the top by having its proper clearance the system will operate efficiently. There is biological growth inside Airhandler and underneath evaporator coil. Evaporator coil is rusty. Found blower motor run capacitor weak, reading 3.9 out of 7.5 mfd, this is putting more stress on the blower motor, suggested to replace it. Heatpump/condenser is 2 tons Lennox about 21 years old located backside of the townhouse with R22 refrigerant. Found contractor pitted, suggested to replace it. Main reason for the system no cooling properly is due that is low on refrigerant about 2 pounds of R22 refrigerant, this refrigerant is phased out, we no longer carry it. Explained customer that reason why he says that sometimes it cools but then stop cooling and he turns it OFF and then later turns it back ON and it cools again, the reason is since is low on refrigerant the system starts c

Arrived at customers house to give estimate for three outlets in basement for new circuits

Upon arrival, I was met with the people at the front office I spoke to Thomas and had told him that I was there to look at a toilet to possibly replace it he showed me where the room was I looked at the toilet and seen what kind of toilet that they wanted they wanted a taller toilet and also long gated as well. I called Karen and she approved my estimate to get the toilet replaced. I got a Kohler toilet that’s a little bit taller as well. I flush the toilet multiple times to check for any leaks. Upon arrival found that upstairs hall bath toilet had multiple cracks inside bowl and in front of bowl. No leaks were detected but recommended not to continue use of bowl due to the weight could worsen cracks and cause toilet to collapse. Also, while checking water pressure, found that pressure is nearly 100psi. Recommended safe pressure reading for a home is between 45 & 75psi. Recommended replacement of pressure regulator valve. Upon arrival, homeowner stated that her water bill had gone up and was told by water company that there was a leak on her side of meter. Upon arrival customer claimed to want to replace all 4 shower heads due to its age. He showed me every restroom in the house. After looking at each one of them. All had Moen fixtures. Since the customer was in a work call he asked if I could wait a couple minutes for when he is done. I agreed and meantime I wrote up 2 estimates. On one i only included the shower heads. And on the other it was replacing the whole shower trim. After showing the customer these two option he chose the whole trim option Before leaving to Home Depot I showed him what I was going to buy and he like it. All shower trim came with cartridges, so I replaced all in each restroom. When completed I turned water on to test everything, no leaks were seen. At today’s visit, the homeowner showed be the outlets by the pool in the back of the house and explained that they were not working and would like to have them fixed. I proposed diagnostic work to look into the devices to ascertain and locate where the power for these devices was lost at. He agreed to the estimate. Therefore, I determined the receptacles are controlled by a relay switch in the pool panel. They had been in the off position. On top of this, the wiring from the pool panel comes up out of the ground roughly 30ft from the panel and is broken and the insulation is cracked. Beyond this, there is continuity in the wiring to the first outlet indicating if it were to become live, it would short out. From the first gfci to the second gfci, the wiring is in place and does not contain a hot connection to ground/neutral. Upon arrival, I was greeted by Mr. and Mrs. Fan. Keep Smiling was scheduled out due to a leak that they discovered in their garage ceiling. They had already cut out a small section of the ceiling exposing the water escaping from the subfloor. This leak was steady rather than intermittent. This indicates some kind of pressure leak. I asked them to escort me upstairs to the bathrooms so that I can assess what is visible. The hallway bathroom had no obvious signs of leaks at any of the fixtures. The guest bathroom had a steady leak coming from the supply connection at the emergency shut off. The leak subsided when the emergency shut off was turned off. After a few minutes, I went into the garage to see if the dripping had subsided. This supply leak is what fed the leak in the ceiling. I inspected the water pressure and thermal expansion tank to make sure whether or not they could be relevant. Both the water pressure and thermal expansion tank had failed. Upon arrival, I was greeted by Mrs. Hudson. She scheduled with Keep Smiling because she was cautious that one of her toilets might be running. She escorted me to the powder room on the main level of the house so that I could take a look at what might be going on. It was noticed that this toilet has a defective fill valve. This fill valve was not shutting off. The flapper for the toilet is healthy. Mrs. Hudson allowed me to inspect her water pressure and thermal expansion tank. Both are perfectly fine. I educated Mrs. Hudson on one topic. She has a 2 gallon thermal expansion tank installed with two 50 gallon water heaters. I let her know that the proper set up for the double water heater would be a 4.5 gallon thermal expansion tank. I explained that the bigger expansion tank is suitable for the set up while the smaller expansion tank will fail sooner than intended. What time arrival customer stated that there was a leak under the water heater after further inspection I saw that it was leaking from the TMP so I quickly got my pressure gauge in check pressure to the house it was sitting at 140 psi so I informed the customer that this would be the cause of the water. When I came to install, the water heater pressure was good. I gave customer the price to change out the PRV he excepted. I also gave him a discount a $50 off coupon.
